(TSX:ATCU)(OTCQX:ATCUF)(BVL:ATCU) ("Alta Copper" or "the Company") is pleased to announce attractive economics results from the 2024 Optimized Preliminary Economic Assessment ("2024 PEA") at its 100% owned Cañariaco Project ("Cañariaco" or the "Project"), a world class porphyry copper project, located 700 km northwest of Lima. The 2024 PEA has been prepared by Ausenco Engineering Canada ULC ("Ausenco"), AGP Mining Consultants Inc. ("AGP") and Whittle Consulting Pty. Ltd., ("Whittle"), respectively leading international engineering and mining consultancy firms.
All values contained in this press release are reported in US dollars.
Cañariaco 2024 PEA Highlights
  • Robust Economics: Cañariaco 2024 PEA using 8% discount factor and three year trailing average metal prices of US$4.00/pound (lb) copper (Cu), US$1,850/ounce (oz) gold (Au) and US$23.00/ounce (oz) silver (Ag):
    • Base-case Pre-tax Net Present Value ("NPV8%") of US$4.1 billion and IRR of 32.4%
    • Base-case After-tax NPV8% of US$2.3 billion and Internal Rate of Return ("IRR") of 24.1%

The 2024 PEA is preliminary in nature. Current published resources for both of the Cañariaco Norte and Cañariaco Sur deposits (previously reported in News Release dated January 28, 2022) includes Inferred Mineral Resources along with a significant percentage of Measured and Indicated Resources. Inferred Mineral Resources are considered too speculative geologically to have economic considerations applied to them that would enable them to be categorized as mineral reserves and there is no certainty that the 2024 PEA will be realized. Mineral resources that are not mineral reserves have not demonstrated economic viability.
An independent technical report for the 2024 PEA,prepared in accordance with NI 43-101,will be available under the Company's SEDAR+ profile and website on or before June 7, 2024.

NPV Sensitivities
The sensitivity analysis provides a range of outcomes for the Project when the key parameters vary from their base-case values. The NPV estimate is most sensitive to changes of metal prices, resource grade, overall operating costs and capital costs as illustrated in Figure 1 and 2.
The After-tax NPV ranges from US$2,054 billion to US$4,011 billion as the applied Copper price varies from US$3.85/lb Cu to $5.00/lb Cu.

Project Description
The Cañariaco Project is situated within the Province of Ferreñafe, in the Department of Lambayeque, in northwestern Peru, approximately 700 km northwest of Lima, the capital of Peru, and approximately 102 km northeast of the city of Chiclayo. Current access from Chiclayo to the Cañariaco Project is 150 km along a paved road followed by secondary gravel roads.
The project area covers moderate elevations ranging from 2,200 to 3,600 metres ("m") above sea level. The copper deposits are situated on the eastern side of the continental divide and infrastructure will be on the top as well as both western and eastern sides of the divide. The topography varies from steep incised valleys at lower elevations to open grassy highlands at upper elevations. There is sufficient suitable land available within the concessions and close to the mining areas for the process plant, ancillary infrastructure and comingled waste rock and dry stack tailings facility.
The 2024 PEA contemplates that Cañariaco would be mined using conventional open pit mining equipment followed by crushing, SAG/ball mill grinding and flotation recovery of copper, gold and silver to a copper concentrate.
Cañariaco is estimated to have relatively low project capital and operating costs due to proximity to infrastructure and favourable natural setting with key features as follows:
  • Large scale mining and processing operation to process 120,000 tpd/43.8 million tpa with a currently planned 27 year mine life;
  • Conventional drill and blast mining, large scale electric shovels and haul trucks;
  • Conventional crushing, SAG and ball mill grinding followed by flotation recovery of copper, gold and silver to a copper concentrate;
  • Application of best practice process tailings management through comingled waste rock and filtered dry stack tailings storage;
  • Water resources available in project area exceed project requirements;
  • Low Strip Ratio life of mine of 1.33:1;
  • Power supply from existing Northern Peru power grid with connection point only 57 kms from the project; and
  • Project site located only 24 kms from existing paved highway connecting to the Pan American Highway on the west coast.
Low Capital Cost Intensity
Importantly, the Cañariaco project has low capital intensity when compared to several other global copper projects currently in the development stage. Key project attributes that reduce the capital cost include the following:
  • The mineralized material from Cañariaco Norte and Sur deposits are moderately competent with Axb of 53, and moderately soft rock with an average BWI 12.2 kWh/tonne, which enables high throughput utilizing a single comminution line consisting of one primary crusher, one large SAG mill and two ball mills whereas many projects with comparable throughput require two SAG mills and four ball mills;
  • The region receives significant annual rainfall and adequate fresh water is available at site eliminating the need for a desalination plant and pipeline from the coast;
  • Relatively close proximity to the national power grid reduces the capital intensity of power supply infrastructure;
  • Close proximity to an existing major transportation highway reduces access road construction cost and time;
  • Utilization of trucks to transport concentrate along existing highways to the loadout port eliminates the requirement for a concentrate pipeline;
  • The project site is in a sparsely populated area and there is no requirement for community relocation; and
  • Concentrate loadout through an existing port on the west coast of Peru eliminates need to construct a new loadout facility.

