Overall this may be a blessing for our area in the long-term. I do believe the Congels will be forced into foreclosure and the mall will be auctioned off. Despite your opinion on the mall and its history (I'm no fan by any means but it is what it is), it's very important that the mall is full and vibrant. It generates an absurd amount of sales tax for our area. It is a valuable piece of property, especially with Micron coming. If a company like Simon or another big mall player gets their hands on it for pennies on the dollar, they will be able to attract top tier retailers again. Pyramid is stuck. They can't raise rents because the market can't sustain it. They can't lower rents because their debt burden is too high. Fingers crossed a more capable operator comes and turns it around.

Hi Reddit,
I'm in need of some advice regarding my current marital situation and the potential sale of our home. To give you the full picture, I'll start from the beginning. Apologies for the length, but I feel all the details are necessary to understand the context.
I (29F) met my husband (40M) on Tinder four years ago. We dated for about eight months when my family had an opportunity to purchase a property. My then-boyfriend was also looking to be involved in a business deal of that sort, and he was interested in having his name on the property as well. My father supported this, seeing as how my boyfriend was a physician with a good income, and saw this as a way to bring him closer to our family. The opportunity came quickly, and we all signed the contract to purchase the house.
Trouble began shortly after this. My boyfriend requested that only he and I be on the title of the house, removing the rest of my family, as he saw a future with us and envisioned it as our potential family home. My father was very pleased to hear this and supported it, so we obliged. During this time, the property had increased in value, and I requested the other family members be paid off so we could buy out their shares. My boyfriend declined, feeling it was unfair.
To skim over some details, here are the highlights of the construction: My boyfriend paid more for the down payment than we initially realized would be required. Because of this, he paid no further construction costs. The construction proceeded with debt from my family until the construction loans came through. My family paid for the construction, and my father built the house for us without charging for his management services. My father was displeased with my boyfriend’s behavior and required him to pay more money for the construction due to inflation and the COVID shutdown. My boyfriend declined, and my mother and I secretly took out a line of credit to front the construction costs to my father, pretending it was from my boyfriend. Eventually, as we got the construction loans on a rolling basis after meeting construction milestones, my mother’s line of credit was paid off.
During this time, my family and I wondered why my boyfriend had not proposed. I decided that if he hadn't proposed by a certain time, I would leave him. Fortunately, he did propose on Valentine’s Day 2022. By spring of 2022, construction was coming to an end, and it was time for us to settle into the house. My fiancé felt uncomfortable with how much money he had put into the house and was worried I could leave him and make a profit. I promised him I wouldn’t leave him, but it wasn’t enough. He said he would believe me if I had a child with him, otherwise women would leave men if there were no ties. I told him I would have a child with him right when we got married. He suggested I come off birth control, as it takes months for a woman’s cycle to normalize after being on birth control for many years. I promised him I would come off birth control.
Coming off birth control was more stressful than I realized. I was very hormonal, breaking out, and felt unlike myself. This contributed to my fiancé and I fighting more than usual. In one particularly heated fight, I told him I would go back on birth control and even purchased the pills, but he told me he would break up with me if I did because he wanted to get to know the real me. I conceded, and then something switched in me and I became excited at the possibility of having a baby. I started tracking my cycle and figuring out my ovulation days. I shared this with my fiancé, and on one of those days, we got pregnant. I didn’t find out until the end of summer 2022. When I did find out, I told my fiancé and suggested we should probably get married.
My fiancé's first response was that we should wait to see if the baby sticks, and if it does, then we can plan a marriage but he wanted to wait until February 2023. I was very disappointed and angry and yelled at him. I felt alone and overwhelmed by the thought of having an illegitimate child. After discussing potentially getting an abortion, potentially breaking up, and potentially selling the house, I talked my fiancé into keeping the baby and getting married. He also wanted to keep the baby but was afraid of our situation. After many fights about when to have the wedding, we finally decided on December 2022. At that point, I was four months pregnant. During this time, my fiancé and I had major arguments that therapy couldn’t even remedy. We would yell at each other, slam doors, I would cry, and he would hold himself up in a room for hours. We had nice moments too, but they were heavily clouded over by the bad.
Finally, we got married, and things were good for a while. But then we faced some marital problems. My husband kept separate accounts and managed the finances himself. We had a joint credit card where I could pay for expenses without being questioned. He made all of the major investment decisions and major purchases. If I tried to disagree or speak up, he would get upset because this was not the submissive wife I had promised him I would be. I made significantly less money than him but lived a good lifestyle, buying almost anything I wanted within reason. Coming from a traditional family, I was upset that finances were kept separate. And so it continued that my husband would invest tens of thousands of dollars into our house so that his family from out of town would visit. We live in Vancouver, Canada, but his family is from Ottawa. In hopes of luring his youngest sister (of four) to Vancouver, my husband would make any modification to the house that his youngest sister showed the slightest interest in. This included a hot tub on the rooftop, a media system in the basement, a movie projector, and much more. After said sister got married, she made it clear that she would not move to Vancouver. Then a switch happened in my husband, and he suddenly wanted to sell the house.
Meanwhile, during all this time, I had my baby, and my husband and I were still fighting more than ever. I felt no support from him, and he felt drained by his work, our fights, and being away from his family. Recently, for the past three months, he has been consistently pushing for the sale of our house. This is where my dilemma lies. I am afraid to sell this house because my husband has kept finances separate, and the mortgage on this house has been serving as a way for me to feel secure. My husband contributes a monthly amount on a regular basis. He could have forced a sale in the past but didn’t, instead paying into the monthly mortgage on top of other bills. Now, he is considering forcing the sale of our house, but I am upset that he is citing financing as the issue when I have been begging him to save money instead of spending (his response is that $200,000 does not affect a $2M mortgage, and that he now feels burnt out and wants to retire sooner and live passively). If I agree to sell, I feel unstable about moving from our home given that my husband and I fight so frequently, and I am left alone to take care of the child. It is also worth noting that my parents live right across the street and come over frequently to help with the child, or I would go over to seek their help. My husband says that he feels abandoned and uncomfortable frequently because of our proximity to my parents, but I feel it’s only been helpful because there have been times when I felt truly alone, and my parents were my only solace and support. My husband would ignore me for days, especially when I was postpartum and vulnerable. My parents now see my husband as someone who doesn’t put his wife and child first. My husband says that the massive mortgage we have is too stressful for him, and he can’t take that burden. I am sad that my husband will not consider keeping this house for another three years so that I can get comfortable with the idea of selling the house and that potentially I and my family can all move to Ottawa so that we can allow my husband to be closer to his family. My husband says that he’s tired of the mortgage and feeling forced to work and missing out on spending time with our daughter (his job is very high stress).
I don’t know what to do at this point, Reddit. I’m currently on extended maternity leave, but it ends in six months. My husband and I will have to come to an agreement about the house, otherwise, it is likely that he will force the sale of the house even if I’m not ready to move. I’ve consistently felt rushed and overlooked in this relationship. I am tired of being the small voice that does not impact decision-making. My husband is now being nice to me and trying to show me a good time, but I see it as him turning on his charming mode so that I can say yes to the sale of this house. I’m not sure what to do. Our fights and disagreements are so bad and the marriage feels like doom sometimes (never any physical violence). I sometimes questions even staying with him, but I worry for my daughter. I’m afraid of her being an only child of divorce; I imagine it’ll be lonely and emotionally traumatizing. He is a good father to her, even though he is cold (but civil) with me.
Any advice would be greatly appreciated.

