Disclaimer: this post is not meant to be political. I'm just discussing why I think the housing crisis will last for decades at the current rate.
The National Housing Supply and Affordability Council released a report in May 2024 that featured a comprehensive review of Australia's housing. They found that the housing shortage will not be solved over the next 6 years and will in fact worsen. Over the next 6 years, there will be a shortfall of 39,000 dwellings in addition to the current shortfall, so the total shortfall will be higher by 39,000 compared to now. This was discussed in Chapter 4.
Over the Council’s 6-year projection horizon, the market is projected to supply 1,040,000 dwellings after deducting demolitions. New demand is projected to total 1,079,000 households. This represents a total shortfall of new market supply relative to new demand of around 39,000 dwellings over the 6-year period.
These shortfalls in new supply relative to new demand will add to the already significant undersupply of housing in the system. As a result, housing affordability is expected to deteriorate further over the forecast horizon.
Over the next 2 years, new demand will exceed new supply, resulting in a greater shortage. Net positive new market housing will not occur until 2026-27. However, the average rate of net new housing was 4074/year (over 2026-29). Assuming this rate continued beyond 2028-29, it would take 9.6 years just to breakeven with the remaining 39,176 shortfall, and this is just for shortfall over 2023-29. The shortfall before 2023, which has been accumulating for decades, remains untouched.

Background: my fiancées car got sideswiped about 9 months ago (it was parked on our street, no one was in it). Luckily, the guy who hit it left a note and had insurance. We ended up going through his insurance because of a high deductible on hers.
There was obviously body damage and the steering was jacked up. We took it to a body shop and they supposedly fixed it all, but as we were leaving the body shop we realized the steering wheel was completely veering to the right. Body shop seemed kinda shady so we ended up taking it to her Toyota shop and they had to do a realignment and it’s still been somewhat off, but she was pregnant with our first child, so we kinda ignored it.
A few weeks ago, we were driving it and heard a jolt underneath the truck. We didn’t hit anything, just felt something shift underneath. We got out and noticed that a bolt on the leaf spring was busted, leaf spring itself seems bent.
We hadn’t driven the truck and definitely hadn’t hit anything since the baby. We tried to go back to insurance but they’re obviously giving us the the runaround.
I’m willing to buy the fact that this could be a coincidence, but it seems to me that the only variable here is getting hit on that side (only the left leaf spring is jacked up like that)
Do we have any recourse here? I can’t prove it was related to the accident, but I’d argue the insurance company can’t prove it wasn’t.
Tacoma is a 2018 with 40k miles on it, we’ve not done any off-roading or anything, just hoping for someone smarter than me to provide some perspective here.

I have been seeing a counsellor for other issues but shopping is one of the points I brought up. I mentioned to my counsellor that I think I have a shopping addiction but after talking about it, I realised my issue isn’t as bad as it may seem to me. My counsellor also mentioned that she didn’t see much issue as i’m not in debt, I am still reaching my goal of paying off my student loan in the timeframe I want. Which is true, but I did raise that I want to also learn some technique to reduce the urge if need be as I feel guilty for spending sometimes.
Growing up my grandma always taught me not to spend and I have this mindset of spending = bad = feel guilty. One thing my counsellor said that made me realise that spending isn’t always bad and sometimes “it’s okay to buy what I want & treat myself” as long as i’m not going overboard or taking it to the extreme.
I definitely could have saved enough and pay off my student loan once my pay from May is in but sadly i’ll be paying it off in Aug instead which is still within my timeframe of paying it off by 2024 or asap.
I’ve been purchasing way too many lip products🙃 and will be going on a no buy for Makeup for the rest of the year.
1 thing i’m looking forward to see my leave in end July where i’ll be going on a short trip after not travelling for over 5 years. I originally wanted to travel further but it’s too expensive so a short trip of around $500 will be sufficient and i’ll technically be paying only $0 since I can claim $300 from my company and paying it using a new CC so will be getting $300+ back so technically a free trip. Which i’ll be applying for the CC once my passport is ready as it can help me to save around $10 per month in transportation and no min. spend per month (recommended by my brother).
As i’ve also been investing using a robo advisor (easier and safer for me), that’s where majority of money is and i’m thankful for it as it takes me a few days to withdraw & keep me in check. When my pay deposit, I usually just transfer it around to put aside $x for monthly student loan deduction -> transport expenses -> food allowance -> leftover will be thrown into the robo advisor app.
Due to doing this, i’ve saved almostttt 10k with “interest” from the investments (split in mid, high risk and savings) in 10 months although half of what I could have saved if I didn’t spend soo much..but I did plan out my black friday purchases months before so that’s fine and i’m still trying to come to terms that it is okay.
Edit: forgot to mention that I am in a way better place than last year when I was almost at overdraft with barely any investments 🫣

The company I work for is small, but highly profitable. We craft dancing attire for people who can afford $2,000-4,000 dresses and churn out around 10-15 per week, depending on the season. This doesn’t include the sales of our large back stock of dresses.
My job is very physical (I’m often sore and overworking muscle groups to the point of mild injury) and has no benefits. No dental, medical, and no PTO unless you count sick leave.
I understand that many jobs paying more than this might require a degree, which I do not have. The expense of a degree/taking on student loan debt hasn’t been feasible for me, so I’ve done my best to find steady work without that. This is the highest paying job I’ve had, ever, and I don’t know what to do to secure something better. My goal was to be a homemaker, but instead I’ve found myself here.
Money has always bothered me. It’s a fundamental part of society and I’ve accepted that as best as I can, but every day I wake up and it feels awful to participate in a ritual that feels like I’m throwing away my precious time for income that won’t even allow me to rent an apartment on my own. I’ve resorted to taking on a side hustle (sewing and decorating MORE dresses after work) to make ends meet after what NJ taxes take out of my paycheck.
Do you guys have any advice for how to better cope mentally with this reality? I’ll be 30 next year and would love to find reasons to be more optimistic while on my march to the inevitable 😅