Sustainable and Responsible Mining
The project development concept has utilized best practice technologies and will benefit from several existing external factors which will assist in making Cañariaco a very responsible, desirable and sustainable project.
The application of filtered dry stack tailings combined with comingled waste rock storage maximizes the recycling of process water and significantly reduces freshwater requirements. In addition, this technology eliminates the need for wet tailings storage and a major tailing retainment structure and reduces associated seismic risk.
Electrical power in Northern Peru is generated predominantly by hydro which is the preferred power source from ecological and carbon emissions perspectives.
Electric powered overland belt conveyors, rather than haul trucks, will transport most of the mill feed and waste rock from the mining areas to the plant as well as the comingled waste and dry stack tailings facility thereby reducing fuel consumption and CO2 emissions.
The project is located in a sparsely populated region and at elevations above major agricultural zones.
Capital, Sustaining and Operating Costs
The initial capital, expensed over the first four years of the Project, amounts to $2.2 billion. The sustaining capital over the remainder of LOM amounts to $526 million. Closure costs are estimated at $216 million. The project financial model incorporates a lease strategy for the purchase of the initial mining equipment whereby 20% of the mining fleet cost is capitalized and the remainder is carried as operating cost. Sustaining costs include construction of a crusher at the Sur deposit and related conveyor system to connect with the primary overland conveyor in year 16 prior to the start of mining operations at Sur.