Kansas

Despite voters overwhelmingly rejecting a constitutional amendment that would have allowed abortion restrictions in the state, Kansas Republicans passed several anti-abortion bills into law late last month, overriding the governor’s veto.
The first bill, HB 2436, makes it a crime to “coerce” someone into having an abortion. Democrats attempted to widen the scope of the bill to include all kinds of reproductive coercion, like pressuring someone to become or stay pregnant and prohibiting their access to birth control, and enshrine a right to “reproductive autonomy.” Republicans voted down the amendment.
The second bill, HB 2749, requires medical facilities and providers to (1) ask patients their reason for having an abortion and (2) report the data, including personal information about the patient, to the legislature every other year. Gov. Laura Kelly (D) agreed with the objections of Democrats and reproductive rights advocates, saying when she vetoed the bill that there is “no valid reason to force a woman to disclose to the legislature why she is seeking an abortion.”
  • Democrats offered numerous amendments to HB 2749, including one to require men to report to the legislature their reasons for having a vasectomy and another requiring men to report why they are seeking treatment for erectile dysfunction. Republicans rejected all of them.
Finally, the Republican legislature overrode Kelly’s line-item veto allocating $2 million to the Pregnancy Compassion Awareness Program, created last year with a different veto override. The program is run by an anti-abortion group called the Kansas Pregnancy Care Network, which refers pregnant people to crisis pregnancy centers designed to use misleading information to discourage them from obtaining an abortion.

