Located in Ridgewood off the Forest M stop. It is a second floor walk up, laundry in unit, AC as well as a dishwasher and there will be a kitten and cat in the apartment so no pets please, we are 420 friendly as well.
The rent is split equally amongst everyone so 1167.66 per room, utilities are not included they run about 100-150 we have all amenities from A/C dishwasher and Laundry. The neighborhood is very quiet and chill with a bunch of cafes around there is a new grocery store opening up on the same block as the apartment!

US April inflation came out and surprised to the downside, meaning that (at least in the US) domestic demand has cooled and consumer inflation has resumed its downward trend. US markets immediately pumped, with the Dow Jones average crossing the 40,000 mark for the first time. Will the PSE get any of that shine?

• [NEWS] BSP keeps interest rates steady... The Bangko Sentral ng Pilipinas (BSP) [link] said yesterday that its Monetary Board decided to keep rates steady. In doing so, the BSP said that inflationary risks “continue to lean toward the upside”, but that its latest forecasts showed that “inflation would settle close tot he upper-end of the target range.” As for inflation expectations, the BSP said that those “remain well-anchored”. The Monetary Board said that it “deems it appropriate to ensure tight monetary policy settings until inflation settles firmly within the target range”, and indicated that such a stance would also “help keep inflation expectations anchored”.
  
  • MB: At least the BSP stopped talking about wage increases as a potential inflationary risk. That said, does anyone else detect an air of contradiction in what the BSP is saying? Perhaps contradiction is too strong of a term, but I get the growing sense that the BSP’s reasons for keeping rates high are somewhat diverging from its own analysis. The BSP says that it’s primary objective is price stability, so we can infer that it’s keeping rates high as a means of trying to suppress price increases, and yet the BSP has again and again told us that the driver for price increases is a problem on the supply side of the equation, not the demand side. Interest rate adjustments don’t impact supply-side problems, because interest rate increases are meant to suppress demand. We don’t have a demand problem. Adding to this is the BSP’s concern about maintaining a tight policy to keep inflation expectations anchored, despite noting just a paragraph earlier that inflation expectations were already “well-anchored”. This implies that there is psychological space for the BSP to lower rates within the framework of current expectations. This is picky stuff, I know, there are simply too many people and companies struggling under high rates to ignore the rapidly decreasing marginal utility of yet another cycle of the BSP’s conservative observation of the situation. Just my personal opinion.
• [DIVS] DDMPR declares falling Q1 div at 116% payout ratio... DDMP [DDMPR 1.17 ▲0.9%; 37% avgVol] [link] declared a Q1/24 dividend of ₱0.023476, payable on July 15 to shareholders of record as of June 19. The dividend has an annualized yield of 8.03% based on the previous closing price. The total amount of the dividend is ₱419 million, which is 116% of the ₱362 million in distributable income that DDMPR reported for the quarter. Relative to DDMPR’s IPO price, the dividend increased DDMPR’s total stock and dividend return to -32.29%, up from its pre-dividend total return of -32.33%. DDMP REIT Fund Managers reported that DDMPR’s occupancy as of March 31 was just 76%, with occupancy at its main building (DoubleDragon Plaza) listed at just 70.8%.

• [EARNINGS] Jollibee Q1 profit: ₱2.6-B (up 27%)... Jollibee [JFC 224.00 ▲0.9%; 300% avgVol] [link] posted a Q1 net income attributable of ₱2.6 billion, up 27% from its Q1/23 net income attributable of ₱2.1 billion. JFC said it was able to grow profit margins and exceed its Q1 performance outlook thanks to “healthy top line growth combined with further operational efficiencies and effective management of expenses”. JFC’s system-wide sales were up 10.4% to ₱86.8 billion due to new store additions and same-store sales growth was up 5.5%, which JFC said was due to increased volume. Across all of JFC’s segmented business units, “Europe, Middle East, Asia” had the largest same-store sales growth (+14.7%) and system-wide sales growth (+25.5%). The “People’s Republic of China” and “Highlands Coffee” were negative in terms of same-store sales growth (-3.7% and -9.0%, respectively), and only the People’s Republic of China business unit was negative in terms of system-wide sales growth (-3.7%). JFC said that its difficulties in China are partly due to a high bar effect from last year’s success, and a slowdown in the quick service restaurant industry in that country more generally. It has made massive bets in “coffee” and “China” that could pay off handsomely in the future, and all of this activity has likely bought the management team some more time with its shareholder base to deliver on the delicious fruits of these bets. JFC’s stock price is up almost 150% from its COVID low, but it’s somewhat rangebound between about ₱200/share and ₱270/share. The stock hit ₱273/share in late February, only to rapidly retreat back to the ₱215/share level over the next six weeks in a pattern that the share price has repeated two or three times already this year. Generally speaking, the highs are higher and the lows are higher, but maybe with all the segments firing this busy season the stock will finally be able to push out of that range.
• [NEWS] Several notable firms placed on suspension notice for failure to report... The PSE [link] notified four high-profile companies that their shares would be suspended at 9 AM today if 2023 Annual Reports were not posted. The companies that were put on notice are Tony Tiu’s AgriNurture [ANI 0.57 ▼1.7%; 102% avgVol], Philippine Infradev [INFRA 0.53 ▲1.9%; 262% avgVol] and two from pseudo-tycoon Dennis Uy, Chelsea Logistics [C 1.30 ▲4.0%; 526% avgVol] and Phoenix Petroleum [PNX 4.17 ▼0.2%; 78% avgVol]. Should any of these companies fail to submit their Annual Reports before 9 AM, they will remain suspended for up to three months until such report is submitted. If nothing has changed after three months, the PSE must begin involuntary delisting proceedings.
  
