If you’re either planning on pulling for Boothill or Firefly then you’ll be aware of the ongoing drama circulating the relic changes and buffs to firefly’s kit. For context there was already problems brewing between both Boothill mains and firefly mains that goes beyond the weird husbando/waifu wars nonsense… since both units are break effect DPS…
After today’s release I noticed something (outside of how aggressive people can be to people they’ve never even met before), hoyo did this before. Jingyuan released at the end of Version 1.0 and at the end of V 1.2 we got Kafka. Now obviously there’s a gap in time here, but there’s not as big of a gap as u may think, since only one dps ran between 2 lightning damage oriented characters with Aoe in their kits. Think about it. We still had fire, ice, physical and Imaginary for limited dps… but they chose lightning… again? During Kafkas beta a similar and arguably even more toxic sentiment grew between the two main groups and has remained ever since.
The problem here is the way hoyo is releasing their DPS units. Here’s one guy, but don’t worry, virtually the next dps u get will be in the same niche but either smoother, power crept or get preferential treatment. Another example is DHIL and JL…. Destruction path, cleave, hits like a truck… but one can work with virtually any support and has almost no real restrictions…
All this does is get those 2 communities to bring out the worst in each other and it honestly feels weird… not only does it potentially hurt their sales because of how close the units are in release… but u end up angering the community….
I’m hoping people can see the actual villain of this situation being MiHoyo’s suspect release schedule and not the fandom of the upcoming unit, and like wise not bully the fandom with the earlier release.
People will be confused by this post but I would rather we avoid toxicity towards each other. It’s just meant to direct your attention to the actual problem.

The Justice Court Judge did not allow all my damages and ordered me to pay about half the money from the sale into an escrow account. Can I declare a mistrial?

2024.05.21 14:04 throwaway07072 In the process of buying a house I don’t want anymore and potentially moving abroad - want to make the best financial decision with my lifetime ISA.

Background
My partner and I have been saving into a lifetime ISA for the last few years to purchase a house. At the end of 2022 we decided it was a good time to go ahead with a house purchase. We shopped around and found a nice new build in the first phase of a housing development. We were under the assumption it would take 6-8 months to complete due to what we had been told by the developer and the estate agent.
6 months passed, then a year passed and so on, we are still waiting. It turned out there were some legal issues with the developer's laying of the road. I'm unsure of specifics. Anyway, this lead to a great delay. This gave us some time to think, and we have decided we would like to live abroad (for at least 1 year, but with the possibility of it being permanent).
We have around £55k total between our lifetime ISAs for the deposit and the house has an agreed sale price of £275k. This remains unpaid until the developer can sort their legal issues. Right now I am only out £1k for the new build reservation fee, and thankfully not my entire deposit.
In the meantime, the developer has started building the second phase of the development. Another identical property (with less land) is now sale agreed for £295k, £20k more than we have an agreement to buy ours for.
Some other caveats is we have kitted out the house with upgrades as it is a turnkey new build. So if and when the purchase does happen, we will be paying £275k and an additional £12k for upgraded flooring, kitchen etc.
I'm really just looking for some thoughts, experiences and opinions here.
Is it worth buying this house when it is possible for £287k total, and then reselling it immediately for a higher price of £295k (or possible more due to higher quality finishing)? Will the price of the mortgage per month (~£1k) and fees offset any of the profit I could potentially make if the sale takes some time?
Or would I be better letting my lifetime ISA grow with interest and if I ever come back to the UK use it then?

I'm thinking of ending a friendship.
I don't have a lot of friends, and most of them are now my partner's friend's girlfriends. She is one of them. My boyfriend is also the godfather of their child.
Before this trip, there were a few thing I was not okay with. They were always late to everything, The way they treat their dog, their relationship, and their pregnancy.. but it wasn't affecting me so I let it go.
