The permit plan and isometric drawing shown was submitted to the city for review but failed due to the following comment: "Bathroom, relocated toilet, not as per FBC 912.1.1, (other fixture drains shall connect at same of above WC elevation, see SH)" The problem is that the WC connects above the shower in the isometric drawing. submitted by MarPF1 to Plumbing [link] [comments] I am on the top floor of a 13 story building and all shower and WC drains of all units below me are also connected below my WC regardless of whether my WC is above my shower drain, so I'm trying to figure out what must be different at the units below that makes it acceptable for them to be connected below my WC but not my shower. As you can see there is a 4" vent stack above the toilet that I'm not tied into, but which must be used by the units below. However it is far away from the shower. Waste and Vent stack above slab is PVC and therefore easy to tie into, but I only have access above the slab and the old shower and WC drains are currently below slab and Cast Iron (from what I know). Code (for reference and convenience): FBC Plumbing 912.2.1 Horizontal wet vent The dry-vent connection for a horizontal wet-vent system shall be an individual vent or a common vent for any bathroom group fixture, except an emergency floor drain. Where the dry-vent connects to a water closet fixture drain, the drain shall connect horizontally to the horizontal wet-vent system. Not more than one wet-vented fixture drain shall discharge upstream of the dry-vented fixture drain connection. Please, I hope someone out there is able to help and solve the puzzle. |

So last year I decided to transform an area of my backyard that was at the top of a rock that surrounded my patio. I constructed a 12x10 low profile deck. My idea was to creat a nice sitting area that overlooked the rest of the yard. The only issue was what to put in to keep people from falling and possibly getting hurt. So I came up with the idea to construct a raised bed around 3 sides of the deck with the intent to offer a bit of privacy to those sitting up there. Well, here’s how it’s looking so far. Quite proud of it and happy to say it is as solid as a rock. I still have to add a top layer of 2x4/s as a “cap” to the build. Then I need to work out a plan for the drainage. I’m thinking of simply drilling some holes around the base and covering them with some mesh to keep the soil in. I was also thinking of lining the inside with garbage bags just to keep the wood from deteriorating. It’s pressure treated wood but if I can over engineer it I will.
