The Allure of Buying Land for Sale in the Middle of Nowhere
The Allure of Buying Land for Sale in the Middle of Nowhere
The Allure of Purchasing Property for Sale in the Remote CountrysideAmid our rapidly moving, interconnected world, the appeal to Purchase Property for Sale in the Remote Countryside is intensifying. With the surge of distant labor and the yearning for a more uncomplicated, more maintainable lifestyle, an increasing number of individuals are searching for secluded and rural lands to claim as their own. Whether it's for a break from routine, a lasting abode, or an investment prospect, the charm of having a parcel of land in the midst of nowhere is unquestionable. What is it about purchasing land in the middle of nowhere that is so appealing? In this piece, we'll delve into the various reasons why individuals are captivated by remote properties, the perks and trials of possessing land in the center of nowhere, and certain suggestions for those contemplating taking the leap and procuring their very own piece of rural utopia. What Draws People to Remote Properties? There are numerous reasons why people are attracted to remote properties, but one of the most significant aspects is the longing for serenity, silence, and seclusion. Many people feel overwhelmed and stressed by the buzz and activity of modern life, and yearn for the opportunity to break free to a more peaceful and secluded atmosphere. Remote properties offer the opportunity to dwell in harmony with nature, apart from the clamor and diversions of urban and suburban life.In addition to the allure of peace and quiet, numerous individuals are also drawn to remote properties due to their potential for autonomy and sustainability. With the escalation of climate change and environmental apprehensions, a growing number of people are seeking methods to live more sustainably and lessen their ecological impact. Remote properties offer the prospect to live off the grid, cultivate one's food, and live a more autonomous life. For some, the engrossment of owning land in the middle of nowhere is also linked to an aspiration for excitement and exploration. Remote properties frequently grant access to awe-inspiring natural scenes and outdoor recreational activities, ranging from hiking and camping to hunting and fishing. For enthusiasts of outdoor pursuits, the prospect of possessing a parcel of land in the middle of nowhere is a dream realized. The Benefits and Hurdles of Possessing Land in the Middle of NowherePossessing land in the middle of nowhere offers a wide array of advantages, but it also comes with its ample share of challenges. One of the most considerable advantages of remote properties is the sense of liberation and self-reliance they bestow. When you possess a parcel of land in the middle of nowhere, you have the liberty to make use of the property however you see fit, whether it's for recreational activities, agriculture, or simply as a spot to escape and relax.Remote properties also offer the potential for monetary gains, whether through appreciation in land value, rental earnings, or the advancement of the land for commercial or residential aims. For some, possessing land in the middle of nowhere is a long-term investment tactic, providing the potential for a lofty yield on investment over time.Encompassing the advantages, nevertheless, possessing land in the middle of nowhere also accompanies its substantial quota of challenges. Remote properties often lack access to essential services and amenities, such as electricity, water, and internet connectivity. This can make it demanding to live comfortably and sustainably in a remote location, and may necessitate substantial investment in infrastructure and off-grid technology.Another challenge of possessing land in the middle of nowhere is the possibility for isolation and restricted access to healthcare, education, and other indispensable services. Residing in a remote locale can be demanding, particularly for those unaccustomed to the solitude and absence of community that accompanies rural living. It is crucial for anyone contemplating purchasing a remote property to cautiously take into account the potential challenges and how they can be surmounted.Tips for Acquiring Land in the Middle of NowhereIf you're contemplating acquiring land in the middle of nowhere, there are a few vital tips to bear in mind to ensure a successful and satisfying acquisition. The initial step is to meticulously research and ponder over the location of the property. Search for areas that present the natural beauty and recreational opportunities you yearn for, while also being fairly close to crucial services and amenities. It's also crucial to meticulously contemplate the potential for development and land use regulations in the area. Some remote properties may encompass restrictions on construction or development, which could affect your long-term intentions for the property. Make sure to thoroughly scrutinize the zoning laws and regulations in the area before making a purchase. When assessing potential properties, it's also indispensable to contemplate the land itself, encompassing the topography, soil quality, and water access. These aspects will exert a notable impact in determining the property's potential for agricultural or recreational usage, as well as its comprehensive value and sustainability.Prior to making a purchase, it's also vital to consult with local experts, such as real estate agents, attorneys, and land consultants, who can provide valuable insights into the local market and aid in navigating the purchasing process. Additionally, it's crucial to meticulously inspect the property and procure a survey and title search to ensure that there are no concealed issues or encumbrances that could influence your investment. To encapsulate, possessing land in the middle of nowhere offers the prospect for peace, quiet, and independence, as well as the potential for sustainable living and monetary gain. While remote properties are accompanied by their substantial share of challenges, the appeal of acquiring land in the middle of nowhere is unquestionable, as more and more individuals seek to break free from the pressures of modern life and embrace a simpler, more natural manner of living. With careful research and thoughtful consideration, anyone can find their very own piece of rural paradise and take pleasure in the numerous advantages that accompany owning land in the middle of nowhere.

2024.05.13 21:56 sweetalison007 Will Sharmin Segal become a regular fixture in SLB movies? Like Boman Irani is, in Hirani films? If that happens, SLB will be destroying all the respect he has built as a filmmaker.

This is a response to the rumour that Sharmin may be cast as the 2nd leading lady in Love & War.
At least Boman Irani is a damn good actor + impeccable comic timing. So his being a part and parcel of Raju Hirani movies makes sense.
But Sharmin cannot act. Deadbeat expression. No screen presence to speak of. Audience feedback of her acting in 'Heeramandi' had been almost unanimously negative.
Ek baar 'Heeramandi' mein main character ka role de diya, uss ka natija toh saamne hai. I doubt someone as astute as SLB is not aware of how she has been received.
Chacha hone ka farz toh nibha diya by making her the lead of a 200 cr magnum opus Netflix drama. And her acting has been lambasted and trolled countless times.
No matter how warm an equation he shares with her off-screen, casting her repeatedly in his movies would sully his brand as a director.
I can still understand if he casts her in a supporting/small role.
Like, fine blood is thicker than water, and as someone who has no kids of his own (that we know of), he may regard her as the daughter he will never have. Plus, her hubby is loaded af, so he may bankroll some of his projects.
But even then, surely he is aware that it has been a colossal artistic as well as commercial gaffe to make her the leading lady in his movie? If he repeats this stunt, no one will watch his films.
Bhansali is a BIG name, but even then, no one would go to watch a movie where Sharmin is the lead heroine. Yes, even if it is a SLB movie.
Remember, no one watched Antim, even though it had Bhoi in it. The mere mention of Ayush Sharma as a lead turned the audience off.
Despite his many, many flaws, SLB is still a prestige director, still an institution. His movies, regardless of their flaws, are still seen as a spectacle, a one-in-a-lifetime cinematic experience worth having.
Casting Sharmin as a lead character in his movies would shatter the mythos, the appeal of his films into smithereens.
Aamir Khan once worked with his brother in Mela. It flopped and his brother Faisal's acting was widely panned. Aamir also came under huge criticism for casting Faisal. Mamu learned his lesson and never repeated the mistake.
Tbh, I am looking forward to Love & War. If Sharmin is in a leading role, I dunno if I would watch it, this is despite me being an SLB fan and a fan of RK, Alia, and Vicky.

2024.05.13 21:37 will12398743 $YOU the company bougie travelers love to hate.

Hi investors,
I am relatively new to investing so I am hoping to get your feedback. I did a deep dive into $YOU as sort of a practice run so I get more acclimated to the value investing landscape. YOU is particularly interesting to me because it is a simple business, which as a newbie, is important because I can easily gauge its strengths and weaknesses. It has easily identifiable green and red flags.
$YOU is CLEAR which is basically a service where you pay $189 a year to skip the TSA line at the airport to get to the bag-screening portion. With Amex platinum and other various products you get CLEAR membership free or discounted.
YOU management has plans to offer other vertical products as they are an identity verification service. You might've seen their identity verification using Linkedin. They are also trying to break into medical, sports arenas, and enterprise account recovery. Personally I only see value in the latter. They also mentioned possible upsells at the airport like holding your bags. I think that is nonsense.
Green flags:
Red flags
They currently have 6.8 million clear plus members. Approx 49% of Americans reported taking a commercial flight in the past year. I would guestimate that at least 30% of those people take 3 round trip flights or more a year. That leaves a population pool of 44.6 million people whom CLEAR might be an appealing service to (provided they are available where those people are traveling).
Based on their core business, my DCF (based on FCF) of 30% annual growth of 6 years will return $15.98 of value to shareholders and they will achieve 19.4 million paid members. I used a 11% discount rate.
My EPV analysis found that they are worth $3.16 a share with growth factored in.
Obviously not financial advise. I am curious what you might think of the company.

2024.05.13 20:25 Zromaus Sometimes, catering precisely to public desires isn't necessarily advantageous.

When something gains widespread popularity, there's a risk that striving for mass appeal might dilute its originality, introducing watered-down mechanics, power imbalances, and transforming a distinctive creation into a mundane product managed by commercial interests.
A considerable portion of individuals may not grasp the strategic reasoning behind design choices; they solely focus on immediate gratification without recognizing that these desires are often crafted by the design itself, and fulfilling them could undermine the essence of the endeavor.
In the end what is going to destroy Helldivers 2 is not the occasional developmental issue, it's going to be the community that tries to micromanage it into oblivion.

2024.05.13 19:49 qualitative_balls Lamenting the loss of old Vimeo, again. I can't believe what it's become

I know this has been discussed to death but I literally feel this dullness, this pain inside when I use vimeo now and reflect on what it used to be. When Vimeo started, I was just getting into film and DSLRs were taking off and it was such an exciting time of sharing, discovering other people's work, short films, aesthetically appealing work of all kinds. Vimeo themselves championing and highlighting filmmakers.
From the UI, to the complete and total shift away from individual users to commercial / corporate needs, I'm so bummed every time I go back:(
I wonder if there will ever be a real replacement for what Vimeo was in the past. Probably not, but I can dream

2024.05.13 14:41 digital_wiz How We Scaled a Hair Extension Brand using Facebook Ads and SEO to give $80,000 ROI in 6 Months (Detailed Breakdown)

