2024.05.14 02:34 Emotional-Tap-1725 Need Advice! Investing in Asset Leasing

I'm considering investing in a company that offers an option to purchase assets and then lease them back. They hold a valid single-owner LLC commercial license valid until 2025.
If I purchase assets for them, they'll enter into a 5-year rental contract and begin paying me monthly rent for the next 5 years. After the contract expires, I can either renew it or sell the assets because they'll be mine.
I'm looking to invest around 200k+ AED.
What factors should I consider to avoid potential scams?
  1. How can I verify the authenticity and legality of the rental contract?
  2. What happens if the company goes bankrupt?

2024.05.14 02:22 Crazy-Resolution5489 Lost

Hello everyone,
I'm a 1st year PE teacher. 3 months ago I was informed that they would not be renewing my contract. In less than a week I'll be out of a job. I've been on 7 teaching interviews and each one my performance gets worse and worse with the increase in pressure.
I put my family thru 2 years of hell going back to school to pursue my passion after putting them thru 2 years of previous hell working a claims job at a major insurance company that drove me to attempt suicide.
Of the 7 interviews I've been on not one offer has come my way and countless others moved on without giving me the time of day.
I've applied at other places outside of teaching without being offered so much as an interview.
I fear my only option is to go back to insurance where I'll eventually blow my brains out leaving my wife and two kids behind to pick up the pieces.
As I'm writing this it's hard for me to figure out why I'm even posting here. Whats the point? No one can fix my problems.
Anyway, there's my rant or whatever.

2024.05.14 02:10 Large_Surround8768 Non-Disclosure activity and report of illegal activity.

I have signed a non-disclosure agreement with someone which prevents them from disclosing information about our contract and service that I am providing them. They are accusing me of not being in compliance with some aspect of provincial law (nothing pertaining to criminal code here) which regulates my business. I am sure I am in compliance. They want to sue me and doing so they have to provide confidential information protected under our NDA as evidence. No legal authority has requested such information, they are going to provide them voluntarily to make their case.
If they sue and lose the case, which I am confident they will, would I be able to sue them for breaking the NDA in this case?

2024.05.14 02:07 x0xMidamix0x Previous employer swerving giving reference, against the reference clause of my severance?

Hello,
I was laid off in September. I’ve been unable to get any interviews except one in all of that time. Thankfully, it seems they want to hire me. However, the offer is pending them talking to my last job. They have been contacted multiple times and set up times to speak, but haven’t actually answered the calls.
As a part of my lay off, I had a “you can’t talk shit about me” reference clause put into my severance agreement as a response to their “you can’t talk shit about us” clause. It was essentially stating that they would give a non-negative reference if contacted for one. Them not giving this reference could cost me this offer. Do I have any legal grounds here to enforce the severance letter? What would damages even be, if I wanted to sue for breach of contract? I’m approximately a month away from eviction/bankruptcy so I’m desperate.
This is also the second or third? time they’ve violated the severance, including cutting off my insurance two months early and not giving me access to Cobra and also telling the state I was fired for misconduct instead of the truth that I was laid off, almost stopping me from being able to collect unemployment (another clause in the severance was that they would not take actions to stop me from getting unemployment but they sort of tried). So clearly they think they’re covered in some way.
NJ, in case it’s relevant.

2024.05.14 02:01 Eddie0Meadows non-compete agreement independent contractor

hi all. i'm a music teacher that's hired as an independent contractor. I'm working in Indiana, US.
in the contract it says the following: "For a period of two (2) years after the termination of this agreement, and in all counties where Teacher conducted lessons for the Company, Teacher is prohibited from soliciting or teaching any Company Students. Teacher’s covenant with Company not to solicit in this paragraph 3 shall be construed as independent of any other provision of this Agreement and shall survive termination of this Agreement. The existence of any claim or cause of action of Teacher against Company, whether predicated on this Agreement or otherwise, shall not constitute a defense to the enforcement by Company of this covenant not to solicit."
i'm sure many of you know that the FTC banned non-compete agreements. Would this count as a non-compete agreement? am I free from it? i appreciate the help!

2024.05.14 01:51 Simonbargiora Conversation with Bing

Anyone with a medical background How accurate is this?