Louisiana

Louisiana’s legislature is doubling down on its anti-abortion laws, passing bills to increase criminalization and refusing to add exemptions to its abortion ban.
Earlier this month, the Louisiana House took up a bill passed by the Senate that would make it a crime, punishable by jail time, to possess abortion-inducing medication. SB 276, sponsored by 23 Republicans and one Democrat, was initially written to create a punishment for coercing someone into an abortion without their knowledge or consent (e.g. spiking a drink). However, House legislators recently added an amendment to the bill that classifies mifepristone and misoprostol as Schedule IV substances alongside some opioids and benzodiazepines. A pregnant person possessing the drugs for their own use could not be charged, but others who intend to distribute them to pregnant people seeking an abortion or store them for their own potential future use would face up to ten years in prison.
“Neither is a drug of abuse or dependence, and that is what the controlled drug schedule is for,” said [emergency room Dr. Jennifer] Avegno of the abortion drugs. “It makes no scientific or medical sense to put these drugs in the same category as Xanax or Valium.”
Mifepristone is a drug that blocks a hormone called progesterone, which is necessary for a pregnancy to continue. Misoprostol causes uterine contractions, causing the body to expel the pregnancy tissue. Mifepristone is also used to treat Cushing’s disease, a hormonal disorder. Misoprostol is also used to induce labor, manage a miscarriage and in the treatment of ulcers. Neither are addictive. “People do not go around taking them and getting dependent and having bad outcomes because of it,” said Avegno. “It’s like saying your blood pressure medicine or insulin is a drug of abuse.”
A week later, Republicans on the House Criminal Justice Committee voted 7-4 to reject a bill to add rape and incest exceptions to the state’s total abortion ban. House Bill 164, written by Democratic Rep. Delisha Boyd, would have allowed girls younger than 17 to have abortions if they became pregnant as the result of sexual assault.
“That baby [in the womb] is innocent … We have to hang on to that,” said committee member Rep. Dodie Horton, R-Haughton, who voted against the bill. Rep. Lauren Ventrella, R-Greenwell Spring, also voted against the legislation, saying the proposed law would be difficult to enforce. Teenagers who had consensual sex might feign rape or incest in order to get access to abortion services, she suggested…
Dr. Neelima Sukhavasi, a Baton Rouge doctor specializing in obstetrics and gynecology, also implored the lawmakers to approve Boyd’s proposal. She and her colleagues have delivered babies for pregnant teenagers, including mothers as young as 13, since Louisiana’s abortion ban went into effect two years ago. These young pregnant people can experience health complications that affect them for the rest of their lives, Sukhavasi said, and sometimes don’t have the mental capacity to handle the births. “One of these teenagers delivered a baby while clutching a teddy bear,” she told the committee.
The Committee also killed three other bills: HB 56, to allow abortions in cases of spontaneous miscarriage or nonviable pregnancy; HB 63, to clarify that the removal of an ectopic pregnancy is not an abortion under state law; HB 293, to add protection for physicians who do not intend to induce abortion by prescribing certain medications.

Texas

Meanwhile, in Texas—a state that pioneered the war on women and reproductive rights—a man initiated legal action to sue people who helped his former partner obtain an out-of-state abortion.
The man, Collin Davis, filed a petition in a state district court seeking permission to launch legal depositions to collect evidence for a potential lawsuit under a Texas law that contains civil liability for anyone who “aids and abets” an abortion. According to his lawyer, Jonathan Mitchell (who crafted the anti-abortion law), Davis is seeking to sue “co-conspirators and accomplices…involved in the murder of [his] unborn child.”
“Fathers of aborted fetuses can sue for wrongful death in states with abortion bans, even if the abortion occurs out-of-state,” he wrote. “They can sue anyone who paid for the abortion, anyone who aided or abetted the travel, and anyone involved in the manufacture or distribution of abortion drugs.”
Molly Duane, a senior staff attorney with the Center for Reproductive Rights, described Mitchell’s statement and general approach as misleading “fearmongering.”
“People need to understand that it is not a crime to leave Texas or any other state in the country for an abortion,” said Duane, who is working with lawyers from the firm Arnold & Porter to represent the woman and others targeted in the Davis case. “I don’t want people to be intimidated, but they should be outraged and alarmed.” Duane described the woman’s relationship with Davis as “toxic and harmful.”
Mitchell also represents a different man who pursued a similar claim last year: Marcus Silva engaged Mitchell to sue the friends of his estranged wife for allegedly helping her obtain abortion pills. Evidence later revealed that Silva knew about the plans beforehand and did not intervene, likely intending to use the threat of legal action as a way of forcing his partner to halt divorce proceedings.
Monday’s counterclaim illustrates, in painstaking detail, exactly how Silva—aided by Mitchell—allegedly deployed this tactic. It was only after Brittni’s abortion was complete that Silva revealed he knew about the plan and, according to the lawsuit, threatened to turn her in if she didn’t submit to his continued abuse. He even showed the police photographs of messages discussing the possibility of an abortion. “Once I finally got home with the girls he had been drinking and he told me that he knew,” Brittni texted one friend. “He’s using it against me.” In another message, she wrote, “Now he’s saying if I don’t give him my ‘mind body and soul’ until the end of the divorce, which he’s going to drag out, he’s going to make sure I go to jail for doing it.” […]
The counterclaim points out another flaw in his argument: Silva himself “is responsible for the alleged injury for which he seeks to recover.” He “knew that Brittni planned to terminate her alleged pregnancy and acquiesced in accepting Brittni’s actions,” so “it would be unconscionable to permit him to benefit by changing his position now.” His claims, in short, are barred “by unclean hands,” because he effectively entrapped his estranged wife—covertly discovering her plan to terminate the pregnancy, then allowing her to go through with it for the express purpose of blackmailing her into staying with him.