This last weekend we went on a canoe portage trip. It was a first for me, we didn't have a canoe, but we had planned to rent one out. The friend, we'll call him Kyle, had agreed to come with my BF get the canoe and it had to be done before 1pm. Kyle didn't wake up until 1:30pm and laughed it off, saying he would bring his row boat instead. I was already so mad, because for the entire week prior I had been reminding Kyle and BF that it had to be done before 1PM. On the last day before leaving, Kyle's GF, Jenny decided she was also coming. it took me months to find a reasonable sitter for my dog, who is very calm and well trained. She was not going to find one in less than 24h, so she decided they were bringing it. The morning of, they were supposed to pick us up at 9am, they didn't show up until 9:40 because they misplaced the pin for their boat trailer. The dog didn't have his lead, he just had paracord that was extremely short and hard to grab. They told me the lead was at the bottom of their backpack. We get there, unload all the boats, and they decide without talking to anyone that they will take their canoe, and that my BF and I, with another guy, will take the row boat and the dog. They didn't take the lead out of their bag and the paracord was too short to tie to the boat.
It took 3x as long to row the boat to where we were going. The dog decided to leap in the water and took down an expensive fishing rod. On land he was running around, while we were trying to haul the kits and the boat through portage points.
I'm NGL I complained the entire day. I should have made the best of a shitty situation but I was so mad. I just complained and bitched the whole time. Once we had settled at the campground, she told me I had to stop being a bitch about the situation, because they were kind enough to drive us up and lend us their boat. That the dog is a package deal, so if I wanted her to come, the dog came too. I told her the problem was that Kyle was the one who didn't wake up to go get the canoe, that they made the decision for BF and I to take the boat without asking us first, and didn't take care of their dog that they decided to bring. She said they were leaving the next morning with the boat and their canoe and told us good luck getting back. Well there was no way for them to do it, it took at least 4 to lift the boat, but still I didn't want the whole trip to be ruined on the first day, so I apologized for being a bitch (which in fairness made it even worse and I'm glad she called me out for that), and asked her to stay.
Throughout the weekend, they left the dog tied to a tree and went about their business. They never came to check on it, so we refilled it's water.
On the way back, we once again had to take the row boat, but with my positive attitude and practice on our side, it went much smoother, the dog was tired and slept the whole way. They made it back much faster than we did. All the other canoews were already loaded, but theirs was still on the water with all their kit inside. BF and I unloaded our boat and their boat, loaded up their car and then helped load their canoe and the boat. Throughout the whole weekend, they never thanked us for sucking it up with the boat, or carrying their stuff, or taking care of their dog. They just expected it. It pissed me off so much. I didn't thank them when they dropped us home, I just went straight in. After some time, I talked to my BF and cried. It was still fun but it was nothing close to what I was expecting.
Now my question.
Is this worth ending a friendship over and how should I approach this? What would you do?

Any opinions on whether a county judge may consider our farm exempt under the TN Right to Farm Act?
My wife and I purchased a house in Monroe county TN in 2022 with 1.5 acres with the intent to start a small market farm, selling vegetables and flower to farmers market and direct to consumers.
18 months into living here, setting up 1/2 acre garden, and getting approved for a $20k grant to build 2 large high tunnels, my neighbor (previous owner) presented me with deed restrictions he placed on the property in 2007 when he sold it.
We were told the property had no restrictions when we purchased it, and I have a legal document from the seller (different guy than who placed restrictions) stating there are no restrictions or HOAs.
The neighbor who placed the restrictions had his lawyer send me a letter stating we would be in violation if we construct the high tunnels and/or operate a business on the property.
I would like to make a claim for declaratory judgment allowing us to farm under the TN Right to Farm Act T.C.A. § 43-26-101 et. seq. High tunnels are also generally defined as “temporary structures” and should be allowed even if not exclusively exempt under the Right to Farm Act.
Below is the language from the deed restrictions.
This conveyance is made SUBJECT to all visible easements or rights-of-way, whether private or public and is further made SUBJECT to the following RESTRICTIONS and COVENANTS:
LAND USE: This property may be used only for residential purposes, with one (1) single-family dwelling permitted. The above tract shall not be subdivided into additional lots or tracts. Under no circumstances will the residence be used to house individuals involved with drug rehabilitation, a half-way house for paroled prisoners or as a residence for homeless or victims of communicable diseases.