Is there any chemicals in the dead cities that can be used for medicinal purposes in the above scenario? (dead cities, survivors left them when food ran out to the smaller areas, gasoline ran out and electricity was taken out removing power for the stuff in the cities, the function of cities remained however machines were full of every kind of valuable chemical, metal, even sewage to use as fertilizer, and machines, buildings could be demolished for concrete and all the machines every part could be repurposed for a different purpose cars put to their individual machanical components every part of a house taken apart surgically, the dead cities provided resource extraction to last indefinitely and cities ripped by thousands of workers, with 4 million survivors out of a 50 million pre war population supply exceeded demand)Copilot
In the scenario you’ve described, where survivors have left the cities to find resources elsewhere, the abandoned urban areas could indeed become treasure troves of materials for various uses, including medicinal purposes. Here’s how chemicals and other materials from the dead cities might be repurposed:
  1. Medicinal Plant Compounds:
  2. Pharmaceuticals:
    • Any remaining pharmaceuticals could be salvaged and repurposed. However, their efficacy and safety would need to be carefully considered due to potential degradation over time.
  3. Industrial Chemicals:
    • Certain industrial chemicals found in machinery or laboratories could have medicinal properties. For example, ethanol from industrial or research facilities could be used as a disinfectant.
  4. Metals for Medical Tools:
    • Metals from machinery and buildings could be melted down and reshaped into medical tools such as scalpels, tweezers, and other surgical instruments.
  5. Sewage as Fertilizer:
    • Treated sewage could be used as fertilizer to grow medicinal plants, creating a sustainable cycle of resource use.
  6. Repurposing Vehicle Components:
    • Parts from vehicles could be used to build medical equipment. For example, car batteries might power makeshift medical devices, and lenses from vehicle lights could be used in medical diagnostics.
  7. Building Materials for Clinics:
    • Concrete and other building materials could be used to construct clinics and hospitals where medical care can be provided.
  8. Chemical Reagents:
    • Chemical reagents from abandoned laboratories could be used for medical testing and research to develop new treatments.
In this scenario, the key to utilizing these resources would be a deep understanding of chemistry, medicine, and engineering. The survivors would need to be innovative and cautious, ensuring that any repurposed materials are safe and effective for medical use. The transformation of these materials into medicinal resources would be a testament to human resilience and adaptability in the face of adversity. 🌱🔬
1link.springer.com2listverse.com3link.springer.comYouwhat are some industrial chemicals found in machinery or laboratories could have medicinal properties and where can they be found?Copilot
In the context of machinery and laboratories, several industrial chemicals that could have medicinal properties include:
  1. Ethanol: Commonly used as a solvent and cleaning agent, ethanol also serves as a disinfectant and antiseptic in medical settings1.
  2. Glycerol: Found in machinery as a lubricant, glycerol is used in pharmaceutical formulations to improve smoothness and provide lubrication1.
  3. Hydrogen Peroxide: Used for bleaching or cleaning in industrial settings, it’s also an effective antiseptic for treating wounds1.
  4. Acetic Acid: While used in the production of synthetic fibers and plastics, it has applications as an antifungal agent1.
  5. Isopropyl Alcohol: A solvent in manufacturing processes, it’s also used for disinfecting skin before injections1.
These chemicals can be found in various industrial and laboratory settings, including chemical manufacturing plants, research facilities, and places where machinery maintenance occurs. In a post-apocalyptic scenario like the one described in “Threads,” survivors might find these chemicals in:
It’s important to note that while these chemicals have medicinal properties, they must be used with caution. Proper knowledge of their handling and application is crucial, especially in a scenario where professional medical advice and facilities are scarce. 🏭🔬
can post attack chemistry extract these chemicals from any objects?Copilot
In a post-attack scenario, extracting useful chemicals from various objects would be a crucial survival skill. Here’s how survivors might go about it:
  1. Ethanol Extraction:
    • Ethanol could be extracted from alcoholic beverages or fermented materials. Distillation setups using basic equipment like pots, tubes, and heat sources could be improvised to purify ethanol.
  2. Glycerol Recovery:
    • Glycerol is a byproduct of biodiesel production, which can be made from used cooking oils. It can also be recovered from soap-making processes.
  3. Hydrogen Peroxide Production:
    • Hydrogen peroxide can be synthesized through various chemical reactions, including the electrolysis of water or by reacting barium peroxide with sulfuric acid, if available.
  4. Acetic Acid (Vinegar):
    • Acetic acid can be obtained from the fermentation of fruit juices or other sugary solutions. The process would require oxygen and time for vinegar bacteria to convert ethanol into vinegar.
  5. Isopropyl Alcohol:
    • Isopropyl alcohol can be found in cleaning products or medical supplies. It could also be synthesized through the hydration of propene, which might be sourced from fuel or chemical storage facilities.
Survivors would need to have knowledge of chemistry and access to some basic laboratory equipment or be able to improvise with available materials. Safety would be a paramount concern, as chemical extraction processes can be dangerous without proper precautions and equipment123.
In such a scenario, the ability to adapt and innovate with available resources would be essential for survival and recovery. 🧪🔬

