My best friend is a plumber and HVAC guy, he works for a very successful company and has a plan in a few years with the owner to purchase said company. I am business management smart and well with customer relations. He told me the owner currently does the estimating, quoting, and meeting with customers. He told me he will need someone to do that. My question is, are there courses I can take to become well versed in what I’ll need to do? Clearly I don’t know how long something should take or cost. I need to learn layout and planning, besides becoming a plumber myself, what would be the best way to learn so I can accurately quote jobs?

The title explains most of it — I needed some junk removed from a shed as a one-time job and saw on Nextdoor that there were some local high schoolers looking to get into yard work and junk removal over the summer, so I asked them to come by for a quote.
When the time came to provide an estimate, they claimed they “couldn’t” because it varied depending on how much the town dump charged per pound for disposal. I asked them for a ceiling, no dice. I asked them if there was a cash discount, no response. But I wanted the junk out, so I threw caution to the wind and said to myself that if they undercharged, I’d tip like crazy.
I agreed that they could complete the job. I dipped out every so often and offered water. The job took about an hour, start to finish, and I was happy with the quality of the work. They filled the back of a pick-up truck.
I told them that if their price was reasonable, and said that my ballpark was $200-300, I had two substantially larger jobs for them and walked them through the work. It was probably an extra 15-30h of projects. They were pumped.
Well, they got greedy and came back with $600. I asked them for a line-by-line or a ballpark of how they arrived at the number after I suggested half of that, and they just shrugged. I knew that complaining was pointless, so I paid them immediately. They asked when they could come back for the other work, and I told them that I would not be moving forward with the two larger projects.
They were visibly disappointed, but it’s an important lesson. I beat myself up for it last night because my whole-ass job is locking down terms for work, but I see side jobs like this as a good-faith arrangement where long-term relationship management is key over time. I wish I had approached this more aggressively, but that will be my strategy in the future. I’m still learning.
I’m happy the work is done, and I have no qualms about what I paid — I agreed to the terms and price — but I hope this serves as a good example to anyone hoping to ‘hire some neighborhood kids’ for the summer that it’s still a situation where the person paying the bills can get a little screwed on. Additionally, I think from a liability perspective, I won’t be hiring anyone who isn’t licensed, insured, or bonded as I proceed.

TL;DR - Can you get a 100% ltv DSCR loan for a property that doesn't appraise as high as the loan amount, if the expected rental income still covers the mortgage?
I'm working with a client who has an older property, 3bd 2ba townhouse. The property currently is worth about $825k, they owe roughly $350k on the current mortgage. They want to take about $300k of equity out of the property. All of the properties around the clients townhouse have been converted into multi-unit properties and they want to do the same with their property. I've looked at different configurations of all studios, all 1bd1ba units and a mix of 2bd1ba and 1bd1ba units for the new construction. I've gotten quotes that the work is going to be roughly $1.3m-$1.5m. The client is planning on using loans to complete the project. The construction loan should be no problem but I'm concerned about rolling into a long term loan if they take equity out of the property. The loan amount they would be looking for would be the construction $1.4m plus the $700k mortgage bring the loan total to $2.1m. I worry about the property post rehab not appraising for $2.1m. I see similar projects in the neighborhood coming up for ~$1.7m. I've thought about going the DSCR route but I'm not sure about 100% DSCR loans and to be positive cashflow it's really going to depend on the configuration of the units.
I know best case scenario is the client leaves the equity alone but they are really set on taking out the equity. So my question is with the client taking out the equity and the property not necessarily appraising for the total cost of rehab, can we still look into DSCR loans? Or is there some other financing we can look into?

Hi AusFinance, Hoping someone can help me as I'm in way over my head.
My mum was diagnosed with dementia a couple of years ago in her mid 60s. She worked as a teacher for ~25 years, and never took any leave/sick days. Due to this, she had so much LSL, personal and annual leave banked, that her former employer has essentially been paying her a salary since she retired. These payments will cease sometime in July.
She has 400k in super, $15k in debt, $0 in savings and a unit that she owns that is in serious need of repairs.
She would like to withdraw a lump sum from her super to fix some things with the house and to pay for an upcoming medical expense. I expect this to be in the realm of 60k but I'm still in the process of organising various quotes for her. Plus an additional 15k to pay off her debt.
Her super fund has emailed her offering an appointment to review her plan for her retirement at a cost of $300/hour. That seems high to me? Is this normal?
Once her payments stop from her employer I will take her into Centrelink to apply for the pension. However, I'm not fully understanding the Centrelink rules on income from super. Is it her total super balance that Centrelink uses to calculate her part pension? Or if she was to get say $700/fortnight as an income stream from her super, is that counted as income?
She usually does her own tax return, but I imagine I should organise an accountant to help her with that this year.
Is there anything else I should be considering?
Please forgive my financial illiteracy. I'm currently her primary carer, whilst also balancing my own FT job. I've organised an ACAT assessment but in the mean time I'm helping her with admin, chores and errands. It has only just occurred to me that I need to start thinking about her finances too.

