Case 28 Wumenguan

Long Have We Heard of Longtan

Once when Deshan was getting instruction from Longtan, he stayed on into the night. Longtan said, "It's late-why don't you go?" Deshan said goodbye and lifted up the curtain [to go]. He saw it was dark out, so he turned back [to Longtan] and said, "It's dark outside."
Longtan then lit a candle and handed it to Deshan. As Deshan was about to take it, Longtan blew the candle out. At this Deshan suddenly had an insight. Then he bowed to Longtan. Longtan said, "What truth have you seen?"
Deshan said, "From this day forward I shall no longer doubt the tongues of all the world's en- lightened teachers."

What are you trying to do, Mr. Mazu?

Huai-jang visited Mazu in his cell, asking, “In practicing sitting-in-meditation, what does Your Reverence aspire to attain?” “To attain Buddhahood!” was the answer. Huai-jang then took up a piece of brick and began to grind it against a rock in front of Ma-tsu’s cell. After some moments Ma-tsu became curious and asked, “What are you grinding it for?” “I want to grind it into a mirror,” Huai-jang replied.
Greatly amused, Ma-tsu said, “How can you hope to grind a piece of brick into a mirror?” Huai-jang fired back, “Since a piece of brick cannot be ground into a mirror, how then can you sit yourself into a Buddha?” “What must I do then?” Matsu inquired. Huai-jang replied, “Take the case of an ox-cart. If the cart does not move, do you whip the cart, or do you whip the ox?” Ma-tsu remained silent.
“In learning sitting-in-meditation,” Hui-jang resumed, “do you aspire to learn the sitting Ch’an, or do you aspire to imitate the sitting Buddha? If the former, Ch’an does not consist in sitting or in lying down. If the latter, the Buddha has no fixed postures. The Dharma goes on forever, and never abides in anything. You must not therefore be attached to nor abandon, any particular phase of it. To sit yourself into Buddha is to kill the Buddha. To be attached to the sitting posture is to fail to comprehend the essential principle.”

What do you get from "practice"?

Just some general questions, can you answer honestly?
  1. What do you intend to get from Zen study/practice?
  2. Who do you know who has gotten whatever it is themselves?
  3. What text describes a similar accomplishment?
  4. What authority tests and certifies that attainment?

.

Welcome! ewk comment: Deshan became trusting of the people he didn't trust. Mazu lost his belief in meditation. These are concrete results.
Often, people come in here and they struggle with "reading books" or "high school book reports", they struggle with being confronted, struggle with the lay precepts, struggle with embodying what they believe to be kind, tolerant behavior.
How can they claim to have a practice that produces those things if they can't even do those things online?
There are about 100 people who come to this forum regularly every week IN THE WHOLE WORLD.
What do they come here for?

EXPLORATION
  • Juanicipio:
    • Infill drilling at Juanicipio continued in Q1 2024 from underground aimed at upgrading mineralization in areas expected to be mined in the near to mid-term. During Q1 2024, 11,271 metres were drilled from underground.
    • Surface drilling focused on expanding and upgrading the deeper zones and broader regional exploration started in April 2024.
    • During 2024, Juanicipio plans to drill a total of 50,000 metres, with 33,000 metres from underground and 17,000 metres from surface.
  • Deer Trail Project, Utah:
    • On May 29, 2023 MAG started a Phase 3 drilling program focused on up to three porphyry “hub” target areas thought to be the source of the manto, skarn, epithermal mineralization and extensive alteration throughout the project area including that at the Deer Trail and Carissa zones. In late 2023 an early onset of winter snowfall impacted the commencement of the third porphyry “hub” target, which is now expected to be drilled in 2024. The two completed “hub” holes to date total 2,738 metres. Both holes intercepted alteration and mineralization in line with what is expected on the edges of porphyry systems. Follow-up drill targets are planned for summer 2024.
    • With the early onset of snowfall, Phase 4 drilling focussed on lower elevations commenced in the last quarter of 2023 and continued through Q1 2024, aimed at offsetting the Carissa discovery and testing other high-potential targets in the Deer Trail mine area. During Q1 2024, 1,208 metres were drilled at Carissa with results pending.
  • Larder Project, Ontario:
    • Drilling targeting Cheminis and Bear totalled 5,391 metres in Q1 2024. Targets tested include down plunge extension of the high-grade double knuckle at the Bear East zone and extending the Cheminis south mine sequence down plunge.
    • Cheminis Update: Follow-up drilling of the Cheminis South Cadillac-Larder Break (“CLD”) mine sequence down plunge is planned to test below the most recent intercepts. Hole GAT-24-026 intersected a new zone on the north side of the CLB within a fuchsite-silica-albite altered komatiite grading 3.9 g/t gold over 16 metres with 2 higher grade shoots associated with albite dykes (see Table 1 below).
    • Bear Update: Utilizing the updated model and incorporating the updated data from recent drilling, the Bear East zone was successfully extended down plunge by up to 1,100 metres depth. Hole GAT-24-024NB intersected gold mineralization on both sides of the CLB which confirms the presence of either another structural trap at depth or the continuation of the “double knuckle” zone at surface. Gold mineralization intersected on the north zone included 9.4 g/t gold over 2.2 metres within a strongly altered komatiite with syenite intrusions and 1.6 g/t gold over 4.2 metres on the south zone within the south iron-rich volcanics (see Table 1 below). Bear East remains open in all directions.

https://preview.redd.it/9txq8snzze0d1.png?width=720&format=png&auto=webp&s=0089cf57573e8834bdb641cf9e055619e6f6c5b2
(1) Equivalent silver head grades have been calculated using the following price assumptions to translate gold, lead and zinc to “equivalent” silver head grade: $23/oz silver, $1,950/oz gold, $0.95/lb lead and $1.15/lb zinc (Q1 2023: $21.85/oz silver, $1,775/oz gold, $0.915/lb lead and $1.30/lb zinc).
(2) Equivalent silver payable ounces have been calculated using realized price assumptions to translate gold, lead and zinc to “equivalent” silver payable ounces (metal quantity, multiplied by metal price, divided by silver price). Q1 2024 realized prices of $23.73/oz silver, $2,112.27/oz gold, $0.92/lb lead and $1.08/lb zinc (Q1 2023 realized prices of $22.93/oz silver, $1,959.50/oz gold, $0.94/lb lead and $1.43/lb zinc).
During the three months ended March 31, 2024 a total of 325,081 tonnes of ore were mined. This represents an increase of 45% over Q1 2023. Increases in mined tonnages at Juanicipio have been driven by the operational ramp up of the mine towards steady state targets.
During the three months ended March 31, 2024 a total of 325,683 tonnes of ore were processed through the Juanicipio plant; no ore was processed at the nearby Fresnillo and Saucito processing plants (100% owned by Fresnillo). This represents an increase of 47% over Q1 2023. The increase in milled tonnage has been driven by the Juanicipio mill commissioning and operational ramp up to nameplate capacity over the course of 2023.
The silver head grade and equivalent silver head grade for the ore processed in the three months ended March 31, 2024 was 476 g/t and 713 g/t, respectively (three months ended March 31, 2023: 363 g/t and 530 g/t, respectively). Head grades in Q1 2023 were lower as low-grade commissioning stockpiles were processed through the Juanicipio plant. Silver metallurgical recovery during Q1 2024 was 89.1% (Q1 2023: 87.0%) reflecting ongoing optimizations in the processing plant.
The following table provides a summary of the total cash costs 5 and all-in sustaining costs 5 (“AISC”) of Juanicipio for the three months ended March 31, 2024, and 2023.