Hello Redditors,
This is an incredible success story of how we helped a client achieve incredible results in just four months, generating an $80,000 return on investment (ROI) with a combination of SEO and Facebook Ads. We have completed many successful projects and there's a certain satisfaction in seeing our strategies translate to such tangible growth. I have tried to keep this post extremely detailed so that it can be beneficial for experienced marketers and newcomers alike.
The Client: Hair Extension E-commerce Brand
Revenue Split Between SEO and Fb ads: 3:2
Average Order Value: $350
Facebook Ads Spend(For 6 Months): $10,000
Total Revenue(6 months): $140,000
Other Expenses(6 months): Product Cost + Delivery cost + Team + Agency Fees + Website Optimization + Packaging: $50000
Basic Company Background:
The brand was being run by a Mother-Daughter duo for the past 3 months. They had a shopify website with average structure and were struggling with facebook ads themselves. Although they made few physical sales due to friends and relatives but were unable to utilize the digital potential of their business as such. After trying facebook ads for some time they wanted a reliable digital marketing team to work with and they were recommended to us by one of our other customers who has a service based business. Initially we connected majorly for facebook ads but after the initial discussion when were doing research from our side, we found that there is huge potential in SEO for this niche so we suggested that we should prepare a proper website on wordpress and focus on both SEO and Ads parallelly as, although Ads will give an initial boost to the business but SEO will bring some stability and help in building a sustainable business.
Facebook Ads Campaign Structure:
Ads Creatives and Brand Positioning:
It's important to note that after deep research we could find that a major share our hair extensions customers are females aged between 21-45 so we did not actively position our brand as solving problems of low hair volume, but instead we focused on how the products ads style, gives a much better look and you can try new hairstyles and hair colors daily. Also since almost all the demographics in this age group are working, we tested a professional look angle as well which gave us decent results. In ad creatives as well as on the website we made the daughter as the face of the product as we want to slowly grow her instagram as well which can add another organic and sustainable stream of revenue. She shoots before and after transition videos, general product application videos and other videos for ads according to the target audience and brand positioning strategy we discussed earlier. Instead of making long videos focused on product details a lot, we made short but captivating videos which can appeal to the young audience’s fashion sense.
Key Takeaways from FB Ads:
Mostly Meta Ads or Any other marketing tactic is just a traffic source but conversion will basically happen by how well you are able to communicate your product to the audience through your website. Its is necessary to have a smooth user journey, attractive offers, crisp information and right brand positioning on the website.
It is extremely important to make data driven decisions and track customer journeys meticulously. Always rely on your own tracking or google analytics to avoid the potential unreliability of Facebook Ads Manager.
Seo Strategy
If you don’t already know this, SEO is all about how effectively you can strategize your content and technical efforts keeping a bigger picture in mind. After our initial keyword research we could find that the average Kd of the important keywords was low when it comes to commercial keywords which were directly related to the business.
It's important to note that since the website was being built after our onboarding only so it was easy for us to structure the website according to the SEO strategy that we prepared.
At every stage we had meetings with the developer to ensure that there are no technical issues that will hinder the SEO growth and future and also we structured the website to be SEO friendly. We built separate pages for all the product categories and after through keyword research we added content to those pages so that the pages itself can rank for commercial keywords.
After the website was ready we audited it for technical issues(Like mobile friendliness, H1 tags, canonical tags, etc) we started focusing on the content. We wanted to establish our website as a trusted authority in the hair extensions and hair care industry in general.
Since the website was completely new, initially we created blogs(2-3 times per week) around informational keywords with low KD purely for increasing our website authority and bringing the initial traffic on the website. We have seen that usually people start stressing about approaching big websites for guest postings since the first day itself but if your keyword research and content is solid, that is not required in the beginning. Initially we focused on profile creations, image submissions, pdf submissions, internal linking in the content, web 2.0 backlinks etc and this was more than enough for us to rank for low difficulty keywords and increase our DA to a decent level so that our category pages can rank for low difficulty keywords.
Here I would like to include a tip, many times people are worried that what if the backlink that they have created doesn't get indexed. In the initial phase we work really hard when it comes to what we call as maturing our backlinks as this is the major factor for ranking on low difficulty keywords. So basically what we do is, we make backlinks of our web 2.0 backlinks itself which helps the primary backlink in getting indexed which ultimately helps with our website DA.
Also many people have been asking us in our previous posts how we structure our blog since I talk a lot about content quality, see it's not as hard and it doesn't involve a lot of research at least in the initial phase when you just have to rank on low difficulty keywords. In this phase usually what we do is study the top 5 ranking blogs on the particular keyword and make sure that we include more content and more subheadings then them. Also we try to find opportunities to include tables or charts wherever possible, we include good quality images(original if possible) and at this stage internal linking is very very important so we focus on that as well. In later stages although the basic strategy for framing the blogs remains same, overall content strategy varies a lot from business to business and requires a lot of strategizing depending on the brand positioning goals.
So after we were able to rank for low difficulty informational keywords and our Website DA reached a decent level due to our backlinking efforts, we started writing content around the fashion advice and common problems which people face related to hair in general. But as discussed earlier, we wanted to keep our brand positioning fashion centric, so even while writing about common problems we applied a positive and solution centric approach. We strategically placed internal links to our product pages in the content and tested popups with offers as well. Apart from this, we started guest posting as well at this stage. For finding websites for guest posting we used SEMrush’s backlink gap analysis tool and created a segregated list of blogs that we can reach out to based on their content quality and DA. By this time the store started generating decent revenue from ads and SEO so the client was completely onboard with reaching out to blogs for guest posting. Guest posting and overall strategic SEO application started generating a good amount of traffic for us and in 3-4 months the revenue generated due to SEO surpassed our Ads revenue as well.
Advantages of Combining SEO and Paid Ads
While Facebook Ads played a crucial role in launching the brand and driving initial traffic, SEO has emerged as the primary driver of sustainable growth. This approach allowed us to:
SEO efforts are always ongoing but we are really satisfied with the base that we have built and we are really looking forward to working with keywords with higher KD and generating more revenue with SEO In the upcoming months. Although we will keep running ads in future as well mostly for awareness purposes but the major revenue will be generated from our SEO efforts. Apart from this, as we mentioned earlier, we are looking to actively start the Social Media efforts as well from the next month itself. We will be looking to target Instagram and Tiktok in the initial phase and we believe in 2-3 months social media will contribute towards 25% of our revenue which will grow rapidly.
Thankyou For Reading!

2024.05.13 14:16 aguer0 Dissecting the 115 - What is it all about?

Following on from the BBC article posted recently “explaining” the 115 charges laid at Man City’s feet, I decided to look properly at what the charges are, given that the article barely went further than rehashing that Man City cheated over and over again without any attempt at critical analysis.

What are the breaches?

There are 5 main areas that the breaches fall into:
The actual text of the Premier League’s statement can be seen here: https://www.premierleague.com/news/3045970

Where did the breaches come from?

The original source of the allegations were leaked emails from Portuguese hacker Rui Pinto. Rui Pinto was handed a 4 year suspended sentence last year for attempted extortion, illegal access to data and breach of correspondence with relation to the leaks, which were posted via his Football Leaks website in 2015. Emails from Manchester City were not the only things leaked - players like Messi and Neymar were also caught up in some leaks related to their salaries. In total there were millions of documents.
These leaked emails surfaced via Der Spiegel in 2018 as part of an expose feature which they ran, and spanned 4 articles at the time. You can read the first here: https://www.spiegel.de/international/manchester-city-exposed-bending-the-rules-to-the-tune-of-millions-a-1236346.html
On the back of these leaks UEFA, after launching an investigation in March 2019, charged Manchester City with breaches of their regulations which led, in 2020, to the club being banned from European football for 2 seasons alongside a 30m euro fine.
Alongside that UEFA investigation, the Premier League also opened an investigation. It took until 2023 for them to present their charges - the statement linked above. The case is ongoing.

What about those UEFA breaches?

The club denied any wrongdoing and appealed to CAS, the Court of Arbitration for Sport. Upon hearing the case CAS found no evidence to support UEFA’s conclusions with regards to the allegations. As a result the club’s ban from European football was overturned with immediate effect. CAS sided with UEFA on their non-cooperation charges and stated that the club could have done more to provide UEFA with documents when requested. CAS therefore issued a 10m Euro fine.
You can read the verdict here: https://www.tas-cas.org/fileadmin/user_upload/CAS_Award_6785___internet__.pdf
This was the second time that the club had a run-in with UEFA. They first had a disagreement over potential breaches in 2014 related to the club spending more than the allowed amount in the previous season - the club contested that this was the result of UEFA not allowing deductibles for existing contracts started before FFP was introduced. There were no charges laid at City for this - the club entered a settlement with UEFA and a subsequent monitoring period with specific break even requirements and squad restrictions. That period ended in 2017 with UEFA declaring that the club had complied with all of the agreements within the settlement.

Didn’t City get away with it because everything was time barred?

The CAS verdict did find that the first 2 years of alleged breaches related to the club’s financial statements (the bits referred to as inflated sponsorships) were time barred (a process whereby the time permitted to bring forward the issue has passed and it is no longer possible to pursue the case - 5 years in UEFA’s rules), and so could not be considered. The rest of the years questioned were considered, and ultimately no evidence was found of financial irregularities.

Onto the 115

The Premier League statement lists 5 key areas of breaches, outlined earlier, which I will dive into more now. In total, the number of rules that the Premier League have accused Manchester City of breaching is 130. That is broken down into:
No matter how I try to recalculate it, I never get 115. I'm unsure of the exact place that the 115 number came from, and it certainly doesn't match the numbers when broken down in the BBC article.
I have broken down the list of breaches and cross referenced them with the Premier League’s handbooks for each season from 2009/10 through to 2022/23. With all five areas of breaches I have provided the text of the rule that the League included in their statement, plus a summarised version that tries to give a less legalese or technical reading. The tables are presented for reference and I won’t go into the specifics of them.

Accuracy of financial information

The Premier League stated:
In respect of each of Seasons 2009/10 to 2017/18 inclusive, the Premier League Rules applicable in those seasons that required provision by a member club to the Premier League, in the utmost good faith, of accurate financial information that gives a true and fair view of the club’s financial position, in particular with respect to its revenue (including sponsorship revenue), its related parties and its operating costs.
Below is the list of breaches taken from the league’s statement, grouped and translated into easier language.
Rules Season Text Summarised
B13, B15, B16 09/10 10/11 11/12 12/13 13/14 14/15 15/16 16/17 17/18 In all matters and transactions relating to the League each Club shall behave towards each other Club and the League with the utmost good faith Act honestly and fairly towards other clubs and the league itself
C78, E3 09/10 10/11 11/12 12/13 13/14 14/15 15/16 16/17 17/18 Each Club shall by 1st March in each Season submit to the Secretary a copy of its annual accounts in respect of its most recent financial year or if the Club considers it appropriate or the Secretary so requests the Group Accounts of the Group of which it is a member (in either case such accounts to be prepared and audited in accordance with applicable legal and regulatory requirements) together with a copy of the directors’ report for that year and a copy of the auditors’ report on those accounts Clubs must submit their latest audited financial statements, along with directors' and auditors' reports, to the league by March 1st each year.
C79, E4 09/10 10/11 11/12 12/13 13/14 14/15 15/16 16/17 17/18 The accounts referred to in previous rule shall: 1. include separate disclosure within the balance sheet or notes to the accounts, or by way of supplementary information separately reported on by its auditors by way of procedures specified by the Board, of the total sums payable and receivable in respect of Compensation Fees, Contingent Sums and Loan Fees; 2. include a breakdown within the profit and loss account or the notes to the accounts, or by way of supplementary information separately reported on by its auditors by way of procedures specified by the Board, of revenue in appropriate categories such as gate receipts, sponsorship and advertising, broadcasting rights, commercial income and other income. Clubs must include detailed and specific disclosures in their financial statements about various types of payments and revenues. These details must be clearly audited and reported
C86, E11 09/10 10/11 11/12 12/13 13/14 14/15 15/16 16/17 17/18 By 31st March in each Season, each Club shall submit to the Secretary in respect of itself (or if the Club considers it appropriate or the Secretary so requests in respect of the Group of which it is a member) future financial information (“Future Financial Information”) comprising projected profit and loss accounts, cash flow, balance sheets and relevant explanatory notes commencing from its accounting reference date or, if it has submitted interim accounts pursuant to Rule E.6, from the date to which those interim accounts were prepared and expiring on the next accounting reference date after the end of the following Season. The projected profit and loss accounts, cash flow and balance sheets shall be prepared at a maximum of quarterly intervals Each club needs to provide the league with projected (or expected) financial statements for the future. These projections include profit and loss statements, cash flow details, and balance sheets.
C87, E12 09/10 10/11 11/12 12/13 13/14 14/15 15/16 16/17 17/18 The Future Financial Information shall: 1. be prepared in accordance with the accounting principles adopted in the preparation of the Club’s annual accounts (except where the accounting principles and policies are to be changed in the subsequent annual accounts, in which case the new accounting principles and polices should be followed); 2. be approved in writing by the board of directors of the company to which they relate; 3. to include in the explanatory notes thereto principal assumptions and risks; and 4. include for comparison profit and loss accounts for the period covered by the annual accounts and interim accounts submitted pursuant to Rules E.3 and E.6, a forecast for the current financial year and a balance sheet as at the date of the interim accounts submitted pursuant to Rule E.6. Clubs must:1. Use the same accounting principles as in their last annual report, unless planning changes for the upcoming year. 2. Get these forecasts approved in writing by the club's board of directors. 3. Include notes that explain the main assumptions and risks involved. 4. Add comparative profit and loss accounts and a balance sheet from their most recent financial reports for clear reference.
E49, E50, E51 13/14 14/15 15/16 16/17 17/18 Each Club shall notify the League forthwith of any circumstances which may materially and adversely affect any of the information or representations submitted to the League pursuant to this Section E, and on consideration of those circumstances the Board may, if it considers it appropriate, amend any decision or determination that it made based on such information or representations. Clubs must immediately inform the league if there are any changes that could significantly impact the accuracy of the financial or other information they have previously submitted
Effectively the Premier League are stating that, for the period of 2009 until 2018, the club have not been filing accurate financial statements. This relates directly to the leaked emails that are presented to show members of staff discussing payment amounts and sources of monies that are paid to the club for sponsorship, namely for the two main sponsors, Etihad and Etisalat, that are referenced in the UEFA trial. As can be seen from the rules above, some of them are more obviously related than others. There has been some criticism of the Premier League for going for such a wide number of charges, as they have not focused on one area.
With regards to this section of breaches, the club claims that the leaked emails are not evidence of wrongdoing, and are not admissible as evidence. CAS found in favour of UEFA’s assertion that the emails were in fact admissible in their case, so the club is unlikely to be able to contest this point further. This section will essentially boil down to whether the leaked emails show enough evidence of wrongdoing, and whether any further context that has been provided by the club (something that was mentioned in the CAS trial as being helpful towards Man City’s case) is sufficient to prove guilt. It is likely that only 1 or 2 of these 50 rules above are actually key. Others, like B13, B15, and B16 which relate to clubs acting in good faith, would not be enough to charge a club without being bundled in with something else.