Indiana

A three-judge panel of the Indiana Court of Appeals last month unanimously recognized a religious freedom challenge to the state’s complete ban on abortion.
The case, brought by Hoosier Jews for Choice and four anonymous women of various faiths, alleges that the ban interferes with “their sincere religious beliefs that require and direct them to obtain abortions” criminalized since the law took effect in 2023. According to Jewish law, a fetus does not have personhood until birth, and abortion is required if the pregnancy endangers the life or health of the mother.
Brief of Hoosier Jews for Choice (and other plaintiffs): As indicated by the declarations of numerous rabbis, Judaism teaches that a fetus becomes a living person only at birth, and prior to that is considered part of the woman’s body, without independent rights. Abortion should occur and is mandated to end a pregnancy that may cause serious consequences to a woman’s mental or physical heath. Judaism also recognizes that physical health risks are not limited to those likely to cause substantial and irreversible impairment of a major bodily function. Judaism stresses the necessity of protecting the physical and mental health of the woman—a life—over the potential for life present in a zygote, embryo, or fetus. Therefore, restrictions that prevent a woman from obtaining an abortion where compelled by Jewish law, which mandates that the woman act to protect her physical or mental health, impose a substantial burden on that person’s religious exercise.
Under Indiana’s Religious Freedom Restoration Act (RFRA), “a governmental entity may not substantially burden a personʹs exercise of religion,” defined to include “any exercise of religion, whether or not compelled by, or central to, a system of religious belief.” This means that arguments about whether plaintiffs are strictly observant are irrelevant; the law protects sincerely held religious views regardless of whether that view is idiosyncratic or unorthodox. However, even a law that imposes a substantial burden on the exercise of religion can be enforced if it is “the least restrictive means of furthering [a] compelling governmental interest” (the strict scrutiny test).
The state argued that abortion does not carry “religious significance” and, even if it did, the abortion ban satisfies strict scrutiny because it is “sufficiently narrowly tailored” to “further the State’s interest” in “protecting human lives in the womb.” Throughout Indiana’s brief, the state attempts to use science to back up fetal personhood, extending developmental physiology to make unfounded claims that protected life unquestionably begins at conception:
In lower courts, the State’s compelling interest is not up for debate. In Cheaney v. State, the Indiana Supreme Court held that the State’s interest in protecting unborn children is “valid and compelling” from “the moment of conception.” …A basic understanding of biology supports these holdings. “That human fetuses are human beings is a scientific fact, not a theological claim.” Regardless whether an individual person believes this, “the scientific consensus” is that “[d]evelopment begins at fertilization,” after which the newly created “unicellular zygote divides many times and becomes progressively transformed into a multicellular human being through cell division, migration, growth, and differentiation.” …. Science thus tells us that “[t]he act of performing an induced abortion during any stage of pregnancy, from fertilization up to birth, ends the life of an innocent human being.” The State’s interest in protecting unborn fetal life at any stage from intentional destruction accordingly is nothing less than “compelling.”
A panel of the Indiana Court of Appeals—made up of a Republican appointee and two Democratic appointees—unanimously ruled against the state, upholding a lower court’s injunction against the abortion ban as it applies to the plaintiffs. In the process, the court laid out a path for religious freedom challenges to abortion bans in other states and at the federal level.
The trial court found that absent a preliminary injunction, Plaintiffs would be irreparably harmed by the loss of their religious freedoms guaranteed by RFRA. A loss of First Amendment freedoms, which include the right to free exercise of religion, “for even minimal periods of time, unquestionably constitutes irreparable injury.”... Without a preliminary injunction, Plaintiffs will suffer the loss of their right to exercise their sincere religious beliefs by obtaining an abortion when directed by their religion and prohibited by the Abortion Law. They also have shown their sexual and reproductive lives will continue to be restricted absent the injunction and as a result of the Abortion Law.