Social &Environmental
Alta Copper has been active in the Cañariaco area since 2004 and since that time has developed and established a wide range of relationships with a corporate policy of respect, shared involvement and value, mutual benefit and transparency. Communications with the local communities and public authorities at all levels continues to ensure that key stakeholders are aware of the Cañariaco project status and plans, and that the Company responds to community concerns and requests.
Mining
The 2024 PEAis based on open pit mining methods with conventional drilling,blasting and material loading with large electric shovels for excavation and haulage to the primary crusher using large capacity haul trucks. Independent and dedicated high-capacity electric conveyor systems will transport plant feed from the primary crusher to the process plant and waste to the comingled waste and dry stack tailings facility.
Over the life of the Cañariaco mine, two separate deposits: Cañariaco Norte ("Norte") and Cañariaco Sur ("Sur") will be mined in separate pits, with the bulk of the plant feed coming from Norte. Mining will commence in the Norte pit which will provide 100% of the process plant feed until year 16 at which point mining operations will commence at Sur. Years 17 through 25 will see mining taking place in both Norte and Sur with variable mining rates while maintaining total annual production of 43.8 million tonnes. From year 26 through end of mine life all mining will take place in Sur.
The Cañariaco open pit mining operations will have a mine life of 27 years, operating 365 days a year with a life of mine strip ratio of 1.33:1 (including pre-stripping). The mine production plan is based on mining a total of 2.72 billion tonnes of material, comprised of 1.176 billion tonnes of plant feed and 1.548 billion tonnes of waste rock over the life of the mine. Mining operations will supply the process plant at 120,000 tonnes per day or 43.8 million tonnes per annum. During the life of mine operation, annual cash-flow will vary due to annual and forecast variations in head grade, strip ratio and metal recoveries.
The major mining equipment fleet will include nine (9) blast hole drills, five (5) 38 m3 electric shovels, two (2) 33 m3 front end loaders and thirty-eight (38) 290 tonne capacity haul trucks. A fleet of smaller loaders and trucks will be utilized for early mine access development and initial pre-stripping. Electric shovel major maintenance and mobile equipment replacement are carried in the mining costs. The moderate altitude of the Project avoids the need for de-rating of mine haul truck drive systems.
Whittle Consulting's Mine Plan Optimization
A key part of the mining plan development for this 2024 PEA included comprehensive mine plan optimization analysis by Whittle. This analysis includes a very detailed assessment of metal grades, metal prices, metal recoveries, mining and processing costs throughout the deposit, and by applying advanced computational analysis, including by the use of Whittle's proprietary Prober-E software, develops an optimized mining plan to maximize the net economic value of the mining operation. A key aspect of this mine planning strategy is that it brings forward cash flow and optimizes the net present value of the deposit. This approach involves advanced pit phasing techniques and takes advantage of variable mining cutoff grades, plant feed stockpiling and blending strategies during the life of the mine plan.
Metallurgy and Processing
The Cañariaco project comprises two copper-gold-silver porphyry deposits where the main copper species are primarily sulphides, predominantly chalcopyrite with lesser amounts of bornite and chalcocite. The Sur deposit also contains molybdenum however the levels did not warrant recovery for this 2024 PEA. Extensive metallurgical testwork programs on samples from Norte have been completed over previous years, providing an extensive metallurgical database for Norte. Resource development at Sur is at a much earlier stage than Norte and accordingly the metallurgical testwork completed for Sur is preliminary. However, the testwork results received to date from Sur are very good and comparable to the results for Norte confirming the amenability of conventional flotation recovery for both Norte and Sur.
The key metallurgical design parameters applied for process design in the 2024 PEA are as follows:
  • Mineralized material competency/hardness: Drop Weight Test Parameter Axb 53 (75th percentile), Bond Ball Mill Work Index 12.2 kWh/tonne (75th percentile), moderately competent and moderately soft
  • Grind size P80 for flotation feed: 200 microns
  • Metallurgical recoveries (life of mine): Copper 88.2 %, Gold 63%, Silver 53%
  • Copper concentrate: 26% Copper, 3.7 g/t Gold, 74 g/t Silver.
Mine haul trucks will transport plant feed material to the crushing station where they will dump the material directly into a large gyratory crusher. From the crusher, plant feed material will be conveyed to a live stockpile ahead of the grinding circuit. Plant feed will be drawn from the stockpile and fed to a single 12.8 m diameter by 8.2 m EGL (Effective Grinding Length) SAG mill. SAG mill discharge will be screened to remove oversize pebbles which will be crushed in pebble crushers and returned to the SAG mill feed. SAG mill screen undersize product will be fed to two parallel 8.5 m diameter by 11.4 m EGL ball mills operating in closed circuit with cyclones to produce floatation feed at 80% minus 200 microns. The floatation circuit will comprise of rougher and cleaner flotation stages, with rougher concentrate regrinding prior to cleaner flotation. Cleaner concentrate will be dewatered using a thickener and pressure filters, then conveyed to the concentrate storage building to await transportation to the port for loadout and shipping to offshore smelters.
Waste and Tailings Handling
The Cañariaco process flowsheet has included Comingled Dry Stack tailing technology for waste rock and tailings placement. This technology is considered as "Best Practice" and is seeing more application within the global mining industry. The technology offers three key benefits:
  • increases process water reclaim and recycling;
  • eliminates the requirement for wet tailings containment dams and eliminates related seismic risk,
  • reduces the size of tailing containment system footprint. Dry stack tailings treatment utilizes pressure filters to dewater process tailings to low moisture content with recovered water recycled to the process. The dry tailings filter cake produced are transported by belt conveyor to the tailings management facility where they can be placed or "stacked" with waste rock as a stable pile within the tailings facility. Combining the dry tailings sands with waste rock within the same pile enhances the overall stability of the pile and eliminates the need for two separate facilities.
Qualified Persons and NI 43-101 Technical Report
The 2024 PEA summarized here for the Cañariaco project was completed by Ausenco Engineering Canada ULC, of Vancouver British Columbia, with mining aspects completed by AGP Mining Consultants Inc.
The findings of the 2024 PEA will be disclosed in a NI 43-101 Technical Report which will be completed and available on SEDAR+ and Alta Copper's website on or before June 7, 2024.