Hi all, This is my first collision case. Scenario- I was backing my car from my apt complex parking, the other person’s car reversed so quickly from the internal road (basically from a dead end on the right side) that she hit my car. I had already backed my car 40% when my sensors started beeping and I realized their is a car reversing at high speed. I tried my best to drive forward into my parking space but unfortunately I couldn’t go completely in. I managed to avoid a bigger collision but my rear bumper got damaged. The other person came out and apologized and said she didn’t see me. I took her insurance information and we called police. I am not sure what she told the police since she was far away. Who do you think is at fault?
I filed the claim with her insurance policy but they concluded that I am 100% at fault. This means that other person just denied the fault. Now I filed the claim through my company. They said they consider it is not my fault. so I believe they will charge me $1000 deductible and increase my premiums. Am I right about this? Will my premium go up if they consider me not at fault?
Other thing- There is a CCTV camera installed where the accident happened so I am trying to get that footage. I am just afraid if what I believe happened is not completely true (since I was inside the car and I might have missed some scenario) and from camera’s angle I am also at partial fault, what will happen? Will my premium be even more?
Should I go through the process of getting footage? Or let the insurance repair my car and let it be.

2024.05.16 04:52 Commercial_Swim2906 Compromised Skin Barrier with a Complicated (But Once Happy) Complexion - Please Help!

CAUTION: LONG!
So this has happened to me once before (over a decade ago) and the whole ordeal seriously left me with PTSD. Back then, a vitamin recommended to me by a physio to treat a pinched nerve broke out what was great skin so I made the mistake of throwing all kinds of things at the issue. I learned my lesson and have kept a gentle, simple, natural routine ever since. My skin has been lovely, calm and clear as a result - even downright glowy and dewy.
Ironically, it was an oil for a recent ear infection (when antibiotics failed) which dribbled onto my skin that I believe must've done this. First, it gave me clogs which I only massaged a bit of jojoba oil into and I exfoliated twice in, oh gee, two weeks rather than my usual 4-6 weeks because, twice-over, I noticed some skin peeling in the area where the oil would land (I would wipe it and/or wash it off, but would awaken to find more had come out and onto my temporary (used a different one while this was going on) pillow so my skin was resting against that stuff for hours). I haven't taken an antibiotic for 9 or 10 years prior to this. Indeed, I always get a little stinging blotch by my right eye, on-off, for awhile after taking them and this time was no different. I'm wondering if they even messed with my skin's microbiota, contributing to this some and for what?! They didn't even cure the infection (which I thought could be viral since it lead on from a cold)! I understand there are barrier creams which contain probiotics/prebiotics and these interest me.
For said exfoliation, I always use ground oats mixed with a hydrosol or spring water which I then gently massage over my skin. This is what I have done for years and which a Garden of Wisdom skin consultant who worked with me back during the first round of an impaired skin barrier, okayed. I usually only do this every 4-6 weeks - sometimes going for longer, I'm just not a strong believer in exfoliating the skin on the face often, ironically.
So, last week, after the second exfoliation followed by my usual (gentle!) skin routine, my face flipped out within hours. I use no acids, no other actives, no alcohol-containing products or harsh, stripping cleansers. Hell, I don't even use masks anymore! I wear no makeup and my sunscreen for my face is a solid 50 SPF hat and a little raspberry seed oil.
I have sensitive skin - mostly normal - but it can be prone to clogs when it comes to heavier stuff. Last time my barrier got nuked, I was recommended a moisturizer with beeswax and I knew better than to use it but was desperate. I then paid with 60 clogged pores all over my face and neck which led to a summer of broken out skin while the mess purged. Since entering perimenopause (I'm 46), I've had perioral dermatitis rashes which I've learned to control and heal up, wholistically, within a day or two (they're also usually pretty mild). But, I know many of you are going to suggest I slather Vaseline or diaper cream on my face but with PD (which I'm more vulnerable to now with my messed up barrier), you can't use anything too occlusive and, frankly, I clog up and break out when it comes to heavy creams and ointments. Heck, even light ones can break me out which is why a combo of oil ( SIBU Sea Buckthorn Seed Oil)+ Avene Thermale Water spray +Caudalie Grape Water + hydrosol (helichrysum or frankincense) has worked so well for me for many, many years now.
My hydrosols sting and sometimes also the pure aloe vera gel I've cleansed my skin with for ages - even plain water does. My favorite faciil oil seems to be doing didley-squat to help this. I'm still using Avene and Caudalie (also has prebiotics) sprays because they mostly soothe it for a little bit. Do I just keep pushing on through the stinging (because most everything friggin' does!)?
Before and in being an herbalist, I made certain herbal concoctions and they were a huge saving grace then but now - they either soothe me or, alternatively and oddly, make my skin itch in my lower cheeks. I hadn't needed to be on one for 9 or 10 years prior to this. Indeed, I always get a little blotch by my right eye on-off for awhile after taking them.
Right now, I'm using products from Garden of Wisdom's soothing line plus their ceramides serum, but I just don''t know if they're helping or hurting. It's only been a week since I started that routine and they really seemed to soothe me for a couple of days but now, I think a couple items could be irritating me - not sure. They were suggested to me by their rep (who also suggested I use a product with tea tree and oregano oils for the zits I'm getting with this ordeal! Hell to the no! She also didn't steer me in the direction of their ceramides serum which some reviewers say healed their barriers, or another barrier-healing serum which I was considering, but I got another she suggested instead which I find sticky and possibly irritating).
I have an excellent whole foods diet, take certain skin-supportive nutrients (and have for years) and try and drink plenty of water every day. To make things even more complicated, I'm having hormonal night sweats which are, no, doubt, not helping this due to the loss of fluid. If I leave sweat on my face, I break out and here I'm trying to keep my face cleansing to one to two times a day (using just lukewarm water in the day, aloe vera gel or, occasionally the GoW cleanser at night). Normally, I go and give my face a quick rinse when this happens, but normally my moisture barrier isn't disrupted! I'm newly onto a wild yam cream which was a life-saver for me in my 20s so we will see how it works now.
I am open to not-so-natural things just to get this healed, but I'm not open to stuff that's just gonna leave me with other problems like multiple clogs, zits and PD flare-ups. I'm hearing just a simple, gentle cleanser (am highly allergic to sulfates! I also cannot do denatured and other drying alcohols!) and a good barrier cream might heal the compromised barrier in 2-12 weeks (and I'm already at 4, having had a few setbacks, unfortunately). Last time, it took far, far, far, FAR longer and my skin was reactive for quite some time afterward. I just don't have the patience for that, or the emotional/mental stamina to cope with it taking that long again. I'm really going to miss my hydrosols for however long this is going to take. Last time, helichyrsum soothed me so what the hell with this time?!
This ordeal has me in a lot of pain, distress and I'm mucho depressed as this is the 'straw that broke the camel's back' when it comes to my life at present. Frankly, my whole head is a mess at this point: chronic eye and ear issues (have ETD now since the infection now), the return of migraines after several years without, three lost dental fillings in the space of a few months and now my facial skin health is screwed!
With me, it's different because it's not like I need to pare things back since I normally have such a simple, gentle routine anyway. It's more like I still need a simple routine, but with certain added healing and soothing factors which are going to help, and get, my skin to recover, a.s.a.p. I've also thought of just using water to cleanse my skin with and spritzing with just some Avene - nothing else - and seeing how that goes for a couple of weeks. But I worry how my skin might feel in the process.