  • MB: These companies are not a random sample, and they’re not representative of the PSE as a whole. Will ANI, INFRA, C, and PNX push their luck right up to the deadline, or will any of these companies slip into a suspended state for failure to complete one of the most basic components of public corporate life? As usual, retail bagholders will just have to wait and see what the owners decide to do.

The number one mis-understanding of why using Hi-Res music is:

"why we need to to hear frequencies that fall in the ultrasonic range (i.e. higher than 22kHz for most people)???"

If you asked similar question or answered someone's question like below, then you are pretty much belong to a group of people who don't know what's Hi-Res music is.

Hi-Res music is, in fact, to help your DAC to reconstruct better audio output for the audible range (yes, it is for the frequencies BELOW 22kHz with 768kHz sampling)...

Can you think of a circumstance where you'd even want a dynamic range of over 190dB and/or a frequency response up to 384kHz?

Apparently the Gray Moth can hear up to about 300kHz (gotta get away from those bats with that pesky echolocation thing), so there is that to consider if you want to record those sounds, but otherwise it doesn't seem to be useful for listening to music.

Sorry, I would like to help to debunk these misleading information on the spot in the discussion but I couldn't as I was stopped from replying that thread. I could only help here.

The wrong answer shown above is the number one mis-leading answer in an attempt to kill Hi-Res music (especially for the people who asked such question have limited knowledge about digital music / signal sampling).... I hope that guy won't really take the wrong answer from a supposed-to-be objective audio science based web site as a fact without checking more by himself.

Ok, then you may ask "then what Hi-Res do for us?" It is simple, let's see what it does first:

1. Over-sampling (ie. sample the original music signal more frequently within a second

2. More bits for bit-depth (i.e. 24 or even 32 instead of 16 bit)What are the benefits?

Over sampling helps to reconstruct final better audio signal from a DAC

1. Oversampling does help to reconstruct better audio signal as it improves anti-aliasing performance, increase resolution, and reduce noise.

2. In terms of sampling frequency, "Hi-Res" music (anything higher than 44k) is an example of oversampling (as in theory, only 44kHz is required). It happens during the ADC process. From point 1 above, it would help to regenerate better audio signal, hence, better music.

3. In terms of bit depth, "Hi-Res" music use more than 16 bit. It helps to reduce Quantization#Noise) error. it would help to regenerate better audio signal, hence, better music.

4. The purpose for using "Hi-Res" input is not for its ability to reconstruct signal outside the audible range. It is just a by-product. Yes, based on sampling theory, we can use 768k sampling to reconstruct signal with frequencies up to 384k but again, this is not what we needed.

5. Hi-Res industry used the by-product I mentioned in point 4 above as a marketing material when they initially pushed for SACD. It caused people who knows about the audible frequency range to consider Hi-Res music as snake oil (but it is not snake oil for other reasons stated above)

I don't want to go too deep about all the benefits here as it is extremely technical. If you really want to know. Let me know, see if I can help further.

that person was eventually banned for that thread as he was rising some concerns with his critical thinking. As stated in my other blog, "psueduo science hates critical thinking"; they cannot co-exist.