I loved Snickers more than anything in this world. He was the calmest, friendliest, most affectionate creature I have ever met. He would cuddle with me all day, I would take him to breweries and he’d sit on my lap as everyone looks at us in confusion, and if I ever left the house, he’d sit and stare at the front door waiting for me to come back.
In January he was diagnosed with an aggressive form of cancer and given 2-3 months to live. I ended up spending $16,000+ on various testing, imaging, and palliative treatments just in hopes of giving him a extra few weeks or months of a good life. On Monday morning, roughly 4 months after the diagnosis, I woke up in the middle of the night to him covered in blood. I took him to a 24/7 emergency animal hospital and they basically said he was bleeding from the tumor in his mouth and that there was nothing they could do to stop it. Every few minutes for the next few hours, I held down snickers (which wasn’t as difficult as you might think because of how friendly he was) and held a gauze in his mouth to stop the bleeding. Unfortunately, it kept bleeding profusely.
Later that day I made the decision to call a vet to come to our home to give him a peaceful passing. Now, I’m completely overcome with guilt. The worst part is that he was perfectly normal right up until the sedation. He was just as friendly, energetic, social, and affectionate as he’d always been. It wasn’t like he was cornered, quiet, or depressed. He seemed so happy, but he was losing so much blood and I didn’t know what else to do.
Now I feel like I betrayed my best friend. My best friend who trusted me to protect him. I can’t even look back at our 17+ year bond with fondness bc whenever I see his face I just feel tremendous guilt.

White Willow Project Summary
The White Willow Lithium Pegmatite Project is located in the Thunder Bay Mining Division near Atikokan, Ontario, and presents a unique and timely opportunity to capitalize on the rapidly growing lithium metal and green energy markets in Canada.
Spanning over 22,000 hectares, the property is situated 170 kilometres west of Thunder Bay (Figure 1) in proximity to other lithium projects in the region, such as the Seymour Lake Lithium Project, the Georgia Lake pegmatite field, and the Separation Rapids Lithium deposit, showcasing the region's rich lithium potential.
The Property is confirmed to host a fertile lithium-cesium-tantalum ("LCT") system with the presence of two highly evolved LCT-pegmatite dikes, the "Maple Leaf" and "Bingo" dikes, across a >27 km potential strike, still open at both ends.

