Whatever credibility the Governor had in terms of fulfilling his commitment to making making Virginia the most veteran friendly state in the country was effectively crushed. At this point, it would be a stretch to even classify Virginia as veteran friendly.
The message was received loud and clear, Mr. Governor. You chose politics over principles and we can no longer trust you at your word. We are growing rapidly and mobilizing to expose this betrayal.
Current and prospective Virginia Veteran’s beware. What’s next Virginia… reverting back to taxing all military retirement pay, removing property tax exemptions for total and permanently disabled veterans, and furthering efforts to dismantle the few remaining incentives left for veterans and their families to remain here. No program honoring the sacrifices of veterans and their families are safe in Virginia.
Meanwhile, many states are seeking to bolster their programs that truly honor the sacrifices of their Gold Star, Purple Heart, and Disabled Veterans in their community. Virginia, sadly, is not one of them.
Please help put a stop to this!!!

Hello. This is gonna be a long one but if you can offer any advice for my family please do. My Uncle is trying to take the house that my Grandmother helped pay for and lives at. It’s really all she has.
I’m a Nineteen year old female and my grandfather passed somewhat unexpectedly from lung cancer when he was in his 60’s. He hadn’t drawn out a will yet. Back in 2012 my great grandmother passed and she willed her house to her 3 sons and my grandfather bought his two brothers out of the house. The living situation with that side of the family had always been very weird. When he was alive, my uncle lived at the house and paid rent to him. My Grandfather also owned a business and my Uncle worked there. When we found out my Grandfather had cancer, my Uncle started taking care of the business for him. By the time we found out the cancer had spread to his brain so he couldn’t make clear decisions and neither could any of my adult family. No one ever mentioned a will. We were all focused on taking care of him.
Then when he passed, my Uncle just took over the business and continued to live at my Grandfather’s house. My Granny has always been mentally unstable (I don’t mean to sound rude) but she has never been able to make clear decisions and now that my Grandfather has passed he’s not there to stand up for her. From what I know, my Uncle started begging my Granny to put the house in his name for whatever reason. I was against this but being a middle schooler I wasn’t allowed to say anything and my parents didn’t say anything either.
When the time came to pay taxes on the house, no one did. My mom got a call saying the house was still in my Grandfather’s name and someone could be in trouble. Somehow the taxes got paid on the house and no one got into trouble but the house to this day is in my Grandfather’s name.
Flash forward to now, my Uncle is 40 with a wife and a 3 year old child living in the house along side my Granny who they treat like trash. I think they want to take the house and put her in a nursing home. As for the business, it closed this year. My Uncle does not pay rent to my Granny and she pays all the bills and the taxes as far as I know. He did pay the taxes a few times that I know of and uses that to say he has claim to take the house. My Granny doesn’t have the mental capacity to fight against or even really know where to start sorting out ownership of the house. She also can’t drive. No one is doing anything because they want to have a relationship with my baby cousin and my Uncle and Aunt. But I fear that this really needs to be sorted out soon because I don’t think it’s legal to have the house in a dead person’s name. (Please correct me if I’m wrong.)
I’m pretty sure in my state (Georgia) if there is no will all property gets split 50% to my granny then split evenly between the kids in the other 50%. How can I help my Granny get full ownership of the house and what steps do I help her take? I hate seeing her be used like this especially since this man has been living with my grandmother non-stop for 40 years and he hasn’t been paying rent for 6. He thinks he deserves everything my Grandfather owned. He has no intention of moving out or paying anyone for anything. The house is worth 300,000 on zillow btw but that’s probably a bit off since it’s a very old house built in like the 60’s I think.
I know for a fact my Grandfather is rolling in his grave and is ashamed of this crap. There is so much more to this fuckery that isn’t worth putting in this post.
Oh and I don’t know if this is worth saying but I’m the oldest grandchild and me and my sibling are the only adult grand children. But we were 13 and 12 at the time of his passing. He now has 6 grandchildren.
I will appreciate any advice or knowledge anyone can share with me as I am young and still need to do more research and get a plan on how to go about this.

Hello - can someone help me understand this termination clause. After the lease term is over and tenant has provided adequate notice, can the tenant legally lease the same house directly from the owner?

EARLY TERMINATION: In the event the Owner decides not to lease the property and Agent deems Owner’s reasons acceptable, Owner may conditionally terminate this Agreement by signing a withdrawal agreement and simultaneously paying a cancellation fee of $1500.00 plus applicable sales tax. However, Owner agrees that if the Property is contracted for lease to a tenant during the time period from conditional termination to the end of the Leasing Protection Periods, Broker may void the early termination and Owner will be obligated to pay Broker the compensation set forth in paragraph VI, less the cancellation fee. A. All provisions of this Agreement that indemnify, defend, and save Agent harmless to any and all matters shall survive any termination of this Agreement. B. Agent may withhold funds for thirty (30) days after the end of the month in which this Agreement is terminated to pay any obligations; Owner shall pay Agent the deficit within thirty (30) days of termination date. C. In the event this Agreement is terminated by either Owner or Agent, regardless of cause, the parties agree that Agent shall have no further obligation to rent, lease, or manage the Premises. D. Drove by the building on Simpson St today that has collapsed into the street after a car crashed into it a few months back. Got me thinking what the hell is the plan around here to do something about all the abandoned buildings. Even Detroit tries to demolish the really bad ones. We now have buildings that have actually collapsed onto public property, yet they don’t touch the pile of rubble, and just fence it off. Even in Havana Cuba where building collapses are a regular occurrence, they clean up the rubble site.
Time for the city to do something about the derelict lots and buildings. The whole city is starting to look like one big encampment.