OUTBUILDINGS and SWIMMING POOLS: New or rebuilt outbuildings shall be restricted to residential type tool houses, garages, bath houses, or equipment buildings which shall be for the use only of the occupants of the residence. All outbuildings must be either stone, brick, stucco, block, vinyl or wood siding. All outbuildings that are to be built shall have roofs that are wood, metal, asphalt or fiberglass shingles or slate. In-ground and above ground swimming pools shall be located in the rear of the residence.
RESIDENTIAL STRUCTURES: If the need arises to rebuild the home, the dwelling shall have a minimum 1,400 square feet o f heated and air-conditioned living space, excluding garages, porches, and heated basements; multi-levels shall have a minimum of 1,400 square feet on the first ground level at the highest elevation, which shall be heated and air conditioned living space.
EXTERIOR MATERIAL COMPOSITION: If the need arises to rebuild the home, exterior walls must be either stone, brick, stucco, vinyl or wood construction. Metallic siding or equal materials can be used in wood areas for structures such as eaves, soffits, and facia. Roof materials shall be wood, metal or fiberglass singles, or slate.
BUILDING LOCATION: No new buildings (or rebuilt structures) shall be built closer than 25 feet from any boundary line of the property.
ANIMALS: Dogs, cats and other household pets may be raised, and kept on the lot except for commercial purposes. The intent is to restrict the use of these animals for family use and enjoyment, and to specifically prohibit feed lots, horses, cattle, poultry, hogs, or other animals that would interfere with the residential development of this property.
RESIDENTIAL STRUCTURES: Mobile homes, manufactured homes, camping trailers, tents, temporary structures, factory built pre-fabricated homes, modular homes and transported or movable homes, are specifically prohibited to be used for temporary or permanent housing. Prefabricated structural units such as trusses or panels are permitted.
WASTE MANAGEMENT: Any garbage or trash containers shall be located on the rear of the residence. No burning of trash, rubbish, garbage, or refuse shall be allowed. No individual sewage-disposal shall be permitted on this lot unless such system is designed, located and constructed in accordance with the state and local health authorities. Approval of such systems as installed shall be obtained from such authorities.
DUMPING: The property shall not be used as a dumping ground for trash, rubbish, junk or garbage, and shall not be used for the storage of junk vehicles.
OIL and MINING OPERATIONS: No quarrying or mining operations of any kind shall be permitted upon or in this lot, nor shall oil wells, tanks, tunnels, mineral excavations or shafts be permitted on this lot.
ENFORCEMENT: Enforcement shall be by the proceedings at law or equity by the Grantors, or their lineal descendants, against any person or persons violating or attempting to violate any covenant either to restrain violation, or to recover damages.
TERM: These covenants are to run with the land and shall be binding on all parties and on all persons claiming under them for a period of 50 years from the date of this instrument.
NUISANCES: No business operations shall be conducted on the premises, except in-house child care not designated as a child care center, certified public accountants, traveling salesmen, using the home as an in-house office, etc. No noxious or offensive activity shall be carried on which may become annoying to the neighborhood. No illegal activities may be conducted on the premises
SIGNS : No sign of any kind shall be displayed on this lot except one (1) professional sign of not more than two (2) square feet, one sign of not more than five (5) square feet advertising the property for sale or rent, or signs used by a builder to advertise the property during construction and sales.
SEVERABILITY: Invalidation of any one of these covenants by judgment of a Court of competent jurisdiction shall not affect any of the other provisions which shall remain in full force and effect.

Hi all, earlier this year my son bought a car, the seller could not provide the logbook or new keeper slip, so a new one was applied for, I filled the v62 out for him and not knowing the exact date of purchase put new years eve down, as I knew this was definitely before actual date.. (A mistake? Irrelevant maybe??)
Throughout this time the car remained on our private drive, where it had been trailered to.