Hello friends of reddit. My husband (30M) and I (30F) have been married for 6 months and it is not going as expected. In the beginning, he made it clear that due to his religious beliefs that he did not to have sex before marriage. I agreed as I had horrible judgement in men and was not looking to get taken for another ride again.
Background on him: He comes from an extremely religious family (Baptist). Worked his own business with the family since he graduated high school. He has also lived with his parents and has never lived on his own other than a year in his parents other home before his accident (he fell 27ft and had to relearn to walk). No drinking no smoking, only spend time with family and outdoor activities. Background on me: While I come from an abusive traumatic family I am currently 5 years therapy strong working on myself as it is my responsibility not my partners. I went to college and lived on my own until covid lay offs and I had to move back home with my father, which wasnt ideal. I work full time and have my own business; I am very motivated.
As time progressed he changed his mind and we ended up sleeping together. I asked for us to move in together for a lil while before we got married. My parents (divorced) were not okay with that but I did not care. He told me that we would need to sit down and discuss the idea of moving in together with his parents. I said; "Why would we need to ask permission we are 30?" and he said that we would have to in order to save face. I said "I am not comfortable with discussing this with your family as it is not their business." He said we were not to move in together until we do. I told him if he forced me to meet with his parents then I was going to tell his mother that we have already had sex so there was no reason not to move in together. He never set up the meeting. We never moved in together. He is very close to his parents in my opinion to the point it is unhealthy. I watch as his dad undermines, belittles, and ignores his mother with a smile and charming laugh on his face until she is in complete submission. She admitted to me that while she was clipping coupons for the family, he was out spending all the money on machines / equipment that they did not need. She has cried to me in front of my husband about how she still needs to voice her opinion even though it is never listen to or goes the way she suggests. That was a red flag to me.
My now husband of mine and I started to plan out life together. He told me that he owns his own business and has 60 acres of property and wanted to build a life there. He promised me that we were going to work together and build a home that we can make a guest house and eventually build a bigger home. He wants it to be similar to a Lowcountry plantation. I was all for it, finally excited that I had someone I could create a life with that we both wanted and deserved.
That is when things turned. He started to move forward on building a home for us without a permit nor engineer drawings. Before he started, I told him that made me very uncomfortable and I need security to know this home is done correctly since he will be out of town a lot and I will be left alone in a town I know no one. That made him insulted and said this is how his father and family did their home and he just moved forward on building it himself. I begged, cried, and pleaded with him to please let's get the water and septic out there first and work on a budget of plans / permits to break ground. That I was not comfortable living that way, my father was a GC and taught me a lot of what needs to be done for a home to be an asset. He waved me off, told me that my father was just a carpenter. I cried for months over it and almost moved the wedding back a year. His father was behind the scenes telling him and motivating him to continue to do whatever he wanted to do regardless of how I felt. He finally heard me after I threaten to postpone the wedding and stopped construction and told me he would get a permit on the home and drawings before he did anything else.
The closer the wedding got, the difficult it became. I gave him my pay stubs, W2, and showed my assets to him up front. I showed all of my cards and asked to see his in return. He said he would and he never did. When I asked him more than once he would get annoyed with me. I started to get suspicious. I felt as if he was hiding something. So I did my own investigation. It turns out that his father and him own the property together in a way that if one passes the other gets it and he only owns 20% of the business he claimed was his. I was stunned. Everything he told me was half truths. I brought it to his attention many times and he acted like he told me already. I told him I knew the truth and he said it wasn't a big deal and I am making something out of it that it isnt. If his father had more respect for his wife and for women, I would not be this concerned. His father throws trash on the ground and ignores rules and regulations while having a problem with authority at his own home. Now everything he doesnt want at his house is being thrown over to my husband's property (which is his too and he has a right to do what he wants). Being in that type of chaotic environment along with the sense of having someone stomp on my boundaries for me would be extremely triggering and something that I will not be able to do. He is already throwing trash and leaving debris and junk all over the property. I communicated my feelings and got met with resentment, anger, and denial from my husband. He told me that it was not going to be that way. He also called me controlling bc instead of spending 25,000 on permits / our home, he spend it on a brand new truck (he has two other trucks). I was so upset and said how could he spend that much money on a toy when he hasn't even provided a home for our family. He was texting his dad about the truck behind my back and he was motivated to do whatever he wanted to do regardless of what I thought bc I am "controlling".
I told him from day one that I am a career woman, that I am not going to be solely responsible for the household and I am not his mother and I will not pick up after him. I expect things to be 50/50 in finances and in house work until we figure out what works best for us. He said he agreed and was very happy with that. I then told him in order for me to feel comfortable moving out to his 60 acres of land, that it would need to be solely in his name and he would need to get a permit and engineer drawings. He told me as soon as we were married that he would move forward with that.
With all these red flags, I continued to move forward with the wedding as he promised me the world. He kept dragging his feet on the home construction and it was failing to be completed before our wedding. His dad was telling him to take his time it is not that big of a deal. 4 months before our wedding, his family and him expected me to live in an unpermited non CO having shed like house, with no power, water, septic, nor appliances, an empty shell, no sheetrock (his father made his mother live like that). In complete distress I begged my father to do a lease to own with one of his rental properties for me so that my husband and I would have a place to live after we got married since the home was in no condition to live in. My father begrudgingly agreed and then told me to not Marry him. I did always. My family ended up ruining the wedding for me and causing our special day to not be as special.
Fast forward a few months when it was time for us to pay our lease to own payment. He was late every month, got angry at me for asking for his part of the money, I asked him to help with the chores and he would get annoyed with me, he has not mowed the grass once (my father and I have). I can count on my hand the times hes raked the yard and done dishes. He makes double the amount of money I made but I am writing the checks for the bills. I am just asking for his portion and he told me that I am treating him like a roommate not like a husband / wife. I asked him to explain and he couldn't. I finally got fed up and told me to give me 4 checks signed so when he is out of town for work and I need to pay the bills I can. He handed me the checks and they had him and HIS MOTHER on the account. Admitted, I lost my cool. I was overwhelmed with the amount of involvement his parents had in his assets and life. He has made me feel like he has lied to me. I told him as long as my boundaries are disrespected and I have no say in our home and our life that I do not want anything to do with their property. He would get mad and say it was his and id remind him, no it is not. It belongs to him and his father. He said it is his home and he is going to build it the way he wanted.
A few weeks after that argument he completely distant himself from me. He was out till 8pm every night for weeks and I kept asking him where he was. All he said was "working". A few weeks later, I finally go out to the property to see a full blown house. Behind my back he was working on that home putting roofing, plumbing, tile, siding, everything! He told me we were going to work on this together. I was so upset, everything is half ass done. He let me pick out nothing. I called him on it and he denied it. Come to find out him and his father had been working on it behind my back. While I was struggling to pay our bills he was using his money to continue on building on the home without drawings, permits, engineering, nothing. He couldn't give me money for our house hold bills, but he could spend thousands and thousands on something he promised me he was not going to do. Then he proceeded to tell me what "we" were going to give his father a $2,000.00 fish finder for a present. I told him is he out of his mind we can not afford that (mind you he gave me nothing for my birthday though he did bake me a cake and it was sweet). I said you are going to spend that much money on a gift and you didnt even get your wife anything for her birthday? he said "you got an engagement ring, that was expensive enough" I said "so bc you gave me an engagement ring, that means you do not have to purchase anything else for me as a gift?" he just waved me away. I said you never discussed this transaction with me and you are saying "we" are getting it. He said "well when I said 'we' I meant me and my mother."
I just stared at him. He considers WE as him and his parents. Finally got him into marriage counseling and it does not seem to be helping. He has missed 4 sessions already bc he chose work over me. He is pulling away from me completely, no affection, no sex (I did not know he had an issue brushing his teeth so now I cringe in fear of getting dumpster breath anytime we are intimate). This was NOT like this during our dating time.
I feel like I am drowning and I have made a HUGE mistake. Typing this out makes me feel guilty for telling the truth and maybe I am being controlling and overbearing like his parents are saying? This is why I am coming to you people of reddit.
I feel like I am in a polyamorous relationship. I feel like I have escaped the control of my family only to end up in a place where I am controlled by another man that I am not even MARRIED TO. I feel like I am a ship with two anchors that are my parents, when I got married I thought he was going to help captain my ship, not be another anchor on my vessel to weigh me down. All my friends have noticed that I have changed and I am not my normal self.
How can I get my husband self reflect on how he is treating me and be dedicated to me and not his parents?
Am I out of line? is this weird? Am I expecting too much?