Manager and Player Remuneration

This section is broken down further into 2 key areas: manager remuneration, and player remuneration.
The Premier League statement:
In respect of each of Seasons 2009/10 to 2012/13 inclusive, the Premier League Rules applicable in those Seasons requiring a member club to include full details of manager remuneration in its relevant contracts with its manager
And;
In respect of each of Seasons 2010/11 to 2015/16 inclusive, the Premier League Rules applicable in those Seasons requiring a member club to include full details of player remuneration in its relevant contracts with its players
Grouped and summarised below:
Rules Season Text Summarised
Q7, P7 09/10 10/11 11/12 12/13 No Club shall employ any person as a Manager unless and until: 1 the terms of the Manager’s employment have been evidenced in a written contract of employment between the Club and the Manager 2 the Manager’s contract of employment has been registered with the Secretary. Clubs must not hire a manager unless the manager's employment terms are clearly stated in a written contract, and this contract is officially registered with the league's Secretary.
Q8, P8 09/10 10/11 11/12 12/13 Contracts of employment between a Club and a Manager shall: 1 include the standard clauses set out in Appendix 8; 2 clearly set out the circumstances in which the contract of employment may be determined by either party. Employment contracts between a club and a manager must include mandatory standard clauses and specify the conditions under which either party can terminate the contract. Appendix 8 outlines that the manager must follow the rules of relevant football organisations, obey reasonable instructions related to commercial agreements, and resolve any disputes through arbitration or mediation.
K12, T12, T13 10/11 11/12 12/13 13/14 14/15 15/16 Full details of a Player’s remuneration including all benefits to which he is entitled whether in cash or in kind shall be set out in his contract. A player's contract must clearly list all the payment and benefits they receive
K20, T29, T18, T20 10/11 11/12 12/13 13/14 14/15 15/16 Particulars of any Image Contract Payment in respect of the Player shall be set out in the contract with his Club Any payments related to a player’s image rights must be clearly detailed in their contract with the club
The first two key rules relate to manager remuneration, and this is specific to the contract of Roberto Mancini. Mancini was the club’s manager from 2009 until 2013, and the allegations center around leaked emails that suggest he was paid £1.75 million annually as a consultancy fee for UAE based club Al Jazira on top of his £1.45 million salary at City.
For his part, Mancini has stated “I have paid my taxes, it's all above board. So I don't think anyone will be in touch” when asked about the case.
The second two rules are player remuneration and relate to Yaya Toure. The League alleges, again based on the leaked emails, that the club did not disclose all payments to the player, and that payments were made via his agent, Dimitri Seluk, during his contract with the club.
Seluk has stated “I know what has been said about Yaya's contract with City - and what I can tell you is that absolutely everything was done very cleanly, very honestly and with full transparency. Nothing was done under the table.
Toure was at the club from 2010 until 2018. He originally signed a five year deal, before signing a new contract in 2013 taking him up to 2017. He signed his final 1 year deal in 2017. These allegations relate to his first 6 seasons.

Compliance with UEFA regulations

This section simply relates to the wording of the Premier League rules which state that clubs competing in European competitions must comply with UEFA’s rules in addition to the Premier League’s.
The league states:
In respect of each of Seasons 2013/14 to 2017/18 inclusive, the Premier League Rules applicable in those Seasons requiring a member club to comply with UEFA’s regulations, including UEFA’s Club Licensing and Financial Fair Play Regulations
Once again I’ve presented them grouped and summarised below:
Rules Season Text Summarised
B14.6, B15.6 13/14 14/15 15/16 16/17 17/18 Membership of the League shall constitute an agreement between the League and Clubs and between each Club to be bound by and comply with: - the statutes and regulations of UEFA Each club agrees to follow the rules and regulations set by UEFA.
This rule breach seemingly relates to the period of time that was not ruled as time barred within UEFA’s case, and is not related to the original settlement between the club and UEFA, but does include the 3 years of the settlement agreement up until UEFA declared City to be compliant. Presumably the Premier League have included these to link to UEFA’s allegations of financial discrepancies related to the Etihad deal. It is unclear how much this could stick, given that CAS ruled that there was insufficient evidence of wrongdoing.
It feels amiss of the Premier League to charge the club with breaches of a rule that had already been thrown out by CAS, so I can only assume that they feel that the club have either breached other rules related to financial fair play, which doesn’t seem to be the case, or they are using the non-cooperation fine handed out by CAS to bring these charges forward.

Compliance with PSR

The Premier League have also charged Man City with breaching profit and sustainability rules. These are the rules that Everton and Nottingham Forest have been docked points for recently and relate to the annual accounts clubs must file to prove their compliance.
The league states:
In respect of each of the Seasons 2015/16 to 2017/18 inclusive, the Premier League Rules applicable in those Seasons on Profitability and Sustainability
I’ve laid these out below, grouped again, and summarised. It should be noted in the below that any reference to T, T-1 and T-2 refers to the current season, previous and 2 seasons before.
Rules Season Text Summarised
E52 15/16 Rules E.53 to E.59 shall apply with effect from Season 2015/16. The following rules will apply
E53 15/16 16/17 17/18 Each Club shall by 1 March in each Season submit to the Board: 1. copies of its Annual Accounts for T-1 (and T-2 if these have not previously been submitted to the Board) together with copies of the directors’ report(s) and auditors’ report(s) on those accounts; 2. its estimated profit and loss account and balance sheet for T which shall: 2.1. be prepared in all material respects in a format similar to the Club’s Annual Accounts; and 2.2. be based on the latest information available to the Club and be, to the best of the Club’s knowledge and belief, an accurate estimate as at the time of preparation of future financial performance; and 3. if Rule E.56 applies to the Club, the calculation of its aggregated Adjusted Earnings Before Tax for T, T-1 and T-2 in Form 4A By March 1st each season, each club must submit to the League's Board: Their financial accounts for the previous two years, along with reports from directors and auditors. A forecast of their profit and loss and balance sheet for the current year, ensuring it is up-to-date and accurately reflects expected financial performance. If required, a detailed calculation of their earnings before tax for the current and previous two years
E54 15/16 16/17 17/18 The Board shall determine whether consideration included in the Club’s Earnings Before Tax arising from a Related Party Transaction is recorded in the Club’s Annual Accounts at a Fair Market Value. If it is not, the Board shall restate it to Fair Market Value. The Board will check if earnings before tax reported in a club's annual accounts from transactions with related parties are valued fairly according to market standards. If they aren't, the Board will adjust these values to reflect the fair market value.
E55 15/16 16/17 17/18 The Board shall not exercise its power set out in Rule E.54 without first having given the Club reasonable opportunity to make submissions as to: 1. whether the said consideration should be restated; and/or 2. what constitutes its Fair Market Value. Before the Board can adjust any values in a club's financial statements, they must give the club a chance to present their case regarding whether adjustments are necessary and what the fair market value should be.
E56 15/16 16/17 17/18 If the aggregation of a Club’s Earnings Before Tax for T-1 and T-2 results in a loss, any consideration from Related Party Transactions having been adjusted (if appropriate) pursuant to Rule E.54, then the Club must submit to the Board the calculation of its Adjusted Earnings Before Tax for each of T, T-1 and T-2. If a club's combined earnings before tax for the past two years show a loss, after adjusting any related party transaction values as necessary, the club must then provide the Board with a detailed calculation of its adjusted earnings before tax for each of the three years
E57 15/16 16/17 17/18 If the aggregation of a Club’s Adjusted Earnings Before Tax for T, T-1 and T-2 results in a loss of up to £15m, then the Board shall determine whether the Club will, until the end of T+1, be able to pay its liabilities described in Rule E.14.7.1 and fulfil the obligations set out in Rules E.14.7.2 and E.14.7.3. If a club's adjusted earnings before tax for the current year and the previous two years total a loss of up to £15 million, the Board will assess whether the club can pay its debts and meet its obligations through the end of the next season as specified in other rules.
E58 15/16 16/17 17/18 If the aggregation of a Club’s Adjusted Earnings Before Tax for T, T-1 and T-2 results in a loss of in excess of £15m then the following shall apply: 1. the Club shall provide, by 31 March in the relevant Season, Future Financial Information to cover the period commencing from its last accounting reference date (as defined in section 391 of the Act) until the end of T+2 and a calculation of estimated aggregated Adjusted Earnings Before Tax until the end of T+2 based on that Future Financial Information; 2. the Club shall provide such evidence of Secure Funding as the Board considers sufficient; and 3. if the Club is unable to provide evidence of Secure Funding as set out in Rule E.58.2, the Board may exercise its powers set out in Rule E.15. If a club's total adjusted earnings before tax for the current year and the previous two years show a loss greater than £15 million, then the club must: Submit future financial plans and estimated earnings up to two years beyond the current season by March 31st. Provide proof of secure funding as the Board requires. If the club can't show they have secure funding, the Board may take action as outlined in another rule.
E59 15/16 16/17 17/18 If the aggregation of a Club’s Adjusted Earnings Before Tax for T, T-1 and T-2 results in losses of in excess of £105m: 1. the Board may exercise its powers set out in Rule E.15; and 2. the Club shall be treated as being in breach of these Rules and accordingly the Board shall refer the breach to a Commission constituted pursuant to Section W of these Rules. If a club's total adjusted earnings before tax for the current year and the previous two years show a loss greater than £105 million, then: The Board may use its authority as outlined in Rule E.15. The club will be considered as having broken the rules, and the Board will report this violation to a special Commission as per Section W of the rules.
E60 15/16 16/17 17/18 The sum set out in Rule E.59 shall be reduced by £22m for each Season covered by T-1 and T-2 in which the Club was in membership of The Football League. If a club was a member of The Football League in the previous two seasons (T-1 and T-2), the amount mentioned in Rule E.59 will be decreased by £22 million for each of those seasons
A lot of this is not specific to anything the club will have breached, and is again a criticism that has been levelled at the Premier League for not being focused enough on charging the club and instead trying to go for as much as possible. Eg rule E52 in the 2015/16 season isn’t really something that would be up for debate, and rule E60, which refers to seasons spent outside the Premier League for adjusting the £105m 3 season PSR limit.
I don’t believe that the club has breached a lot of these rules specifically, and that the Premier League has just grouped PSR as a category together to hit the club with multiple charges. It is likely that the key rule in this section is E54, which discusses related party income and fair market value. This is an important one for City, as the leaked emails have been presented to show the club receiving money from sponsors with funds that have come directly from ADUG, Abu Dhabi United Group, owned by Sheikh Mansour bin Zayed Al Nahyan and with an 81% stake in the CFG (City Football Group) that comprises the club.
City have always argued that these sponsorships are not related parties, something that has been previously accepted by both the Premier League and UEFA in separate agreements related to PSR and FFP under their rules. It is likely that the key here is whether the emails imply that they should in fact be counted as related parties, and therefore whether they represent fair market value.
For the other rules in this section, it is unlikely that anything of substance will be proven or even sought.