Investors of all sizes spent billions of dollars buying homes during the pandemic. At the 2022 peak, they bought more than one in every four single-family homes sold, though more recently their activity has slowed as interest rates rose and supply became tighter. Two of the largest home-buying firms, Invitation Homes and AMH, are publicly traded companies, while a number of other companies, backed by private equity, hold portfolios of tens of thousands of homes nationwide.
Companies that buy single-family homes say their businesses provide renters the opportunity to live in desirable neighborhoods where they otherwise couldn’t afford to buy.
With home prices and rents near record highs around the U.S., legislators and officials at all levels of government have become more active on housing issues. States have passed new measures to fund more affordable housing, to allow builders to bypass local zoning laws and to make the eviction process more favorable to tenants.
Most calls to block large companies from snapping up homes come from liberals, but some conservatives also show an inclination to crack down.
This “corporate large-scale buying of residential homes seems to be distorting the market and making it harder for the average Texan to purchase a home,” Republican Gov. Greg Abbott wrote on X last month. “This must be added to the legislative agenda to protect Texas families.”
Close to equal numbers of voting-age Republicans and Democrats said they would support a measure to block Wall Street firms from buying homes, according to a new study funded by the University of California, Santa Barbara, and the Manhattan Institute, a conservative think tank. The study gauged opinion from 5,000 renters and homeowners in urban and suburban ZIP Codes.
Proposals to curb investors might be popular with voters, but so far they haven’t gained much traction in legislatures. None of the bills in Congress or in any of the state houses has reached a floor vote.
Advocates for the single-family rental industry, such as the National Rental Home Council, oppose such legislation and blame rising prices on an undersupply of new-construction homes. They also point to the relatively low number of homes owned by institutional investors, defined as those companies with portfolios of 1,000 homes or more. Some research estimates these companies own 3% to 5% of American rental homes.
In some American cities, institutional investors hold a much larger share of homes than they hold nationally. In Atlanta, nearly 11% of all rental homes in the five-county area are now owned by three real-estate companies, a recent study by researchers at Georgia State University found. A 2022 analysis by the U.S. Department of Housing and Urban Development said 21% of Atlanta rental homes were owned by some large institution.
Rep. Nikema Williams (D., Ga.), from the Atlanta area, in December co-sponsored the End Hedge Fund Control of American Homes Act in the U.S. House. The act “won’t solve all of the problems, but it will definitely make an impact,” she said in an interview.
Critics of regulation note that many of the largest investors have bought very few or no homes in the past year. “The great trade is done,” said John Burns, founder of the eponymous housing research and consulting firm. “So what are you trying to stop?”
Smaller investors that own between 10 and 99 homes have stepped up their share of home buying this year, Burns said. Some of the proposed legislation would also target these smaller investors.
The bills in the House and Senate would cap rental-home ownership at no more than 50 homes for many companies, requiring them to sell off any more they already own. A bill in Minnesota, meanwhile, would limit ownership to 20 homes.
Bills to block landlords in the Ohio and Nebraska state legislatures were written in response to a small number of investors buying up hundreds of homes in a handful of Cincinnati and Omaha neighborhoods.
Louis Blessing III, a Republican representing suburbs of Cincinnati in the Ohio Senate, introduced a bill to tax large landlords so heavily that they would likely feel compelled to sell their properties. Blessing said he is concerned about real-estate companies developing monopoly power in some neighborhoods, while putting starter homes further out of reach for home buyers.
“It’s an antitrust in spirit bill,” he said.

Hi there,
I just did some research, and apparently (I don't care about the average, as it probably doesn't mean anything due to the super rich skewing everything) the median income per person in America is more or less around 40-42 000 dollars...now, I understand that it may not sound like much for Americans, but for us Europeans that's one hell of a big median income ! I live in France, and most people make something like 1900-2000 euros a month after taxes.
I see a lot of people earning 70-80-100k a year also in America (based on the reddit comments here), which is really not common in France, so I have to ask : how come Americans seem to be struggling so much despite this? Is life so expensive, are interest rates that high? What gives?
Apologies if I sound a little ignorant (I probably am), but I felt like asking.