Financial Results
The following table presents excerpts of the financial results of Juanicipio for the three months ended March 31, 2024 and 2023.
https://preview.redd.it/4zym5dqzze0d1.png?width=720&format=png&auto=webp&s=d25c91cabc7f6c6b35ff61acacc0160f3dfac2e7
Sales increased by $72,207 during the three months ended March 31, 2024, mainly due to 179% higher metal volumes and 2% higher realized metal prices.
Offsetting higher sales was higher production cost ($9,409) which was driven by higher sales and operational ramp-up in mining and processing, including $3,545 in inventory movements, and higher depreciation ($14,083) as the Juanicipio mill achieved commercial production and commenced depreciating the processing facility and associated equipment in June 2023. Operating margin increased by 21% to 52%, mainly due to operational leverage and the lower reliance on the nearby Fresnillo and Saucito processing facilities.
Other expenses increased by $2,159 mainly as a result of higher extraordinary mining and other duties ($872) in relation to higher precious metal revenues from the sale of concentrates and higher consulting and administrative expenses ($2,690) as an operator services agreement became effective upon initiation of commercial production (the “Operator Services Agreement”), offset by lower exchange losses and other costs ($1,566).
Taxes increased by $20,980 impacted by higher taxable profits generated during Q1 2024, and non-cash deferred tax credits related to the commencement of use of plant and equipment in Q1 2023.

3 Small-cap Gold Juniors to Take Notice of $ELEM $GLDR $SOMA
(The information on the three gold companies in this report is not definitive. Instead, this information will drive you to do more due diligence and make an investment decision.)
A different way to invest in gold is to look for great properties. If you bundle the three companies/properties in this piece, you could own three great properties collectively for under CDN2.00 a share.

GOLDEN RAPTURE MINING (GLDR: CSE) is a collection of premier Ontario mining properties in the Rainy River region that have done enough work to unveil potential, below but left a significant amount of gold with great g/t numbers. As of this morning, some numbers will indeed up its profile. Considering the stock has been listed for about two weeks, these results are excellent. Forgive the length of the table, but given the quality of the results, investors must get the whole picture.

First, the newest, being listed in the last month, is Golden Rapture Gold. The Company intends to reactivate past mines in the Rainy River area of Ontario. The property is so new that management has only walked about 5% of it, but the numbers are already impressive over its two projects. The Company holds a 100% interest in the high-grade Phillips Township Gold Property, Rainy River District, NW Ontario. The land package totals 225 claim cells for approximately ten thousand acres located close to 4 mineral deposits. These assets include the New Gold Rainy River Mine (+8 million Oz.), the Cameron Lake Deposit (1.8 million Oz.), the Agnico Eagle-Hammond Reef deposit (3.3 million Oz.), the Tartisan Nickel, Copper, and Cobalt Deposit, and many others. Mature local infrastructure, workforce, heavy-duty equipment, hospitals, major highway systems, and local services are nearby.

Mr. Richard Rivet, CEO of Golden Rapture, commented: “I am incredibly pleased that we have just made some essential and rapid steps toward identifying additional high-grade drill-ready targets. We were pleasantly surprised to discover many high-grade quartz veins on the surface, with the majority of them carrying gold. Unlike many exploration companies, we are not just chasing the typical geophysical anomaly but also many vast high-grade gold structures identified on the surface that can be drilled at any time.

Ryan Yanch CIM, a director of GLDR, states***, ‘One extremely important fact is that GLDR’s drilling cost is an industry-leading CDN140 a meter. It is not unusual for other gold comp[anbies to spend CDN200-400 or more a meter. One major contributor to this is that one significant cost is the location of the drilling company. 17 km away from the properties significantly lowers the capital cost and allows a more robust drilling program”.***
Given the uniqueness and exceptional quality of GLDR’s properties, there could be excellent investor support. Gold is rallying, and the prospect of further rises may portend in the shadow of interest rate cuts.
Previous work on the properties quickly removes the ubiquitous ‘drill’ on the property or other tropes. These are serious businessmen and women with decades of mining and entrepreneurial experience.
In the world of junior mining IPOs, there is a feeling that the stars must align to profit. Au contraire***. The keys to investing success are the right properties, management, and, in this case, a rallying gold price.***

Element79 Gold Corp (the “Company”) (CSE: ELEM) (OTC: ELMGF) is a fascinating gold company and the second in our gold triumvirate located primarily in Peru through its flagship Lucero, Peru, property.
(Full Disclosure: James Tworek, CEO of Element79, is an adviser to the GLDR Board. Your humble scribe owns a small position in each Company.)
The past-producing Lucero Mine (“Lucero”) is one of the highest-grade underground mines in Peru’s history, with grades averaging 19.0g/t Au Equivalent (“Au Eq”) (14.0 g/t gold and 373 g/t silver).

https://preview.redd.it/wb41yivjze0d1.png?width=557&format=png&auto=webp&s=2d73bfada69e683e421ee2c9ca3157a1dd449dea
In its past 5 years of production, ending in 2005, it produced an average of 40,000oz+/yr.
Assays from March 2023 yielded 21-ore-grade and high-yield up to 11.7 ounces per ton of gold and 247 ounces per ton of silver from underground workings, further validating the potential for a significant high-grade future operation.
Consolidating its focus in this region and its impressive geology, ELEM acquired the Roxana Vein and surrounding 1200ha property, Lucero del Sur 28, via auction held on May 17, 2023. The property is located strategically just east of the high-grade Lucero gold-silver project.
Instead of going into much history, let’s look at the Press release ELEM put out on April 23. New assays were released, and CEO James Tworek stated, “The data obtained is not just promising; it’s the cornerstone upon which our future endeavours will be built,” said James Tworek, CEO of Element 79. “These recent results, coupled with historical data, represent the bedrock upon which we are advancing our Lucero project.”

From the PR: A total of 97 samples were sent for assays, 56 of which returned greater than 0.1 g/t gold (up to 8.55 g/t gold and 523 g/t silver. Several samples also were rich in base metals (up to 23.7% lead and 9.9% zinc), all of which underscores the richness of our project, further supporting the Company’s belief a robust resource base can be delineated. (Actual assay numbers are shown in the PR)
James C Tworek further states, “Element79 Gold has transformed from an asset amalgamator and seller to a near-term production story, responding to Peru’s government push for formalizing artisanal mining operations. We at Element79 Gold are thrilled to share our unwavering dedication to bringing our Lucero gold project in Peru into production. This past-producing, high-grade gold and silver mine holds immense potential to revitalize our Company and foster economic growth and prosperity in the region. “
The other ELEM property brings us back to North America. Nevada, to be precise. Reason to pay attention?

Maverick Springs is adjacent to the Carlin Trend. For the uninitiated, the area contains several of the largest gold mines on Earth. The area includes a number of the largest gold mines on Earth. Maverick Springs is a blind deposit comprising a 30-120 metre thick, flat-lying zone centred on an anticlinal structure with oxidation pervasive to 120 metres and intermittent to 270 metres. (5)
West Whistler property is in the same area as Maverick, closer to the Battle Mountain Trend, alongside Carlin: Near several gold deposits, including the Cortez Mine, North America’s third largest gold mine with 2021 gold production of 828,000 ounces.
Finally, the Clover Property, 16 km west of the massive Hecla Mine in the Northern Nevada Rift. The property sits at the top and centre of the Carlin and Battle Mountain Trends.
Nevada Gold’s active Turquoise Ridge Mine, the third largest gold mine in the United States with 537,000 ounces of gold production reported in 2020, as well as the Twin Creeks open pit mines and the dormant Pinson and Getchell mines.
Element 79 has drilling programs announced for the 2023/24 years and a more vigorous program for 2024/25.