Lets say I borrow 100k on a heloc and pay 7% interest (approx 7000 a year).
I use those funds to invest in say aapl
Lets say my marginal tax rate is 50%.
Im entitled to a tax deduction at my marginal rate correct? So I'd get to deduct $3500 of the $7000 i pay on in interest from my taxes.
Can that deduction only be applied against investment based income e.g. the dividend pay out from aapl in which case I probably can't make use of the full $3500 or can it also be deducted from the taxes associated with my salaried income?
Alternatively would i be accumulating that tax deduction until I sell aapl presumably for a profit at which point that deduction can be used against the capital gains tax id pay on the sale of aapl shares?
Trying to understand if it makes sense to borrow for investment purposes when in high tax brackets.

I don’t go to the doctor super often, mostly just for annual check ups, mental health appointments, and that’s about it. However with the possibility of trying for pregnancy within the next year or 2 at most. Wondering if it makes sense to do the high deductible plan and start contributing money to HSA now so that I will ideally have money saved for when we do get pregnant but having to pay for my routine doctors appts in full in the meantime, or if the low deductible plan makes more sense?

With the withdrawal of Jellyverse, the DFI price experienced a significant setback, as it encompasses not just a single project but essentially an entire ecosystem. The arguments may have upset some, but they are undeniable: low liquidity, a committed but already heavily invested community, inconsistent addressing of past mistakes through constantly changing manipulation attempts, and the departure of interested investors due to the manipulated ecosystem.
Now, further projects are deciding not to launch on the Defimetachain because many community members are focused on one point (re-pegging the DUSD), deterring new investors from getting involved. Even projects that have come to the Defimetachain are shutting down because the small Defichain bubble is not large enough to operate profitably!
This needs to be countered: consistently and uncompromisingly!
Many influential opinion makers in the community once propagated a supposedly safe speculation by exchanging the base currency of the Defichain, DFI, into the struggling DUSD, promising high profits upon re-pegging to the dollar. Unfortunately, these overly optimistic assumptions turned into the exact opposite: the DUSD continued to fall, and due to the manipulations,
DFI also suffered, as the blockchain, despite its technical advantages of UTXO and EVM in one block, was not attractive anymore for crypto investors. The disruptions around the leadership disputes at the Cake Group, whose customers hold about two-thirds of the masternodes, then gave the DFI the final blow on its way to an all-time lows.
It does not help us if we could bring the prices in DUSD pools to one dollar if no one is willing to buy DUSD and the liquidity in the pools is less than 10 percent of the DUSD supply. When one wants to sell, the price inevitably collapses again, as there are currently only 2.6 million exchange values (exit liquidity) for all dTokens + DUSD – that's less than $0.02. It's not about these numbers, because whether it’s 20 or 50 percent more or less, it doesn't matter.
The most important point is that no one buys DFI anymore because we are perceived by investors not as an innovative blockchain with unique features but as a small group of sectarians tinkering with DUSD problems.
With the recently quasi-approved Special-DFIP "A constructive way to reduce the DEX fee," the first small step towards reducing restrictive fees with a short-term change has been taken. However, these small changes do not solve the real problem: the desperate clinging to manipulations to avoid admitting one's mistakes.
The DFIP "Free Market – Remove Discount and Stabilisation Fee" picks up there and takes the first significant step towards restoring an unmanipulated market. The problem is that many owners of DUSD do not have the overall welfare of the Defichain in mind but only the value of their own holdings and therefore only want to approve single-point corrections that do not have significant impacts. To see Defichain flourish again, we need buyers and projects from the crypto sector because the Defighter community does not have the financial means or, with the current focus, is not willing to invest larger sums.
Therefore, we should lift all non-market-compliant regulations and manipulations while supporting new projects on the Defimetachain.
Unfortunately, the Special-DFIP was not 100% goal-oriented in this regard, as the additional DEX fee for stablecoin pairs was reduced, and the rewards for the DUSD-DFI pool were lowered to 5 percent, but at the same time, the manipulations were extended with the reintroduction of the Buy-and-Burn bot.
Smart money loves free, unmanipulated markets, and as long as we continue to manipulate and trick around to compensate for past mistakes (or try to), we will not attract new investors. We must have the courage to return consistently to the free market. The impacts are not predictable in the short term, and the many unfulfilled assumptions of influencers in the past should teach us that the critics' forecasts of this approach are likely to be wrong again.
However, it is certain that markets are always right and all systems that try to influence the market have collapsed sooner or later.
On the other hand, a small – but certainly not representative – survey on X (Twitter) shows that almost 15% of participants only hold DUSD, and about 20% hold more DUSD than DFI. However, one must assume that their entry prices are not at one dollar but mostly between $0.10 and $0.50, as the entire speculation only made sense at such prices. Can it now be the task of the ecosystem to provide these speculators with their profits? Hardly... So, it cannot be about making this failed speculation successful with the community's financial resources!
The complete return to free markets includes the following steps:
1) Complete removal of the DEX stabilization fee and the dynamic stabilization fee so that prices in all DUSD pools are determined exclusively by supply and demand again.
2) Removal of the Buy-and-Burn bots.
3) Abolition of negative interest rates, as they are economically pointless and only aim to manipulate the market through financial incentives.
4) Valuation of DUSD in loans based on current market prices (DUSD-dUSDT pool, as USDT has the most trading pairs in the crypto sector).
5) Prohibition of using DUSD as collateral for DUSD loans (actually unnecessary if there are no negative interest rates anymore, but as a clarification that non-market and economically pointless manipulations are no longer wanted).
6) No transition periods, as these only enable manipulations.
Points 1-5 cannot be changed or "mitigated" by compromises, as one either returns to a free market or not! There is no "half-free" or "less manipulated" – of course, even free markets can be influenced with larger sums – and I hope that external investors with large sums come to the Defichain to try to manipulate prices...
Additionally, there are optional measures that can be discussed and modified:
A) DFI-Airdrop 1 to DUSD holders
On the other hand, it should not be overlooked that the Defichain ecosystem has not only invested DFI in Buy-Burn bots but also received DFI through the repayment of DUSD loans and burned 61.1 million DFI. Therefore, it seems fair to deduct the DFI expenditures for DUSD purchases from this amount and "reactivate" the balance and distribute it to DUSD owners to compensate for any negative impacts of returning to free markets. This is essentially cost-neutral. Excluded from this airdrop are DUSD as collateral in "looped vaults," as these only represent a leverage on DUSD and this cannot be rewarded for reasons of fairness.
B) DFI-Airdrop 2 to DUSD burners
Once measures 1-6 have been implemented and a fair market price for DUSD has been established after about 10 days, the option should be created to burn excess DUSD in the system instead of just selling it through the DEX. This ensures that the market price of DUSD rises again with increasing interest in DEX trading or DUSD-based products, offsetting temporary losses. The blockchain should provide reactivated DFI for this purpose. Those who burn their DUSD instead of selling it through the DEX could be granted a premium on the market price, for example, 10 or 20 percent. This option should, however, only be possible within a short time window of about 10 days and only if and as long as the newly established market price is at least 20 percent below the last USDT-DUSD price. Unlike a Buy-and-Burn bot, DFI is not given away at manipulated market prices below value but a previously determined market price represents the fair relation to solve the problem of excess DUSD created at that time without giving speculators an advantage.
C) Reduction of all DUSD exit pool pair block rewards
The reduction of block rewards for the DFI-DUSD pool was a first good step in the right direction. In my opinion, all block rewards for DFI-DUSD, DUSD-USDT, DUSD-USDC, and DUSD-EUROC should be set to zero. Although the goal should be to move towards "real yield" in the long term, it could be considered to use the saved rewards to increase the attractiveness of the dTokens system by promoting liquidity – however, this would disadvantage Defimetachain DEXes. On the other hand, other DMC projects like Javsphere with the Booster benefit from a more attractive native dToken system. Likewise, an increase in crypto token pools like dBTC-DFI or dETH-DFI is conceivable.
D) Increasing the attractiveness/liquidity on DMC DEXes
To facilitate the listing of new projects on Defimetachain exchanges like Vanillaswap and provide sufficient trading liquidity, the community fund could provide part of the complementary DFI to the project token for projects that have already realized at least one product with 100 users on the Defimetachain. This ties up liquidity but also generates income from trading fees.
E) DUSD Airdrop for new wallets with a minimum DFI balance The DUSD acquired by the community could be used for a promotion by granting an airdrop in DUSD to new wallets with at least 1,000 DFI, allowing them to test the native DEX with the dToken system. This would likely increase the demand for DFI, as only new wallets with a minimum balance would benefit from the airdrop. To ensure that this is not exploited, only new wallets that have received DFI through a transfer from a bridge or CEX should receive allocations.