Cut to March 5th and he received a letter from dvla confirming sale and that a new logbook, v5, would be issued shortly, buoyed up by this he finished the last few jobs needed, to return it to the road, this included him moving it to the end and just off our drive. This meant the passenger side wheels were technically on the public road while the rest of the vehicle and driver side were on our property. A situation that was just a few hours. On the 18th he received the v5 (issued 14th) and promptly taxed the car, now showing as taxed from 1st March (insurance and mot already done). Off he sets happily using vehicle. Then, may 18th he received a letter detailing his use/keeping the vehicle on public road at midday on the 5th March, the time when he was working on it, however the fine (out of court settlement offer) appears to include back dated tax and is £105, from reading it should be £30 if anything, but shows on dvla site as taxed from 1st
So how to proceed? He is only marked as keeper from 14th March, and payed the duty ASAP to cover March, surely previous keeper has liability, seems they are trying to pin his unpaid tax on new keeper? No prior contact, so I don't believe it's escalated charges. Just a bit lost as to how to move forward, the more nominal fine it wouldn't be worth challenging, but at this rate instinct is to appeal it, or at least offer mitigatiin at a hearing as he had no means to tax or sorn until that v5 arrived, anybody been in this position, any advice appreciated

Upon holding the knife, the unique D-ring guard made of reinforced 6061 aluminum caught my attention. First AR. Budget/All-rounder hunting rifle.
Had a goal of $1000 or less and the only necessary specifications being a full rail, 1:7 twist barrel and a minimum of 16” due to being an avid hunter in the south east US. I was definitely not looking for any sort of sbr, when animal ethics are involved you are going to want every fps you can get from your round.
I wanted a rifle that could push those nasty 70/75 grain Barnes TSX and Speer Golds exactly where I want them. Coming in at around 1300 ft/lbs under 100yds (my maximum shooting distance down one of my cut shooting lanes) it gives me +300 lbs of force above the “minimum” ethical amount needed for the largest game in my area.
Notables
EPT trigger from the MFT lower PSA kit, not a bad stock/grip either for the $109 I bought it for at the time of sale. Not a light trigger by any means but it is very smooth. Allegedly cuts a lb or 2 off the stock trigger.
Look out for the BLEM full rail upper deal on PSA, as the build would have come in even cheaper but this timber creek enforcer was the next best that met the specs I was after. It looks cool, but functionally it is much heavier than the build visually lets on. Coming in at about 9 pounds.
Debate time. I went with a Monstrum Banshee SFP 1-8 LPVO but specifically the BDC-C1 model. After a rocky product and review history I had seen these models had a lot of positive feedback and gambled myself.
After a 100yd zero and about 60 rounds that first range day, one week later the optic held zero fine. Identical groups of 1-2 MoA with some 55gr fmj. The red dot is not “here comes the sun” day light bright but it is clearly visible mid day and the 1x is about as true as you can get for $180. Overall happy with the optic.
$18 Angled Magpul $15 CVLife Sling kit (Sue me it’s heavy) not shown, works fine. $60 2 spare pmags and some ammo.
Ended up with $750 as my total investment so far, with the only thing left on my deal-dar being a light.
Daughter’s stuffy for scale I guess? Wasn’t my idea. Thanks let me know how I did!

I’m looking into buying a mossberg 500, I have one now that is pre-1968, so no serial numbers, meaning no parts for sale. It has the single arm slide action tube, and the arm has broken. I’ve read that you can replace the entire forend with a dual arm to make that repair. (Gun smiths won’t help me) All that goes to say, I found a mossberg 500, 2010 or so, priced at $350, that is in near perfect condition, aside from the fact that the switch will flip, but safety does not internally engage. I’m not terribly against having a shotgun with no safety, my guns are kept locked and unloaded, but I do believe it’s a repair I can make. I would like to test fit the parts from the new mossberg on my old one and see if the repair can indeed be made, so the interest is two fold. Also looking into Woox kits etc if I can get one (or both) entirely functional. I’m thinking of talking them down to $300. Would you purchase this 500 for $300? What would you pay if you were in my spot?Do you have advice for making repairs on either of these shotguns? TIA

Back at it again with the Sweetlands Arc as our crew comes face to face with the Gummy Gator Gang in a high octane Mad Max parody.