Cooperation with the investigation

In addition to the above 4 sections, which all covered rule breaches related to the hacked emails, the Premier League charged the club with non-cooperation with their investigation. This does not relate to the breaches themselves, and so you will notice that the seasons are all after the Der Spiegel investigation.
The charges are:
In respect of the period from December 2018 to date, the Premier League Rules applicable in the relevant Seasons requiring a member club to cooperate with, and assist, the Premier League in its investigations, including by providing documents and information to the Premier League in the utmost good faith
Grouped and summarised:
Rules Season Text Summarised
B16, B15 18/19 19/20 20/21 21/22 22/23 In all matters and transactions relating to the League each Club shall behave towards each other Club and the League with the utmost good faith. Act honestly and fairly towards other clubs and the league itself
B19, B18 18/19 19/20 20/21 21/22 22/23 Without prejudice to the League’s powers of inquiry under Rule W.1, each Club shall comply promptly and in full with any request for information made by the League (including, for the avoidance of doubt, any such request made pursuant to a demand from a statutory or regulatory authority). Clubs must quickly and fully respond to any information requests from the League, even if these are prompted by a government or regulatory body's demands
W1 18/19 19/20 20/21 21/22 22/23 The Board shall have power to inquire into any suspected or alleged breach of these Rules and for that purpose may require: 1. any Manager, Match Official, Official or Player to appear before it; and 2. any such person or any Club to produce documents. The Board has the authority to investigate any suspected or confirmed rule violations. For this, they can: Require managers, match officials, other officials, or players to appear before them. Ask these individuals or any club to provide relevant documents.
W2 18/19 19/20 20/21 21/22 22/23 Any Manager, Match Official, Official or Player who fails to appear before or to produce documents to the Board when required to do so under Rule W.1 shall be in breach of these Rules. Anybody who does not comply with Rule W.1 is in breach
W12, W15 18/19 19/20 20/21 21/22 22/23 It shall be no answer to a request from the Board to disclose documents or information pursuant to Rule W.1 that such documents or information requested are confidential. All Clubs and Persons subject to these Rules must ensure that any other obligations of confidentiality assumed are made expressly subject to the League’s right of inquiry under these Rules. No Club or Person shall be under an obligation to disclose any documents rendered confidential by either the order of a court of competent jurisdiction or by statute or statutory instrument. The Board can request documents or information even if they are confidential. However, clubs and individuals are not required to disclose anything that is legally confidential due to a court order or by law. Clubs and individuals should ensure any confidentiality agreements acknowledge the League's right to inquire.
W13, W16 18/19 19/20 20/21 21/22 22/23 All persons who are requested to assist pursuant to Rule W.1 shall provide full, complete and prompt assistance to the Board in its exercise of its power of Inquiry Anyone asked to help must fully, quickly, and completely help the Board with its investigations.
Three of these are your meat and potatoes non-cooperation charges, which the Premier League will have charged City with for not providing documents when requested. A couple relate specifically to individuals within a club, but otherwise these breaches will be the most likely to stick, similar to how they did at CAS.
Man City have maintained that they do not need to cooperate with the investigation which they state as being based on illegally obtained material and have stated that they do not trust the investigation.
Rules B15, B16 make another appearance relating to acting with the utmost good faith.

When will this hearing take place?

We don’t really know. The panel has been chosen and are presumably deliberating, but as with cases of this size and with so many documents, they take time.
League CEO Richard Masters has recently stated that the case will “Resolve itself soon”, which is badly worded and has led to speculation that the club and league are seeking a way out of the case following the charges being thrown out. This is unlikely, as it would be in the interest of both to end proceedings as quickly as possible.
There have been criticisms towards the Premier League regarding the secrecy around these hearings - it is actually within the Premier League’s rules that these occur in private:
Rules W70 and X25 state: The proceedings of an arbitration convened under this Section (W/X) shall be confidential and shall be conducted in private.

Aren’t Man City just stalling?

Not really, no. The club have been charged with non-cooperation by the Premier League for their initial investigation, but there is nothing the club can do to further postpone the hearing taking place. The time required is simply because of the magnitude and seriousness of the allegations put forward by the league.
The original BBC article alleged that City were “dragging their feet” - but this is not something that stops the league handing out charges, and isn’t something that will change the timeline of the independent panel’s investigation.

Punishments

So let's say that City is found guilty - what are the likely punishments to be? The answer is complicated, as it completely depends on what charges are ultimately determined to be warranted. Talk of points deductions amounting to the thousands are pure hyperbole. The specific breaches agreed by the independent panel will influence the size of any punishment.
Given the seriousness of the allegations - essentially fraud across multiple years involving the club, sponsors, auditors and governing bodies - there must be a high bar of proof. With such a high bar also comes a high punishment if the club is deemed to be guilty. It is entirely possible that a proportionate punishment to such deceit would be expulsion from the league. This would however be the least of the club’s worries, as it brings into question the legality of the breaches with regards to individuals, HMRC and other organisations from which payments may or may not have been withheld or deliberately reported incorrectly.
Some of the above charges do not risk carrying any sort of point based punishment. The non-cooperation charges, for example, would be a monetary fine. It is also very unlikely that the league would seek to remove past titles. The scope and burden of proof that specific breaches directly correlated to titles would be too complicated.
Expulsion from the Premier League would require the club to apply to join another league, the EFL the most likely candidate. It would be at the discretion of the EFL whether they accepted the club into their league structure. Given the size of the club and the need to replace the 20th team in the Premier League, it would be likely that they would agree to include the club in their league system as a space would open up in the Championship.

Can the club appeal a decision?

Yes, there are avenues for appeal. That appeal will not go through CAS, as correctly reported, but would go to another panel. Sections W through to Z of the Premier League rulebook detail different types of appeals and tribunals for varying reasons. Section W is the section specifically referred to in the PSR rules (within section E of the Premier League handbook).

There is no Time Bar though in the Premier League

Well, kind of. There is no time bar specifically mentioned in the rules. The Premier League handbook, which you can read at https://www.premierleague.com/about/publications,does state (Rule A7) that “these Rules shall be governed by and shall be construed in accordance with English law. Strictly without prejudice to the arbitration and other dispute resolution provisions of these Rules, disputes relating to these Rules shall be subject to the exclusive jurisdiction of the English courts.”.
Essentially this means that any rules follow English Law, which itself does state a time bar for cases. This is typically 6 years for most cases, with some differences based on specific situations.
In the case of fraud this can vary, and may be the avenue that the Premier League tries to go down (which itself makes the evidence required to prove the case more stringent). For fraud cases, English Law states:
Time bar of 6 years from the date cause of action accrued
Or, if the cause of action is deliberately concealed, 6 years from when the fraud is, or with reasonable diligence would have been, discovered.
Should this be the route the Premier League has chosen then there will have to be a discussion to determine what period of time the charges can be applied to.

What about the length of grass?

There was never a charge about the length of grass. Such narrative about what the charges were came from initial analysis by people using incorrect versions of the Premier League handbook (as the rules change from year to year slightly, and those rules shift in their assignment. This is is why I have grouped them as such in the above tables). All charges relate to financial issues and non-cooperation in the league's subsequent investigation.

What about the Cease and Desist?

Rumours began last week that the club had issued cease and desist letters to individuals and organisations within the public domain related to the charges. As of yet there has been no evidence that anybody has received such a letter (although you’d question why they would publicise receiving one in the first place). It should be made clear that any cease and desist that may have been received by anybody would not prevent them from discussing the charges with which the league have brought on City. Any cease and desist letter is a demand that the recipient stops any activity considered to be unlawful - eg. in the case of this case it would be accusations levelled at the club that are not true. Examples would be the club being called cheats because they’ve done specific things that have not been proven to be true like a false statement or libel.

Can’t we just dock points now like Everton and Nottingham Forest?

Not really, no. Cases of this magnitude take time to deliberate and cross examine. There is no quick way of dealing with such a large case. The Everton and Nottingham Forest cases, by comparison, are simple breaches that can be quantified by simply looking at the submitted accounts, which for both clubs show losses that are above the agreed amount in Rule E53 of the Premier League handbook (and Rule E54 in Nottingham Forest’s case due to their recent promotion that reduced their allowable losses).
Neither club claimed to have not breached these rules, but merely tried to argue the case that their losses were due to mitigating circumstances, which the Premier League did not agree with.
Anybody questioning why analysis of so many historical charges takes longer than clear individual breaches shown on a balance sheet needs to consider whether they want a case to be resolved quickly, or whether they want it to be resolved properly, as the two are mutually exclusive.

Who wins?

Ultimately nobody wins. Reputational damage is guaranteed for either Manchester City or the Premier League depending on the outcome. It can also be argued that enough reputational damage has already been dealt to both organisations. This is often why a settlement is seen as a preferred option, as there is no long drawn out saga. The club have remained steadfast and stubborn insisting that there is no grounds for the charges and that they are innocent on all accounts. The league have been criticised for their handling of the matter and for other PSR breaches recently and don’t seem to be keen to back down in this case either.
There was also the accusation that the league had rushed through presenting the charges in order to disrupt the introduction of an independent regulator by the Government and to prove that it can govern itself. That has largely failed as the IFR (Independent football regulator) looks likely to be going ahead.
The best case scenario for the club is being cleared of all charges - unlikely due to the presence of those non-cooperation charges - a win for the club, but there will be large question marks over the Premier League’s handling, the time taken, the accuracy of the verdict and the secrecy involved. The club will also have suffered reputational damage up to this point, particularly from sections of the football fraternity who have already made their mind up.
The best case scenario for the league is trickier - it doesn’t want to be seen to be a light touch, but conversely it doesn’t want to be triggering the sort of chaos that points deductions and league expulsions might have on one of its most successful clubs of the last decade. In some ways, the league has already lost.

Closing Thoughts

There will be details that I have glossed over for brevity - there is a lot more information in some of the linked documents plus the Premier League handbooks that provides a lot more important context.
I hope the above proves useful to anybody interested in the finer details of the situation, but appreciate that it is probably beyond the scope of the kind of person who posts 115 memes and gets agitated by the lack of discussion around the charges.
There may be inaccuracies. If you spot anything then please let me know and I will make a quick amendment.

Here we will explore the essential benefits of custom lighting design in Middleburg, highlighting its ability to enhance aesthetic appeal, improve functionality, create ambiance, and increase energy efficiency.
Enhancing Aesthetic Appeal
Custom lighting design in Middleburg plays a pivotal role in interior and architectural design by enhancing the aesthetic appeal of a space. It allows for the creation of focal points, highlighting key architectural features or artwork, and can unify the overall design theme. Through carefully selected fixtures and strategic placement, custom lighting design can add depth and layers to a room, making spaces feel more dynamic and engaging. The ability to tailor lighting fixtures and their arrangement ensures that every aspect of the room's design is complemented and enhanced.
Improving Functionality
Beyond aesthetics, custom lighting design significantly improves the functionality of a space. By considering the activities that take place in each area, designers can create lighting solutions that facilitate ease of use and comfort. For example, task lighting in kitchens and offices can be optimized to reduce glare and increase luminosity where it's needed most. Similarly, adjustable lighting systems can transform a multi-purpose room to suit different functions, from bright illumination for reading to subdued lighting for movie watching
Creating Ambiance
The power of custom lighting design to set the mood and create ambiance in a space cannot be overstated. With the ability to adjust brightness, color temperature, and even color in some advanced systems, custom lighting can evoke feelings of warmth, comfort, or invigoration, depending on the desired atmosphere. For businesses such as restaurants and retail stores, lighting can influence customer behavior, making the environment more inviting and enhancing the overall customer experience.

Illuminating the Way: The Essential Benefits of Path Lighting
https://preview.redd.it/51o2z6hdq60d1.png?width=320&format=png&auto=webp&s=d8c2047a4725df7597b8efe462fe913d3ef0971a
Path lighting is more than just a functional element of outdoor landscaping; it is a crucial component that enhances the aesthetic appeal, safety, and usability of outdoor spaces. Whether winding through a garden, leading up to a corporate building, or providing direction through a residential area, path lighting helps to define and beautify the environment. Here we will delve into the key reasons why path lighting in Lowes Island is indispensable, highlighting its role in enhancing safety, increasing curb appeal, extending usability of outdoor areas, and improving property value.
Enhancing Safety with Visibility
One of the primary benefits of path lighting in Lowes Island is the increased safety it provides. By illuminating walkways, steps, and land transitions, path lighting helps prevent accidents such as trips and falls after dark. This is particularly important in areas with uneven surfaces, steps, or other potential hazards. The consistent and adequate illumination ensures that residents, visitors, or employees can navigate paths safely at any time of night, promoting a secure environment for all.
Boosting Curb Appeal
Path lighting can dramatically transform the aesthetic of a landscape by highlighting the natural beauty and architectural features of the environment. With a variety of styles and fixtures available, path lighting can complement any architectural style, from modern to traditional, enhancing the overall visual appeal of the property. Strategically placed lights not only illuminate pathways but also accentuate surrounding plant life, sculptures, or other decorative elements, making the outdoor space inviting and appealing.
Extending Usability of Outdoor Spaces
Path lighting extends the usability of outdoor spaces well into the evening, increasing the functionality of gardens, patios, and other recreational areas. This feature is especially valuable for homeowners who enjoy outdoor living and entertainment. With path lighting, activities like dining al fresco, evening strolls, or late-night gatherings are safer and more enjoyable. This extended usability makes outdoor spaces more versatile and appealing, enhancing the overall lifestyle of the residents.
Increasing Property Value
Investing in high-quality path lighting can also lead to an increase in property value. Well-lit landscapes are a sought-after feature for potential homebuyers, as they contribute to the property’s curb appeal and perceived safety. Homes with good outdoor lighting, especially in the form of tasteful path lighting, often stand out in the real estate market, attracting more interest and potentially higher offers. Thus, path lighting not only improves the immediate appeal and functionality of a property but also contributes to its long-term investment value.
Conclusion
Path lighting is an essential element for any property looking to enhance safety, aesthetic appeal, functionality, and value. It ensures that outdoor areas are accessible and inviting, regardless of the time of day, and provides a safe, navigable environment for everyone. Whether for residential, commercial, or public spaces, path lighting is a strategic addition that offers numerous benefits, making it a wise choice for anyone looking to improve their property's landscaping and usability. The Cost of Cable Railing: Is It Really Expensive?
Homeowners often ponder whether investing in a cable railing system is worth the cost when tackling home improvement projects. The allure of cable railing systems has surged in recent years, thanks to their sleek and contemporary appearance. Yet, many hesitate due to concerns about the associated expenses. They seek a cost-effective cable railing solution that maintains quality and aesthetics.
Similar queries have surfaced across multiple Q&A platforms. In this article, we delve into the expenses tied to cable railing, dispel misconceptions, and provide a comprehensive understanding of what to expect.