M31, 5’11” (5’10”…), 158lbs, Ankylosing Spondylitis treated with Humira 60mg/2weeks & Methadone 20mg daily (semi aggressive AS), Ex-Collegiate athlete and how I discovered I had AS.
Knew I’ve had ED for awhile but was sexually inactive because of my daughters age and my Goddaughter moving in & out throughout her life and thought the idea of having one night stands then telling them as girls not to do the same would be a terrible contraction I could never shake from their heads and just didn’t risk it.
A few things happened that made me decide to fully investigate it and pushed it through with my doctor until the tests were ordered (I had originally planned to take them to an online clinic) but with seeing how bad they are and started making a few calls to my Insurance Health Care Manager she said very similar, that the blood tests weren’t alarming but could indicate a bigger issue or cause a more severe issue if I got very sick or had an infection but the best she can do is mark the referral to an Endocrinologist “Urgent”
I went to a Urologist to ask about this just talk to someone since my Rheumatologist was the first person I mentioned it to in passing and she said “hey you should probably do something with your prostate twice a week…you know.” And I said I didn’t really feel like it but Urologist and I basically argued cause he refused to take a sample and said off the bat “I won’t be prescribing anything.” And I had only brought up that I had ED not that I was considering TRT so now it’s an endocrinologist hopes I can get treatment here. Whose got the special phrase to get the goods 😂, but seriously you guys see this and you can imagine this doesn’t feel great so in all seriousness how can I kinda assure I walk out with full on TRT.
Super nervous here cause for every day I spend on this I have to leave a job that I kinda need right now.

2024.05.14 01:43 ApprehensiveBobcat24 Sudden Pain in Lower Left Abdomen - Is It Gastritis?

Hey all. Been having regular pains in my lower left abdomen area for about a month and a half now and not entirely sure why. I've been browsing the forums of various gut diseases on reddit, and figured I'd post on one to see what you all think.
32M, 6'0', 185 pounds. Non-smoker, casual drinker. Run 1-3 times a week. No regular medications or big surgeries in my past. I drink at least 3-4L water a day.
Other symptoms include:
-lots of gas, mostly burping but a little more farting too
-occasional sharp pains higher up on my left side at the chest area, but not as frequent as the abdomen pains
-Pain flares up more often when I'm sitting down, or lying on my right side in bed. Have resorted to lying flat on my belly in order to not experience pain in bed at night.
-unclear how much diet affects it. I had quite a few beers on Saturday and was in more intense pain throughout the night. However, I've had soda and 2-3 beers at one time before and it didn't seem to affect my pain.
I do have one theory as to what happened. Around the same time these symptoms started, I had started using Crest whitening strips on my teeth for about 30 minutes a day. I suspect I was accidentally swallowing a ton of the bleach in those things, since I produce a lot of saliva. I used them for about 3-4 days before I realized there might be a connection and I haven't used them since. However, the symptoms continued.
Went to a primary care doctor, who was doubtful of the strips being the cause. He pressed on my stomach but I felt no pain there. Blood work says liver, kidney, and thyroid are all clear. Doctor suggested it might be diverticulosis based on my description of my symptoms.
Also strange, but good, is my urine and stool samples are unaffected. I'm having no problems there. I do have quite an active bladder and have to go to the bathroom quite a bit, but that's been going on for years. The lack of any other symptoms like diarrhea, vomiting, etc., makes me think it's not an actual condition and just trapped gas.
Any ideas or next steps? Could the strips really do that much damage to my insides, or am I crazy?
I understand changing my diet may solve these issues, but I'd like to confirm that I have to do that and see if there are medications I can take to even avoid doing that. What's really strange is how sudden these symptoms came on, which makes me think the strips are part of the problem, but maybe my gut just finally said enough's enough.
I have a follow-up with my primary care doctor in a few days.

2024.05.14 01:13 socialspider9 Infinite degrees of freedom in GLMM?

I am using R to "do statistics" on some biological data. I would like to test whether insects reared on two different plant species take different amounts of time to develop, preferably by comparing the means. The development time data is not normally distributed, so I understand that I will either need to carry out a non-parametric test or transform the data and perform a parametric test. Our dataset includes multiple plant repetitions (i.e. we replicated the experiments for each plant species using new plants and insects to increase our sample size), so we would like to include plant repetition as a random effect. It seems like a GLMM would be the best option for this, but when carrying out a post-hoc test (using emmeans in R), the results include infinite degrees of freedom (df = inf), which seems... not correct/possible?
Would anyone be able to explain this (in layman's terms, please), or suggest an alternative method for comparing these two groups? Thanks in advance!