The night sky is alight with the full moon. The cool desert air blows past the War Rig as it makes its way across the Rocky Roads. Jax, Mario, Luigi, and Kinger are all in the main cabin while Saturday and Ragatha sit atop its roof, remaining vigilant as the others wait in the trailer.
Jax: See anything, ladies?
Saturday: Nothing yet. Ragatha?
Ragatha: All clear on my end.
Mario: I'm-a tired.
Luigi: Why don't we pass the time with some games?
Kinger: Ooh, I'll go first! I spy with my little eye..................................
Luigi: Uh........ Kinger?
Jax: Give him a minute.
Kinger: .................. Oh hey there, Luigi.
Back in the trailer, we see the others making some small talk. The trailer itself is surprisingly comfy apart from the balcony mounted guns.
Uzi: And THAT is why you should never bring up doors around my dad.
Meggy: Wow, he sounds quite........ interesting.
Uzi: Yeah, he's been like that ever since my mom died. Still, he tries his best.
Tari: Do you still stay in touch?
Uzi: I call him on the phone booth sometimes to let him know I'm still kicking.
Tari: Hm...... I wonder how some of my old caretakers are doing. Maybe I should call them up too, sometime.
Saiko: Eh, parents are a bit overrated for my taste. For the longest time Kaizo was the only one who actually gave a shit about me. My parents probably don't even care that I'm not in my game anymore.
Meggy: What about you, Pomni?
Pomni: To be honest, most of my previous life before the Circus is just a blurr. Sometimes I doubt my parents even HAD faces..........I do vaguely remember having two older sisters, though.
Ragatha: EYES UP, PEOPLE! WE GOT COMPANY!
Barreling down just behind the rig is a warband of Gummy Bear Bandits riding Gingerbread Jeeps and Rocky Road Bikes. Leading the charge is the Syrup Tanker manned by Gummigoo and his brothers Max and Chad.
Gummigoo: LET'S SHOW EM WHAT HAPPENS WHEN THESE SNACKS BITE BACK!
Some of the bandits flank both sides of the Rig, unleashing a hail of bullets from their Coachguns and revolvers. Everyone ducks for cover as Tari quickly makes some barriers to deflect the oncoming gunfire. Ragatha casts some thread and ties herself a lasso, which she uses to snag one of the bandits and hurl him around like a wrecking ball. He slams into one of the bikes, sending it and its riders tumbling across the roads. Saturday deflects some gunfire with her lances before sending one straight through a bandit's heart. Tari pushes the barriers outwards and sends the rest of the wave flying away from the Rig as another catches up. Meggy and Uzi quickly get to the mounted chaser guns and begin unloading into every Bike and Jeep they see.
Meggy: COME GET SOME, WOOOOOO!!!!
Uzi: TAKE A BITE OUTTA THIS!!!!
One of the Jeeps manages to catch up with the Rig, allowing a few bandits to come aboard. One of them pops the top hatch open but is met with a hammer straight to the face as Saiko hauls herself onto the upper balcony. Ragatha notices the bandits brandishing their machetes as they charge Saiko, who manages to bat two of them off the Rig. One manages to land a slash on her side and readies to take her head, but is stopped by a cleaver slicing him in two. Ragatha casts the bandit's body aside and helps Saiko back up to her feet.
Ragatha: You good?
Saiko: Yeah. It's just a flesh wound.
Another bandit tries to attack, but Kinger pops up from the sunroof to save the day.
Kinger: RAGATHA, GRAB THIS!
He tosses a life preserver right over their heads. The bandit is confused for a moment, which gives Ragatha a chance to cleave him into pieces.
Ragatha: Thanks for the save, Kinger!
Mario: Mario wants to help too!
Mario then opens the door and tumbles out of the Rig, taking out another pair of bikes before catching a convenient rope. Looks like that life preserver hooked onto the back hitch of the trailer. He then uses some of that "Style Fu" to dodge some oncoming rocks.