As (GoldSilver.com) an aside, the gold price—and silver—have softened after particularly gold had a decent run. The first two in our group have slid a bit but seem to be holding in nicely.
If one follows gold forecasts, the pundits call for USD 2500-3000 over the next few years. The strategy is simple: A move to USD 3,000 represents a 50% appreciation. However, that also comes with physical and liquidity issues should you want to sell.
And the Gold price?
On December 30, 2022, gold closed the year at $1,819.70 per ounce. Flash forward to one year later, and gold closed 2023 at $2,062.40. That’s a gain of 13.3% in a single year.
With gold pushing to new record highs, it’s a fascinating time for gold investors.
Predicting the future of gold prices is never easy, but to offer some insights into what 2024 might hold, we’ve (compiled an array of gold price forecasts, outlooks, and predictions from renowned banks, industry experts, and financial analysts.
Let’s take a look.

Off we go to South America. This time, Columbia with SOMA Gold. (TSXV: SOMA) (WKN: A2P4DU) (OTC: SMAGF) (the “Company” or “Soma“) recently announced that gold production for Q1 2024 was 7,335 AuEq ounces, an increase of 8% over the same period in 2023.
Let’s not get ahead of ourselves.

The Company owns two adjacent mining properties in Antioquia, Colombia, with a combined milling capacity of 675 tpd. (Permitted for 1,400 tpd). The El Bagre Mill is currently operating and producing. Internally generated funds are being used to finance a regional exploration program.

Soma is further ahead than our previous companies, which doesn’t make it better; it is just a different stage of development.

Properties
Cardero Mine
  • The 84 thousand tonnes (kt) production rate in 2022 will ramp up to a peak mining production rate of 248 kt (680 tpd) in 2024. Achieving the planned peak production rate of 248 kt per annum would allow the Company to restart its previously operating El Limon Mill, with feed from Cordero in late 2023.
  • El Bagre Gold Mining Complex is located approximately 167 km northeast of Medellín in the Department of Antioquia, Colombia. Soma produced 23,115 ounces of gold at its El Bagre Mill in 2022, an increase of 30% from the previous year. Soma’s production forecast for 2023 is for a further 50% increase to 35,500 ounces of gold produced.
  • In addition to its operating El Bagre Mill, Soma owns the 225 tpd Limon Mill, which is located 47 km south of the El Bagre Mill. The Limon Mill has been on care and maintenance since 2020 but will be restarted when production from the Cordero Mine exceeds the capacity of the El Bagre Mill.
  • The Limon Mill operates similarly to the El Bagre Mill with two-stage crushing, ball milling, gravity concentration, flotation, cyanidation, Merrill Crowe precipitation, and smelting to produce doré. The mill was upgraded in 2017 to a capacity of 225 tpd and is permitted for up to 400 tpd.
As mentioned, these three companies are similar in that they have what appear to be skookum properties. They are also all great gold proxies, and they all trade for under CDN1.00. Cheekily, I may have said that investors can own all three companies for under CDN 2.00 a share.
While I like the companies, I would buy them for their land positions. All have land that isn’t some dust pit but has either historical or proven assays. And most are near large producers. Element79; Nevada.Carlin Trend? Seriously?

2024.05.14 17:46 MuchIndividual1210 AITAH I don’t want to have sex with my partner

AITAH? Maybe. I (28F) and my partner (26M) have been together for a little over a year and over half of it we’ve been fighting about sex. I’m already a very low libido person. I think I’m either borderline Asexual or something close to that. I’ve never had to initiate a sexual experience and I haven’t had a sober one in probably six years (sounds pretty terrible, i know). Since the beginning of this relationship I’ve always been a very private person. Initially also relatively private from my current partner… at least according to my partner. By that I mean I just didn’t want him going thru my phone or having my location. Eventually I agreed to share locations even tho I really didn’t want to (mainly because I felt it came from a place of great distrust. I think if there’s no trust there’s no relationship). About five months into this relationship, my partner went thru my phone without my knowledge and found out I had met up with an ex (after dating the current for a little over a month), nothing weird happened they just wanted to return something of mine and apologize because it had ended badly, that was it. After that my current partner demanded we share locations because I was “terrible at communicating” and apparently untrustworthy. Tbh I didn’t even think sharing that was necessary at the time but I said that I understood it made him uncomfortable and I wouldn’t let it happen again but he didn’t accept that. Fast forward and we are fighting almost every other day about idek what. Every time it being something my partner is upset with me for, blaming me, telling me how I am a bad partner etc. yet despite this, basically demand we spend all day every day together. He says that’s not true but somehow there’s always a complaint about not enough time together. it eventually got to the point i don’t feel any sexual desire. At all. I think maybe it’s the stress of everything? I actually feel quite disgusted with myself. I agreed to do the deed for about two months without wanting to (still was only about 3x total) till I had a mental breakdown the last time because I made it very obvious I didn’t want to and he basically said “I need to” because we had it so sparingly. I told him I thought he was being coercive because I didn’t want to. I also said I don’t want to and he can leave if he wants. But he won’t and instead I feel our every day is hell and eggshells. AITAH?

Seriously?

2024.05.14 17:33 Kingratt Didn't hold mail on Honeymoon, missing mail and package

Apologies for the wall of text incoming. This is my first time dealing with this level of incompetency, so I'm not sure what to do. I just got back from my Honeymoon of two weeks. The week prior to departing, I put in a mail hold request for the duration which went through and was confirmed. On the second day of the trip, I see an Informed Delivery message indicating 4 pieces of mail were coming, but I don't know if Informed Delivery during a mail hold is just indicative of what is being held, or if it's going to actually get delivered and my hold is being ignored. What I also see is a package out for delivery, so I call my post office and talk to someone about this and they say they'll take care of it. I get a call back 30 minutes later, it's all taken care of, and I see the tracking on the package has changed to being held at customer request. I continue to get informed delivery messages for mail, but like I said earlier, I don't know if that's just what happens during a hold.
Flash forward to this previous Sunday, we get home, I check mail to see if that stuff actually got delivered or if it was on hold (It was not due to be delivered until today, Tuesday) and lo and behold, multiple pieces of mail are in the box. Not everything from informed delivery, but at least 75%. What's missing are 1 wedding card, and all the mail from that day I called. I pray that somehow some mail is going to get delivered still, but Monday afternoon nothing had arrived so I drive to the post office. I state the situation and ask if I have mail here and where the package is, as the tracking still says held as USPS. They tell me to go wait by this door to talk to a sup. I stand at this door like an idiot for 30 minutes. Nobody comes. The lady that originally helped me has been helping others the whole time, and I work in customer service and know what it's like to be slammed, so I'm trying not to get too angry, and she eventually sees nobody has helped me and asks the second clerk to help me next. This second clerk takes my info, goes and looks, and returns saying they have no mail for me. I say ok but what about the package, give her the tracking number. She passes this off to a third person.
Third person comes back 10 minutes later with a fat stack of mail saying hey I found it all! I ask about the package, and she says oh let me go look what's the tracking number. I give the number, and she disappears. While she's looking, I look at the mail she handed me and it's not my mail. She literally gave me someone else's mail that also has their mail on hold. The addresses were similar, off by 1 number, but seriously, no wonder mail is missing all the time. Another 15 minutes goes by (I've now been at the post office for an hour) and the original lady looks at me and asks if anyone is still helping me. I say yeah they are looking for the package. She asks me for tracking number. Third person comes out and says the supervisor looked but the package is lost. The original clerk hears this and from what i can infer, thinks 3rd person is incompetent, and says no let me handle this. She takes my name, phone number, address, and tracking number and says she'll get the sup to find it and call me back.
Needless to say, nobody ever called me back. So now here I am with a missing wedding card that likely has some monetary gift inside, a missing package (still says held at USPS per customer request) that also is likely a wedding gift because we have no record of the tracking number in any of our orders and aren't expecting anything, and have no idea what to do. While I could find out what was in the card, that's an incredibly awkward conversation. I have no idea how to figure out what was in the package short of asking every single person we invited if they had a gift shipped to our home, and if so what it was. And even if I did have the value of all those missing items, would USPS insurance even cover it?