He’s usually in a 5 gallon planet tank and I saved him from the petsmart garbage can. He’s been with us for about a year and didn’t trust anyone to watch him / take care of him so I decided to bring him with me lol
Currently moving him between that cup and a 2 gallon classic $10 plastic planted fish bowl basically. Added some sand old water and plants to keep it interactive and healthy.
So far online I haven’t quite found anything - curious if anyone’s travelled with their beta fish?

I have 4 homes in central Texas (31M). House 1: I live in this one. mortgage and taxes ~$2400/mo. 3.5% interest rate. ~$150k in equity House 2: long term rental (lease about to end) and mortgage and taxes ~$2500/mo - rents for $2800/mo. This house is in an hoa and can’t be rented. 3.25% ~$120k in equity House 3: Airbnb mortgage and tax ~$3600/mo. Total revenue ranges from $4000-$7000/mo. 4.65% ~$300k in equity House 4: kind of Airbnb mortgage and tax ~$4200 - it was fully furnished to be an Airbnb but ended up getting a long term lease for a family in need covered by insurance for $7200/mo until September. 5.25% ~$300k in equity
I am considering selling house 1, 2, and 3 and moving into 4. After selling those 3 I would have roughly $500k after taxes. I lived in 2 for 2 years each so no taxes there. I have a line of credit on house 4 of $100k at 10.25%.
I build and remodel homes for a living. I’m also a real estate broker. I use the line of credit to fund my flips then pay it back after a sale. Rinse and repeat. However, I would like more credit to fund more/bigger deals. It is very hard to get a line of credit on rental properties in Texas.
I’m curious if I instead sell the houses and put it into a diversified stock account worth about $500k, would it be possible to get a similar or better line of credit than I would be able to if I just kept the houses and tried to get a line of credit on them all separately?
I would do this to free up capital to be put to better use. A well diversified $500k stock account should grow faster than the 3 houses, in theory. And the extra capital from the line of credit on the stock account would allow me to go further faster in my real estate endeavors. And if I do come across a great deal and need more funds, it’s much easier to liquidate stock than it is multiple homes.
Most probably think it’s a horrible idea to sell homes, especially with good interest rates, and I’d agree. But I have a pretty well formulated plan that is working well and I believe I could put my home equity proceeds to much better investment use than sitting in the houses appreciating slowly. And it’s not like I’d abandon real estate. Proceeds from the flips and spec builds would be used to buy more real estate anyways. I’d consider it more like cycling my real estate portfolio to fund my future real estate portfolio.
Anyways, all this to say, if I hypothetically sold it all and put it in the stock market, could I get a large line of credit based on my portfolio with similar or more favorable interest rates than line of credit on homes? I am considering selling house 1, 2, and 3 and moving into 4. After selling those 3 I would have roughly $500k after taxes. I lived in 2 for 2 years each so no taxes there. I have a line of credit on house 4 of $100k at 10.25%.
I build and remodel homes for a living. I’m also a real estate broker. I use the line of credit to fund my flips then pay it back after a sale. Rinse and repeat. However, I would like more credit to fund more/bigger deals. It is very hard to get a line of credit on rental properties in Texas.
I’m curious if I instead sell the houses and put it into a diversified stock account worth about $500k, would it be possible to get a similar or better line of credit than I would be able to if I just kept the houses and tried to get a line of credit on them all separately?
I would do this to free up capital to be put to better use. A well diversified $500k stock account should grow faster than the 3 houses, in theory. And the extra capital from the line of credit on the stock account would allow me to go further faster in my real estate endeavors. And if I do come across a great deal and need more funds, it’s much easier to liquidate stock than it is multiple homes.
Most probably think it’s a horrible idea to sell homes, especially with good interest rates, and I’d agree. But I have a pretty well formulated plan that is working well and I believe I could put my home equity proceeds to much better investment use than sitting in the houses appreciating slowly. And it’s not like I’d abandon real estate. Proceeds from the flips and spec builds would be used to buy more real estate anyways. I’d consider it more like cycling my real estate portfolio to fund my future real estate portfolio.
Anyways, all this to say, if I hypothetically sold it all and put it in the stock market, could I get a large line of credit based on my portfolio with similar or more favorable interest rates than line of credit on homes? And easier? Cash outs and line of credits closing process on homes are a huge pain. Has anyone gotten a line of credit on their stock account? What kind of terms/length?

Today my father told me about this cuz he was stressed, he bought a 2bhk flat back in 2014-2016 and he has been paying that flats property tax since then, he has all the tax record receipt kept safe, but now the municipal local govt asks for all the tax to be paid again from the time he bought the flat till NOW, just because they lost their records of our tax paid, Now I want to know what to do bout this, is this even LEGAL?? We are not so well of that we'll pay already paid taxes. Anyone plz enlightened me about this.