Background: I live in a 100+ year old 4-bedroom house in Northern VA, where the winters are cold and the summers very hot and humid. The house was remodeled over 20 years ago and done cheaply where the walls don’t have good insulation and the HVAC needs to be replaced, plus the house has always had extreme temperatures on opposite floors (1st story vs 2nd story) depending on the season.
Situation: We’ve had several companies come out and look at our ductwork and system and have all (minus one) recommended a one for one replacement of the heat pump and air handler, with no guarantee it’ll fix our temperature problem and none have even suggested replacing the ductwork since it’s too complex, and it’s “just the way it is since it’s an old house.” I saw on this forum that a high end system is a waste without the proper ductwork. We finally were able to get a contractor to take an in depth look and agree to redesign the ductwork. They by far seemed the most interested in fixing our problem, doing multiple hour+ visits. The guy seems honest and knowledgeable, but since I can’t ask for other quotes in the area since the others aren’t interested in redesigning ductwork, I wanted to reach out to you all in this forum.
Advice: Does this seem like it may work and a fair price?

I have noticed that there a lot of scammers in the slack channels but the team leads don't seem to do anything about it. I'm on the east coast US, so I try to avoid asking questions at 9am eastern to someone on the West Coast who is probably still sleeping at 6am. Anyway, I've noticed that there are a lot of people in English language projects from timezones that are in India or the Philippines, but oddly, not England. This wouldn't be that big of a deal IF those freelancers understood the language well enough to accurately follow the project guidelines, but they don't. How can any TL respond to someone from a timezone listing that corresponds to India, who wrote a slack message like, "A payrate is very less than suppose actuel payrate"? More importantly, because the person is likely to perform low-quality work and so many projects are being paused because of that, why wouldn't the TL immediately throw them out the project? My grammar is not perfect but using the word "very" instead of "much" or even "far" in that quote is a red flag that indicates the person's understanding of the English language is not good enough to work on English language projects and is proof that the person paid someone to take the assessment for them.