Sogar Projekte, die auf die Defimetachain gekommen sind, stellen ihren Betrieb ein, weil die kleine Defichain-Bubble nicht ausreichend groß genug ist, um profitabel zu arbeiten!
Da muss gegengesteuert werden: konsequent und kompromisslos!
Von vielen einflußreichen Meinungsmachern in der Community wurde seinerzeit eine Spekulation mit angeblich sicherem Ausgang propagiert, indem die Basiswährung der Defichain DFI in den ins Straucheln geratenen DUSD getauscht werden könne und so bei Wiedererreichen des Dollar-Pegs hohe Gewinne realisiert werden könnten.
Die viel zu optimistischen Annahmen verkehrten sich leider ins genaue Gegenteil: der DUSD sank weiter und durch die Manipulationen geriet auch der DFI in Mitleidenschaft, da die Blockchain trotz ihrer technischen Vorzüge mit UTXO und EVM in einem Block für Kryptoinvestoren nicht attraktiv genug war. Die Irritationen um die Führungsquerelen bei der Cake Group, deren Kunden rund zwei Drittel der Masternodes halten, gab dem DFI dann „den Rest“ auf dem Weg zum Allzeittief.
Es hilft uns nichts, wenn wir die Kurse in DUSD-Pools auf einen Dollar bringen könnten, wenn niemand bereit ist, DUSD zu kaufen und die Liquidität in den Pools weniger als 10 Prozent des DUSD-Bestands ausmacht. Denn wenn man dann verkaufen will, bricht der Kurs zwangsläufig wieder ein, denn auf alle dToken+DUSD kommen aktuell nur 2,6 Millionen Eintauschwerte (Exit-Liquidität) – das sind weniger als 0,02 Dollar. Es geht aber nicht um diese Zahlen, denn ob es 20 oder 50 Prozent mehr oder weniger sind, spielt keine Rolle.
Der wichtigste Punkt ist nämlich, das niemand mehr DFI kauft, weil wir von Investoren nicht als innovative Blockchain mit Alleinstellungsmerkmalen wahrgenommen werden, sondern als eine kleine Gruppe von Sektierern, die an der Beseitigung von DUSD-Problemen herumdoktern.
Mit dem soeben – quasi - verabschiedeten Special-DFIP „A constructive way to reduce the DEX fee“ ist der erste kleine Schritt zum Abbau restriktiver Gebühren mit einer kurzfristigen Änderung vollzogen worden. Doch diese kleinen Veränderungen lösen das wahre Problem nicht: das krampfhafte Festhalten an Manipulationen um die eigenen Fehler nicht eingestehen zu müssen.
Das DFIP „Free Market – Remove Discount and Stabilisation Fee“ schließt dort an und vollzieht den ersten nennenswerten Schritt zur Wiederherstellung eines unbeeinflussten Marktes. Das Problem dabei ist, dass viele Eigner von DUSD nicht das Gesamtwohl der Defichain sondern nur den Wert ihres Eigenbestandes im Blick haben und daher immer nur Einzelpunktkorrekturen zustimmen möchten, die keinesfalls deutliche Auswirkungen haben. Um die Defichain aber wieder aufblühen zu sehen, brauchen wir Käufer und Projekte aus dem Kryptobereich, da die Defighter-Community nicht über die finanziellen Mittel verfügt bzw. beim aktuellen Fokus nicht bereit ist, größere Summen zu investieren.
Wir sollten daher alle nicht marktkonformen Regelungen und Manipulationen aufheben und zugleich neue Projekte auf der Defimetachain unterstützen.
Leider war das Special-DFIP in dieser Hinsicht nicht 100% zielführend, da zwar die Zusatz-DEX-Gebühr für die Stablecoinpaare reduziert und die Rewards für den DUSD-DFI-Pool auf 5 Prozent abgesenkt wurde, aber gleichzeitig mit Wiedereinführung des Buy-and-Burn-Bots die Manipulationen erweitert wurden. Smartes Geld liebt aber freie, unmanipulierte Märkte und solange wir weiter manipulieren und herumtricksen um frühere Fehler zu kompensieren (bzw. es versuchen), werden wir keine neuen Investoren bekommen. Wir müssen den Mut aufbringen, konsequent zum freien Markt zurückzukehren. Die Auswirkungen sind dabei kurzfristig nicht prognostizierbar und die vielen nicht eingetroffenen Annahmen der Influenz-er in der Vergangenheit sollten uns lehren, dass auch die Prognosen der Kritiker dieses Ansatzes voraussichtlich wieder falsch sind.
Was allerdings feststeht ist die Tatsache, das Märkte immer Recht haben und alle Systeme, die den Markt beeinflussen wollen, über kurz oder lang zusammengebrochen sind.
Auf der anderen Seite zeigt eine kleine – aber sicher nicht repräsentative – Umfrage auf X (Twitter), das fast 15 % der Teilnehmer nur DUSD halten und rund 20 Prozent mehr DUSD als DFI halten. Man muss allerdings davon ausgehen, dass deren Einstandspreise nicht bei einem Dollar sondern überwiegend zwischen 10 und 50 Cent liegen, da die ganze Spekulation nur bei solchen Preisen Sinn gemacht hat. Kann es nun Aufgabe des Ökosystems sein, diesen Spekulanten ihre Gewinne zu bescheren? Kaum... Es kann also nicht darum gehen, mit Finanzmitteln der Allgemeinheit diese gescheiterte Spekulation doch noch erfolgreich zu machen!
Die vollständige Rückkehr zu freien Märkten umfasst folgende Schritte:
1) Vollständige Aufhebung der DEX-Stabilisationsfee und der dynamischen Stabilisationsgebühr, so dass sich die Preise in allen DUSD-Pools wieder ausschließlich nach Angebot und Nachfrage richten.
2) Aufhebung der Buy-and-Burn -Bots