ISO a tenant attorney maybe? We were scammed for $19,000 for a mobile home room-rental business in 2020 in pinellas county. The mobile home park threatened to evict us if we didn’t move in and stated they didn’t allow renters, except snowbirds, all homes must be owner occupied. The woman who owns the title is a felon on the run for other similar scams. She had the title put into our name originally but “held” it until we were supposed to pay $19,000 more from operating the business. She then took it to the park and then transferred it back into her name. We never delivered a title to them as we never had possession of it. After 4 years of harassment and discrimination from the mobile home park, dog attacks, etc. We had children, bought a real home, and decided to cut our losses. The park is now trying to wrongfully evict US, knowing 1) the title is not in our name & 2) we moved out already. They only want to talk in person, but refuse to email or be recorded. They sent a certified letter threatening to evict us today and claim we are indefinitely responsible for the lot rent even though the land lease has terms. We have tons of footage and written communication of them threatening and harassing us, and policing their rules on us but not other tenants. Do you think we have a case against them? Can you recommend a tenant lawyer in Florida? Or another kind of attorney who handles this kind of thing.

Me and my roommate moved in together in September of last year. I found us the apartment, went on all the tours, met with the landlord, and all she had to do was sign the lease. She and I are on one lease together for one year, so it’s up at the end of August this year. We’ve gotten along well for the most part, we never spent a ton of time together while living together. If I had a problem, I would come to her about it. We both work and don’t have a ton of money.
A couple months ago she let me know she was planning on breaking the lease agreement and finding someone to take her half of the lease over. I said that was fine but that finding someone would be her responsibility since she was breaking the lease. It’s been a few months and so far she’s brought me one person to tour the place to move in. This person is younger than me and doesn’t have a job. Also my roommate failed to list our place as the correct rent amount on Facebook marketplace. She listed it as $800 when the cost is $825 without utilities included. She was expecting the sub-letter to pay her half of the deposit that she paid when she moved in ($825).
I recently got a new job that pays a lot more and I didn’t want to stress about finding a new roommate on her short notice. I told her I would just take over the whole lease. She then asked me if I would be paying her the $825 of her deposit back. I said no, I don’t have that money and I’m not moving out anytime soon. She is telling me I’m stealing $1600 from her because she paid rent through May and her half of the deposit. This makes no sense to me since that money goes to our landlord and not me and I won’t be getting a deposit back since I’m not planning to move anytime soon.
I’m also pregnant and didn’t want to have to share my space with anyone after my baby comes. If I let a roommate move in and sublet and they want to renew the lease, I can’t say no. I wouldn’t have that option anymore. I told my roommate that since she is breaking her lease, she put herself in this situation. She’s so mad at me and I’m just wondering if I really am doing something wrong. My landlord told me I don’t have to pay her but she’s insisting that I’m the one fucking her over when she made the decision to break the lease agreement.
Am I the asshole?

I have rented my current apartment for two years. My initial lease was one year and last year I signed a lease extension to extend it for another year. That lease ends this month. At the beginning of April, my landlord texted me and asked if I would be wanting to renew again, I texted her that I would love to and she said she would send me a lease extension and follow up with another text when she had. Several weeks went by and I never heard back. During that time I was laid off from my job and have been unable to find other work in the area forcing me to move. I texted her at the beginning of the month and let her know I would not be renewing as planned, that I had never received the extension, and I was laid off of work. I even sent her a copy of my termination letter but she is stating since the letter does not specifically say I was laid off she cannot accept it and that my text was a written commitment to renew and she will be holding me to another 12 month lease. What are my options? If that text was a binding commitment to renew why did she need a signed extension?

I’m getting married soon (we both are marines) After giving Ipac the marriage certificate I was told I would need to get a vacancy letter and would need proof of address. Would a lease agreement work? And then would I start receiving bah right after giving IPAC the letter?

I've defaulted on a equipment lease in November 23. However in Jan 24 the finance company asked if I would rent the equipment at a lower price. They said this would avoid court and repossessing the equipment. Allow me to continue to use it for another year at which time i could renew, give it back or start a new lease. I agreed and while finalizing the details over the phone their representative ended the call for no reason. May 24 they sent me letter from a lawyer saying pay full amount and return equipment or they will sue me. I can afford the rent we agreed upon and however I have other debt that I'm doing a consumer proposal for. The trustee says that I have to include the lease as part of the proposal.Is this true?
How can they ask for payment and equipment?
Once they lease or sell it, they will be making double the money. The equipment has not lost value. I was hoping that the lawyer or finance company would void the lease and honor the agreement for rent. If I return the equipment it will cut my business in half.
If i file the proposal with them included can i make a deal after wards to rent the equipment and can a creditor be removed from a consumer proposal at a latter date after the fact?
Can I sue the finance company for not completing the rental agreement as agreed.?
Do I have any other options to keep the equipment?