A Brief Overview of Cable Railing

Before we delve into the cost analysis, let's first take a moment to understand what cable railing entails. Cable railing typically involves horizontal or vertical cables tensioned between posts, providing a secure barrier while preserving unobstructed views. It's a favored option for decks, balconies, staircases, and even interior areas, known for its sleek and minimalist aesthetic
Cable-railing-view

Factors That Influence The Cost of Cable Railing

Cable railing costs can vary widely based on several factors. Here are the key elements that impact the overall expenses:
  • Material Choices
The material you select for your cable railing system significantly impacts the overall cost. Let's explore the available options and their cost considerations:
Stainless Steel: Known for its durability, strength, and sleek appearance, stainless steel cable railings are highly resistant to corrosion and weathering. While they represent a premium choice with long-term benefits, they typically come with a higher price tag compared to other materials.
Aluminum: Offering a balance between affordability and durability, aluminum cable railings are lightweight, corrosion-resistant, and suitable for diverse environments. Aluminum serves as a cost-effective alternative to stainless steel.
Coated Cables: Coated cables, including options like vinyl-coated variants, offer an additional layer of protection against the elements while enhancing the railing's aesthetics. Although they might incur a slightly higher cost than bare cables, the added protection and style enhancements often justify the investment.
  • Labor Costs
Labor expenses can vary considerably depending on whether you decide to tackle a DIY installation or seek professional assistance:
DIY: If you have the required skills and experience, opting for self-installation can be a cost-saving option. However, it's crucial to recognize that installing a cable railing system demands precision to maintain both safety and aesthetic appeal.
Professional Installation: Hiring a professional installer ensures the proper setup of the railing system, guaranteeing compliance with all safety standards.
  • Cable Spacing
The spacing between cables in your railing system can impact overall costs:
Closer Spacing: Opting for a cable railing with tighter cable spacing necessitates more cables and fittings, potentially increasing both material and labor costs.
Building Codes: Local building codes often stipulate minimum cable spacing requirements for safety purposes. Ensuring compliance with these regulations is essential, as non-compliance could incur additional expenses.
  • Maintenance
Consider the long-term maintenance needs of your selected cable railing material:
Low vs. High Maintenance: Stainless steel posts are renowned for their minimal upkeep requirements, translating to potential long-term savings. On the other hand, coated cables may necessitate periodic touch-ups to preserve their aesthetic appeal.

Conclusion

Cable railing may have a higher price tag compared to other railing options. However, when you consider its durability, safety features, and aesthetic advantages, the cost becomes justifiable. Moreover, the versatility of cable railing makes it a valuable addition to both residential and commercial settings.

Its hard to believe that Mario Party 2 came out 25 years ago on the Nintendo 64. There are many people who would go on record and argue that Mario Part 2 was one of the few games that helped the party genre of gaming become more popular during the 2000’s going into early 10’s decade. Mario Party 2 was considered to be one of the most popular installments within its series and managed to reach at least 2.4 million copies in sales for the Nintendo 64 console. Mario Party 2 was a title that came out during a time period where the landscape of gaming was changing and the party genre was still considered to be new. Mario Party 2 gave players a variety of gameplay options including Lite, Standard and Full Play and featured popular characters like Mario, Luigi, Princess Peach, Wario and Yoshi. Mario Party 2 had six different world maps and included four player co-op gameplay something you did see on any other game consoles besides N64 during the time.
Mario Party 2 was arguably one of the greatest spin-offs to the main Mario series had ever produced because it was something that appealed to casuals during a time period where the landscape of gaming was evolving. Party games were not too common during the 90’s decade so in some ways Mario Party 2 was ahead of its time. Also, Sega could not produce anything that could rival Nintendo’s Mario Party series in terms of popularity. The Sonic Shuffle game that Sega produced in 2000 ended up being a commercial failure mainly because it could not rival Mario Party 3 in terms of popularity which was also released for the N64 that same year. Even though, the Mario Party series is still going on to this day many would argue that Mario Party 2 was one of the better installments within its own series because of the world maps. The Mario Party series throughout most of the 2000’s has been somewhat underwhelming and it mainly shined during the N64 era of gaming due to the rising popularity of consoles like PlayStation 2 and Xbox. Mario Party 2 seen as one of the greatest party games of its era 25 years later and its a title that could have been easily overshadowed if it came out during the second half of the 2000’s or even the 2010’s decade.

Power Stone has to be one of the most underrated fighting games of the 90’s decade. Power Stone was a Capcom creation released in arcade centers worldwide along with Sega Dreamcast back in 1999. One of the reasons why the game so popular during its time was due to its uniqueness as a 3D fighting title. Despite, not being heavily story driven the gameplay was unlike anything else you saw in a normal 3D fighting title. Players only had around ten characters to choose from including the likes of Wang-Tang, Rouge, Jack Gunrock, Edward Falcon and more. The gameplay allowed players to move around in whatever direction they wanted to in 3D stages while being able to use random objects on their opponents. Players also had the ability to utilize special attacks along with collecting multiple gems known as “Power Stones” to transform into a more powerful version of themselves to inflict more damage.
Power Stone as a game was pretty basic and straight forward but the characters were not really memorable despite it being very addictive. Despite, Power Stone being a commercial flop in America in ’99 the game eventually got a sequel in 2000 entitled “Power Stone 2.” The Power Stone game most likely suffered in sales due to the Dreamcast console being overshadowed by the popularity of the PS1 and Nintendo 64 during the late 90’s. It seems like Sega Dreamcast appealed more to a niche audience of gamers than PlayStation did during the late 90’s despite the console being more powerful than the PS1 and N64. A game like Power Stone would have looked inferior and ran poorly on the PS1 due to the 32-bit consoles limited memory. Power Stone is definitely one of those classic Dreamcast titles that deserves a remake for reboot but it very unlikely that it will happen.

The Rising Demand for Low-Cost Land: Arkansas' Promising Real Estate Market
The Increasing Need for Economical Land: Arkansas' Encouraging Property Market
Arkansas, positioned in the southern region of the United States, has observed a notable rise in the requirement for low-priced land in recent years. With its charming landscapes, prospering economy, and reasonable living expenses, Arkansas has turned into a focal point for real estate investors and individuals seeking to secure their own parcel of land. This article will delve into the factors propelling the escalating demand for low-cost land in Arkansas, the favorable real estate market, and the prospects it presents for investors and homebuyers alike.
The Arkansas Advantage: Why Invest in Economical Land
Arkansas offers an exceptional mix of natural beauty, economic opportunity, and cost-effectiveness. The state is recognized for its diverse terrains, encompassing verdant forests, undulating hills, and expansive farmland, rendering it an enticing destination for outdoor enthusiasts and nature aficionados. Furthermore, Arkansas boasts a burgeoning economy, with a robust presence in sectors like agriculture, manufacturing, and healthcare. The state's modest cost of living and business-friendly atmosphere have also contributed to its allure as a place to reside and invest.
One of the principal catalysts for the increasing demand for low-priced land in Arkansas is the affordability of real estate in the state. In comparison to other regions of the country, land prices in Arkansas are notably lower, making it an appealing option for investors and individuals aiming to procure property. This cost efficiency has led to a surge in buyers striving to capitalize on the opportunity to own land in a coveted location at a fraction of the cost.
Another factor driving the demand for low-priced land in Arkansas is the growing interest in sustainable living and off-grid existence. Numerous individuals aspire to establish their own homesteads or construct environmentally friendly properties, and Arkansas provides the ideal setting for these ventures. With its wealth of natural resources and expansive open spaces, the state offers ample opportunities for self-sufficient living and sustainable development.
Additionally, the escalating trend of remote work and the emergence of telecommuting have enabled individuals to reside and work from any location. This has led to a surge in the requirement for rural and suburban properties, as many people strive to evade the hustle and bustle of city life and relish a more serene and tranquil lifestyle. Arkansas offers the ideal blend of rural allure, contemporary amenities, and connectivity, making it an alluring destination for individuals seeking to relocate or invest in property.

According to data from the Arkansas Realtors Association, the median home price in Arkansas has surged by over 5% in the past year, signifying a robust market with growing demand for residential properties.

The state is home to several Fortune 500 companies and harbors a thriving small business community, offering ample employment possibilities and economic stability. This has contributed to a substantial demand for housing and real estate, as individuals and families aspire to establish roots in the state.
Another driver of the real estate market in Arkansas is the influx of out-of-state buyers and investors. Numerous individuals from other parts of the country are attracted to Arkansas's low-priced land, natural beauty, and laid-back lifestyle. This has led to an upsurge in demand for residences and properties, as individuals endeavor to relocate or invest in the state. Additionally, the state's reasonable cost of living and favorable tax environment have further motivated individuals to contemplate Arkansas as a place to live and invest.
The encouraging real estate market in Arkansas is further bolstered by the state's commitment to infrastructure and development. Arkansas has made substantial investments in infrastructure, encompassing transportation, utilities, and public amenities, to cater to the requirements of its expanding population. This has created a conducive environment for real estate development, with new residential and commercial projects sprouting up across the state. Consequently, there are ample opportunities for investors and developers to exploit the demand for low-priced land and cater to the needs of a burgeoning market.

Additionally, the state's proximity to urban centers and essential amenities provides the best of both worlds, allowing homeowners to relish the tranquility of rural living while still being within reach of modern conveniences.

No, You Beg - 2021 article from The Cut about the difficulty in adopting in the COVID era
Another copied article to keep in reserve. It's an odd article from the pandemic, recounting the boom in rescue adoptions. It is a fairly pointless article in that it uses some really shifty rescuers, including Pixies and Paws, as sources, brightly highlights a bioethicist who uses her own foolish adoption of two pit bull mixes as evidence that most people shouldn't own dogs, and chronicles but fails to understand the loathing rescuers have for adopters. It does, however, wonderfully illustrate how rapidly the good times ended in rescue. Anyone reading the the current "we've never been so overwhelmed with dogs" rescue laments should know that there's a link between today's problems and yesterday's reckless opportunism.
The "bioethicist"
“I think it’s probably true that the majority of people who want to adopt a dog should not,” Jessica Pierce, a bioethicist who studies human-animal relationships, tells me. “They don’t have the wherewithal and don’t have what they need to give the animal a good life.” She herself ended up with two pets that didn’t get along at all — a herding mix and a pointer mix whose constant fighting made the idea of hosting a dinner party both perhaps “bloody” and definitely “scary and miserable.” She says shelters shouldn’t “drive away potentially loving and appropriate adopters because they don’t meet predetermined criteria,” but she also sees the importance of a thorough application process that prepares humans for the pitfalls of pet parenthood. “You need to be ready to have a dog who doesn’t like people very much,” says Pierce. When Bella, the 11-year-old she got from the Humane Society, dies, she’s not sure she will get a replacement, noting that the pandemic puppy boom is “driven by a reflection of human narcissism and neurosis.”
However, this is a fantastic truth long overdue for the telling.
“I started to talk to shelter leaders across the country,” Cushing says. “And one by one, they said any adoptable dog without a medical issue is gone by noon on Saturday. But the public didn’t know that. Only the dog seekers and the experts did.”