3) Aufhebung von Negativ-Zinsen, da diese ökonomisch sinnfrei sind und lediglich durch finanzielle Anreize den Markt manipulieren wollen
4) Bewertung der DUSD in Krediten nach aktuellen Marktpreisen (DUSD-dUSDT-Pool, da USDT im Krypto-Bereich die meisten Handelspaare stellt)
5) Verbot von DUSD als Kollateral für DUSD-Kredite (eigentlich unnötig, wenn es keine negativen Zinsen mehr gibt, aber als Klarstellung, dass marktfremde und ökonomisch sinnfreie Manipulationen nicht mehr gewollt sind)
6) Keine Übergangsfristen, da diese lediglich Manipulationen ermöglichen
Die Punkte 1-5 können nicht durch „Kompromisse“ geändert oder „abgemildert“ werden, da man entweder zu einem freien Markt zurückkehrt oder eben nicht!
Es gibt kein „halbfrei“ oder „weniger manipuliert“ - natürlich können auch freie Märkte mit größeren Summen beeinflusst werden – und ich hoffe das externe Investoren mit hohen Summen auf die Defichain kommen um dort zu versuchen, Kurse zu manipulieren...
Daneben gibt es aber auch optionale Maßnahmen, die diskutiert und modifiziert werden können:
A) DFI-Airdrop 1 an DUSD-Halter Auf der anderen Seite darf auch nicht verkannt werden, dass das Defichain-Ökosystem bisher nicht nur in Buy-Burn-Bots DFI investiert hat, sondern seinerzeit auch DFI durch die Rückzahlung von DUSD-Krediten erhalten und 61,1 Mio DFI geburnt hat. Es erscheint daher fair, wenn die DFI-Aufwendungen für DUSD-Käufe von diesem Betrag abgezogen werden und der Saldo „reaktiviert“ wird und an die DUSD-Eigentümer ausgeschüttet wird um etwaige negative Auswirkungen der Rückkehr zu freien Märkten zu kompensieren. Dies ist im Grunde kostenneutral. Ausgeschlossen von diesem Airdrop sind DUSD als Kollateral in „Looped vaults“, da diese nur einen Hebel auf DUSD darstellen und dieser aus Gerechtigkeitsgründen nicht honoriert werden kann.
B) DFI-Airdrop 2 an DUSD-Burner Wenn sich nach Realisierung der Maßnahmen 1-6 nach etwa 10 Tagen ein fairer Marktpreis für DUSD gebildet hat, sollte die Möglichkeit geschaffen werden, überschüssige DUSD im System zu burnen anstatt über die DEX nur zu verkaufen. Damit wird bei ansteigendem Interesse für DEX-Trading oder DUSD-basierte Produkte sichergestellt, dass der Marktpreis des DUSD wieder ansteigt und temporäre Verluste ausgeglichen werden. Von der Blockchain müssten für diesen Zweck reaktivierte DFI zur Verfügung gestellt werden. Man könnte für diejenigen, die ihre DUSD burnen anstatt über die DEX zu verkaufen, einen Aufschlag auf den Markpreis von zum Beispiel 10 oder 20 Prozent gewähren. Diese Option sollte allerdings nur in einem kurzen Zeitfenster von rund 10 Tagen möglich sein und auch nur dann wenn und solange der neu gebildete Marktpreis mindestens 20 Prozent unter dem letzten USDT-DUSD-Preis liegt. Im Gegensatz zu einem Buy-and-Burn-Bot werden hier keine DFI zu marktmanipulierten Preisen unter Wert weggegeben, sondern ein vorher ermittelter Marktpreis stellt die faire Relation dar um das seinerzeit geschaffene Problem der überschüssigen DUSD zu lösen ohne Spekulanten einen Vorteil zu gewähren.
C) Reduzierung aller DUSD-Exit-Poolpaar-Blockrewards Die Reduzierung der Blockrewards für den DFI-DUSD-Pool war ein erster guter Schritt in die richtige Richtung. Meines Erachtens sollten aber alle Blockrewards für DUSD-DFI, DUSD-USDT, DUSD-USDC und DUSD-EUROC auf Null gesetzt werden. Auch wenn das Ziel langfristig die Hinwendung zu ausschließlich „real yield“ sein sollte, kann darüber nachgedacht werden, die so eingesparten Rewards zu nutzen, um die Attraktivität des d-Tokens-Systems durch Förderung der Liquidität zu erhöhen – dagegen spricht allerdings, dass dies eine Benachteiligung der Defimetachain-DEXes bedeuten würde. Auf der anderen Seite profitieren andere DMC-Projekte wie z.B. Javsphere mit dem Booster von einem attraktiveren nativen dToken-System. Ebenso wäre eine Erhöhung von Kryptotoken-Pools wie dBTC-DFI oder dETH-DFI vorstellbar.
D) Steigerung der Attraktivität/Liquidität auf DMC-DEXes Um neuen Projekten ein Listing auf Defimetachain-Börsen wie Vanillaswap zu erleichtern und ausreichend Handelsliquidität zur Verfügung zu stellen, könnte der Community-Fund für Projekte, die bereits mindestens ein Produkt mit 100 Nutzern auf der Defimetachain realisiert haben, einen Teil der komplementären DFI zum Projekttoken zur Verfügung stellen. Dies bindet zwar Liquidität, verschafft aber auch Einnahmen aus Handelsgebühren.
E) DUSD-Airdrop für neue Wallets mit DFI-Mindestbestand Die von der Community erworbenen DUSD könnten für eine Promotion genutzt werden, in dem neue Wallets mit mindestens 1000 DFI einen Airdrop in DUSD erhalten, um die native DEX mit dem dToken-System testen zu können. Das erhöht vermutlich die Nachfrage nach DFI, da ja nur neue Wallets mit Mindestbestand in den Genuss des Airdrops kommen. Um sicherzustellen, dass dies nicht ausgenutzt wird, sollten nur neue Wallets Zuteilungen bekommen, die durch einen Transfer von einer Bridge oder CEX DFI erhalten haben.