2024.05.14 17:31 fuegox Do I have something for a case against an apartment building?

Here's a rundown of what happened:
I initially had a glowing review of the property after touring a few weeks back. I informed them that I was only looking at the moment because my lease wasn't up until June. I left a great google review but was contacted via text by the tour guide and he told to remove the review as the company had a policy to not post reviews for tours. I thought it was weird but I deleted it only for me to see reviews about tours with acknowledgements from staff. Red flag #1.
Fast forward to this week, I saw an apartment within my budget and time frame for move-in open up in the building and sent a request to visit again before applying. To my surprise I was called by the leasing office and told the ID I gave them was fake and I couldn't apply to the apartment. Mind you, I received what I thought was a spam message saying "Fucken scammer, using a fraudulent id to tour property is a felony....I love how you think everyone is stupid..." and so on. This was sent to my personal cell phone over the weekend. I thought nothing of it until I happened to try to set up a new tour and had it confirmed over the phone.
So not only did they lie about leaving a review but I was harassed via text. When I tried to explain that the ID verification was a mistake(because it obviously is), I was sent a link to upload my passport. The link they provided would not let me upload my passport. I provided a screenshot of the error in the email and was told there was no alternative and I should look elsewhere. For seemingly no reason at all I was lied to and doxxed for what is a correctable mistake.
This entire situation was extremely weird and stressful as I have been struggling to find a place that meets my criteria. I was made out to be a criminal and treated like shit by this leasing agency. Is there any action I can take for my ID being falsely rejected and my phone number being used to insult me?

2024.05.14 17:19 FloppingEra99 Fred Nasser - 1402 14th St. Apartment Review

I am writing this review to share my experience and to let others know about what happened in this apartment. With it being a private landlord, it is not possible to leave reviews on a website or google, so I thought reddit is the next best thing. Let me start by saying - some of this is my fault for not sussing things out. I was in a bad situation before and was on a quick time crunch, so i said yes to this apartment quickly and without thinking.
This is a review of the Southside House on the corner of 14th St. S. Right next to dreamland. I lived in one of the bottom floor units. This apartment is owned by Fred Nasser.
I began renting here in April 2023 I was taking over a couple sublease. Let me say the first red flag should have been that the bedroom was EMPTY when I toured. I asked them why they are keeping it empty and not using it as the bedroom and they said they were using it for “storage” when there are literally 6 weird closets in this house. However, I just let that slide because to each their own? But I do think, in my opinion, they experienced the same thing that happened to me.
Sometime in the summer of 2023, I saw some house flies in the bedroom. Maybe like 3 of them? I thought “no big deal. maybe they just snuck in.” I come back from the gym, and there are literally at minimum 60 flies. All in the bedroom. Just on the bedroom window. They are not in the kitchen or anywhere else. I called Fred. He came out and sprayed the next day and yay he also caulked the windows completely shut and caulked dead flies into the window sill! But whatever I thought this was an old house.
Other experiences in the house - roaches. Not a full blown infestation but definitely concerning to have small baby roaches in the bathroom. Also neighbors in the upstairs who, and I am sorry to whoever is up there going through this, are in a toxic domestic situation. I would often hear someone in that apartment screaming “get the fuck out. I am going to K*ll myself” and banging so loud on one of the doors that my apartment would shake. I saw mold in the bathroom when i first moved in, and the next day it was “fixed.” Also can’t do laundry and bath at the same time because the water will be crazy. The shower frame (?) connector to the ceiling broke off due to so much water and steam eroding it away due to there not being a fan in the bathroom asked fred to come fix it…. he did not. I had to end up getting some wood to drill to the ceiling to then drill the shower frame into.
Fast forward to March 2024. The flies in the bedroom are BACK. Once again, just in the bedroom. However, this time there is a smell of rotting meat. I reach out to fred on Wednesday, and he says he will be out FRIDAY. But whatever, I will be patient. The flies continue to get worse and the smell becomes unbearable. I moved EVERYTHING out of the bedroom and into the living room. There is nothing in the actual bedroom that was causing this smell. I am updating Fred about the condition. He comes out on Friday and I text him later, as I was not in the apartment due to the flies and smell, asking him how it went. He says “Good. nothing dead.” I come back Friday evening and the flies are dead but the smell is still there. It was getting more and more pungent over the next week. I was running an ionizer to eliminate the smell, which would work for a few hours and then the smell would come back. I sent Fred a text on Friday, one on Saturday, and one on Sunday. All saying something like“Hey! I just want to let you know the flies are coming back and the smell is getting worse.” The flies were starting to come back on Saturday and continuously got worse. On Sunday…. my text did not deliver. I thought maybe he turned his phone off for the weekend. I wait till Monday. I send a text explaining how it is getting worse and there has to be something dead. My message does not deliver. I get a friend to send him a text, and it immediately delivers. I realized I got BLOCKED, or this is my opinion of what happened. This is my landlords only contact and he is also the maintenance.
I download Google Voice and text him that I need this to be taken care of as it is not livable and I will have to break the lease if not. He lets me out of the lease with it written that this will not affect my rental history or my credit. He also sends me back my full security deposit.
I am writing this to warn other people about my experience. I am concerned that someone so quickly has moved in after I moved out only 2 weeks ago. I really hope the smell and fly problem was fixed.

2024.05.14 17:18 Ok-Atmosphere-985 Long post alert. Can me 45f and my boyfriend 56m stay together?