The background is a bit convoluted, I will do my best to keep it brief. This involves a friend, “Bobby”, not myself.
Bobby is a medical professional who is an at-will salaried exempt employee who was hired by “Company A” a few years ago. Company A is contracted with Big Medical Group (BMG) to provide certain medical services and coverage. Although Bobby is technically hired by Company A, during his entire employment he has worked at BMG and over the years has built up an active practice. When he was hired it was made clear that his work would be exclusively at BMG. Bobby does not have any sort of non-complete in his offer letter.
Company A’s contract with BMG expires in a couple of months, and in a surprise to many (especially Bobby) BMG decided to not renew the contract and is switching to Company B, a direct competitor of A.
Per Bobby, the Company A employees who worked at BMG were told the following information (verbally, not in writing): 1. Company A had no open positions with other groups so most people would be laid off when the contract expires. 2. People could apply for jobs at Company B.
Okay, sort of sucks but these things happen. Bobby reached out to Company B to see employment options.
However, he (and other people who had worked at BMG) were just informed that Company A had essentially a non-compete clause with BMG. In the contract between the two there is verbiage that employees will not work for a competitor, and that this is in force for 2 years after the contract expires. Company A has said they will not waive this requirement and this essentially bars any of their (soon to be former) employees from seeking work either from BMG directly or from Company B. Apparently Company B looked at the verbiage and was concerned enough that they have decided not to offer any jobs to the current employees.
Is this at all legal/able to be enforced? It seems insane to me that an agreement between two companies like this could prevent someone from getting a job, especially since they had no idea this clause existed. Maybe Company B is being overly cautious but the end result is Bobby is going to have close their practice and find work elsewhere.