I'm 20 years old in college home for the summer, and I live with my incredibly strict parents. I don't know what to do. What's worse is that none of my friends understand, and I'm hoping someone on here relates at least a little so I don't feel completely alone.
I have first-gen, incredibly strict Indian parents. My high school experience with them was awful. Think of all the cliches--needed to be the best academically (ended up being valedictorian of my school and getting a full tuition scholarship), no freedom at all (curfew was 8pm, no leaving the house more than 2x a week even if it was a club, they didn't think clubs or extracurriculars were important), no driving (even though I got my license at 17), physical and mental abuse, threats, etc etc. To make matters worse, I ended up losing all my friends my senior year. The only person that stuck with me was my boyfriend (secret, of course), and we're still together (4 years now).
College was the best experience for me. I made all new friends (except they all live 2+ hours away from my home sadly) and my bf and I are making long distance work. Coming home last summer was fine because I was only there for a month because I got accepted to this research program which I begged them to let me go to, and they did.
This summer, it has only been 1.5 weeks and I'm losing it. My bf just came back and I always make an excuse to see him, that I'm seeing my old "friends" and they don't question it too much but my curfew is still 9 PM. I came home last night at 9:35 PM and I got yelled at, slapped twice, and screamed at about how I have been spending too much money. I literally worked 2 jobs in college last year and have a virtual summer internship. This is MY money. I'm still not allowed to drive, despite having had my license for 3 years now. When I am allowed to drive, it's only like 3 select locations (all no highway) and I have to use our small, crappy car. I need to do shadowing this summer because I'm a pre-dental student, but I'm not allowed to literally drive to do my shadowing hours. My mom takes the small car to work (she refuses to drive anything else) and my dad works from home so we have the big car completely free but I'm just not allowed to drive it at all.
These are just the recent things but there's so many things that I can't do. I've missed out on trips with my friends, concerts with them, etc. My friends (like a group of 15 people are going) recently invited me to this concert in one of my friend's hometowns 2 hours away and offered me a place to sleep but ofc I can't go! I even tried asking and reasoned out how I would get there via public transit and I just got laughed at. It's all my money, too.
The worst part is, even though I've had the best college experience (because they go to bed at 9-10 PM they don't check my location that late, so I've been able to party and finally have that taste of a normal life) and met the most amazing people, none of them can understand this at all. Most of my friends are Indian/Asian and I know a lot of people but everyone I'm close to just doesn't have this problem. I feel bad ranting to them because they don't know what to say or do. Even when they do try, it's things like "try to sneak out" (cameras, motion detectors, etc) or "better to ask for forgiveness rather than permission" like they don't fundamentally understand how bad it could get if I did that.
I don't know what to do. I can't get a job because first of all, even though they complain about money to me all the time, they wouldn't let me get a job because it's too much freedom and driving. Secondly, I'm studying for the DAT (Dental Admission Test) this summer and I can barely even concentrate at home because the second it turns 3 PM the TV starts blasting and they're always yelling at each other. I tried to ask if I can go to the library to study and focus, but again they yelled at me about the car thing and then how it would be a waste of gas money and how I can study at home and how I should be waking up at 6-7 AM to study if the house gets loud around 3 PM.
I hope someone on here can understand, even partly, my frustration. I feel so isolated and alone right now. It makes me so angry that my parents have fucked me up as a person so much and just as I was starting to cope with it, I have to deal with all their BS again.
Can anyone relate? Or is there any advice anyone has that has gone through something similar?

