ANY advice is greatly appreciated!
We close on a new build Lennar home in July-Northern NV. This will be our very first home! When us and our realtor agent went in office to sign contract and give Ernest money, we asked about a 3rd party inspector. Our agent and the Lennar sales rep both said it’s our choice to pay for our own inspection. They also both said it’s a waste of money since we have the year warranty and they advise living in the home and getting to know it for few months then filing warranty claims if needed. Lennar sales rep said they have 30 days to fix any claims. We’re definitely not listening to that advice. However I have some friends who bought from Lennar over the past few years and their agents told them the same, live in it for few months. They were told it’s a waste of money because inspectors won’t find much wrong and do not look deep enough. Almost sounds like it could be lack of due diligence from 3rd party inspectors in our area. We’re hoping to find a great inspector.
**My question- is Lennar required to fix everything and anything on the inspection report prior to us closing? Can they pick and choose what they fix on the report on the basis that it still meets city codes and regulations?
Our interest rate is currently locked in till 7/31 and we close on 7/17. The thought of possibly feeling pressured to rush into closing by 7/31 is making us nervous considering interest rates right now and the out of pocket cost that would be needed to keep our current rate locked in after the 7/31 deadline.
We have also heard that claims filed through warranty can be overlooked with the excuse that everything is up to code.

I am new to selling on Etsy. I made 2 sales so far with digital art downloads, however I also pay for Etsy ads. I have my ad payments set up to auto pay, but I just noticed the sales I made may have just gone into what I owe for the month?
I understand its all the same, but It would be nice if I could set up a separate account for my earnings to be deposited in, and have my auto billing for ads just come out of my bank account like a normal bill.
Even tho its just a couple of bucks, having my earnings separate from everything else would be nice. Is that not possible?

Ok might write a slightly long post but pls stay with me.
I am 33 yr old man from Delhi. I currently work in a sales role, stable but slightly hectic job.
I got married 2.5 yrs ago. Arranged marriage setup. Initially our relationship was good but over time I've realized we share nothing in common. Constant fights, misunderstandings etc. Not sure where this is going. Both of us our hot headed. Sex life is dull. Sometimes I feel that I am not attracted towards her because of the fights and things she says.
On a personal front, both my parents have health issues. Every other day they are visiting the doctor. I'm really stressed and it's taking a toll on me. Financially we are doing Ok but not great. A lot of pressure on me.
My younger brother has just started off his career. He's gay and plans to move out soon. My wife doesn't know about this. I'm not sure how she will react to this when she gets to know. My parents accepted my brother a long time back. But now he will move out soon. Perhaps out of the country.
All this is taking a toll on me. I'm not able to concentrate and perform at work. Gaining weight. I have constant stomach aches and I can feel my health go down as well.
I sometimes feel like running away from all this. I've seen a lot from childhood. Very ill grand parents. Almost broken marriage of my parents. Financial instabilities etc etc. What should I do? I just feel like crying and running away. I don't feel like doing anything at work.

Specifically for consumer apps, what are the best viral loop strategies you can recommend to exponentially help with user growth while maintaining a minimal churn of said users?
The obvious ones include asking users to refer friends for free premium as we benefit from the network effort of additional users
Thinking of giving all users free premium trials for a week, with an auto subscribe.
Another strategy we have thought about it would be doing a social media video competition and everyone who enters gets free premium when they tag us in their posts (we have their handles) and then the winner gets a free trip or cash (whatever is ROI friendly)
Let me know what other ones you have seen work well.