In the episode, he tells the crew the other aliens who inspired the Greek Gods moved on to a higher plane. Yet, he waited for humans to find him and start worshipping him again. In Star Trek: The Animated Series, two episodes dealt with this. In "The Magicks of Megas-Tu," a proposed story about meeting God became a story about the Enterprise meeting the alien who was the source of the Devil myths, and Kirk defended him. The Emmy-winning Star Trek: TAS episode, "Sharper Than a Serpent's Tooth" introduced K'ul'ulkan as an alien being also encountered by the Enterprise.
This continued into the feature film era. The story Roddenberry most wanted to tell on the big screen was put into script form with the working title The God Thing. Another lost Star Trek movie called Planet of the Titans had nothing to do with Roddenberry, but would've sent Kirk and the crew back in time where they became the basis for the Greek Gods on Mount Olympus. There are many attempts to use the Star Trek characters to make the argument that humanity's myths about gods could've simply been born from extraterrestrial contact from before society had the vocabulary for such things.
Ironically, Gene Roddenberry hated The Final Frontier when it was set to be released. In the book The Fifty-Year Mission - The First 25 Years by Edward Gross and Mark A Altman, many speculate he didn't like the idea of the story being told without him writing the script. The other problem he had with the film was Sybok. Not because he was Spock's secret brother, but rather because Sybok's "Share your pain" gimmick won over the members of the crew like Sulu, Uhura, Chekov and even Doctor McCoy. Yet, it's that very detail that proves the God of Sha Ka Ree was not the actual God. He likely never even made it to Earth.
The story itself was inspired by the 1980s televangelists who used hokey gimmicks and tricks to con people out of their money. Sybok, however, wasn't that cynical. He believed he had been in communication with God. His ability to win over people to his side by asking them to share their pain, was likely because of his Vulcan telepathic abilities combined with his full embrace of emotion. Perhaps because this being was powerful and in pain, it reached Sybok and enticed him to capture a starship to push past the barrier around the planet, so it could be freed. If this being was the source of any of Earth's mythology, it was likely the Old Testament-style God, full of wrath, destruction and a need to be praised.
Audiences can think whatever they'd like about The Final Frontier, but Kirk asking "Excuse me? What does God need with a starship?" is one of the most memorable Star Trek lines of all time. The being on Sha Ka Ree was clearly imprisoned there for some kind of galactic crime. Perhaps an advanced civilization trapped him there to protect developing worlds, or perhaps this being was incarcerated by his equally powerful kin. Similar to Apollo (who chose to stay) and the beings from "Who Mourns for Adonais?", it seems like the God of Sha Ka Ree was being punished. Either way, it was seemingly destroyed by a few choice shots from a Klingon Bird of Prey, making him a sorry example of even alien divinity. [...]
Throughout the [current] season, the USS Discovery is assembling clues left by a group of 24th Century scientists who found more evidence of the Progenitors and their technology. Because Starfleet was at war with the Dominion, they hid this discovery until a time when the galaxy was at peace. I created this reddit account to let this off my chest and I want to know if I'm okay.
I was born and raised for the first 6 years of my life with my parents, but me and my brothers moved to another country and my dad said that he will catch up to us and travel soon to live with us "soon"
Soon turned into 19 years... He never came to us, we kept on video-calling him, he kept sending us money (to me and my brothers and mother) my parents aren't separated, still married, but and I quote: "I have a business here, I cannot just leave everything and come to you"
He didn't have a secret life or anything we know him, we are Muslim and so was he, we don't do such stuff, he didn't cheat on my mom and he was working up to his eyeballs.
I loved him and we all loved him, my mother didn't love him as much because he preferred business over his family where he stayed in one country and we stayed in another...
He died due to heart related problems, doctors told him to do something and he did other things so it's like he wanted to die and he did, it was his own choice to ignore what the doctors advised him to do..
After he died I felt sad and heartbroken, but I did not shed a single tear, the only thing I was worried about is: who will send us money? I'm a student and I don't have a job...
A year later my family dog died, he was 15 years old and we grew up together... The messed up part is... I cried for 7 days, I would be in the shower, bed, standing, sitting.. I'd just punch the wall or my bed and just cry in anger because I couldn't do anything and I loved my dog, he was like my little brother...
I tried to show emotions, I tried to mourn him I tried and overthinking made me go nuts I don't know what is wrong with me... Why did the death of my pet best friend made me ooze up tears and the death of my father didn't hit me like it did with my pet? Am I sick? I was sad yes, but didn't I feel as devastated or depressed when I saw my dad's dead body on a video call, and whenever I thought of him..

I think that DFV is saying that what started as a fun speculation of the stock became something bigger than himself with his other channel in DFV on reddit. Now the wheels have moved and in the film it ends with the financial institutions being blown up, perhaps something similar metaphorically is already in place right now. Speculation: This tells DFVs story but also has some juicy parts. I think Red in this is a bit like the reddit crew (us) keeping tabs on his story but DFV is saying to escape like him it takes pressure and time (could be gamma squeeze, could be LEAPS, could be DRS, could be holding and buying, could be ALL of it) but all it takes is time and pressure. The memes he posted i wonder if some of those have found their way into various subs over the last 3 years without any of us knowing it came from DFV. The steam he screenshot has been spoken about a lot this morning but it seems to come from one of his youtube streams when GME last broke $30.