I am about to turn 40 and I feel like I cannot handle the stress of my job anymore. I am sick all the time and exhausted. (Yes I work out and yes I eat healthy) My kids are getting older and have big kid problems. I worked through my pregnancies and plopped them in daycare at 3 mos old. I hustled. I have been teaching 18 years. I have another 25 years to go till retirement- age 65. (Yep that would be 43 years of teaching) And no health insurance when I retire- not the good old days anymore.
My work environment is toxic here. I wake up early and get home and I have nothing left for my family. I am emotionally and physically taxed. I am out of sick days. My mental health is tanking bc I am spread too thin. Work is killing me.
Middle School starts next year for one of my kids who has a learning disability/ADHD. My other has health issues. For once I want to focus on them.
I don't care what I do next, as long as it is flexible and somewhat less stressful. I am done breaking up fights, getting cursed at by students and yelled at by my admin and parents threatening to beat me up.
My husbands career pays the majority of expenses. Our gross is $279,000. I make $80k. He is trying to move up so he can start to replace my salary and we are cutting back on expenses by having kids drop travel sports, so I can be home more often and take care of what they really need. They need me- even for the next 8 years, till the first one (girl) graduates. We realize that travel sports are a luxury and the cost of living in NJ is not getting any cheaper. My husband now has to commute two days a week to work, 3 hours total and no longer will be available to get kids on and off the bus like he has been. I leave before them and arrive after they get home. That is also a concern. Since I am the one making less money, I can try to find something else that maybe is hybrid or part time so we don't have to hire someone to watch the kids. I don't know if his 2 days will become 3 or 4. Return to office sucks! Him being home was so nice.
What job can I get that will allow for some flexibility? Any advice from people who are here or been here? I can take the advice!
Also in terms of stats- we own both our cars- 8 and 12 years old, good condition, just hit 100k miles on each. We pay almost $4k in mortgage monthly. We owe $529k on our house. House is now worth $1.5m (due to location and land). Purchased for $721k with very low interest and we are slowly updating it. Biggest expense besides mortgage is travel sports- $10k a year which we are now cutting down to $3k a year.

The Company also provided a summary of key events since the beginning of 2024, including the release on February 20, 2024, of the feasibility study results (the “Feasibility Study” or “Study”) for Discovery’s 100%-owned Cordero silver project (“Cordero” or the “Project”) in Chihuahua State, Mexico. All figures are stated in Canadian dollars unless otherwise noted.