Jack, adopted by Tori and Paris through In Our Hands Rescue.
It was a rainy Sunday in June, and Danielle had fallen in love.
The 23-year-old paralegal spent the first part of her afternoon in McCarren Park, envying the happy dog owners with their furry companions. Then she stumbled upon an adoption event in a North Brooklyn beer garden, where a beagle mix being paraded out of the rescue van reminded her of the dog she grew up with, Snickers. It all felt like fate, so she filled out an application on the spot. She was then joined by her best friend and roommate, Alexa, in sitting across from a serious-looking young woman with a ponytail who was searching for a reason to break her heart.
Danielle and Alexa were confident they would be leaving with Millie that day: After all, they had a 1,000-square-foot apartment within blocks of McCarren and full-time employment with the ability to work from home for the foreseeable future. But the volunteer kept posing questions that they hadn’t prepared for. What if they stopped living together? What if Danielle’s girlfriend’s collie mix didn’t get along with her new family member? What would be the solution if the dog needed expensive training for behavioral issues? Which vet were they planning to use?
All of which, upon reflection, were reasonable questions. But when it came to the diet they planned for the dog, they realized they were out of their depth. Danielle recalled that Snickers had lived to 16 and a half on a diet of Blue Buffalo Wilderness, the most expensive stuff that was available at her parents’ Bay Area pet store. “Would you want to live on the best version of Lean Cuisine for the rest of your life?” sniffed the volunteer with a frown. She would instead recommend a small-batch, raw-food brand that cost, when they looked it up later, up to $240 a bag. “If you were approved, you’d need to get the necessary supplies and take time off from work starting now,” the dog gatekeeper said. “And the first 120 days would be considered a trial period, meaning we would reserve the right to take your dog back at any time.” The would-be adopters nodded solemnly.
The friends rose from the bench and thanked the volunteer for her time. Believing they were out of earshot, the volunteer summed up the interview to a colleague: “You just walked by, and you’re fixated on this one dog, and it’s because you had a beagle growing up, but you want to make your roommate the legal adopter?”
When Danielle and Alexa were young, one could still show up at a shelter, pick out an unhoused dog that just wanted to have someone to love, and take it home that same day. Today, much of the process has moved online — to Petfinder, a.k.a. Tinder for dogs, and various animal-shelter Instagram accounts that send cute puppy pics with heartrending stories of need into your feed and compel you to fill out an adoption application as you sit on the toilet. Posts describing the dogs drip with euphemisms: A dog that might freak out and tear your house up if left alone is a “Velcro dog”; one that might knock down your children is “overly exuberant”; a skittish, neglected dog with trust issues is just a “shy party girl.” Certain shelters have become influencers in their own right, like the L.A.-based Labelle Foundation, which has almost 250,000 Instagram followers and counts Dua Lipa and Cara Delevingne among its A-list clients. Rescue agencies abound, many with missions so specific that you could theoretically find one that deals in any niche breed you desire, from affenpinschers to Yorkshire terriers.
This deluge of rescue-puppy content has arrived, not coincidentally, during a time of growing awareness of puppy mills as so morally indefensible that even Alexandria Ocasio-Cortez could draw fire for seemingly buying a purebred French bulldog in early 2020. Then came the pandemic puppy boom, a lonely, claustrophobic year in which thousands of white-collar workers, sitting at home scrolling through their phones, seemed simultaneously to decide they were finally ready to adopt a dog. The corresponding demand spike in certain markets has simply overwhelmed the agencies: New York shelters that were used to receiving 20 applications a week were now receiving hundreds, with as many as 50 people vying for a single pup.
The rescue dog is now, indisputably, a luxury good, without a market pricing system at work to manage demand. A better analogy might be an Ivy League admissions office. But even Harvard isn’t forced to be as picky as, say, Korean K9 Rescue, whose average monthly applications tripled in 2020.
And yet someone has to pick the winners — often an unpaid millennial Miss Hannigan doling out a precious number of wet-nosed Orphan Annies to wannabe Daddy Warbuckses and thus empowered to judge the intentions and poop-scooping abilities of otherwise accomplished urban professionals, some of whom actually did go to Harvard.
This has led to some hard feelings. Every once in a while, someone will complain on Twitter about being rejected by a rescue agency, and it will reliably set off a cascade of attacks on “entitled rich white millennials assuming they can have whatever they want,” followed by counter-attacks on those who “appoint themselves the holy sainted guardian of all animals.” Danielle was ultimately deemed unworthy, not even receiving a generic rejection letter over email. After all, there isn’t really that much incentive for the rescue agencies to be polite these days.
The modern animal-rescue movement grew alongside the child-welfare movement in the mid-19th century. It got another boost in the years following World War II, when Americans were moving out to the suburbs in droves, according to Stephen Zawistowski, a professor of animal behavior at Hunter College. Suddenly, there were highways, yards, and space. Walt Disney was making movies about children and dogs that promoted the idea that no new home was complete without a loyal animal companion. (Zawistowski said that one might call this the Old Yeller Effect, but there were various riffs on the same theme over the ensuing decades. Essentially, Flipper was “Let’s put Lassie in the water.”)
In the early ’80s, University of Pennsylvania researchers confirmed the effects that animal companionship has on everything from blood pressure to heart conditions to anxiety. Pets were no longer just how you taught Junior to be responsible; they might be critical to maintaining adults’ physical and mental health. The way people spoke about animals started changing. The idea that “homeless” dogs were sent to the “pound” because they were “bad” went out of fashion. “Suddenly, you had ‘rescue’ dogs brightly lit in the mall,” says Ed Sayres, a former president of the ASPCA who now works as a pet-industry consultant. “Basically, we gave animals a promotion.” Meanwhile, in the late ’80s, spay and neuter procedures had been streamlined and were being recommended by vets as well as by Bob Barker on The Price Is Right.
Then came The Ad. Released in 2007, it featured close-ups of three-legged dogs and one-eyed cats rescued by the ASPCA over a wrenching rendition of Sarah McLachlan’s “Angel.” The commercial warned that “for hundreds of others, help came too late.” In just a year, the ad raised 60 percent of the ASPCA’s annual $50 million budget. The organization was reportedly able to increase the grant money it gave to other animal-welfare organizations by 900 percent in ten years. It is difficult to overstate the emotional hangover The Ad inflicted on millennials and members of Gen Z. Janet M. Davis is a historian at the University of Texas at Austin, where she lectures on animal rights to a demographically diverse body of students — everyone from cattle ranchers to vegan punks — most of whom cry when she shows The Ad in class. “It absolutely brings down the house,” she says. “Every time.”
Theoretically, the point of dog adoption is that there are more dogs born into the world than there are humans lined up to care for them. But as interest grew, the supply problem became less acute. Thanks to widespread spay and neuter policies, there are simply too few unwanted litters for what the adoption market wants.
National chains like PetSmart partnered with local shelters to supply its animals for sale. Savvy rescues in dog deserts like New York hooked up with shelters in the Deep South, where cultural attitudes toward spaying and neutering pets are much more lax. While there is no official registry of how many shelter dogs are available in the U.S., in 2017, researchers at the College of Veterinary Medicine for Mississippi State University published a study reporting that the availability of dogs in animal shelters was at an all-time low. “That is,” says Sayres, “an environment that leads to a kind of irrational, competitive behavior.” The rescue mutt had become not just a virtue signal but a virtue test. Who was a good enough human being to deserve a dog in need of rescuing?
Heather remembers the old easy days. “I went on Craigslist and an hour later, I had a puggle,” she says of her first dog-getting experience with her boyfriend in college. George the puggle humped everything in sight, shed everywhere, and chewed through furniture until the end of his life, but she loved him all the same.
Flash-forward 16 years: She and that boyfriend are married, have two kids, and can’t seem to get a new dog no matter what they try. Yes, she could find a breeder easily online (currently for sale on Craigslist: a Yorkie-poo puppy from a breeder asking $350 and just a few screening questions). But instead, in the middle of the pandemic, “I was sending ten to 12 emails a night and willing to travel anywhere, and no one would give us any sort of animal,” she remembers. Shelters would send snappy emails about how her family wasn’t suited for a puppy, even though they made good money and had clearly cared for their dearly departed George — they once drove three hours to get the dog a specially made knee brace. “I was trying to be really up front with people and would say that my daughter has autism and that I have a 3-year-old, and they would say no. It felt like they were saying, ‘We don’t give dogs to people who have disabilities.’ ”
It didn’t matter what kind of dog she applied for — older, younger, bigger, smaller — there was always an official-sounding excuse as to why her family wasn’t suitable. (“Pups this age bite and jump and scratch and while they are cute to look at, they are worse than a bratty ADHD toddler, without diapers,” one rescue wrote. “Sorry.”) She considered looking at emotional-support animals that work specifically with autistic youth but found out they could cost 18 grand and require a two-year waiting period. She couldn’t stomach the idea of setting up a GoFundMe, as other people in the community had. “It got to the point of me wondering, Okay, so what dogs do children get?” she recalls. “I always thought that dogs and children go together.” By the fall of 2020, Heather had turned back to breeders. “People get a little spicy when you say you paid for a dog. You want to scream that you tried your hardest, but it wasn’t possible,” she says.
Others, like Zainab, figured out ways to work the system. She blanketed agencies with applications in the early months of the pandemic, applying for 60 dogs. (The ease of applying online might also explain the statistics.) She thought the fact that she had a leadership role in public education would demonstrate that she was both successful and nurturing. “I’m a professional, I make good money, and I have a master’s degree,” she tells me. She was rejected all the same. Finally, a co-worker suggested Zainab make a résumé in order to stand out. The multipage document — which features testimonials from high-powered friends, including local elected officials — is what got her an exclusive meeting with Penny the pug in a parking lot. She was handed over with a leash tied around her neck and vomited in the front seat of Zainab’s car about three blocks later. Success!
Or take Lauren, who’d had dogs all her life and found living solo during COVID lonely. “You can’t be without an animal at this particular time,” she told herself. So she started applying for dogs on Petfinder and boutique-rescue websites. “I would look up at my clock, and it would be two in the morning,” she says. Her hopes were high when she got a meeting with a Chihuahua mix in the suburbs named Mary Shelley. Lauren thought the meeting went well, but it ultimately didn’t result in the interviewer granting the adoption. “Then I was in conspiracy-theory mode, thinking she doesn’t like gay people, or single people, or people who live in the city,” she says. “It was a crazy-making experience. It’s a pandemic, so your world is already turned upside down, but I became psychotic.
“The people who run rescue organizations — this was their moment to shine,” she adds. “Even though they were totally bogged down with requests, they got to feel the power. They got to make someone’s dreams come true or smash them to the ground.”
The inquiries can get extremely personal. “I found the questions very offensive,” says Joanna, a Memorial Sloan Kettering Cancer Center nurse who tried to adopt last year with her architect husband. “I was like, ‘What does this have to do with getting a dog?’ ” Her husband didn’t even want to put the thought out into the universe, but he was forced to admit that he’d probably be the one to take a shared pet in the event of a divorce. The two also had to grapple with what would happen if one or both of them died of COVID during the pandemic. And would both of them be able to take three days off at a moment’s notice to help the dog acclimate to its new home? “I was frank with her and said, ‘I take care of cancer patients,’ ” says Joanna. “She was very unsatisfied with our answer.”
“The more popular the rescue is on the internet, the more clout they have,” says Molly, a writer in New York. “If you have a really good social-media presence, you can throw your weight around.” (The clout goes both ways: Posting about your rescue dog on Instagram is an indirect way of broadcasting that someone out there deemed you morally worthy enough to be chosen.) She inquired about eight dogs in six weeks from about five different rescues, only to be continually rejected. She finally got an interview with a rescue agency whose cute dogs she had seen on social media. They asked to tour her apartment over Zoom. Fine. They asked for her references. Great. But then they asked if she would pay for an expensive trainer. She asked if she could wait — not only was it during the height of COVID, but the cost of the sessions with the trainer could be close to $1,000. The person she was dealing with said over email that dogs were investments and suggested she look elsewhere. “I was like, This is so Brooklyn,” she says.
Still, others wished the warning about trainers had been more explicit. At the height of the pandemic, Steven remembers scrolling through social-media post after social-media post saying things like “URGENT: NEED TO FIND THIS GUY A HOME” while “picturing this dog on a conveyor belt going toward this whirring saw. And meanwhile I am screaming at my phone, ‘I applied and you turned me down!’ ”
But after securing a dog, he came to believe the process, while tough on the human applicants, wasn’t tough enough when it came to the dog’s needs. Right off the bat, Cooper was very hyper and mouthy when playing. “We were doing the thing that everyone does, like, posting pics: ‘We’re at the park, isn’t this fun, hahaha,’ ” he says. But the reality was much less Instagram-worthy. Cooper became difficult to handle, especially in a small New York apartment; mouthiness escalated to gnashing his teeth and guarding food. “It’s embarrassing, and I hate having to tell people we had to give the dog back,” he says. (So much so that Steven requested a pseudonym for himself and for Cooper.) “To be frank, the experience we had with the dog was pretty traumatic. If this volunteer had felt so powerful, I wish that they had said we wouldn’t be able to handle this dog.” Although Steven’sInstagram is replete with photos of other friends’ dogs, evidence of Cooper’s existence has disappeared from the account.
The rescue-dog demand has also been stressful for the overwhelmed (and overwhelmingly volunteer) workforce that keeps the supply chain running. On a recent Saturday, Jason was speeding toward JFK airport in a windowless white van covered in graffiti. Though he was on his way to help rescue dogs, he is the first to admit he’s not the biggest fan of the animals. “I just need something to do,” he says. “I was going crazy sitting around the house.” His friend, who was employed at a rescue, recommended him for an unpaid gig. Prior to the pandemic, he managed an Off Broadway play in the city. The 34-year-old, who is athletically built with a shaved head, has a compulsive need to be coordinating a production, and getting dogs to New York City from a different continent is definitely that.
Many of the city’s rescue dogs come from other parts of the world these days, brought over by volunteers who take them through a complicated Customs process. This is part of what Pet Nation author Mark Cushing calls the “canine freedom train.” A former corporate trial attorney, Cushing had thought that American shelters were filled with dogs with a figurative hatchet outside their kennel; that was until his daughter, a shelter volunteer, said that, in fact, scores of people were lined up around the block every weekend in hopes of adopting a handful of dogs. “I started to talk to shelter leaders across the country,” Cushing says. “And one by one, they said any adoptable dog without a medical issue is gone by noon on Saturday. But the public didn’t know that. Only the dog seekers and the experts did.”
Jason waited in arrivals, ready to stop anyone who walked by with dog crates. When he saw some, he swooped in. It turned out that he had ended up with an extra animal — one that was yowling like it needed to get out and pee. He couldn’t figure out to whom it belonged, and after about 40 minutes of drama in the pickup area, two large men jumped out of a truck with out-of-state plates. They handed Jason $20 before he knew what was happening, loaded the dog into their Silverado, and sped off toward North Carolina. It was unclear if they were adopters themselves or worked for a shelter.
With that out of the way, Jason tried to carefully maneuver a luggage cart full of the remaining dog crates to the lot where he was parked. When one fell, the animal inside didn’t make a sound, presumably zonked from its long journey across the ocean. More volunteers were waiting at the shelter with food, water, and an enormous number of puppy pads when he arrived. After the animals decompressed from their long flight, they would be taken to an adoption event, where they would hopefully meet their new humans.
Emily Wells hasn’t taken a vacation in years. She works full time on Wall Street but is also the coordinator for Pixies & Paws Rescue — a job that she does in between calls and meetings and emails. That means responding to DMs on Instagram about available dogs, attending adoption events on weekends, and getting on the phone with a vet at 10 p.m. because one of her fosters got sick. That also means screening applications, which more than doubled during the height of the pandemic. Typically, she denies about one-third. This part of her job might not be the most physically demanding, but it does take a psychic toll.
“What I’ve found is a lot of people are very entitled,” she says. “They send nasty emails. I’ve been called every name in the book. But there are reasons we deny. We are entrusted with placing a living, breathing thing in someone’s home for the rest of its life.” She wishes people would understand that the rescue is just her and one other person trying their best to deal with off-the-charts levels of demand. “I know rescues that don’t even reply,” she says. “So the fact that we do and still get shit for that is annoying.” And explaining why someone was rejected can create its own problems: What if they use that information to fib on their next application?
Rescues like Wells’s are largely dependent on foster parents to house the dogs they import. Foster-to-adopt is one way that people adopt pets, a means of testing out compatibility and increasing one’s chances of adopting in a hypercompetitive city. But demand for dogs was so high last year that even proven volunteers couldn’t get their hands on a foster. Take Suchita, an animal lover who moved from India to New Jersey for her husband’s VP job with a big bank in 2019. Unable to work owing to visa issues, she became a prolific dog fosterer for a rescue in Queens. She also worked with a program that pairs volunteers with elderly animal owners who need help taking their pets out on walks. That program was suspended during COVID, which left Suchita desperate for more dog time.
Figuring that online volunteer work might fill the void, she started helping another organization wade through its massive backlog of applications by calling references. She offered to foster more dogs but didn’t hear back, nor did her attempts to adopt pan out. When she went ahead and adopted Sasha, a Pomeranian, through another rescue agency, the first organization was not happy. “After I posted Sasha on Instagram, they called me saying it was a conflict of interest to have worked with another agency,” Suchita says. “I was not at all prepared for that. Then they unfollowed me. It really hurt, but no hard feelings.” She is humbly aware of the fact that in New York, there is always someone who has a nicer apartment, a better job, and more experience than you. If everything else is equal, why shouldn’t a shelter try to give a dog to someone who can afford to give it the best life possible?
“They don’t treat humans nicely, but at least they treat dogs nicely,” she says.
In some corners of the rescue world, a reckoning is taking place. Rachael Ziering, the executive director of Muddy Paws Rescue, which found homes for around 1,000 dogs last year, got her start volunteering at other nonprofits whose adoption processes she found abhorrent. She saw, for instance, people look at adoption applications and say, “Oh, that’s a terrible Zip Code. I’m not adopting to them.” Or they would judge people based on their appearance. “I know a lot of groups that will ask for your firstborn along with your application,” she says. “I think it’s well intentioned, but I think it just took a turn at some point. It’s morphed into sort of an unhealthy view that no one’s ever gonna be good enough. Nobody’s ever perfect — the dog or the person.” Muddy Paws is instead embracing what is known as “open adoption,” a philosophy that allows for rescue volunteers to be more open-minded about what a good dog home might look like. It has started gaining traction among groups like the ASPCA in recent years, in part because the organization’s current president was denied a dog — twice. Instead of rejecting applicants outright based on their giving the “wrong” answers, Ziering’s team speaks with hopeful dog owners at length, learning about their lifestyles and histories to match them with the pet best for their family. Still, even a more inclusive philosophy toward profiling adoption applicants comes up against the intractable math: There are only so many dogs that need homes. Though Muddy Paws rejects less than one percent of applicants, some decide to adopt elsewhere if it means getting a dog faster.
Is any of this good for the dogs? Depends on whom you ask. If the intense questions involved in securing the dog cause someone to reflect before making a decision they’ll regret — sure. Others note that the average dog’s life span has hovered around 11 years for decades.
“A lot of this is driven by Instagram,” she says. “We have this expectation that dogs are not really dogs; they’re toys or fashion accessories.”
I’m not pushing you, but it seems like you want to bring him home,” the Badass Animal Rescue volunteer said with the controlled energy of a used-car salesperson. Bill and Sherrie, a middle-aged couple who had lost their English bulldog three years ago, were looking for a replacement. The dog with a bright-red boner jumped on Bill, and everyone pretended not to notice. “He definitely has energy,” Bill said brightly. The couple were on the fence, and the volunteer could sense the close slipping away.
Although this organization saw applications rise 200 percent during the pandemic, things are now recalibrating back to normalcy. We are, it seems, witnessing the cooling of the puppy boom. The unbearable loneliness of the pandemic has abated, replaced with anxiety about how to possibly do all the things all of us used to do every day. New Yorkers are being summoned back to the office or planning vacations. Many young professionals are finding that, when given the option between scrolling through rescue websites until 2 a.m. or doing drunken karaoke in a room full of friends, Dog Tinder is losing its appeal. Local shelters are seeing application numbers slip — many say they have returned to pre-COVID levels — which, in turn, has made it slightly more of an adopter’s market.
Bill and Sherrie went to the hallway to talk it over. He was definitely a puller like their old dog, Xena. And he was also a hell of a shedder. The volunteer kept talking about something called a “love match,” but was this really one? “We’re just gonna need a little more time,” Sherrie confessed when they came back inside. No one was making eye contact. As they prepared to leave, the dog jumped up on Bill again, his tongue flopping sideways and his wagging tail spraying white fur. He was clearly not aware that the tenor of the room had shifted. “We might be back,” Bill said with an obvious twinge of guilt. “Don’t worry!”
We will probably look back on the class of pandemic dogs adopted in 2020 as the most desirable unwanted dogs of all time — the ultimate market-scarcity score for a slice of virtuous, privileged New York City. People like Danielle will see them paraded around places like McCarren Park, the living, breathing trophies for self-satisfied owners who made it through the gauntlet. At least for the next 11 years or so.