Enravel is led by UW mechanical engineer Brian Schowengerdt, an expert in alternative displays, user interfaces, and human visual perception. He co-founded the company in 2009 to commercialize a laser-based “pico projector.” The idea, he says, is to “take a display of iPad size and compress it into the size of an iPhone.” More specifically, to shrink a projector to “the size of a grain of rice” and use it to project on-screen images, video, games, websites, e-mail—you name it—onto any larger surface.
The core technology is a “scanning fiber” projector that uses fiber optics and a vibrating element to scan an image and blow it up, for example, to a size of 17 inches across from just five inches away. A matchbook-size assembly of laser diodes (off the shelf) provides the light source to project the image. You could imagine such a projector might be crammed into a smartphone and used anytime you want a bigger display to interact with, for reading text or watching a video, say.
Enravel has five employees, and its technology was built over the past few years using $8 million in funding for a related endoscopic imaging project (led by Eric Seibel) and $100,000 in grants. The company expects to finish its portable prototype by next month, and to have a standalone product by the end of next year.

The direct care umbrella encapsulates direct primary care and direct specialty care. Most of these practices are run by physicians, such as family medicine, internal medicine, orthopedist, dermatologist, or podiatrists. Some will charge a monthly membership fee and others will charge a cash fee for each service.
By definition, a direct care practice won't accept any health insurance, so they are considered to be out-of-network. Though, some will have a hybrid model with limited support for patients who still have some sort of health insurance.
A direct care practice usually works with any patient, as long as they agree to the terms & services of the practice. Most patients will be covered under a high deductible plan or not have any health insurance. Many will have cost sharing plans such as with Sedera or Crowdhealth or other health sharing ministries.

I work in a dental clinic as an assistant. I have no prior assisting experience but I was told I would be taught on the job. I’ve been working here about a month and a half part time and I’ve learned how to do every assistant duty like cleaning rooms and writing notes and taking X-rays etc, but actually assisting the doctor during procedures is where I’m still very inexperienced and need to learn.
I learn best by actually DOING things. I’ve shadowed other assistants, I’ve taken notes on the procedures, etc, but I’m still not getting it. And it doesn’t help that I’m a slower learner. So far I’ve assisted one of the doctors at this job around 3-4 times, but I’m still not very good.
Today I asked another doctor in our clinic if she would be ok with me assisting her for a filling for the first time. I’m really trying to jump in and get hands on experience with assisting. She said sure. We start and I’m already messing up because I was holding the high suction incorrectly and I got in the way of her mirror a few times. Then she asked me to blow air on tooth 2 and I blew it on tooth 3 instead (I forgot about wisdom teeth) and at that point she was fed up and told me to switch with someone else because it’d go faster.
I don’t blame her for not wanting to teach me and I totally understand. I cried in the bathroom because I feel like I’m not even able to assist correctly. I feel like I don’t belong at this office. I feel like I can’t even be a dentist.
I have a slight hand tremor and it can get worse with anxiety. When I was assisting my other doctor he asked me about it and when I explained it’s genetic he said “oh no, how are you going to do dentistry then?”. It was a comment that’s been stuck on my mind for a while and it’s honestly making me really insecure about even thinking of calling myself pre dental. I just wanted some advice from you guys, see if anyone else feels like they’re not cut out for this.