    • Industry-leading environmental standards: Third-party reviews of proposed environmental practices completed to ensure compliance with industry-leading standards; US$130 million budgeted for site restoration and rehabilitation; significant investment included for infrastructure and technology to recycle wastewater with treated water to be the primary source of water for the Project.
  • Land access agreement reached: The Company finalized a land access agreement for the use of 600 hectares of land adjacent to the Project in March 2024, which will be used for the access road to the mine as well as for water storage.   • Increase in silver prices: Spot silver prices have increased close to 20% year to date in 2024 (as of May 13, 2024) to US$28.39 per ounce. Higher silver prices largely reflected continued strong market fundamentals, with the Silver Institute 4 projecting a market deficit in 2024 of over 200 million ounces, the fourth consecutive year of market deficits and the second highest deficit in over 20 years. According to the Silver Institute, market deficits are being driven by record levels of industrial demand for silver, largely related to the use of silver in electric vehicles, solar panels and other forms of green energy, as well as the emerging use of silver in many artificial intelligence applications. Mine production of silver declined by 1% in 2023, with another slight reduction expected in 2024.

While there is no standardized meaning of the measure across the industry, the Company believes that this measure is useful to external users in assessing operating performance.
ALL-IN SUSTAINING COSTS
The Company has provided an all-in sustaining costs performance measure that reflects all the expenditures that are required to produce an ounce of silver from operations. While there is no standardized meaning of the measure across the industry, the Company’s definition conforms to the all-in sustaining cost definition as set out by the World Gold Council in its updated Guidance Note issued in 2018. The Company believes that this measure is useful to external users in assessing operating performance and the Company’s ability to generate free cash flow from current operations. FREE CASH FLOW

PASHINYAN: Democracy has indeed become a reality in Armenia. Before the 2018 Velvet Revolution, massive electoral frauds were the usual companion of elections in Armenia. There was no trust among the citizens that there was a real chance for them to elect the government.
Now the situation is totally different; citizens know that they are powerful enough to decide. The two general elections that were held in Armenia after the Velvet Revolution have been acknowledged as democratic, free, and competitive both by the Armenian society and the international community.
Armenia made huge progress in strengthening the democratic institutions, an achievement reflected in reputable democracy indexes:
(a) Now we are the 43rd in the Reporters Without Borders’ Freedom of Speech index, compared to 79th place in 2017.
(b) Categorized as having partially free internet in 2017 by Freedom House, now we enjoy the status of a country with free internet.
(c) In Transparency International’s Corruption Perception Index, Armenia is now 62nd instead of 107th in 2017.
(d) In the Economist Intelligence Unit’s democracy index we are 84th compared to 111th in 2017.
In order to assess this progress, it's essential to note that alongside democratic reforms, Armenia has been contending with external security challenges: the 44-day war in Nagorno-Karabakh, Azerbaijan's invasion of Armenia in 2021 and 2022 and the occupation of over 200 km2 amid inaction by [Russia's] CSTO, the forced displacement of over 100,000 Armenians from Nagorno-Karabakh, have cast doubts among Armenian citizens weather democracy is the right choice. So, democracy needs to prove its efficiency while dealing with security, economic and humanitarian challenges.
We are pleased with the deployment of EU monitoring mission alongside the Armenian-Azerbaijani border, and we welcome EU’s decision to expand its capacity. On the other hand, we hope for the inclusion of Armenia into the European Peace Facility and in this regard, we rely on the support of all EU member states [Hungary].
A new set of commitments aimed at strengthening Armenia’s economic resilience, state institutions, and addressing the humanitarian needs of refugees has been taken on by the European Union and United States during the high-level meeting on April 5 in Brussels. The rapid and effective implementation of those commitments is of utmost importance.
Despite all the challenges, we believe that the real and most aspiring companion for democracy is lasting and sustainable peace. My government took the share of its responsibility for this. Recently we reached an agreement with Azerbaijan to launch the delimitation of our interstate borders on the basis of the Almaty Declaration of 1991. That means that during the delimitation we should simply reproduce the Soviet-era administrative borders. This is the implementation of the agreement reached in Prague in 2022. Now it is time to incorporate and reflect those agreements in the peace treaty and have it signed.
Another key point for our regional stability is the «Crossroads of Peace», project, initiated by my government. This project implies that Armenia and Azerbaijan restore and open transport and other communications in accordance with the sovereignty and jurisdiction of the countries through which they pass, and comply with the principles of equality and reciprocity. These elements of the concept were agreed upon during the July 2023 meeting with Ilham Aliyev and Charles Michel. //