Am I too much?
My boyfriend and I are new. We’ve been “official” for two months now and are quite serious. We’ve discussed the word love, but haven’t really put it out there. He has stated several times that he believes I’m in love with him but that he believes I’m holding it back to protect myself. He says I should let them out. I’ve repeatedly told him I’m nervous to do so because I’m not trying to rush this already fast paced relationship and that I don’t want my feelings to be vocalized and he not feel the same way. I told him I want to make sure my feelings are safe first, and he insists that they are with him. Just this weekend, he said “what if something happened to me and you never told me?” That statement stayed in my head during the entire scenario I’m writing about.
His wife passed almost a year ago, and since we met, he insists he’s ready to move forward in life. We talk about the future, but I’ve been a bit wary because I know this is all new to him. He is an amazing man and treats me wonderfully.
He’s 56 and I’m 45 but we live about 50ish miles from one another. We make a point to see each other as much as possible. We also make a point to communicate with one another every. Single. Day. We talk every morning before work, text throughout our day, and stay on the phone several hours at night. The only time we break this routine is when one of us is out of town or away visiting family, but we discuss that ahead of time.
This weekend, he came to my hometown, and we spent an amazing weekend together. We had the best time. At the end of the weekend, we both went home, (this was maybe 10am) but I never heard of he made it home safely. I texted him around 1 just to ask. Never heard a word. Then texted around 5pm to let him know I was going to a friend’s house and would call him when I got back home. Told him I hope his day was going well. We usually do check in texts when we know we will be unavailable.
I get home that night around 10pm and ask him to just please let me know if he’s ok. I then call but it goes straight to voicemail. Then again around 12am to let him know I’m worried. I go to bed.
I wake up around 6 am and see no missing calls or messages, so I call him. Straight to voicemail again, so now I’m worried. I go to work and still hear nothing from him, so around 9:30am (24 hours later), I call back. Same thing. This is very unlike him, and I start to panic.
What would you do at this point? I really hesitate doing everything else next, but I’m worried. I call his job to give him a message to contact me. I’m ready to leave it at that and wait. I don’t have his number memorized, so I’m sure with a dead phone that he doesn’t know mine. His job calls me back around 11am and says “ma’am. You called early to deliver a message to ———. Well, I’m calling you back to let you know that ——— isn’t here for us to deliver the message. I definitely was not expecting that and my fear sets in. That was a strange phone call to me.
I’m worried he’s hurt, and especially with not hearing a peep from him for over 24 hours, I leave work early around 12pm and head his way. I get to his house, and he’s not there. I go to his job next, but I don’t go in. Instead, I call a second time. I speak with the same person, and she asks my relation. I tell him I’m her girlfriend. She pauses and says “I’m not supposed to say anything, but I’ll just say this. His family knows what’s going on with him.” I tell her thank you then hang up.
To me, that means something happened. So I go to his mom’s house. Again, I am doubting all of my actions, but at this point, I’m thinking he’s hurt. We are new and haven’t introduced one another to family other than one person. Outside of our own information and the names of our jobs, we don’t have contact info for one another, so I’m unsure what to do during all of this. I decide I’d rather be the crazy lady that did too much than sit back and not know what happened.
So, I’ve been to his mom’s house but never inside. The one time I went, it was late at night and he had to pick something up, and I didn’t want to meet her for the first time in that manner. I have met his sister briefly before. So, I’m at his mom’s house and knock on the door. I explain what’s happening and she invites me in. She does not know who I am, but that’s not unusual. If the situation were reversed, my parents would not know who he is either. She tells me he is in the hospital and that she was there earlier and he should be home later. She told me what happened which is concerning but fits with what he’s told me about his medical history.
She gives me a different phone number for him. She says he had to get another phone the day before because he cracked the one with the number I have. I call it and it just rings. Then I ask the hospital number. She doesn’t give it to me (again, I don’t blame her) but tells me the hospital name and that the system at the hospital is down.
I go to the hospital. The system is down. I ask information, and they say something about ransomeware. After a while of asking, I leave and go sit somewhere to wait. I’m praying he will call me. I text the number his mom gave me and later the number calls back, rings once then hangs up. I call it back, rings then voicemail.
After about 3 hours after getting that number from his mom, the number calls me back. It’s him, and he’s pissed. He says I did too much. He’s mad I called his job because he doesn’t want them in his business. He says he could see if it was two or three days but not one. I told him something felt off and it turns out I was right. He was in the hospital. He asked why I did it all and I told him because he went all outside of our routine in a big way. He told me we don’t have a pattern and not to look for one. We definitely have a pattern. We even talked about it this weekend and I told him how much I love his consistency. I apologized if I overstepped and said I thought we were serious enough for our actions. He said we are that serious but proceeds to say I did too much. He wouldn’t let me come to the hospital to see him and said he needed some uninterrupted time to himself so I went home. I didn’t even respond and I don’t plan to. I feel like I should just step alllllllll the way back. I also think he’s panicking because he’s only used to being loved by his late wife.
I do love this man, but it feels like he took all that love he said he saw and wanted and threw it back in my face. I’ve made it clear that I’m intense. I would have done the same had it been my parents, my kids, siblings, friends, etc. when we talk again, I know I won’t be the same. I don’t trust him with my feelings anymore.
We haven’t talked since. I’m sure he’s doubting me because I’m surely doubting him. Not once did he acknowledge what I went through to check on him. And he wasn’t trying to listen. I told him I’m happy he’s ok but I listened to my intuition which said he wasn’t and it was right. He said don’t listen to that. I told him that had I heard from him just once that he was ok, none of this would have ever happened. Are my intentions even important here?
I know my actions are a lot and this is a lot to read, so if you’ve made it this far, thank you.
Am I crazy? What would you have done? What should I have done? Do you think this is salvageable?

2024.05.14 17:17 ee75a51968624541 Cell phone recommendations

Looking for cell phone recommendations for Italy. (My US phone is not unlocked, so I am looking to buy a cheap phone that will work there).
Thoughts on the Motorola Moto G31?
https://www.amazon.com/Motorola-Dual-SIM-Factory-Unlocked-Smartphone/dp/B09MDCTMTH
Alternatively, I was told I could just buy a mobile WiFi device (won't have an Italian phone number) but it will give me fast internet and I can use something like WhatsApp to call people. Any recommendations there?
Thank you.

2024.05.14 17:16 Imaginary_Travel_714 Forward landline calls to mobile through 3CX on Rpi

Hi all,
In my office, we all have cordless phones connected to analog lines. My problem is that if I move too far from the cordless base, I lose signal and miss calls. I was thinking of connecting the office landline (which comes from an old analog PBX) to a Raspberry Pi and forwarding calls to my mobile through VoIP if I don't respond after a certain time. I plan to expose the Raspberry Pi to the internet via Tailscale Funnel or via VPN through my home since I can't open ports on the firewall at work. Do you have any experiences with this? How do I connect the landline to the Raspberry Pi?
Also, I am looking for a cheap solution (around 30-40€, excluding the Raspberry Pi since I have 1 or 2 lying around).
Thanks in advance!

2024.05.14 17:08 mrgregorySTEMTeacher Weighted Grades System

I was looking for a weekly pinned post to put this in but I was having trouble finding one. I thought maybe the sub used to have one. Anyway I have always used a point system for grades for HS science (I’m somewhat early in my career) but I want to switch to weighted grades in order to make tests and labs more important. Thinking about starting this next year. I was hoping to get some feedback on a proposed system with the following categories:
• Tests - 30% • Labs/Projects - 25% • Quizzes - 15% • Classwork - 10% • Homework (not graded for correctness, but for completion/attempt, with work shown) - 10% • Participation (to curtail cell phone usage during class) - 10%
(apologies for formatting, I’m on mobile. I’ll try to fix that)

2024.05.14 17:03 HuggyB_44 How would you guys handle this?