It’s been a long time I wanted to submit this story to the Potato Queen herself!
It’s a long story, actually it’s two stories in one, because as it involves the same person over more than decade long, it’s worth telling the whole story all at once (and it makes it may more fun too!). I decided to share it because it’s the kind of story that doesn’t seem to happen very often.
Below you will find goodies about an ex, a wedding, a dress, a delivery company and more! Please simply be mindful English is not my first language, trying my best to entertain you all the same.
This story goes back a long way, when (let’s name him) Frank (M) and myself (F) were both in college (both 17 at the time, we’re now 33), young and naive teenagers. We started as friends and eventually decided to be together. We then decided to move to another city together, as I was about to start university.
It went well for a while and then started to go south. So, long story short, after about two years together, we decided to break up. It wasn’t a mean breakup or anything, I think we were mostly disappointed it didn’t work out. Anyway.
We live in the province of Quebec. For those who don’t know, there is this weird tradition of starting and ending about any lease on July 1st. I have no idea why, but Canada’s Day has always been for anybody moving, in this province, a synonym of sweating under the sun, moving boxes, lifting heavy things and ending the day with cold beer and cheap pizza in a new and probably not so clean apartment. Why this context? Because we broke up two weeks before July 1st. It means it was virtually impossible to find another apartment so close to this date. We were about 7 hours away from both our families living on the countryside. We were also awfully broke students. We decided to give it a chance at being roommates.
Yes, it was super awkward at first, really not easy to manage to say the least. We were walking on eggshells and were definitely on edge for a while. There were also some pretty awkward situations, like this one time he decided to bring a one night home as I was sleeping in the adjacent room. Not only that, but the shameful phone call he had to make, waking me up in the middle of the night, so I could unlock the front door because he had forgotten his keys to find out he had brought home an acquaintance of mine. Nowadays I find this story delightfully funny tbh. But on that night, as I couldn’t go back to sleep because the gal decided to show off how an amazing singer she could have been —because, oh boy, this voice carried loudly all the way to my ears for more than an hour — I did not find it funny. I was furious, but prepared myself for the eventuality it would ever happen again. Do you remember the “Tiny Wall Challenges”? Let’s just say I had some games ideas after that night.
Anyway, anybody would probably have walked away but we still deeply cared for each other. We even did better than just survive through this whole year as roommates, we decided to move into a bigger apartment with two other friends. Believe it or not, we stayed there two more years. Moreover, these years were some of the best years and I still keep lots of good memories from this period.
Fast forward to the second part of the story. After being roommates for years, at some point we parted ways and lived our lives. We maintained contact throughout the years and when Frank finally started dating his wife to be, I was absolutely happy for him. He asked her to marry him and she said yes! Our friendship still held such a high place in both our hearts that he asked me to be one of his groomsmen, with his other best friend and his little brother. I felt so honoured, as I was technically a female, to be chosen to be on his side at the wedding.
The bridesmaids chose matching dresses in a beautiful forest green, all from a specialized website from UK, and I was to also be in a dress on the groom’s side, but matching the colour of the other groomsmen suits. With Frank, We all shopped together for their suits, chose a beautiful dark grey for his and a light grey for us, and we were able to match it perfectly with clothing samples I ordered from the website. Everything was going as planned. That being done, I ordered the dress, considering buying two inches heel shoes to go with it. It would take about four months to be done and the dress would arrive about a month and a half before the wedding. I decided to wait for the dress to arrive to pick shoes to go with it.
Four months passed, and I finally received a notice that the dress was on its way. The bridesmaids dresses arrived a bit before mine and they were all absolutely beautiful. As we all ordered from the same shop, we were able to choose different dresses that suited each of our styles, with identical fabrics that made the whole thing look fantastic.
I received the delivery’s notice, saying it was to be delivered by DHL. (If you never had to deal with this delivery company before, let’s just say this in itself is a red flag, but what could I do.)
I chose a delivery date that I could be home all day. I awaited their arrival, and waited. At some point I received a notification that they couldn’t deliver it because there was an error in the address. I called DHL customer service as soon as I read it and could verify with the clerk on the phone that there was no error on the original delivery address and that actually, internally, they miss-wrote a letter of the postal code. The person assured me that the delivery person would be notified and they would then be on their way back.
I waited. It never came.
The next morning, I received a notification that, unable to deliver it, the expeditor had agreed to DESTROY the package! I screamed! Why in the world would the UK online shop allow to destroy a custom made dress that took four months to do?! And why the hell the delivery service didn’t make any other attempt after being responsible of the address error in the first place. I was beyond mad. I called DHL, they confirmed someone at the company had agreed on the destruction of the item. I wrote to the person I was in contact with from the beginning at the online shop (this lovely clerk who clearly never asked for any of this). Over there, they couldn’t find who the hell agreed to this insane request to destroy the dress. They were also appalled and didn’t understand how it could have happened. They could put a request to redo the dress rush, but we first needed to either try to stop the destruction from happening by going to the DHL warehouse directly, or to obtain a proof from DHL that the dress was irreversibly lost forever.
It felt surreal! The fiancées were both furious too. There was only one DHL warehouse we could go to do this kind of request in the city and it was really far. As the clock was ticking, they jumped in their car, joined me, and to the warehouse we went, arriving a few minutes before closing like an epic movie scene. The clerk there was mind blown by the whole situation. It seemed we were too late and the best we could do was to have the proof that, in their system, the dress had effectively transited and was destroyed.
With photos as proof in hand, I forwarded everything to the clerk of the online dress shop. Days passed, as they were awaiting the okay to start sewing a new dress. They were really trying their best to help the situation but it seemed to be a mess over there about the whole situation. We were now a month before the wedding. At some point, I was starting to panic. They finally agreed to redo it, but it would be waaaay too close before the wedding to receive it. Like a few days before kind of close, if nothing happened in transport this time.
I decided to go shopping for another dress. I spent a whole day trying to find the perfect grey that would fit the other groomsmen suits. In the last possible boutique, there was one dress checking all the criteria. I bought the new one and wrote to the first shop, hoping they would agree to refund the lost dress.
I took an appointment later that week to do the adjustments on the new dress. I then shopped for shoes. I found a cute pair with one inch heel that would be perfect for me. I’m not used to walking with heels, so the lower the better after all.

I went to the dress fitting. At last, three weeks before the wedding, The second dress would be ready in about seven days. I came back home to gather some things to get back out to catch my bus.
But suddenly, the doorbell rang.