| A few months ago, you guys filled out a survey for my statistics course where you ranked who you thought were the most unlikable Knives Out characters. (I needed at least 100 respondents and got over twice that amount, so thank you!) I go more in-depth in the final product I submitted, but it can get repetitive/dense at times (grading rubric requirements, you know how it is), so here are the highlights of what I thought the most important data were. Bar graph detailing total scores for each character, with the Top 5 in descending order being Richard, Walt, Ransom, Jacob, and Joni. Note that this is total points and not total votes (#1 votes = 5 pt ... #5 votes = 1 pt). Personal analysis (feel free to disagree): It’s not surprising at all that Richard, Walt, and Ransom were the Top 3. Although Richard is not the main antagonist, he has hostile opinions toward undocumented immigrants and, although virtually every Thrombey is two-faced to some extent, is arguably one of the most hypocritical characters. Compare his Hamilton reference to his rant during the dinner scene later on. This not only antagonizes him towards Marta, but towards the audience as well. I guess I shouldn't be surprised, but given that characters I loved ended up getting high rankings (Ransom makes sense, but how did Benoit get up there?!), I thought he'd end up higher. I just gotta level with you guys, are Yakuza games even fun? Don't get me wrong, I absolutely love the Yakuza games, but are they even really good games in the first place? I'm sitting here on my Yakuza 5 playthrough just contemplating life because I've raged about bullshit in every single one of the games up to this point, and idk if these games are even as good as we make them out to be.
The minigames are fucking bullshit and I despise them. I'm not talking about simple minigames like the Karaoke or the Cabaret clubs because I adore those minigames, I'm talking about the miserable slogs of minigames like golfing in Yakuza 2, Pool in Yakuza 5, or any fucking time there was Mahjong in a Yakuza game. Seriously, I've set up Mahjong calculators out of sheer frustration to try to beat those minigames and the calculators won't even help me win. Almost all of those games are pure RNG bullshit and are just meant to waste your time and infuriate you. It's absolutely excrutiating when the game roadblocks you and makes you either fork over money or play their minigames too, because it feels like a slap in the face.
Why on God's green earth do they think that creating "hard" enemies mean that they have to either create characters where they cross of half of your mechanics or they just fill a room with stunlocking enemies? I see practically everybody throughout the fanbase complain about this because its bullshit. I work my ass off to get all these upgrades and skills, and then some random nobody that walked in during a cutscene can't be blocked, can't be grabbed, can't be Heat action'd, can literally start their combo while you're attacking them, and they have super armor. I dont think there's a single Yakuza game where there isn't someone like this in there and it drives me insane, especially Lao Ka Long in Yakuza 3 because that's when I was recognizing the trend and was sick of it. And then there's boss fights where they just dump enemies with guns into a small space with you because guns are the only thing that can definitively stop you. Why can't they just let us be overpowered like the game intended for us uo to that point? The final bosses from Yakuza 1 and 4 did this and I often hear Yakuza 4 being called the worst final boss of the series. Luckily I didn't have a ton of issues with that fight because Tanimura's grappling is godtier and saved my ass the whole fight (I had much more of a problem with Saejima's fight because of that stupid kid's super armor street fighter combo), but seriously, why do they make the fights downright unfair just to make artificial difficulty? The only time they somewhat rectified this was in Yakuza 2 Kiwami with that godlike armor that makes Kiryu auto-block bullets. I got lit up with a machine gun in that game and he tanked the whole thing with his forearms. That was a good memory in my eyes.
And finally, its just the lazy writing at points. I don't mind the whole rubber bullets plot point in 4 or the secret brother plot point in 3, but seriously, why is it that in EVERY. SINGLE. GAME. Kiryu or someone else doesnt just kick a gun away from a villain and just walks away with their back turned, only for the scumlord villain to leap back up with the gun and end up shooting someone who the character was shielded by. We lost quite literally every interesting character that isn't one of the few main characters this way, and at this point the trope just pisses me off. Yakuza 2 even went crazy by doing it twice. Its almost as obnoxious as the fact that there is a Kiryu fakeout death at the end of all of the Yakuza games but 0, but I was surprised to see that Yakuza 4 broke the trend. Literally, I'm sticking with the games because I adore the story. I want to be having fun with all of this, but I cant lie to myself and say this is fun when I'm constantly irritated by shit decisions the developers continue to make. Idk, do people share in these opinions, or am I just going crazy? I'm going to keep playing the games because I'm going to finish the story, but other people are frustrated with this crap as well, aren't they?