I 17M have been close with two online friends for quite a while now, and I've started to develop feelings for them. (I'm gonna use fake names for this)
Peter 19M and Jordan 16M are both really close friends with me for quite a good while. It's been a few months that we have talked every single day however at the start of it all, I was dating a girl that I liked. However due to complications, we had to break it off. Prior to meeting Peter though, I was still dating her.
When I first saw and talked to Peter, I immediately had a crush on him, Jordan and I were close but I saw him more as a brother at the time. And after about 4 weeks or nightly calls and constant talking together, Peter and Jordan admitted they had feelings for each other to me. And naturally, I ended up setting them up, as I was still dating at that time.
During the time that Jordan and Peter were still admitting feelings to each other, Peter and I were making consistent flirty jokes with each other, and it never stopped even after the two started dating. However I feel now that due to that, it's caused me to start having feelings even more for Peter.
It's been a month that Peter and Jordan have been dating, and hearing the constant comments about Jordan from Peter, I really have started to notice how much I really like both of them. Above statement eventually satisfies the fact that these folks are craving for friendly support socially and for stimulation. Overall factors which conglomerate are peers, parents, teachers, church members and Christian community. All factors rely on one common feature which constitutes leadership. Ironically, most youth do understand the surrounding factors but the factors themselves become tough unknowingly that they can’t quite control the situation which then becomes too late to recover. The task is questioned commonly as what kind of leader a person should be to prove creditability and capability to influence the youth to pursue the direction towards god? In an article again stated by, Graeme Codrington, Denomination: Baptist (All), – Practical: The Role of the Full-Time Youth Pastor in the Local Church, submitted on, May 18, 1997, “Young people are not just “little adults” (cf. Elkind 1984:18). They are complex individuals who are battling to deal with the awesome transformation of their bodies, minds, and emotions. The church is in a unique position to assist in this process”. I observe practically that, though the world is changing, church strategy is also changing in complementing the growth. It still targets the set mission. Perhaps according my research, I suggest they experiment bringing out good approaches to youth’s growth. Instead of the current activities followed in churches I would want to suggest the approach can be focused to bring in the outcome irrespective to exploration and innovation of ideas and thoughts for internal and external behaviour of an individual related to the surroundings around him, deepening of commitments to the teaching, provide opportunities to analyse socially and theologically and viewing his life in a theological manner. To build a framework of an activity consist of – to have an experience “like us”, to sense new boundaries by exploring new links to every Christian among themselves and to god across social and cultural boundaries.
In addition, exploration and inventive programmes can be executed to judge youth’s spirituality. Daily opportunities resulting in disorientation gets support through mission of god. Integration conceptual activities also can help in building and to capture ‘a born leader’. Church leader serves them as task leaders in the corrosion and freeing the task of a disconnected mind by planning tactics and dividing the burden of other’s through consultation. As the purpose is commitment, to serve the lost, skill based leadership formation training programmes can be organized to develop an effective leader so as to sustain the capability and capacity of the leader to solve the complaints lies in the dimensions of the ability. The activities require presence of not only church members but also worshippers for youth development in successful implementation of these practices. Some worshippers form in small groups, some large varied to race culture. Arthur Paul Boer also examines simultaneously that when a group of pastors were having service of congregation, one among them exclaimed in deep breath “It showed me I’m not alone”. So often in our churches we berate ourselves for problems we face: not enough men, too few youth, preponderance of a certain race or culture. Above mentioned statement “It showed me I’m not alone” expresses that each race and culture form their own group; build small churches for their own community within their own boundaries, where god expects togetherness, wholeness. It requires lot of efforts to help small churches grow whereas large church with mass contribution grows as their already exist efforts in large numbers which take over the chained actions for development. Whether single church group or many, big or small, the development is important.
