Hi, I bought my house last May - exactly one year ago and a few issues have come to light that neither the seller or my surveyor disclosed. What can I do, if anything?
House is 110yrs old, freehold terrace.
When purchasing I asked for evidence of the latest boiler service, seller said they didn't have it but its been looked at and its in full working order. Turns out, the boiler hasn't been serviced in 5 years because the previous owner built a cupboard around the boiler which means it can't be opened to be serviced. I only found this out when I got someone in to service it. Also, the system isn't in full working order as the pressure vessel has been replaced and now sits outaose of the boiler (I didn't know this was a repair at the time). Boiler leaks 2l per day fr the tap at the bottom (I've tightened it as far as it will go).
We have also found that by the end of August last year, two walls appear to have some damp issues - there is efflorescence coming out of the walls which takes the paint off in patches. Again, we were told there were no issues with damp by seller and the surveyor didn't pick it up. The house was freshly painted (poorly) all the way through so I suspect they hid it all for the sale.
Unfortunately as many people probably experience, the closer we look at things, the more botched jobs we find. An example of this is not long after moving in, one of the stair treads fell through as I was walking up it - we looked under the stairs and underneath a loosely screwed plasterboard sheet that the had used a 10 inch piece of 1x2 inch wood to hold the step up.
Anyway, I'll stop thee for now but wanted to ask if there is anything we can do legally to try to reclaim some of the cost from the seller? Appreciate it may be too late after a year has passed...

Blocking her on everything, not telling other family members my new address, etc. It’s been this way for several years now.
After she couldn’t get the hint several months ago, I sent her and a cease and desist letter I created that advised her to stop reaching out to me or my friends and nuclear family. I sent a courtesy copy to her new husband, who happens to be a lawyer, so I felt confident that he advised her to stop.
Well my grandmother became ill last week and she sent an email. I don’t care that this so the case, she was told to stop contacting me. I sent her husband a message on his website and advised him to fix herself. Then I found out this morning that she reached out to someone close to me and told them about the incident.
I’m at a loss here. A lawyer is super expensive, and I don’t want to have to see her in court.
What is my best way to go about this? This is now the second violation of the cease and desist.

After a quick back and forth, where the scheduler was hoping I would understand that no earlier slot was available, I got a new appointment for tomorrow. This tell me few things:
When I'm on the phone with Sunpower customer service, I make them know that the call will not end until I get what I need and if the call drops for any reason, I call them back immediately and ask for the same agent. Yesterday I spent a total of 5 hours on the phone with two different agents. A couple of months ago I had a six hours call with one agent where I literally just waited on the line while working. This seems to get stuff done, even if I don't like doing it. I run a business selling clothing, thrifted items and wholesale products I buy from small creators. I have a pretty large following on Instagram, which I believe only made matters worse for me.
I recently reached out to a small artist (less than 5,000 following) to purchase her products - wholesale. Let's call the wholesale product that I purchased, jewelry.
When I began to sell and advertise my items, she reached out and said that I needed to give her credit. I really didn't understand this as when I purchased wholesale items from customers before, I've never had to give credit on a product i purchased wholesale.
I'm not sure if many of you know what wholesale means, but it is the selling of goods in large quantities to be retailed by others.
I felt like she was only doing this because she knows she is a smaller creator with a smaller following and just wanted the acknowledgment & engagement from my following.
I feel like because she is a smaller business. She doesn't understand what wholesale is. This also could've been her first big sale and she might've been expecting credit as a smaller growing business.
We never discussed giving credit, just a simple wholesale purchase. Everything is documented via text. No contract for credit was ever made.
She then began to harass me and my family, as well as some of my followers. I tried to ignore it. She said she was going to get a lawyer.... I was very confused.
She then sent me an email from a "lawyer" but it looks to be copy and pasted. This was also the very same day... it looks like he's trying to serve me via email? Which to my knowledge is a lengthy process.
I dealt with injury lawyers before and I know that he hated email because it gets lost and the only ways we communicated were via phone, in person or text (as an absolute last resort).
Also, because I sued someone someone else, I know that the case being served has to be mailed in certified mail. Not sent from my laywer in an email?
I feel pretty confident that she can't do anything against me, considering we never had a binding contract stating that I was going to give her credit after purchasing and wholesale.
Would it be worth it to go after her? I feel like she faked that email. I tried to call the number to the law firm and it wasn't a working number and I couldn't look up the lawyer. She caused so much disruption to my business and my family and my followers, I feel like that would be the right call. Just seeking for legal advice. Is this a good case?

My girlfriend completed her first year of full time teaching but hasn’t had her edtpa or rica completed. She did submit the edtpa but results are back in August. She won’t be able to be a full time teacher next year because she already used her emergency (forgot term) for one year already. She does plan to take the rica but we heard it’s getting potentially removed in 2025? She has the option to be a floater sub at the same school she’s at now as she can’t be legally a teacher for next year. At this school she’s getting about $66k as it’s a title one school in San Francisco, California.
She’s looking in to potentially the private school she worked at the year prior as a long term sub as potentially going for a full time teaching position. This school is a little bit nicer but not sure what the pay would be.
She still needs two years to be fully credentialed but her next year won’t count until the rica and edtpa are completed or the rica requirement is no longer needed.

people using should just get a deleted character or some type of punishment. they are deleting the last pop the game has. Fucking R-word man, They are the fault in any case scenario. They are just to dumb to realise they are the solitary issue .
If they would just stand still and think as a SMART person like "This thing is very broken and ruins everyones gaming experince but myself so i should not use it for the everyones sake that plays infantry to vechiles"
The biggest reasons for the dwidiling player base is the players that use exploits in the game and develop the best way to farm newcomers in really scummy ways. Offcourse its the lack of update support etc, BUT The biggest problem are the people that abuse this for a entire night and killed of the server pop. This are the same people that use lagswitchers, ESP(wallhacks) and aimbots. Its the mentality of these people thats the problem.
Its like going to a soccer match and bringing a AK 47 and shooting everyone in the other team and thinking "yea this is the judges fault for not stopping me and this is totaly fair" They cant do shit because you just gonna shoot them. As the develepors cant do right now but wait for adressing it with a update and punishing you for ruining a soccermatch. A entire prime session of planetside 2 and even the day after.
Man i have at least a 2,5 KD due to only playing fair as a man and no small pp stuff like this