2024.05.13 01:53 AppHelper Forget "Spike Theory." Be an intellectual and follow the "Five Cs" of academic ECs.

TLDR: A “spike” isn’t enough for top colleges. In the course of pursuing diverse extracurricular activities, you should prove that you are “intellectual” by demonstrating curiosity, competence, communication, context-awareness, and critical thinking.

What’s Wrong With Spike Theory?

“Spike Theory,” one of the most popular approaches to admissions strategy, is based on the idea that by accepting students with “spikes” in different areas, colleges can create a well-rounded class. Creating a spike is about demonstrating that you are extremely passionate about something, preferably excel at it, and can communicate its importance to you in your essays. But “Spike Theory” basically stops there, and it’s not enough anymore. With such a large applicant pool, it is very difficult to stand out with passion and excellence. The amount of time and energy required to be “excellent enough” to constitute a “spike” is likely to compromise other important parts of the application (such as academics and test scores, and possibly leadership). And if you are “outspiked” by other applicants, what’s left to make a strong argument for your admission? Additionally, from a college’s perspective, there may simply be too many spikes to choose from. Even the “longest” spike may not be the “missing piece” they’re looking for.

Types of ECs

In helping students think about planning and describing their extracurricular activities, I use a framework of five categories:
  1. Intellectual pursuits outside the classroom
  2. Leadership
  3. Service (community/social/environmental)
  4. Personal skill development/hobbies
  5. Physical activity There might be some rare exceptions for physical activity, and Depending on the applicant’s goals and obligations, I might add the categories of “business/career-oriented” and “family responsibilities.” But otherwise, I consider each of these five essential no matter what an applicant wants to study. My strategy is not just to make sure each of the categories is checked off, but to find and innovate activities that fit into multiple categories. The more categories an activity covers, the more unique and memorable that activity tends to be. The “spike” lies not in the degree of achievement, but in its uniqueness. (A word repeated often by a former MIT and Cornell admissions officer I work with is “singular.”)
In this post, I’d like to elaborate on what I consider the most important category of extracurricular activity: intellectual pursuits outside the classroom. (These are commonly called “academic” ECs, but my terminology implies something a little broader.)
I’ve often said that all colleges are looking for students who are intellectually curious, but the most competitive colleges are looking for students who are intellectual. To create actionable advice on how to demonstrate both intellectual curiosity and intellectualism, I have developed what I call the “Five Cs” of intellectual pursuits: curiosity, competence, communication, context-awareness, and critical thinking. I’ll explain what I mean by each and suggest some ways you can demonstrate them. (These suggestions are illustrative, not exhaustive.)

CURIOSITY

What It Is

Interest in a topic.

Why It’s Important

All colleges are looking for students who love to learn. The reason is very straightforward: colleges are first and foremost places of learning, and colleges want students who are motivated to learn. Curiosity also drives deeper inquiry and lifelong learning, which are highly valued in academic (and many professional) settings.

How to Demonstrate

COMPETENCE

What It Is

Being good at something.

Why It’s Important

Except for recruited athletes, certain fine arts students, a few politically connected applicants, and some legacies, colleges admit primarily on the basis of academic potential. Someone who is intellectually talented is generally more likely to succeed academically and contribute to a discipline. With so many students applying with perfect grades, pursuits outside the classroom (to any degree of success) will often be what sets an applicant apart.

How to Demonstrate

Any form of external recognition by a qualified and competent authority:
Your counselor and teacher LORs can effectively attest to your excellence as well if your recommenders have attended the kinds of schools you’re aiming for (e.g. T20s) and/or have gotten to know many students who went on to attend such institutions. This is a major reason “feeder” schools exist and do their job; admissions officers can trust alumni and counselors with whom they have an ongoing relationship. If you’re not from a feeder school, then your grades, involvement in ECs, and school LORs will not be as compelling, and you should pursue outside recognition if possible.

COMMUNICATION

What It Is

Demonstrating that you understand something through written and spoken words.

Why It’s Important

Success in college depends on good communication skills. American classrooms can be very interactive, with group projects in STEM classes and labs, and discussion-heavy seminars in all disciplines. The ability to explain complex topics in simple terms is valued because it suggests the ability to do well on exams and serve as an informal mentostudy partner or formal teaching assistant (TA). At US colleges, undergraduates often serve as TAs for younger students, sometimes as early as sophomore year. TAs with high proficiency in English are especially valued, as a common complaint among undergraduates at Ivies and other top colleges is poor English proficiency of graduate-student TAs.