2024.05.14 00:41 doughtydoe My Husband Wants to Control When I Work - What is your "normal"?

Working moms: I (33F) have a 10 month old with my (45M) husband. My husband and I have been married one year. He works a typical 8-4 schedule. He also sometimes has to travel for 2-7 days at a time out of state, probably every other month. We split household expenses 50/50. We have no savings.
Since getting out of very severe episode of postpartum depression (6-month mark), I was able to renew my spirit and create a small business for myself doing something I love - accounting. Previous to pregnancy, I was a small business owner in marketing, which I hated and will never go back to. When I work hard, I see great success and prosperity follow. I've had it in me since I was a little girl. This year so far, I have been able to network and grow my business to getting over $100k in contracted billable hours for the year. My schedule is all over the place, but always within the hours of 8am-9pm. Ideally, I'd probably work 50 hours.
My husband says he is feeling lonely that he does not see his wife. He's requesting I only work during his work hours of M-F 8-4, as he needs at least a couple hours of quality time with me every day, and does not like the idea of me working more than a few hours on the weekend, even though it is all from home. I've never been around this. The couples I grew up around were all highly successful in their careers (and marriages). He talked so proudly about his go-getter wife before we had a child, and never cared that we spent time apart. I'm realizing it is not time with me he is wanting - but time being childfree. I never thought this would be an issue but it is becoming clear we have divergent value systems. My earning potential is unlimited and I'm the only one with the tools to help us save and bring in more money. I see it as a necessity for me to work hours outside of when he works.
We go to bed together every night, and even if I continue to hustle hard, this would remain true. When I am working, it is at my desk in the family room, where he watches our child. I still do all of the grocery shopping, meal planning, and night wake ups. I've only been working at this for a few months, and he is reacting quite egregiously to it. The most he is "stuck babysitting" our kid while I work is a few hours. I've had to consider getting a babysitter while I need to work from home occasionally, since he says he feels like he's just watching the kid. He wants to spend any time we spend together just watching TV. I'd rather be working, he never wants to spend any free time working on goals or learning something. I've found it's something I absolutely cannot live without.
Working moms or breadwinner moms - how often do you give your husband uninterrupted time? Do you schedule your work around his? What does supporting YOUR goals look like in your household?

2024.05.14 00:17 Square-Win6939 State/Local vs Defense Tech Sales

Looking for insight, specifically on Defense Tech Sales.
State/Local Gov Sales for two years (after ten years working in that space) and the company was acquired by THE industry leader. I came in at a mid-level role and I expect to close $21M - $24M (upsells, renewals, contract extensions, cross-selling, hardware) with an OTE of $215k (80/135). My role will correct itself in JAN and realistically looking at a 50/50 split (100k/100k). Uncapped commissions, accelerators, stock options, etc.
I believe in the products, they are a need to have, and my role will include both AM/AE functions. It's big business, legit sales motions, true territory management (net new + existing), and I have deep industry knowledge/experience. With that said, the mission is the quota - no questions about it. Professional selling environment.
I am expecting an offer from a Defense Tech company by the end of the week. They are already on two Programs of Record, are profitable, and have deep roots with IQT and Palantir. Base will fall around $175-$185 with annual bonus ranging between $15k - $30k plus equity. My clearance will also be upgraded. This mission is awesome and there is definitely a "coolness" factor. The product is slightly abstract, but a lot within the IC community consider it game-changing.
My concern is that this move will pigeon hole me into the FED space (Biz Dev vs true Closing) and I will no longer be developing my prospecting/discovery/closing skills; it's a totally different selling motion. Most of the sellers are former Intel/SF/etc. and I will have less industry experience than most. I am also concerned about Defense budget going into the elections and the overall slowness of the FEDGOV. I do, however, recognize, that the clearance and experience could play out well for me in the future.
Does anyone have any thoughts?