First Quarter 2024 Highlights:
  • Record quarterly revenue of $2.9 million and record Total Revenue, Land Agreement Proceeds and Interest of $4.2 million (2,019 GEOs), which was 112% higher than the same period of 2023. Record quarterly revenue was driven by the first full quarter of revenue from the recently acquired interests in the Borborema project, royalty payments under the recently acquired Cozamin royalty interest and increased revenue from Canadian Malartic and land agreement proceeds.
  • Achieved its first quarter of positive cash flows from operations of $0.3 million, which does not include an additional $1.1 million of land agreement proceeds credited against mineral properties.

Portfolio Update
Odyssey Mine (3.0% NSR over the northern portion of the mine): Agnico Eagle Mines Limited ("Agnico Eagle") owns and operates the Canadian Malartic Complex that is one of the world’s largest gold mining operations and is comprised of the open-pit Canadian Malartic mine and the underground Odyssey mine. The Canadian Malartic complex will progressively transition from open pit to underground mining between 2023 and 2028.
On April 25, 2024, Agnico Eagle announced its first quarter 2024 results, including an update that construction at the Odyssey mine is progressing well. Ramp development continued to exceed Agnico Eagle’s target and shaft sinking improved during the quarter. The shaft is expected to provide hoisting capacity by mid-2025, six months earlier than previously planned and will provide added development and production flexibility. As at March 31, 2024 the shaft has reached a depth of approximately 452 meters and Agnico Eagle expects to complete excavation of the shaft in 2027.
Agnico Eagle further outlined a summary of its first quarter operating results at the Odyssey mine. At the Barnat pit, good equipment availability and productivity, drove solid operational performance despite challenging weather conditions. At Odyssey South, the mining rate and production were slightly below plan at approximately 3,300 tpd and 17,700 ounces of gold, respectively. The underground operations are expected to gain additional flexibility in the second quarter of 2024, with the start of a second mining front and the addition of four 65 tonnes haulage trucks. Stope reconciliation at Odyssey South remains positive, primarily from the contribution of the internal zones, which resulted in approximately 16% more gold ounces produced than anticipated.

Côté Gold Mine (0.75% NSR royalty over the southern portion of the mine): On March 31, 2024, IAMGOLD Corporation (“IAMGOLD”) announced the first gold pour at the Côté Gold Mine. It stated that its next step is to focus on ramp-up towards commercial production in the third quarter of 2024, with the goal of achieving a 90% throughput rate at year end. IAMGOLD maintained its production guidance for the project for the year at 220,000 to 290,000 ounces of gold (100% basis), assuming the remaining milestones are achieved.

Borborema Gold Project (2.0% NSR royalty and gold-linked royalty-convertible loan): On May 7, 2024, Aura Minerals Inc. (“Aura”) announced its first quarter 2024 results including an update on construction at the Borborema project. Following commencement of construction in the third quarter of 2023, Aura announced that construction is well underway with 25% completed to date, and production expected to start in early 2025. Ren Project (1.5% NSR royalty and 3.5% NPI): In its management's discussion and analysis for the year ended December 31, 2023, Barrick Gold Corporation (“Barrick”) highlighted continued exploration success at the Ren deposit. The step-out surface drilling program intercepted the targeted Corona dike at a depth of approximately 900 meters downhole and returned 4.7 meters at 24.90 g/t Au, which it stated confirmed the continuity of high-grade mineralization and paving the way for underground platform development in the future to convert more material to the west.
In its management's discussion and analysis for the three months ended March 31, 2024, Barrick included an update on growth and exploration projects. Cozamin Mine (1.0% NSR over a portion of the mine): On January 24, 2024, Capstone Copper Corp. (“Capstone”) reported 2023 production and 2024 guidance. Production from Cozamin in 2024 is anticipated by Capstone to be similar to 2023 at 22,000 to 24,000 tonnes of copper on a 100% basis. Operating costs in 2024 are forecasted by Capstone to be higher than those in 2023 driven by a higher proportion of cut-and-fill mining methods compared to longhole stoping, along with a stronger Mexican peso.
On May 2, 2024, Capstone announced its first quarter 2024 results which outlined that first quarter 2024 production was 15% higher than the first quarter 2023 due to higher grades consistent with the mine plan.

Royalty Generator Model Update
Our Royalty Generator Model continues to generate positive results with one new royalty added in the three months ended March 31, 2024. We have generated 40 royalties since the acquisition of Ely Gold Royalties Inc. in 2021 through this model.
We currently have 31 properties subject to land agreements and 6 properties under lease generating land agreement proceeds. The model continues to incur low operating costs with only $0.002 million spent on maintaining the mineral interests in the first quarter of 2024.
2024 Outlook
The Company remains on track to meet its previously disclosed forecast of between approximately 5,000 and 5,600 GEOs in 2024 which equates to approximately $10.0 million to $11.2 million in Total Revenue, Land Agreement Proceeds and Interest at a gold price of $2,000 per ounce. This would represent a midpoint increase in GEOs of approximately 100% relative to 2023.
The Company’s recurring Cash Operating Expenses are currently expected to be consistent with 2023 and the Company expects to achieve positive operating cash flow in 2024 when a number of its growth projects ramp up in production, including the long-life cornerstone mines at Côté and Odyssey and a full year of cash inflows from the recently acquired Cozamin and Borborema royalties.