I closed the door, went to my room, sat on the bed, opened the bag. It was indeed the first dress. I had a melt down. I cried so hard. I put the dress down, looked at it, told it “I’ll deal with you when I come back” and went away to the bus station.
Few days later, coming back from the family, I collected the second dress and dealt with the first one, which no longer fitted the length of the shoes! My MIL at the time knew an old lady who was lovely enough to accommodate me and do the fitting of the first one for a as modest price. I decided to keep it a secret until the wedding day. (These friends wouldn’t do any drama about reveals etc, nor would they think it was stealing any of their thunder, don’t worry about that.)
On the wedding morning, I effectively surprised the bride and groom with both dresses. They were mind blowed, flabbergasted to say the least! I put the original one for the official photoshoot and discretely changed right after dinner for the other one. People around that had followed the incredible adventures were laughing out loud and finding it hilarious that I decided to wear both of them as I had so much troubles!
Quite a story with dresses and with an ex, right? Guess what, I’m also the godmother of their first child!

We are an independent brokerage working with about 5 standard carriers and access to over 30 non standard carriers. We primarily handle P&C as well as all court ordered bonds. We have some goals I believe around 10k a month in premium. But they rarely do checkins or accountability.
Over time I was I given additional tasks outside of my original duties of answering the phone and servicing clients. Just before passing my insurance exam I was taking care of all of the service work for all of the agents that work in our agency (3) as well as essentially being a personal assistant to our agency principal from scheduling meetings, over seeing his schedule, and even attending networking meetings in his place. as well as handling the surety bonds billing, filing, and notating.
After a year I received a dollar raise to 18. Shortly after I was officially licensed in P&C. I was then beginning to receive lists of quotes from our agency principal and expected to completely quote renewals with explanation on the coverages and why I chose certain endorsements for “ practice and experience” but no compensation for helping. On top of all of the additional day to day work.
Eventually I began building my personal book of business and this was becoming impossible to juggle.
This carried on for months until October of 23 when our principal finally decided to hire in for my position and move me to a full time producer roll. ( there was only me handling all things insurance and bond related for almost 2 years)
Now I am building my book of business while still running quotes for my supervisor with no additional percentage for helping.
They have me networking twice a week.
Tuesdays and Wednesdays I spend 3 hours straight driving around and stopping into spaces to get leads. They tried to convince me that it’s better to claim the mileage on my taxes at the end of the year than to receive a stipend for gas. I am not sure what the standard is so I didn’t say anything

I am looking for additional opinions on how I should self advocate regarding my pay, workload , and time off.
I feel that it is long over due but because I struggle with ADHD and I am on the spectrum self advocating can be a huge challenge for me.

Me (24F) and my boyfriend (28M) met 17 months ago on a dating app. At the time we were both in different countries and had set our location to a place we were both planning to visit. He went back to his country for work and came back to see me after 5 weeks and we had another amazing week together and that’s when I told him that I love him too so we got alot closer and talked about our past, about how he used to be a party boy and into drugs but he’s changed now and people we have dated and exes , and in a funny conversation the topic of body count came up and I told him mine is 3 and he said he has been with 6 people in total which was shockingly good in my opinion. He also told me that the last time he slept with someone was a year before me because he’s not into one night stands or casual sex because he is emotional and can’t just have that with anyone and that was very respectable and admirable in my opinion and made me fall in love even more . I was honest with and told him the last time I had slept with someone was a month or two into us talking but there was no emotion connection with that person, he was upset but he said he understood that we weren’t that serious back then .
He came back for the 3rd time after 2 weeks and that’s when we got an Airbnb and spent the whole week together cooking and talking like a married couple in love , on the same week we ran into a girl in our airbnb building and she was so happy to see my bf , she jumped to hug him and gave him a kiss on the cheek but my bf seemed kinda uncomfortable. After the interaction I was curious to know how does he know someone in my country so I asked him who she was and he said she is his high school classmate that lives in the same city as him now and she just got married so it must be a coincidence that she’s visiting too.
He was back to see me for another week after 2 weeks and at that point we both knew we are offical and that neither of us has even talked to anyone else for the past 4-5 months but we still didn’t put a label on it because I was so afraid of doing long distance and the fact that I was going to move to a country even further away from him in a month. And after meeting his family things were even more serious , they all loved me and keep asking him when he’s going to propose and end the long distance and I even got invited to his brother’s wedding.
One night my trust issues got the best of me and decided to check his phone ( I know it’s bad) I didn’t see anything too bad as his chats were mostly deleted but I came across a chat with that high-school classmate I mentioned earlier and I found out that they had been on a few dates and that he had sent her the same sweet questions as he sent to me word for word. I also saw that they spent the night together and he had a hickey on his neck from her . I also saw that before meeting me he was sliding into girls dms calling them hot and being sexual and I was sooo shocked just because the image he showed me of himself was so so different. I gave him a chance to come clean in the morning but he kept on lying to my face till I showed him the chats , even then he denied ever sleeping with her . I was so hurt that so early in our relationship he could lie to my face for no reason .
I was upset so I left our villa to stay at a hotel, he kept texting and calling and begging me to give him another chance and go to dinner with him and I did, he was so apologetic he was so upset and he kept saying all he wants is to go back and never lie to me so I asked him to come clean about anything else he has lied about . I went over everything with him and asked if they were lies too? he said no . I decided to stay and give us another chance .
Just 3 days after that night I asked him if I can delete his exes number that is a stripper off his phone in front of him he said yes and when I went to delete it I saw their messages , it wasn’t from 2 years before me ! The last message was 15 days before meeting me and turns out she was actually his friend’s girlfriend and they were secretly seeing each other… I was so heartbroken I couldn’t believe he is a person like that and that he has lied to my face again! He used to always say he hates cheater and that he has been cheated on before so he would never do anything like that but in the chats they were making fun of that girl’s bf which was his friend.
He started apologising again and told me there is more, there is someone else he has slept with shortly before me and that whole not sleeping with anyone for a year and no one nights stands was lie to make me fall in love with him . I forgave him again and decided to help him not feel ashamed about his past .
4 days later I asked him to send me our STD test results from months ago to me again because I lost it and my doctor wanted see it he started looking at his emails and said he can’t find it so I offered to help him look and I found it in his trash folder, but again I wanted to give him a chance so I asked if he has deleted it? He said no ! Turns out he was tested positive for a very minor and not dangerous STD and because he felt ashamed he edited the results when he sent it to months earlier. And deleted it afew days prior. His excuse was that I’m very anxious and fearful about STDs so he didn’t want to worry me because the doctor said it doesn’t need a treatment , And again I was convinced .
A few weeks passed and we were arguing a-lot because of trust issues but we were trying to get help and work on the relationship, he even confessed that there were more small lies he has told me , like saying some of the girls he was following were his friends or friends of friends when in fact they were girls he had met on tinder before meeting me . I struggled to understand why he would lie to me about stuff like this when I had never showed to be a jealous or not understanding GF .