I am an 18 yr old broke college student who just found out shes pregnant. My parents have money but I under no circumstances can go to them for help with this. As I am about 5 weeks pregnant, I will be able to order pills online, but most providers are very expensive (around/at least 200 dollars) and the ones that are less expensive (still steep at 150 dollars) I’m worried are a scam. In addition to this, I have an obgyn appointment where my mom will be in the room on june 25 and im worried that even if I end the pregnancy now, there will be signs of it still when I have my obgyn appointment and my mom will find out. I’m also getting bloodwork done at that appointment to test for a hormone imbalance and am worried that that will reveal something or that getting the abortion will screw up my chances of finding out if I have a hormone imbalance. However, today I was trying to download some content through Sabnzbd and all of a sudden it keeps saying post processing aborted and will not allow any downloads to become complete. I also am seeing it’s unavailable to read to in Radarr and Sonarr seemingly at random. Now my Drive is almost full at 90 percent utility but I have it set to fill-up not high water. Does anyone else know what this issue is caused by? I am really confused and have been troubleshooting it for the past 3 hours but to no avail. Any help is appreciated ;_;.

Sammy is his name, he needs help now more than ever because he is currently fighting for his life. Two months ago he was attacked by a pitbull that had no leash while my brother was walking Sammy. The entire attack happened in less than 10 seconds but the damage was devastating. The only reason why Sammy survived the attack was due to my brother's quick actions. My brother wrapped his hands around the pitbull's neck and choked him until he let go of Sammy (No the pitbull wasn't hurt at all). When the pitbull let go Sammy came off his harness and took off running despite his right front leg being broken. My brother ran after Sammy and was just barely able to get to him before a car passed by almost running over Sammy. Sammy was in critical condition but he lived to fight another day.
For the next two months Sammy spent all his time in and out of hospitals. He had a broken leg, had a tube on his stomach, stitches all over his back, and of course had to wear a cone. The first night he got back home he was hardly able to lay down to sleep due to the cone, broken leg, and tube on his side. All of this happened meanwhile the owner of the pitbull faced ZERO CONSEQUENCES for his actions. Due to living where we do, and what we've heard regarding the individual, we felt like we couldn't do anything about it. Like I said, Sammy had pulled through and was on track to being 100 percent .
Thousands upon thousands of dollars later, Sammy was about 90 percent back to "normal"....That was until this past week
Not even two weeks after Sammy had healed from the pitbull attack.. Sammy started to lose control of his body... he refused to walk and fell going up the stairs. He was tripping over himself and was drinking loads and loads of water. Once again Sammy needed to go back to the hospital.For the past three days Sammy has been in the hospital receiving all the care the rest of our money could offer him. Although we have tried our best, everything is pointing to neurological issues. We are tapped out of money, neurologist are already insanely expensive...WE LIVE CALIFORNIA... we have no idea just how insane the price tag will be for everything Sammy will need moving forward...if he has a tumor I can only imagine...Sammy does not deserve to go out like this. Before we had Sammy he already had lived a tough life. He was relegated to living in backyards with no shade in the California heat. He was in and out of animal shelters. Who knows what else he went through before he came to our lives. Sammy has spent the past almost ten years now living with a family that truly loves him. I personally would give ten years of my life to save him. He has two other brothers that wouldn't be the same without him...
I ask, will you please help Sammy out? It would mean the world to us all. Please help us help him live a truly long life. He still has so much to live for. My wife(F25) and I(M26) just started seriously saving for a house. Our goal is purchase our first home for approximately $250 ,000. as the market stands today, we can get a 3 bed, 2 bath in our area for that if you look hard enough.
Our rent for our townhouse(two bed,2.5 bath+ attached garage) right now is $950. We are saving $1500 a month right now for a home and that's going into a HYSA that's earning 4.15% APY
It feels like everyone in our lives is telling us to just put minimum down and get "skin in the game" in order for us to build equity and we can "just refinance later", but I've thought about it and perhaps in our situation, we're building more equity just keeping our savings in a HYSA for now.
Say we purchased a $250,000 house today at 3.5 percent down. Based on a 7 percent interest rate, our total monthly payment would be $2137. Only $1202 of that would be for the principal of the loan. The rest would go to interest, taxes, fees, and PMI. I would probably need to budget several hundred dollars for upkeep as well. Mind you our rent right now is only 950 dollars!
So every month that we don't own a house, we're able to put 1500 a month in a HYSA. I ran that savings rate into an investment calculator and hypothetically if we were to keep saving that amount for the length of a 30 mortgage at 4.15% APY, the total amount saved would be just slightly over $1,000,000. Adjust for inflation and in 30 years it would be estimated to be worth approximately $476,000 in today's dollars.
So my question is, should my wife and I just keep saving away until our rent goes up to the point to where we're loosing money not owning a house and just try to save for one hell of a downpayment in the mean time? Especially considering interest rates may eventually be lower when we do buy.

Why $40 a week?
There's something called a Saver's Credit if you don't make a lot of money. It lets you deduct between 10% and 50% of what you saved, up to $2,000. $200 to $1,000. I think that adds up to $24 to $120 in refund money but not really a tax math guy. Just kind of an extra bonus on top, and you didn't really have to do anything for it.