So I have been working for an independent P&C agency for almost four years now and focus/only get paid on commercial P&C accounts. I started in this industry after leaving public accounting with zero experience and my starting salary was around $50K plus commissions. The first year was rough as I didn’t know enough about what I was selling. Year two I moved into a call center where we sell commercial insurance in all 50 states on the internet. In the call center I was working pretty much three jobs. I was prospecting for my P&C book, answering the phones for the call center, closing business for the call center, and doing all my own quoting and invoicing. I did that for over a year and worked my way up to about $72K.
The company I work for has seven offices in the state and two are in my home town. So the idea was always that I would start out at our corporate office to learn and then they would move me down to my hometown to take over one of the offices and books from an older agent. Well about a year and a half ago I got called into the bosses office. The one young agent we had in my home town screwed up a $300K renewal and quit all at the same time. Because my bosses were secretly trying to sell the company to a giant conglomerate at the time they needed someone down there asap!
They called me into the office and asked if I would move back home and run the book down there. I told them yes as long as I was not going to be punished for the large account that we were about to lose that I had nothing to do with and as long as they felt it was a way for me to increase my income. They agreed and I moved home and back in with my parents in two weeks notice. However, before the move the president of the company told me he did the math on the book of business I was taking over. He told me that the book made $70Kish without the $300K account we were about to lose. Well fast forward a year and I sold half a million in premium last year but some how my W2 came back at $67K…. That’s like $15-20K less than what I was expecting since the book made “$70K” before I got here.
I am beyond furious and really don’t know how to handle this situation. I left a house and a girlfriend to move in with my parents under the impression I would get an account manager (that part actually happened) and make more money. Now it’s been over a year and it seems like I agreed to take two steps backwards. I’ve consistently sold $400-500K a year in premiums which should result in around an additional $8-10K a year in after tax pay.
Any advice would be greatly appreciated. I can’t continue at my current pay but don’t want to leave what I have worked hard to build.

2024.05.14 17:03 DifficultAd3612 Citi Card- Terrible Fraud Alert

Just putting this out there in case anyone is looking at getting a Citi Credit Card - They have had the least effective method of dealing with fraud that I have ever encountered.
I had a fraudulent charge on my account. Did the usual steps of disputing the charge and requesting a new card number.
  1. Unlike with other banks, you cannot dispute the charge until after it posts fully to your account. It doesn't even leave your dispute as pending until that time. You have to fully go back and re-do it from scratch.
  2. If you cancel your card due to fraud, BEWARE - Citi will automatically update all merchants who either have been or could be on autopay. If you cancel online, you have no option on this. They tell you they are doing it. So if the fraudulent/disputed charge is on autopay, they will get your new card number and you can't stop it.
  3. If you don't want the above to happen, but you already cancelled the card via the app, you must now wait for the new card to arrive, then call to cancel that card and have them remove autopay for your 2nd new card. (This learned after being transferred through 4 departments on the phone)
And in case you were concerned that some fraudulent charges may be stopped in the meantime, don't worry! Because you'll get an alert that says "This card is being replaced. All transactions will be carried forward to the new card" So cancelling your card essentially does nothing, as all charges to the old one will still go through under the new number.

2024.05.14 17:01 Hellopainful420 Fire all my favorite colleagues? I'll get YOU fired and get your position.

This is an old story some of my friends told me (29F) I should share here.. so here I am. Sorry for the long text, but there's a lot to unfold.
This started a few years ago, after I got ghosted by my ex, I decided to switch careers and took the proposal of my brother to work for one of his friend in an organic grocery store in my area. I was 22ish at the time, maybe 21 turning 22, but anyways.
I started working in the fruits and vegetables aisle. Despite having a crazy director, I liked my job and my department manager. After a few months, I got the title of "third key" which is basically I'm the assistant manager when the assistant is gone. Then, they decided to hire a new customer service manager that I will call Linda. That woman was CRAZY. While I was 23 at the time, she was only 20 acting like she owned the world.
To give you an idea, in the span of 8 months being here, she got 11 employees fired for stupid reasons and since our director at the time was just as crazy... it was easier for her to get her way. Also, when I say stupid reasons, I'll give you a few examples: Benji got fired because he was "talking too loud" in the break room and it was disturbing her peace and supposedly making her harder to rest to come back fully ready to finish her shift. Marie got fired because she HAD to take off work to go to a relative's funeral and couldn't give her 2 weeks notice. Rose got fired because she was getting "too old to do her job properly and it was ruining the pace of the team's work" (which is bs, I've never seen someone cut veggies and fruits as fast as her). And I could go on. Yes, some of them could've been able to be protested against and even file a complaint against her. Mind you, outside of Rose, everybody was too young to just wanting to fight for a grocery store job. Even Rose just decided to take her retirement earlier and fucked off the work world lol.
Anyways, she took it too far when she tried to mess with me. To give you the context, we had a huge special on lemons and sometimes, those fruits can get rotten and you don't notice it because there's no smell. The only way you'd know is by going through the several small boxes of like 10ish lemons and look at them all one by one. Which I did regularly, but hey, I'm not a robot, sometimes some of them slipped out of my eyes. I was leaving the backstore with more boxes when I saw Linda with a customer that seemed more than pissed. So I go see both of them because mind you.. she has a LEMON box and I work in the fruits department. So it's kind of my job to help IF I CAN. That's when I asked her "Hey Linda, do you need help with the lemons?" And right away she told me "Fuck off, I don't need your help, I already spoke to your manager. Go do your job for once." My face was literally like this 😳 as I went to my department. Even the pissed customer did a bombastic side eyes.
A few minutes later, I go back to the backstore to fulfill the missing products and my manager pulls me aside. "Hey OP, stay out of Linda's business. I can't protect you all the time for talking back." I stopped him right away asking what does he means cause as soon as she told me to fuck off, I did fuck off. He looked at me surprised and said he'd come back to me with it, but only tomorrow because he's finishing his shift and for some personal reason, he can't stay longer to solve the issue. Since Linda was the manager on guard that night, he told me to stay in the back as much as possible to stay in her good graces. That's what I did.
One hour after my manager left, I heard my name being called in the front office (shared by the customer service manager and director). Big wtf. I go in the front and all of my colleagues are looking at me like I'm a prisoner going to their death sentence. Mind you, I know my laws and my rights. I might be young, but as soon as I got called, I started reciting in my head the main laws and rights she has to respect. I open the door's office and Linda is FUMING. And she is alone. She asks me to close the door and I tell her "No, it is my right to have someone in the room with us for this talk. I am not comfortable being alone with you." She starts freaking out and starts to speak louder, on the verge of screaming. "Linda. This room is recorded 24/7 and the customers can hear you talking to me like that. Lower your tone and find a witness to be in the room or I'll go back to work." She stands up to look outside the office and sees that indeed, there's a line in front of the cash looking to the office's direction. She takes a few deep breaths and calls Gabrielle who takes care of the finances of the store so she can be a witness. From the moment Gab got into the room, she seemed like she wanted to get away, so do I.
Gab took a seat in the back and Linda starts her whole speech. I'll be paraphrasing cause the meeting took almost an hour.
L: You know why I brought you here, right? OP: Not really, I've been in the backstore minding my business. Why? L: Well you disrespected my authority in front of a customer and that's a big no no for the company. OP: For the company or for you? L: OP, this is not the topic. You shouldn't be disrespecting authority in front of customers. It makes the managers look bad. OP: I was honestly just trying to help because you had a box of products from my department. I just wanted to help because the customer looked pissed and I didn't want him to ruin your fragile mood. L: My fragile mood?! Are you fucking serious?! OP: Linda, we are being recorded and we have a witness. I'm asking you to stay polite and not scream or I will file a complaint against you. L: Are threatening me??? OP: No, I am stating my rights and making you aware of where your attitude will lead you. I won't accept being talked like that by someone that ain't even my manager. L: Okay OP, let me remind you where your position stands in this business.
That bitch started to draw a triangle, put her name at the tippidy top and mine at the bottom. I didn't even let her finish what she had to say, I stormed off the office, went into the employees lockers, took my stuff and headed out. Linda ran after me, yelling like a psycho "YOU CAN'T LEAVE LIKE THAT! YOU'RE STILL SCHEDULED FOR THE CLOSE!" I stopped on my steps, making Linda almost run into me and said with the most blank expression I could have "Linda, you crossed a line and since you're so good at your job, close my department for me. I will be filing a complaint against you." And left the work place.
Next morning, I came to work as usual and had to see my manager and the director. I explained them the whole situation and showed the papers I was about to send to file a complaint against Linda. Also, this dumb bitch didn't even throw her pyramid in the trash. It was still on display when the director came in to work and asked me what it was. I asked her to look at the cameras, put the sound on and listen to the whole meeting. We watched it to my director's horror and who came in to work in the middle of our screening time? Linda! She came into the office and Linda being a poc turned white as a ghost. I've never seen her being so so pale. "W-what are you doing?" The director asked Linda to sit down and we watched again the video. Mind you, it took us one full hour to watch because she was in a never ending power trip. She used to be smart when she was bullying and making stories about past employees, doing it far from the cameras and usually using the other office that doesn't have cameras or a microphone, but she wasn't with me. I guess she got comfortable or whatever, but check mate on her ass.
My director said I could go back to work with my manager, that she would take care of the rest. Two weeks later, Linda still had her job, but our director resigned from her job right away. Which was hella weird, but whatever. We got a new director, she was a total sweet heart and she noticed Linda's crazy power trips right away. She decided to launch an intern investigation, but sadly, all the employees Linda bullied were fired. There was only me and my little complaint waiting to be served. When Nancy, our new director, came to me asking if I knew anything about Linda. I gave her the file, the time stamps of the video tape, all the employees she fired for stupid reasons with the old director and also phone numbers of those employees.
Flash forward 2 weeks later, Linda left work earlier, balling her eyes out yelling how Nancy was a bitch and didn't deserve her job. How she always came in earlier, put in the work and yadi yada. Nancy waited a few more days before asking me to come into the office and again, I'll be paraphrasing because a lot have been said.
N: HI OP, don't worry, you're not in any trouble. I just saw your CV and noticed you've had a lot of experience in customer service. OP: Yes, I used to be a cashier for almost 5 years, it was my first job. Why? N: I've seen your file, your CV and how you managed the conversation with Linda. We are actually looking for a new customer service manager since Linda have been let go. OP: What about my actual position? N: It's easier to find a fruits and vegetables commis than it is to find a competent service manager.. as you experienced.
I ended up accepting the position and all my co-workers cheered for my raise. I don't want to brag, but I've always been the one to defend everybody in the place, making sure I'll keep my job in the process and following the laws and rights. A few months later, Linda came back to the store as a customer and the look she had on her face when she saw me at the cash with the manager uniform was priceless. It was even more priceless when she asked me when I got the promotion and I told her the exact date, which matched her departure. "So you got my position when I left?" I just nodded and asked if I could do anything more to help have a better experience in the store. She didn't answer to that and just left after paying her things.
To this day, it's still one of my favorite moments to have been through. I'm not a petty person, but if I can ruin you in the process of me trying to defend my people, I'll be more than happy to do so. Last I've heard of Linda, she was working for the competitor, but never had any promotions.