Once again I was in disbelief because he used to always say people that pay for sex are evil and are using girls that might have been trafficked for sex , I was also heartbroken and disgusted that he could do that in my city , somewhere that was my home and he was supposed to be there just for me and the fact that I’d have been on the same bed we had sex for the first time and the same room he told me he loved me in only 2 days later …
He blamed it all on porn and his porn addiction, I was shocked because I never had a problem with him watching porn I had even asked him if he wants to watch it together but he always seemed not that interested. He said that he has had trust issues and the reason why he went on an escort site in the first place was to make sure I wasn’t one … Honestly I didn’t know what to do with that informations ! How could he even possibly think that but it doesn’t bother me what bothers me is thinking that he got on 5 hour flight and took me on all those nice dates thinking I might be an escort?? And when he realised I wasn’t he looked for a real one ? Like he was disappointed that I wasn’t an escort? After 5-6 months of talking to me all day and night . I couldn’t not understand and will never understand .
Because of my promise I stayed and went to therapy ever since then he keeps saying I know all of his dark side and secrets and there is nothing else he would lie to me about. He’s been super apologetic and putting up with my anxiety and hearing out my hurt and looking for ways to fix our relationship and trust.
Our trip ended and we are doing long distance again and I told him I won’t be like before because it takes time to rebuild trust he understood and said it’s fair for me to look for things or have doubts . I’m so done and over the lies but I’m starting to blame myself for asking things for caring about the past , my mind keep telling me at least he didn’t cheat on you . But then I remember he lied to me about things I never even asked for cared about. I remember that he might have been interested in me because he thought I might be an escort not because of who I am .

Make sure to keep a copy of everything and keep it as orderly as possible. From what I've read this helps with the process in general and in case you get a RFE. I read as much as I could online and watched Youtube videos explaining how to fill out each form. I also kept a Google sheet where I could track everything and add helpful links. You need a lot of time to check and re-check everything, get translations notarized, get affidavits, etc. so give yourself plenty of time. As stressful as the whole thing was, I enjoyed going back to our relationship and revisiting old photos and messages. Reading affidavits from our close ones also made me tear up. I do feel like I aged 10 years during the process and had a lot of anxiety so know that you're not alone! I will try to answer questions but I am not a lawyer and did the whole process w/o one, again - just reading online and getting information from USCIS.gov.