2024.05.15 07:02 Illustrious-Radio-55 New Toyota Prius vs Tesla Model 3

Specifically, Im thinking about getting either a base Prius LE or Model 3 performance. I would consider the long range or rear wheel drive model 3 but with the tax credit a performance model 3 ends up being only about 7 thousand more than the rear wheel drive one.
So this puts 2 very different cars against each other, The prius LE will cost about 31-32 grand out the door, and the tesla will cost around 55k out the door (taxes in AZ are 5.6%). This is a difference of 23 thousand dollars, and of course one car is all electric and the other is all gas. One has a 0-60 of 3 seconds and the other has a 0-60 of 7 seconds.
But wait… these are just two completely different cars so why even compare? Well, the way I see it… these two cars seem like some of the best deals on the market today. The new Prius is a beautiful, reliable, well-built, very efficient, and proven car that will still be around in decades to come while holding more value compared to electric cars. It’s also funner to drive than the old Prius.
On the other hand, the model 3 performance is likely the best 0-60 for the price on the market today. I know 0-60 isnt everything on a car, but its still very impressive and ultimately im a fan of the software used by teslas and how well it works with your phone. Of course you will also have all the perks and downsides of an EV as well like charging at home and one pedal driving. I also think the model 3 performance looks great, and I find it fun to drive.
The only downside is that its close to double the price of the base Prius, and teslas are not proven to be reliable in the very long term at least not in the same way the prius has. Teslas are less maintenance, but you can expect a large expense if the battery dies out of warranty. This is why hybrids still hold more long term value than evs at this point.
The model 3 rwd is a better comparison to the prius le, but I want to talk about deals here and the lack of of the $7,500 credit makes the performance a much better deal. We could also go with higher trim prius but you lose fuel efficiency and pay more so I find the LE to be a pretty good deal.
Personally, I have driven and love both these cars… but they have different perks and honestly I lean towards the base prius simply because Its half the price of the model 3 performance. Sure I could get the rwd model 3, but its just not as ridiculously fast while still having the downside of battery degradation. Plus the base Prius is still nearly 10k cheaper than the rwd. If money weren’t an issue i’d get the model 3 perfromance, but for now I lean more towards the Prius LE. Plus I really dislike elon and like the build quality of japanese made vehicles, so im leaning towards the new Prius.
But what do you think? Would you get a different trim level or even model of the tesla or the prius, maybe the prime or a model y?
Edit: Forgot to mention I also hate that tesla loves removing features while calling their removal a new “feature”. Cameras are not a replacement for ultrasonic sensors, and haptic wheel “buttons” are not a replacement for a turn signal stock. It’s still fast ass car though, 0-60 in 3 seconds will always put a smile and my face and feel exciting and powerful, otherwise and id have no interest.
Id also love the Prius prime but that car is impossible to find unless the dealer has it marked up to almost 50 thousand dollars making it not worth it at all. Why must all car brands have the goofiest of flaws?

Literally poverty is a form of trauma. I grew up in an environment where 8 people lived in a small studio. If you cannot provide a stable environment for yourself don’t bring other people into that environment. It’s selfish and cruel. I get it everyone case is different and unfortunately with the overturning of roe v wade abortion varies on a state by state basis. But I’m talking about people who decide to have kids knowing that they can’t afford it. It’s trashy. I’ll see people with like 2 young kids at a dollar store but than have these crazy long nails, their hair is freshly done or they got expensive shoes. Meanwhile their kids are wearing shoes either holes in them.
Edit; the people who are very much offended by this post are the ones who bring kids into poverty when they know they can’t afford to raise them. Let that sink in.

What is your intended use for this build? The more details the better.
My goal with the build for my new PC is to play the games I have on steam without hearing a very loud noise that the fan makes, on these recent times the sound started to annoy me when playing on my laptop. I want to be able to play games like Skyrim with mods (no graphic ones), DBXV2, .Hack//G.U. Last Recode, Digimon Masters Online, Mad Max, the metro games, Naruto games, Sunset Overdrive, and if possible The Witcher 3 and in the future Digimon World Next Order, Persona 3 Reload and Persona 5 Royal. I want to be able to play these and other games without hearing a turbine-like noise that the fan makes, I want one more quitter, and without feeling the heat that comes from the computer (laptop in my case right now).
If gaming, what kind of performance are you looking for?
Stable 30fps on the games I play; Low or medium settings, maybe higher if some requirements are met; I don’t care about RTX.
What is your budget (ballpark is okay)?