2024.05.14 16:56 beanybum My Mil told my husband to give our baby to them or he’s no longer her son.

I have had issue after issue with my in-laws since my baby was born she is now 18 months. They wanted alone time with baby, sleepovers when she was a newborn, they wanted unlimited access, visits when they wanted them, take her when they wanted to take her, control of how we parented they wanted to monopolize our holidays, they wanted to be apart of all of babies firsts, and would get upset and offended if we lay down any boundaries. And basically just act like toddlers throwing a tantrum if we didn’t give them what they wanted. We have a long and complicated history since baby was born. But essentially they have a lot of unresolved issues and unmet expectations and (despite all of Reddit warning me to cut contact) I didn’t. They have acted needy and possessive of my daughter but I continued visiting for the sake of the relationship. And trying to maintain peace while also keeping myself and baby at a safe enough distance. But none of it was good enough every single visit they pressured me to take her. I made it clear I wasn’t comfortable everytime but they won’t take a hint.
it finally came to a grande finale after I broke and said enough is enough. I told them in a text that no they wouldn’t be taking her and I wasn’t comfortable with it so to stop asking. I said let’s just enjoy our visits and holidays together and put our energy towards better things.
An hour later they called my husband. My Fil spoke first and started off put together and nice but then got creepy and weird and demanded to know who our daughter visited with and who gets to see her and wanted to know who gets to take her to the park. My Mil then came on screaming, she Doesn’t once call me by name just keeps saying:
“your wife hates me, she doesn’t care about my feelings.” “Your wife is trying to destroy our family just like she did with her parents” “If you don’t see it son you’re blind!!” “She doesn’t talk to her parents or her grandparents.” (I have a wonderful relationship with my grandparents) “She’s unhealthy!! What you guys are doing is unhealthy.” “Everyone thinks you are CRAZY” “I’m gonna send your wife’s texts to everyone” “You’re selfish”
“All of you are selfish, all 3 of you.”
“You just want to keep her (our baby)all to yourselves. You don’t want to share her with anyone.”
“You aren’t the son I raised.” “I don’t even know who you are anymore son” “I know her and I know she will NEVER let us. She won’t budge. She won’t let us take her no matter how old she is.” (Speaking about me not letting them take my baby) “What your wife is doing to us is BAD!!!”
“you aren’t a family. We are your family,”
“If you chose your wife and daughter over your mom’s feelings you are gone to me. Done.”
“You guys put your daughter’s feelings over that of your mom and dad!!!”
“That’s my grandchild you have!!!” “She’s mine and you are keeping her from me.” “I want 5 minutes alone with her and you won’t give me that.” “You gotta give a little.” “It’s give and take and you need to give.”
We raised you and loved you unconditionally and now you owe this to us!!!”
My husband ended up hanging He was very upset and felt absolutely defeated. They didn’t get what they wanted so threw a tantrum and basically told my husband he has to choose between me and his baby or giving them what they want which is alone time with her.
After that I told him I would never again have myself or my child around his parents. He agreed. His mom then started texting our family and friends trying to get them on her side. She texted MY aunt who is basically my mother. It’s like she was trying to build a case against me being crazy and hoped everyone would agree with her. (Including my own aunt, who she also insulted numerous time during the phone call) She then texted my husbands cousin (who is his bestfriend and we are very close with) and she told him she is now mourning the loss of her son. She told them not to talk to us or tell us anything and then also asked them to please take my husbands old trainset from when he was young and give it to their child and make sure their child passes it along to his kids…..wtf? My husband sent a long text to his dad explaining how hurt he was by everything and basically his dad sarcastically replied “guess we are the worst parents.” Then he told my husband we hurt them and that my husbands mom hasn’t stopped crying(knowing full well my husband has a soft spot for her)….they are so self involved and They have such huge insecurities about how they parented my husband and it constantly comes out here. I think they are so desperate for a redo with our child that they have become delusional thinking they have a right to her.
Then forward a few days later and my mil is texting my husband like nothing happened? She said her and my fil talked and they realized they may have missed the mark on boundaries then went on to invite my husband to golf and send him pictures of a coaster he made as a kid with a passive aggressive comment about “mom and grandmas name being on it and equal.” Then his dad texts him ignoring everything and asking us if we need boxes for our move.
They do this to my husband constantly. They act out and then brush it under the rug and act like nothing is wrong. My husband is always confused by it and lets it happen. But I don’t want to do that here!! They can’t just act like this and then expect everything to be fine after….Right??? Like am I crazy?