My boyfriend was pretty discouraged and honestly kind of drifting away from JW, because his friends didn't really interact with him as much, and his parents were treating him worse than his siblings since he didn't go out into service and had a harder time making it to meetings. Now with the changes, he's a ministerial servant and he has this renewed vigor and drive... his friends are talking to him again and his parents are nice to him. So, he blew all the savings he was going to use to move out of his previously emotionally abusive household on new instruments to use for the orchestra in the special convention. He's been blowing our plans to spend nonstop time with his JW friends and family who had otherwise kind of kept him at an arm's length. And I feel like he looks down on me... He's kind and gentle to me still as he always has been, but he goes quiet when I try to talk about my hobbies, or my non-witness friends, or our relationship, he just goes quiet. I feel like he's ashamed of me. Everyone was putting him at an arms length and I loved him unconditionally. Now it's like he left "rock bottom" and he's phasing me out the way he was phased out by the others. I told him I felt this and he admitted to me he does feel ashamed of our relationship, and that he has been reeling back on the affection, but that he still loves me and wants us to work - he told me that he was just trying to subtly shift the focus more on talking about our differences since our differences really hurt his conscience. He knew it would hurt me so he didn't say it until I confronted him. Now he feels bad for being uncommunicative and is begging for me to talk it out with him. I just can't stop crying. I'm losing him...

2024.05.14 00:11 PsychadelicGarden Repayment: I think I've done my research, please help confirm

Hi! About to begin paying off my loans and have been browsing this sub to learn. Huge thank you to people like u/girl_of_squirrels u/mindmapsofficial and u/Betsy514. These are true public service heroes fighting the good fight. Do you have a tip jar (seriously)?
After extensive research, I believe I have my situation figured out but want to confirm I'm thinking correctly. Here's what you need to know about me followed by my questions: 23 years old. Graduated undergrad in 2023. $19,500 in principle loans, all direct federal. 5 loans (3 subsidized, 2 unsubsidized), weighted average interest of 3.99%. All serviced through Edfinancial. Regrettably I haven't dealt with these loans since graduating. Grace period ended and repayment began 11/16/23, then looks like I was automatically put in forbearance on 1/15/24. As of today, $125 has accrued in interest. Currently live in Vermont, but expecting to move and live internationally in the next few years. I do not have a stable job and don't plan on getting one anytime soon (focused on the joys less travelled and learning how to ethically exist in this world). Hard to say annual income based on this but definitely less than $33,000 / year. My plan is to enroll in SAVE. I will qualify for $0 monthly payments. I believe I'll continue on this low income track and will shoot for forgiveness in 25 years. However, to be safe I plan to make monthly payments to an HYSA or something adjacent, saving up with the idea that should I choose to, years down the line, I can lump sum pay off my loans.
I arrived at this plan based partially on my belief that the following statements are true. I'm asking for help in confirming or correcting these statements:
  1. On the SAVE plan as a single person with income <$33,000/yr, I will have a monthly required payment of $0. Under a non-SAVE plan, my loan balance of $19,500 at 3.99% interest would accrue $63.92 monthly. However, because my monthly payment is $0, that entire $63.92 will be subsidized and will not accrue. The amount of money I owe will not change as long as I remain on SAVE, make monthly payments (even if $0), maintain and certify low income annually, and SAVE rules don't change.
    1. A. The SAVE plan in its current terms is not guaranteed. Although highly improbable, law makers can always change loan repayment options, so it's good to have a backup plan.
    2. B. Because I have $125 in unpaid accrued interest prior to beginning SAVE and my monthly payment will be $0, this will just hang out in my account and not change. What is not clear to me is what happens to this at the end - would this just be added to my total balance, meaning I would either receive forgiveness for or pay off $19,892?
  2. Years down the line but before the end of my payment term, my savings account should surpass my loan debt. At this point, if I decide I want to pay off the loans rather than waiting for forgiveness, while still on the SAVE plan, I can make a lump sum payment of my total balance, and I will have paid off my loans. Case closed.
  3. If I opt to not pay the loans and receive forgiveness, when I pay income tax the year after I'm forgiven, I will submit a 1099 with my taxes stating the balance forgiven. I will be taxed as if that amount was additional income that year.
Last question I have is more superfluous than the rest: who am I actually paying? It seems that the money was loaned to me by the federal government, and they contract with EdFinancial to do the management. When I repay my loan, does it all go back to the government? Or is some of it going to Edfinancial? PS - here are great links that helped me in my research process (among many smaller threads), godspeed on yours, future redditor. [1] [2] [3] [4] [5]

2024.05.14 00:04 TrueMutedColours Rent increase and new contracts

Hi beautiful people,
Today I recieved an email saying that my rent will increase, with the rent review notice period being 90 days from June 1st meaning that the rent increase would come into effect from September 1st.
Now, my lease is up for renewal on June 1st as well and we'll be signing a 12 month contract (or intend to anyway).
As of yet, we have not recieved a Notice of Rent Review.
My qestion is: Is it legal for them to have me sign a contract for a 12 months lease on June 1st with rent set to what i'm paying aleady, only to have that amount increase on September 1st. Surely there should be a different contract to be signed on September 1st?
Any insight would be greatly appriciated.
-Thanks