With this build I can manage to fulfil or almost do the goal I want of the fan not making too much noise?
The RAM and case on the list I put links for them from Amazon México because I could not find them on pcpartpicker, also the case I put on the list is just a filler for the format, I don’t want the RBG/lights on the case, I would prefer to use no case or get a simplecheaper one, I hope someone could recommend one like that. The RAM I have from amazon is only one module of 16gb just in case.
Most of the pieces are on little discounts right now on Amazon México, but starting tomorrow there is a week of sales so maybe the prices that I listed (that I converted from pesos to dollars) may be cheaper, but I could only buy few pieces per month because I have to use part of the money I get for different things.
The monitor I plan to get is a cheap one with HDMI, 30ghz/60ghz and the same size as the one my laptop has, but for a time I would just use the tv as a monitor while I save some money to buy it.
If possible, I would like to know if the MB has Bluetooth, because some of the things I use needs it, so I want to know this detail.
My plan is to keep the build for many years, because I don’t think I could afford something much more expensive.
I would love, if possible, to receive advice on which piece to buy first to start making this build. Also would like to know if I could somehow save some money on any of the pieces.

Please educate; genuine question.
I see conservatives saying the carbon tax is pointless. It just adds unnecessary costs to already, for the most part unaffordable situation that Ontario and Canada as a whole are in currently. Makes sense.
I see liberals saying that the carbon tax is only a few extra cents per litre at the pump, approximately only a dollar or two extra to fill up a full tank. Makes sense.
If this truly is the case, a dollar here, a dollar there, and then a rebate at the end of the tax season.. then what is the ultimate point of it? If the tax is an incentive to have people move off gas, then how is it doing so if it’s “only a dollar or two extra” for a full tank of gas.
For inelastic goods like gas, home heating, etc, I don’t see how a tax like this can be much of any good in the short or long run - especially if “it’s only a few more dollars, and you get a rebate”
And then there’s the argument of provincial and federal governments not knowing how much tax is collected as well, but that’s a discussion for another time.

I am a 37M teacher. I teach History for highschoolers. I keep pads and tampons in my classroom for the girls to use if they need them. This is something I do and have done for all my classes through the years and I pay for them out of my own pocket. But recently, I have gotten an upsurge of female students, making my supplies run low and making me need to restock more often.
So, I have told my students that if they want to use the pads or tampons, they will have to pay a fee of $1 a month if they use the products. I thought it would be a good idea to teach them economics and a basic form of budgeting to them. Well, some parents have come at me via email that this was unfair for them.
Keep in mind, I live near a low-income neighborhood, who have students that mostly depend on me for the products. I explained to them that I have had an upsurge of female students and have told them that their price has gone up and explained that it would not be viable for me to keep doing this. They would keep emailing me, with one parent calling me a d*ck after school because they can't afford the hygiene products themselves.
I talked this over with my fiancee and she said that it wasn't a bad thing, noting that her products have gotten expensive as well. At the same time however, the principal says this might be a d*ck move as the students need these and I should just give it to them free of charge. Now I am reconsidering my decision and have yet to apply the fee. So, WIBTA If I Started Charging My Female Students For Hygiene Products?

I don't understand your "surge of female students" comment. Do you mean a surge in need of products? More female students than male?
To me, the best course of action would be for the school staff to get together and purchase items for all of the classrooms or even to place in the bathrooms. And to work together to have a giving or caring closet for the school. If the kids are going without pads and tampons it is possible they are also going without other hygiene needs and a caring closet would ensure everyone has what they need for only a few dollars per month from everyone on staff.
OOP: No, my school does not have enough to supply these resources. And a surge of female students means that my classes have become filled with more females than ever before, making my supplies run dry. And some of the staff are barely going though, as you know with tacher pay. I get paid 37K after taxes, so this is not something I can afford, especially since this surge in female students happened in their freshman year, so this would not be possible for the next 3 years of their education. But a caring closet might help us all out, thanks for the idea!

Update: After reading many of your comments, I am going to talk to the principal about setting up a caring closet. If he refuses then I will ask for a pay raise to cover for it or just tell him to pay for it out of pocket. I talked this over with the nurse and she said that she would be willing to chip in and would ask around for others. I will keep you guys updated. I am meeting with my principal in 30 minutes, wish me luck!
Second Update (Same Post): May 8, 2024 (Next Day)
Second Update: I just finished my meeting with my principal. He did not like the pay raise idea. I told him it would look bad for him if I didn't keep supplying these somehow and he then turned to the caring closet. He said he would need some time to think about it. The nurse said that even if the principal himself doesn't help out, she has 3 other teachers ready to pitch in. Thank you guys for all your support on how to deal with this!