How to Demonstrate

CONTEXT-AWARENESS

What It Is

Understanding the connection of what you’re learning to other disciplines, its practical applications, and how it fits into the corpus of human knowledge.
Context-awareness includes thinking about a subject from different perspectives and disciplines. Let’s say you’re interested in cars. You can think and learn about cars from many different approaches:

Physical Sciences and Engineering

Computer Science and Engineering

Economics and Business

Other Social Sciences

Fine Arts and Humanities

Someone interested in cars would not be able to explore all of the above topics in depth, but an “intellectual” would strive to learn from multiple angles and demonstrate awareness of others. These disciplines comprise the modern “liberal arts.”
Context-awareness also includes understanding how the discipline developed and the major figures—past and present—who have contributed to the discipline.

Why It’s Important

This liberal arts approach is not restricted to “liberal arts colleges.” Ivy League undergraduate programs have a liberal arts curriculum, even if they are in a specific business or engineering school. There will always be humanities and social science requirements even for business and engineering students, and all top colleges (including MIT and Caltech) emphasize an interdisciplinary approach that includes humanities and social sciences. They may have slightly different traits and accomplishments they’re looking for, but an interdisciplinary approach is something they all share. If you can demonstrate that you are already inclined toward this type of thinking, you are more likely to be seen as a good “fit” for any top university.
This type of thinking is not often emphasized in high-school STEM curricula, especially those in other countries that focus more on rote memorization and repetition of techniques within a strict rubric. Demonstrating that you understand and appreciate context reflects that you are prepared for future academic pursuits and a multidisciplinary, integrative approach.
Those familiar with the principles of AI know that context-awareness is a basic concept there too. GPTs trained on large datasets (like ChatGPT) are so good because they have a lot of context. In essence, the more context-aware a human or machine is, the “smarter” they are perceived.

How to Demonstrate

ECs that combine intellectual pursuits with service, leadership, and/or personal skill development demonstrate that the subject is important to (respectively) society at large, other individuals in your community, and/or yourself and your personal growth. Those are contexts for learning. You should identify and develop your passions, and then use your application to demonstrate that you are well suited to a top university. In other words, as you develop your profile and craft your application, you will give the impression not that you’re doing your ECs “for college,” but rather you’re going to college *to pursue your ECs*. And if you’re genuinely passionate about something and are able to develop your intellect along the way, that will actually be true.
A few examples of the kinds of students and activities I’ve helped them develop are:
The first two students got into multiple Ivies, and in the first case one Dean of Admissions hand-wrote a note about how cool they thought the dance project was. In the last case, the young woman got into a T30 with only four out of 10 ECs filled up in her application, but she covered all five categories: intellectual pursuits (1) by studying relevant academic disciples; leadership (2) and community service (3) by organizing and teaching the class; and personal skill development (4) and physical activity (5) by using her martial arts skills. The first three of her four activities were: martial arts accomplishments; studying and writing about the academic disciplines; and teaching the class. (The fourth EC was an unrelated volunteering activity.) She didn’t need any more ECs than that to create a well-rounded profile and a memorable impression. The intellectual study of self-defense and martial arts was done in the context of everything else.
Your essays and LORs should demonstrate context-awareness, especially if the nature of your ECs do not immediately make it evident. In fact, this is the primary purpose of any EC essays and a potential primary or secondary purpose of your main essay and “community” essays. That’s not to say your main essay necessarily has to be about your ECs, but if you’ve developed your ECs with a related theme across disciplines and they involve your personal skills and/or identity, it’s likely you have a lot to say about them. This will probably include unique personal feelings, experiences, and perspectives—all important ingredients in a successful essay.
There are certainly impactful activities that involve the other categories and not intellectual pursuits, but those activities can become more relevant to a college application if given an “intellectualized” context through essays.
For example, I had a Chinese-national student living in Italy who organized a charity run around the Aurelian walls of Rome, his home city. The run wasn’t huge; it had fewer than 50 participants and raised €800, a very small impact compared to what a lot of applicants accomplish these days. The essay was mostly about navigating Italy’s notorious bureaucracy and slow-moving commerce to make the run happen. But his main intellectual interest was in classics, so I suggested that he incorporate some appreciation for history and the juxtaposition of ancient structures with a modern, bustling city, plus Latin and Italian phrases here and there for some “flavor.” In the essay he was able to take a kind-of-interesting but lackluster EC and tie it to his intellectual interests. This was ultimately appealing to the multiple T20s he got into (including a very competitive joint business-degree program).
Essays based on “Spike Theory” include some context-awareness with respect to personal passions and world-changing aspirations, but the strategy is generally not as nuanced and sophisticated as the one I’m describing.

CRITICAL THINKING

What It Is

Examining the nature of the discipline, the characteristics of the approach you’re taking, and the effect of inquiry itself on how we understand the world.

Why It’s Important

This is the goal of a liberal arts education. You need to learn the facts, master them, communicate your thoughts effectively, and understand why something is important and how to approach a topic from multiple disciplines—all so you can learn to think critically. I won’t get into all the different forms of criticism, but there are many. You may have heard of controversial topics like “critical race theory” or “textual criticism,” but criticism includes (usually) less inflammatory topics. The classical modes of thought such as thesis/antithesis/synthesis (together “analysis”) are about understanding the facts and their context, then thinking critically to come up with novel ideas. These are the modes of thought that are taught and applied in elite colleges.

How To Demonstrate

You can select ECs that help you develop critical thinking skills, but that’s just a start. Olympiads can do this only to a limited extent; problem-solving within a discipline is a form of critical thinking, but not quite the interdisciplinary kind colleges value most. Your ability to synthesize information and innovate ideas as part of your ECs is generally reflected in LORs and awards specifically established to recognize critical thinking.
However, the main way to prove your critical thinking skills is through your essays. That’s not easy to do, but you can get an early start on what your application might look like.
Whether you’re an eighth- or ninth-grader planning your extracurricular activities or a senior preparing to write about your personal passions, leadership experiences, cultural background, and community service, ask yourself:
Parents, counselors, and other professionals can help teens explore these kinds of questions. An effective EC profile requires more than checking boxes and more than creating a spike: it involves critical planning, execution, and expression.
The most successful applications reflect intellectualism at their core. By developing the “five Cs” of intellectual pursuits, integrating them throughout your activities, and incorporating them into your application, you can demonstrate that you are ready for a liberal arts or engineering education at the highest level.

2024.05.13 00:06 Rooster_Professional Future A24's more "commercial" movies

Hi everyone :)
I read a few months ago that A24 will produce more commercial/ accessible / crowd pleasing movies (or movies that can appeal to bigger audiences, however you wanna call it).
I'm a bit excited about it, cause I pretty much hate the more "niche" A24 (ghost story, EEAAO, swiss army man, killing of a sacred deer, hereditary, Midsommar, beau..).
So I wonder - what future A24 movies will follow this new wave? Are there any announcements about future A24 movies?

2024.05.12 22:03 kingofstormandfire These are the Top 6 songs of 1967 according to Billboard's year-end list. Which one is your favourite?

It was a race between The Four Tops and The Monkees, but in the end, The Monkees finished first with "Last Train to Clarksville", winning the 1966 poll. A great song. Well-deserved victory.
1967 is often considered one of the greatest years in popular music, and the year that psychedelia really became mainstream. It's also the year where the British Invasion has pretty much ended. It's also where the counterculture movement really became present in music. It's a year where rock is starting to become harder. Also, 1967 also saw a great explosion in popularity for soul music, which would continue all the way into the 1970s.
******
1) “To Sir With Love” (Lulu) https://www.youtube.com/watch?v=JOVQ4vAmM7Y
In the year of psychedelia, British singer Lulu's pop ballad from the Sidney Poitier-led film "To Sir, With Love" became the No. 1 song of 1967, making her the second British female artist to do so in the rock era, following Petula Clark in 1965. She also became the first of two Scottish female solo artists to achieve this, with Sheena Easton being the second in 1981. It was not until 2011, when Calvin Harris, featuring Rihanna, topped the Hot 100 with "We Found Love" that another Scottish artist topped the Hot 100.
I really enjoy this song. Lulu's performance is sincere, warm, and bubbly. I’m a little surprised that it was the number one song of the year, but it's definitely a great track.
2) “The Letter” (The Box Tops) https://www.youtube.com/watch?v=pyq3PUTnpd0
"The Letter," a blue-eyed soul track by The Box Tops, topped the US charts with 16-year-old Alex Chilton as the lead vocalist. It was written by country musician Wayne Carson. Chilton later co-founded the highly influential cult power pop band Big Star. While The Box Tops never reached the top spot again, they achieved several more Top 40 hits, including the 1968 hit "Cry Like a Baby," which peaked at number two in the US. “The Letter” is also the last song to top the Hot 100 that is under 2 minutes.
I do enjoy this song, but it’s not long enough for me to truly connect with it. I always found it fascinating that Chilton sounds older and gruffer on this song at 16 than at age 23 when the first Big Star album came out.
3) “Ode to Billie Joe” (Bobbie Gentry) https://www.youtube.com/watch?v=cJZ_ViDADOE
A US No. 1, Bobbie Gentry's gothic country song, performed with a simple acoustic guitar and subtle string background, captures the haunting tale of Billie Joe McAllister's suicide in rural Mississippi. Narrated by a young woman with a secret connection to Billie Joe, the song explores her family's indifferent reaction to the tragedy. The mysterious element of what was thrown off the Tallahatchie Bridge has intrigued listeners for decades. Gentry has repeatedly emphasised that the focus of the song is on the family's emotional detachment, describing it as "a study in unconscious cruelty," and stated that the object thrown off the bridge was irrelevant to the song's deeper message.
Fantastic song. Haunting. Very well written and performed by Gentry, who is an underappreciated artist nowadays. You can hear the influence this song had on the singer-songwriter movement of the early 70s. Check out her catalogue - she has several great songs and albums. She also scored a UK No. 1 in 1969 with her cover of “I’ll Never Fall in Love Again”.
4) “Windy” (The Association) https://www.youtube.com/watch?v=VUv9OK4KUv8
The 2nd and final US No. 1 by the sunshine pop group The Association, this song was written by Ruthann Friedman. She initially claimed that she had written the song about a man that she had a crush on (the gender of the song was changed in The Association version), but she later revealed that she had written the song about herself during her mid-20s. She wrote "Windy" in waltz time, but the group’s producer Bones Howe changed it to the more common 4/4 to ensure the song's commercial appeal. The lead vocals were sung primarily by guitarist and new band member Larry Ramos along with vocalist Russ Giguere. Ramos, who was of Filipino descent, was a rare Asian-American lead singer to have a number one hit single.
I dunno about you, but I absolutely love this song. It’s honestly one of my all-time favourites (alongside their US Hot 100 No. 2 masterpiece “Never My Love”). It’s perfect pop. So catchy, and quite danceable. I remember first hearing it when it was used in “Breaking Bad” (how ‘bout a windy, Wendy?).
5) “I’m a Believer” (The Monkees) https://www.youtube.com/watch?v=4PQAqprjOuA
I’m sure everyone knows this song, whether by The Monkees or the Smash Mouth cover. It was written by Neil Diamond and sung by Monkees’ lead singer Mickey Dolenz. Accounting for strictly sales of singles, this was the biggest-selling single of 1967, excluding radio play. It reached No. 1 in numerous countries all over the world.
Who doesn’t love this song? It may be overplayed, but it’s a classic.
6) “Light My Fire” (The Doors) https://www.youtube.com/watch?v=sLiq8j29Lww
"Light My Fire," the first of two chart-toppers for American psychedelic rock band The Doors, was credited to the whole band but was largely written by guitarist Robby Krieger. The song, known for its erotic lyrics and distinctive structure, epitomises the '60s psychedelic and sexual revolutions. The album version stretches over 7 minutes, while the radio-friendly single cuts down to just under 3 minutes. Krieger drew inspiration from the melody of "Hey Joe" and the lyrics of the Rolling Stones' "Play with Fire." When he brought his initial draft to the band, drummer John Densmore proposed a Latin rhythm, lead vocalist Jim Morrison contributed to the second verse and part of the chorus, and Ray Manzarek introduced a Bach-inspired organ motif. The song famously starts with a single snare drum beat, a suggestion from Densmore.
Wow, I’m shocked The Doors scored a US No. 1, let alone two (their other chart-topper was “Hello, I Love You”). That’s awesome. Great song. Not my favourite song by the band, but still, it’s a classic. I put the single version as the link.
***
Rounding out the Top 10 is “Somethin’ Stupid” (Nancy and Frank Sinatra) (No. 7), “Happy Together” (The Turtles) (No. 8), “Groovin’” (The Rascals) (No. 9), “Can’t Take My Eyes Off You” (Frankie Vali) (No. 10). An extremely strong Top 10. Even the worst song in the Top 10 - that Frank/Nancy song - isn’t that bad (it's more weird since it's a duet between fathedaughter).