Jax: Heads up, A-holes!
Jax pulls a lever labeled with a cherry sticker, opening a compartment on the back of the trailer. A cluster of Cherry Bombs tumble out of the compartment, whizzing by Mario and exploding upon impact with those who couldn't get out of the way in time. That's when Jax spots a rough stretch of land.
Jax: EVERYBODY HANG ON TO SOMETHING! WE'RE TAKING A LITTLE DETOUR!
He pulls another lever and extends the Rig's suspension as he swerves towards the rougher terrain. Mario cranks it into high gear as he continues to dodge the rocks. The bandits still follow suit, but not all of them fare as well as roughly half of them end up crashing into either the rocks or each other. The Tanker and Jeeps seem to have little issue though.
Luigi: JAX, THEY'RE GAINING ON US!
Jax grabs Luigi and plops him down on the driver's seat as he pulls something out from the backseat.
Jax: I'll be right back.
One of Jeeps is about to catch up to the tanker until it's obliterated by Jax and his Heavy Cola Cannon.
Jax: YEAH, NOW WE'RE GETTING SOMEWHERE!
He crawls out from the sunroof and starts laying waste to the rest of the Jeeps as Gummigoo and Chad look on from the driver's cabin of the Tanker.
Chad: Boss, I think we should cut our losses and get outta here while we still can.
That's when he hears several loud pops from the back. He looks out to see Tari flying behind the Tanker as Pomni hurls prismatic spikes at its tires. He grabs his rifle and takes aim, but before he can shoot he hears something land on the roof and feels something yank him up by the scruff of his neck.
Saturday: You miss me, Gums?
He flips out of her grasp and onto the roof before drawing his machete. The two fiercely clash blades as Tari and Pomni continue to attack the tires. Meanwhile, Meggy tries to pull Mario back on board when Kinger suddenly comes rushing in with an anchor.
Kinger: MARIO, GRAB THIS!
He tosses the anchor, nearly missing Mario and causing Chad to swerve out of the way to avoid getting hit. Saturday falls atop Gummigoo and the two end up in a VERY awkward position.
Meggy: Uh, Kinger....... is that tied to anything important?
Kinger: Hm..... Let me check.
As uf on cue the Rig suddenly grinds to a halt, and Chad swerves to avoid a collision. Gummigoo and Saturday both fall off of the Tanker as it spins out and grinds to a halt. Tari and Pomni land nearby and regroup with Saiko, Ragatha, Meggy, and Mario.
Ragatha: Pomni! Are you okay!? Are you hurt!?
Pomni: Ragatha, I'm fine. Really.
Tari: She was a big help, actually. Now the Tanker is out of commission without its tires.
Mario: YEAH! Mario wants to go again! My feet are a bit sore, though.
Tari notices Saiko holding a bloody towel to her side.
Tari: Oh my God, what happened!?
Saiko: Oh, this? It's nothing serious.
Tari: B-but you're bleeding!
Saiko: It's just a flesh wound, I'll-
Tari Are you dizzy!? Do you need water!?
Saiko: TARI. I'm fine, really. It's just a flesh wound.
Kinger: SAIKO, GRAB THIS!
Kinger then tosses a first aid kit that lands right beside the two.
Tari: Thanks, Kinger. Saiko, please.
Tari has Saiko sit down on a nearby rock, and she reluctantly lets Tari tend to her injuries. Meanwhile, Mario and Meggy approach the Tanker as Chad and Max pop their heads out to search of Gummigoo. Meggy raises her bowgun at the two.
Meggy: Don't you two try anything stupid.
Chad: Have any of you seen the Captain by any chance?
Max: He couldn't have landed too far.
Both groups find Saturday sitting atop Gummigoo, pinning him down by the wrists.
Saturday: Are you all just gonna stand there, or are you gonna help me tie him up?
Gummigoo: Oh, by all means, take your time! I wouldn't wanna miss out on such a lovely view.
Saturday: Ugh, you're such a pig.
Gummigoo: Actually, I'm a gator. Big difference.