On this contradiction, I would suggest that this also includes that in small group the development is paid more attention and given a close eye, problems are spotted quickly and easily to meet the challenges. No matter how large or small challenges occur, the way we approach it is unique and comprehensive as this brings out effects of development in the youth. Whereas in large it becomes difficult to assist as there are more than one individuals. Due to small groups according to races and culture, differentiation exists. But the important criterion is group commitment and work effort in all sets of practice for congregations in any race or culture for a healthy youth so that to accomplish god’s mission. As a result both objectives are co-related to each other.
To understand the nature of Christian youth it is a very distinguished and a unique phenomenon. Due to the increasing issues of ‘peer pressure’, this has led to the obstruction in the development of youth. There are negative as well as positive aspects of it. Negative aspects influence a weaker mind. It is the most consistent findings revealed in observation. Due to the inquisitive innocence, an innocent becomes a prey of the negative aspect, thereby exploited and develops an evil companionship where he adopts negative qualities and habits. But there is positive aspects as in there are some groups who work towards peer relationship. Here innocent gets an opportunity to identify his fear, weakness and have control over his own power. The peer mentors play the part in organizing programmes to understand the behaviour. They interact with the teens and open lines of communication, build up action plans to change the behaviour by using the discipline skills wherever necessary. As church members play an integrate role, it is a challenge for them to develop the youth and make Christian education reachable to them.
Teachers are responsible preachers. Youth growth depends on a teacher infact they are the true facilitators of our learning, are Baptist figures and true authors of an individual’s life book. They also act as the resource developer and planner setting the curriculum for the healthy growth of an individual, depending how the curriculum is designed with the kind and level of leadership skills to recognize the youth psychology. Parents play a significant role in Christian education. They are the promising leaders which shape up Christianity, infact are the real teachers of Christian education. Parents act as a moral standard and support, therefore can synchronize to their growing youth to be aware from their early hood to gain knowledge in Christian faith and this is done when they themselves too experience a fullness of church.
Misunderstandings and miscommunication between parents and their children are one of the issues which follow breakings in the development of the youth. Due to parent’s own principles, for respect and love of family values often creates harmness to the children’s growth which tempts them to behave against them. Thus youth becomes a totalitarian of his own life by going against the values and ethics and unknowingly gets stucked in the torturous situations. Most Christian youth, fail to act upon the 10 commandments of bible.
I must say, I myself as a youth in my real life experience have observed that the originality of the commandments has changed excessively and replaced with the following:
Thou must worship money
Thou must “lyrically” murder
Thou must have evil possession
Thou must have sex
Thou must enjoy drug addiction
Thou must prosper, worship own self
Thou must not feel guilty
Thou must have no respect for ancestral values
Thou must not serve, sacrifice
Thou must differentiate
Due to the above, youth fails to feel guilty in which guiltness is a part of our conscience creating a false belief system as an obstacle in his maturity and creating structure of his own. Under such circumstances he avoids promoting prayer, sacrifice, grace, redemption, worship and meditation, atonement. Considering money and sex are the only two things reliable to satisfy the needs, creating a limitation and a boundary for establishing personal spiritual growth and development.
In general terms, when the efforts of religious and educational institutions, society lack to perform the planned task for Christian education, a positive approach is expected and constructed to gain knowledge and teaching through parents and teachers. Youth must be aware of guiltiness which is a gift from god to help us in being and doing well.
Still the question is raised in a Journal: Volume 5 Number 4, October 2003 by Author Charlene Tan, “Can Christian teachers and parents teach Christian beliefs without indoctrinating their students and children?”