My roommate and I are nearing the end of our lease (Wisconsin). We’ve been good tenants, always paying on time and being very flexible with our landlords whenever we’ve had to interact. They’re private landlords and we’re one of 2 units they own, the other being our neighbors. Neither of us have ever renewed in a non-college area before, so we’re getting a little anxious as we get closer to the end of the lease. I’ve found online that it’s typical to be offered to resign at around 90 days out from the end of your current lease. We’re at about 75 days out. Is it too much to reach out to ask if they’re going to offer us the option to resign? Should we just start looking for another place now? Our unit isn’t posted anywhere that I can find online and they haven’t started having people tour, so maybe they just haven’t gotten around to it, seeing as how they both have full time jobs and young kids as well. I’ve posted this in a few places looking for advice and everyone has been helpful so far which brought me here! My partner and I will be moving to Genoa, Italy in about a month! She is going to obtain a long-stay visa through her work, 95% done with that thankfully. My ability to reside in Italy long-term will be based on a successful application for citizenship via jure sanguinis. My father and grandfather are both Italian citizens, never renounced, and my father became a US citizen after my birth. So I know that I have the right to become an Italian citizen. I have every document possible related to my family lineage/origin (list below) and have been consistently taking Italian lessons to better learn the language, A2-ish at the moment. Please let me know if I’m missing any documents; I know some are extra!

• Great Grand Father’s Italian Birth Certificate
• Grandfather’s Italian Birth, Italian Marriage, and Italian Death Certificate
• Father’s Italian Birth, US Marriage, US Divorce, and US Citizenship document each with Apostille

I’m looking for advice on the exact process of what to do after I arrive in Italy. This is what I’ve gathered as the appropriate first steps, please let me know if anything is out of order or missing:
Step 1) Declare my presence via the declaration of presence form or passport stamped if arriving directly to Italy
Step 2) Get a “Codice Fiscale” Tax number - From where?
Step 3) Get a Lease contract or a letter of hospitality from my partner
Step 4) Apply for residency with all these pieces of information with a local application kit available at the “Sportello Amico” of a ufficio postale - Buy a Marca da Bollo stamp $16 to attach to the application found at a “tabaccheria”

• The police will check if you live at the address 2-3x in the first 45 days.

Step 5) Submit the completed application at the Sportello Amico where I first got the application kit. Bring extra photocopies and the originals, although they should not ask for the originals. Don’t sign or seal the envelope as the officers handling will review first.
Step 6) Go to the Questura on your appointment date - Bring originals, temporary residence receipt (obtained from the post office), and the appointment date letter from the post office.

So, I was walking around Dubai Media City and had just finished my lunch at McDonald's when suddenly this guy stopped his car and asked how to get to Sheikh Zayed Road so he could reach the airport.
I told him which way to go, and then he asked me how long it would take to get to the airport. After I answered his questions, he thanked me and asked me which country I was from. He then mentioned that his wife in Italy was also from my country (he really knows about my country, from city and even talked some native words)....
He then offered me some perfumes as a gesture of gratitude, explaining that he wouldn't be able to take them through airport security. Initially grateful, especially seeing the "Emporio Armani" brand, I asked if he was sure. He insisted and even gave me another one, a women's perfume for my wife.
He mentioned he was a "Sales Director" in Dubai for just a week, and these were sample perfumes. He showed me his meeting invitation letter, a business card with the name "SAVIO" (forgot his last name), and had a suit in the backseat with his Armani suitcase
As I was about to accept the "gift," he then offered me a watch (which looked fake right away) in exchange for buying him 10 rims of Marlboro cigarettes from the grocery, claiming they would be very expensive in Italy due to taxes. I asked why he couldn't buy them himself, and he explained he didn't have cash and was only using a company credit card
At this point, I remembered so many threads on Reddit about the "Armani Guy," but instead of suits, this one involved cigarettes.
Since it was a hot blazing afternoon, and my building was nearly a 10-minute walk away, a bright, or rather, a stupid idea came to mind. I told him I would buy the cigarettes and asked him to take me to a nearby grocery store. We drove for about 2 minutes, and I asked him to wait in front of a building. (This building didn't have a grocery store; my office building was just next to it.)
I told him I would withdraw some cash and buy the cigarettes afterward. Instead, I went inside the building, exited from the backside, and went to my office next to the building.
From my office, I could see his car waiting there for about an hour...lol.
The guy must have missed his "flight."