2024.05.14 16:54 Then-Patience1456 Am I wrong for giving an ultimatum?

One year ago my husband(34m) and I(27f) were at marriage counseling and it came out that my husband was finding random girls on Facebook and instagram and sending them compliments and leaving comments on their posts regarding their looks. And had been doing this over our entire relationship, even while I was depressed and contemplating suicide he was messaging other girls (with no answers)
With the suggestion of the marriage counselor and my own personal counselor it was recommended that social media be deactivated while we try to better the marriage, his counselor also co-signed on this. After a while and a lot of arguing he did it.
A couple of months later, while at a store together my husband stopped a girl to compliment and ask her about her jacket, she looked uncomfortable but answered and walked away. I was annoyed but went about my day. A few days later he does something similar while complimenting a girls glasses.
I took that to my therapist and she encouraged me to talk to him about why I didn’t like it, specifically because he does not talk to me or compliment me in that manner and it was bringing back social media vibes.
A month later my sisters baby father accused my husband and sister of sleeping together, called me and told me they were actively fucking as we were on the phone. This was false as my husband was in bed sleeping with me in that moment, baby daddy later apologized for the accusation.
April. He asks for Facebook back, says it’s for networking for his business and to connect with people to find a better job. I told him I wasn’t comfortable. Over the course of the same conversation multiple times I eventually got fed up and told him he’s clearly going to do what he wants despite my discomfort so do whatever. A week later his now active account pops up and we argue because he didn’t inform me that he had reactivated it.
Mind you in all of this, no actual progress has been made in rebuilding trust, I say all of this^ because I’m explaining that every time I tried to bring my guard down something else happened.
Now flash forward to three days ago. I wake up and open instagram. First thing that pops is people you may know with a user name similar to my husbands. I open it. It’s got 8 followers and is only following one person a female with a private account. But the private account is following my husbands main account which is alive and well.
Idk if you know but instagrams deletes deactivated accounts after 30 days… it’s been like eight months since he got off of social media. But here is the account alive and well. I confronted him with this. He claims that he told me he was reactivating it because there’s a Japanese distributor that prefers contact via instagram and he swears he told me about this.
I told him I want him off social media because I feel disrespected. He says no. He says go ahead and file then when I say I’m done. He proceeds to bring divorce up again after this conversation after I kicked him out of the room to go sleep in the guest room.
Since divorce was brought up I told him he has a choice to make deactivated social media and we can find a new therapist to aggressively work on our marriage or he can file for divorce.
He refuses to deactivate.
Am I wrong to then go ahead and file?

2024.05.14 16:49 Head-Staff-8189 It’s Gonna Be Ok Part 1

I woke up today after my hour nap
Feeling very drained and whatnot
I’m normally more energetic
But life has drained me
I’m so tired in every way
After a ten hour shift
Driving included,
I was feeling defeated
The first thing I did was
Check…my…phone
I can’t help but be nervous
When I care, I care deeply
Without regard and openly
As the day started to pass
I felt a heaviness in the air
Like something was there
I must let this go
You see I’m carrying
An extra burden
I’m loving far to deeply
This must stop
I have to regulate, gauge, cypher
With without a compass
I become overwhelmed
And sometimes go off the rails
But my heart is always in the right place
It always comes from a place of love
Today I spoke briefly with you
And as always you made me feel special
And I appreciate that more than you know
Your loving words always mean so much
I’ve finally come to a place
Where I feel safe enough to let go
I will always love you
That’ll never change
But finally I can say
I’ve got to let go completely
Let go of the thought of us
As it is too painful a reminder
Of what will never be
So today, no more wishy washy
No more back and forward with emotions
I can honestly say from this point on
I love you but I love you as my friend
For now and always
And never underestimate me
For my love lasts forever

2024.05.14 16:39 Sweaty-Pea-527 Ex bf cheated on me throughout the relationship, I have given my all in that relationship, and I'm being punished with so much pain.

I (33,f) was with my ex bf (33,m) for a year and half. We met on Okcupid, and were very alike in many ways and hit it off right away, 4 months later, we decided to go steady. He came off as someone who was very family oriented, someone who cared about building a legacy, and was marriage minded, and that I was his first girlfriend.
Being together with him felt like a dream, he accepted me as a whole, encouraged me to improve, didn't leave when i went through surgery early on in our relationship, he took me to all his company's annual dinners, brought me to see his parents a month into getting official and I brought him to see mine a little later, he took us out on our first trip when we got intimate for the first time. Things were mostly peaceful and we hardly fought, i took care of him in every way I could, cooked, cleaned, took care of him when he was sick. I have never cared a single bit that he was earning lesser than I was, and I shared the dating expenses. I was nothing but grateful and happy to have found someone like him after all the prior unlucky encounters.
At one point in our relationship, he was having issues at work where his probation was being extended, I comforted him and worked together to pass the extension, i passed his cv to all the headhunters in my contacts and hoping it would help him securing a job opportunity elsewhere, he eventually passed and we celebrated it by taking a trip together.
After the trip, I found out that he's always had dating apps installed on his phone, i was devastated when I first found out and confronted him over it. He cried and begged that it was because he thought i would leave him as he was on the verge of losing his job at the time, he promised that he didn't swipe nor cheat on me, I broke down and promised him that I would always be by his side. He uninstalled the dating app after i found out and promised that we'll work towards our future, so we began our house hunting, and he eventually bought his first apartment for us.
A few months later, i realized my period stopped because of the pills, we discussed over it and agreed to stop the pills, and he'd be using condom moving forward. However, he was really undisciplined when it comes to contraception and i eventually got pregnant, i didn't want to abort the child at first and told him we should just get married, he said that he wasn't ready and talked me into having an abortion. I was sad, but I didn't want my child to live a life where the father didn't want him. He promised that we would have our children in the future when the time was right. And so we went with his decision, I was crying the whole night before the visit and cried in front of the doctor. It was beyond devastating for me.
Fast forward to 26th of December, I had a hunch that he was hiding something from me, so I went through his phone, turned out he had been cheating on me since day 1 with girls from dating apps, he had been taking them out on dates, attempting to sleep with them. He used all my favourite pictures that i took of him on dating apps, claimed that he was looking for long-term relationships. It killed me to know that he texted them on my birthday, flirted with them on Valentine's day, cheated on me even when I was helping him with job hunting while he lived a double life that I knew nothing of. I confronted him right away, and he claimed it was because his parents didn't like me, he begged me not to go, he claimed that he hadn't done anything physical with them and swore he will not cheat on me ever again, and we went for our first couple counselling on the same night. Life after that was hell, i couldn't trust him, i was fighting with my own self-respect, i fell into a deep depression. We tried our best at rebuilding the trust, and i acknowledged that he tried his best to reassure me and calmed me down whenever i was having a panic attack.
We decided to take a 3 week break after a month of trying to reconcile, the 3 weeks of no contact were brutal, i didn't know if he was cheating on me but I was so afraid of losing him at the same time. 3 weeks later, he came over to my house with gifts and broke up with me. I begged for him not to go, and that we can mend things. He wished me all the best and promised that i'll find my forever person one day and he then just left.
It's been 3 and a half months since the break up, and it still haunts me, i tried my best in that relationship, i gave in my all, i was a good girlfriend, i listened to him and was supportive. But this is what i'm being rewarded with, a very painful experience.