This proves a kind of negligence in contacting the positive mechanism which grows in the back of our minds. Such system blocks all the wanted and useful messages allowing us to hear and see only what our mind tells us to hear and believe. As this tendency is increased in the youth generation, it is creating gaps between a believer and faith of god.
The question is – How? How can we overcome this problem? Youth have themselves developed a capacity in mind to hear only what pleasures them without taking a decision that whether it is false or truth. My query is – How we can bring these groups of youth closer to god? Unconsciously resulting in unexpected calamities and unknowingly they are unable to repent it wisely. Due to this increasing factor, youth can’t get a grip of effective communication and develop themselves internally. Here the parents then enter the scene to play their role.

The main question lies whether the local churches fulfill and meet to mature disciples in Christian education?

As stated above, ‘youth’ are the most critical of all critics when it comes to religion. In this modern era, youth is distracted to church because they are building castles in air due to the unmaterialistic desire. Youth today have focused their vision to crave success and prosperity for their rising life graph; they exploit their own ones due to greed and selfishness. During the primary phase of struggle and hard work, youth craves to achieve prosperity, at the same time, do thank god and accept his involvement for success, but hand in hand, lack to follow the bibles ethics which says to respect others in and with unity. Due to the competition and growth politically, more often youth seem to push the fellow mates and strive to takeover their place. They themselves are unaware that they give birth to exploitation and inequality. And due to inequality, unity is declined, wherein bible does not specify inequality. In a book source, Pastor – “Rick Warren’ – illustrates in his book – The Purpose-Driven Church -“The issue is church health, not church growth!” declares warren. “if your church is healthy, growth will occur naturally. Healthy consistent growth is the result of balancing the five biblical purposes of the church.”
In addition to this he also declares that “If u concentrate on building people, God will build the church”.
I agree at a certain point with the above statement. I herewith would want to magnify on “How would one build a healthy youth for a healthy church”? In this sense I believe that both are co-related with each other. Again the issue arises in my mind ‘How will the church be healthy if the youth is unhealthy?’ The issue can’t be only concentrated on church. For a church to survive, the basic foundation is the youth and for the youth to be saved and attracted the church has to be healthy. In my knowledge it is a ‘Vicious Circle’.
Local churches upto some extent do specifically fulfill the discipleship through the practices and play a great emphasis in fulfilling and conveying the message of god to us, but still lack to read the minds and bring the youth closer to her, for which she has to upgrade her atmospheric appearance with new packages to reach the youth in a new taste due to the competitive modernism which is hovering on the youth.
The latter part can play the best part coz when first falls in place, everything else falls in place, from the beginning to the end, from all angles in all walks of life. Towards a healthy faith, healthy church can turn and seed a growth of spirituality through which mankind will grow spiritually from within thereby causing church growth.
Author Perry G. Down states in his book – “Teaching for spiritual growth” that ‘how can we best enable Christians to grow towards maturity?’ For this question he suggests three key concepts- ministry, believer, and purpose. But my understanding says that these concepts are incomplete somewhere to create a bond in reaching the results because today’s youth is attracted towards the unrealistic worldly matters, but has resulted in declination towards the god’s spiritual growth. The major role connecting these three concepts is commitment and effort. As the church ministry is the foundation pillar, the main aim is how much measure of commitment is valued and given to achieve the target successfully. Mankind is able to commit only when he chooses the right direction in fear and is able but this is unfortunate as the alien world tend to let us unidentify the type of strategies of growth for maturity. By identifying the type of strategies of growth, we can understand the level of growth required towards maturity at which we can be spiritual. Another reason for in growth is fear. As the youth fears to face unexpected problems, the efforts are less and require the hierarchy’s support.
Author Gary C. Newton stated in his book – “Going towards spiritual maturity” quotes the principle that “God is ultimately responsible for all spiritual growth”. The question arises at this point that if god is responsible for everything, what will be the purpose and role of human? I comment that while god supplies the resources like bible, church, Holy Spirit, baptism, it is also our responsibility to supply effort and commitment to utilize those resources and give results to god. In bible, Paul highlights this principle of his personal lifestyle and in his teachings comparing with the example of a soldier or athlete to illustrate the amount of sincerity and efforts. (1 Corinthians 9:24-27), Paul states that “In a race all the runners run, but only one gets the prize”. I herewith conclude in a Christian race all runners (ministry, believers, purpose) will fail to get a prize if there is no effort that is commitment from everyone.
Along with the concept of ministry, believer, purpose; effort is also the key concept and it has to be achieved from the youth as well. A healthy youth will gain efforts only when the growth will favour them from within, when the forces of the ministry believers and youth will collide with each other to form a healthy growth.
This will create a mutual relationship between god’s provisional resources and our active involvement in process which is more clearly in Philippians 2:12-13: “Continue to work out your salvation with fear and trembling, for it is god who works in you to will and to act according to his good purpose”. This principle is intricate but the application is clear.
If one is to grow towards maturity in Christ then one must cultivate and demonstrate the efforts with passion, Philippians 2:17-18: ” But even if I am being poured out like a drink offering on the sacrifice and service coming from your faith, I am glad and rejoice with all of you. So you be glad and rejoice with me”.
Therefore the conclusion lies in the above concept, both; effort of the youth along with the work of ministry, believers proves in the healthiness of the church. In the book “Youth At Risk” by Peter Christian Olsen, 2003, he highlights four basic needs which he has clearly created an awareness of the effects that affects the development of youth:
Acceptance – belonging
New beginnings and second chances – forgiveness
Significance – generosity
Freedom – independence
I agree with his confirmation that he examines in deriving the above developmental needs from the provision of the Almighty’s resources as the absence of these needs do intentionally contribute in how they shape the personality, maturity, responsibility and stability of emotions. He emphasizes Christian community in respond to the needs determining that, the resources will be polishing youth through support during the fear and avoid them from destruction. At times the concepts will be foreign, indigestive for youth because unable to realize its importance. Rather the community need not re-interpret or change the language but simplify their thoughts and improve their visionary and understanding by change in structure through a friendly communication by becoming an effective leader to bridge the gap between the church and the youth. Therefore forces and efforts are needed for decision making which is an effective key in respond to ministry believer and purpose for a possibility of a healthy youth to build a healthy church, which will make the church flourish.

I'm glad I've found this Sub-Reddit, because I just need to get this off my chest.
So I work in a commercial industry - your typical 9-5. & have recently found out that my (Now no longer) friend has been sleeping with my boss. My boss is married with kids, my ex-friend is engaged. The worst part is, HR of the company is the bosses wife. So while it's none of my business - I couldn't say anything even if I wanted to.
Backstory: So my boss has a history of sleeping with staff members, many of us know about it (I'm sure his wife does too) and some have even caught them not quite in the act, but fooling around. Some staff have left over it, some staff have left due to it stopping, others he has fired. Now look, this is none of my business, it's not affecting me at all - so I couldn't care less. HOWEVER. When my now ex-friend started hanging out with him a little more outside of work, being invited into the office late at night and not going home until 5am, both snap chatting each other 24/7 and her getting mysterious raises at work while the rest of us (including myself) are stuck at barely getting by. I'm stuck between a rock and a hard place. Trying to ask for a raise (after 2 years of being there) as my role now has increased workflow/responsibilities, which is getting denied over and over, because as I've just found out, I was discussing it with a few work friends and guess who is running back to the boss with everything we say.. Bingo you guessed it.
My issue now is, I'm friends with my friends fiance. I'm sure he's aware, he's the sweetest soul. Do I hint at it with him? Do I let the world do it's thing?
I'm not in a position where I can call out this bad behaviour at work because I cannot afford to lose this job. However being such a small team, it's such a toxic work environment now. To the point where this ex-friend is adding clients from work on social media and being flirty with them too.
I'm sure eventually, just like everyone else, she will quit, or he will move on with someone else (cheaters tend to get bored easily) and leave her aside - but my mind is baffled by all of this happening. It's completely F*cked and not what I was expecting coming into this industry.. Even to the point now where she openly said (there was only 2 of us in the office) that she doesn't like being around her fiance, she only likes being around the boss because she feels good with him.

Whilst I do agree that countries will undertake some action to help combat the alarming increase in climate change, I shudder to think what AR7's SPM holds if we continue as is. AR6 states that

It is unequivocal that human influence has warmed the atmosphere, ocean and land. Widespread and rapid changes in the atmosphere, ocean, cryosphere and biosphere have occurred.

As if this wasn't enough of a stark warning in the opening, AR6 goes on to says that

Observed increases in well-mixed greenhouse gas (GHG) concentrations since around 1750 are unequivocally caused by human activities. Since 2011 (measurements reported in AR5), concentrations have continued to increase in the atmosphere, reaching annual averages of 410 parts per million (ppm) for carbon dioxide (CO₂), 1866 parts per billion (ppb) for methane (CH₄), and 332 ppb for nitrous oxide (N₂O) in 2019.
Land and ocean have taken up a near-constant proportion (globally about 56% per year) of CO₂ emissions from human activities over the past six decades, with regional differences (high confidence).

The science was settled for a very long time and I would have thought it would be widely accepted. Sadly this isn't the case. Having had my own family discuss the (non existent) (in my opinion)) issues they are having with analysis of climate change (is it man made or not, etc), many of them have accepted that indeed it is man made. And that we must look after the palnet for the betterment of the future. (Bolded text above was by me to highlight emphasis).
AR6 also informs us about how each of the last four decades has been hotter than any decade before 1850. From 2001 - 2020, the Earth's surface was about 0.99°C warmer than it was from 1850 - 1900. Between 2011 and 2020, it got even warmer, with temperatures about 1.09°C higher than in the late 1800s. The increase in temperature is more pronounced over land than over the ocean. Most of this warming has happened since the early 2000s.
Furthermore, the graphs Figure SPM.1 in IPCC, 2021¹ show us two key things (direct quote from AR6, bolded text is by IPCC):

Panel (a) Changes in global surface temperature reconstructed from paleoclimate archives (solid grey line, years 1–2000) and from direct observations (solid black line, 1850–2020), both relative to 1850–1900 and decadally averaged. The vertical bar on the left shows the estimated temperature (very likely range) during the warmest multi-century period in at least the last 100,000 years, which occurred around 6500 years ago during the current interglacial period (Holocene). The Last Interglacial, around 125,000 years ago, is the next most recent candidate for a period of higher temperature. These past warm periods were caused by slow (multi-millennial) orbital variations. The grey shading with white diagonal lines shows the very likely ranges for the temperature reconstructions.
Panel (b) Changes in global surface temperature over the past 170 years (black line) relative to 1850–1900 and annually averaged, compared to Coupled Model Intercomparison Project Phase 6 (CMIP6) climate model simulations (see Box SPM.1) of the temperature response to both human and natural drivers (brown) and to only natural drivers (solar and volcanic activity, green). I am hoping that the conlusions of AR7's SPM shows us the light at the end of the and how much we as a planet have improved. The science is settled; ignoring and arguing against it is to me, foolish.