... Politico reporter's Q&A with Pashinyan

REPORTER: [Ex-NATO leader] Anders Fogh Rasmussen called your neighbor an autocracy. You are in a very difficult geopolitical and geographical position. How do you solve the security problem in that environment?
PASHINYAN: I would not like to comment on the internal situation of our neighboring countries. Democracy fully corresponds to the mentality of our people. It is a strategy for our government, it is our political belief, it is also our political identity. The members of our political team have spent most of their lives fighting for democracy, the rule of law, and freedom of speech. Now we have the opportunity to realize all these values in our country.
The security situation was complicated because of the regional and global situation; the world order is collapsing at the moment. My assessment is, and I have had occasion to say this publicly, that the 2020 war was a prelude to further developments. And now the main issue is security.
What is our strategic point of view, how are we going to guarantee the security of our country? Recently, I gave a speech in our parliament, where I said that the most important tool for ensuring security is a foreign policy based on legitimacy. This is the reason why we so often speak about the 1991 Almaty Declaration.
It is very important that during the 2022 Prague meeting, two very important agreements were reached. Armenia and Azerbaijan recognize each other's territorial integrity and sovereignty on the basis of the Almaty Declaration and will use it as the basis for the border demarcation. This is the reason why I said that we are not drawing a new border, we just need to reproduce the existing one on the ground. This process is happening right now, and I hope that we will continue it steadfastly.
REPORTER: The border conflict that has occurred in recent years has had a negative impact on relations with Russia and Russia's role for Armenia. What would you say about this?
PASHINYAN: Armenia is a member of CSTO. We are officially a CSTO member, but I have announced that we have frozen our participation.
REPORTER: So are you still a member or...?
PASHINYAN: It is a matter for further discussion, but it is very important to record the current situation. A crisis arose in our relations after Azerbaijani troops invaded Armenia, and according to CSTO procedures, the Organization and its member states had to support Armenia in this situation. But even after the formal application, the CSTO refused to take any concrete steps, and in fact, that is the main reason for freezing our participation in the CSTO at all levels.
REPORTER: Do you expect the West to occupy the current vacuum and ensure your security?
PASHINYAN: We are diversifying our foreign relations in all spheres. Now we are developing defense cooperation with India, France, and other countries. We have a certain cooperation with the European Union because as I mentioned, we are happy about the deployment of the EU Civilian Observation Mission on the border. It is a civilian mission but in a way, it is a new factor for the security of our region. This is the first time that the European Union participates in the security agenda of Armenia.
REPORTER: Would you like to become an EU member?
PASHINYAN: We are waiting for the EU's decision to include Armenia in the European Peace Facility. We also hope to start visa liberalization negotiations, and last year I announced in the European Parliament that Armenia is ready to be as close to the European Union as the European Union deems it possible. This is our position.
REPORTER: Can you elaborate on what initiatives Armenia is taking in the fight against corruption?
PASHINYAN: We have made huge progress but have not eradicated corruption from Armenia. We must continue to be persistent in the agenda of democratic reforms. This is the reason why cooperation with the European Union is of utmost importance for us because today the European Union is our main partner in the implementation of our democratic reform agenda. We hope that the European Union, as well as the USA, will increase their support to Armenia in the implementation of democratic reforms, because, as I said, democracy is a strategy for us.
By the way, in 2019 we started a Strategic Dialogue with the USA, and today we see the strengthening of our cooperation with the European Union. We recently had a tripartite meeting with the participation of the USA, EU, and Armenia. It was an unprecedented format, where we adopted a huge agenda of institutional and economic reforms. It is also very important that we receive more tangible support from the EU and the US to address the humanitarian needs of the Nagorno Karabakh refugees because it is a very sensitive and emotional issue for us.
REPORTER: In which year would you like Armenia to become a member of the EU?
PASHINYAN: This year [as soon as possible]. //

former regime continues to hold protests and briefly shut down roads in Yerevan with demands for PM Pashinyan's resignation

Dozens of participants were detained and released the same day for blocking roads. The detentions decreased from 170 on Monday to ~63 on Tuesday. They want Pashinyan to resign or to be impeached. The protest organizers visited universities to gather student supporters, some of whom joined them with a dance. The organizers also stopped by at a bakery where they were given free food.
A felony investigation was launched after a police vehicle, "with the sirens on", struck a reporter on the street. In another instance, an investigation was launched against a protester who brought a long sword. One other case was launched over alleged threats made on Facebook by a Galstanyan fan who wants scores of people to be beaten in dalans and exiled from Armenia, "մենակ էտ դեպքում էս սրբազան հողը կմաքրվի էս տեսակ շան ծնունդներից, ուրիշ ձև չկա!!!!"

A ruling faction member of Yerevan City Council complained about "harassment" by opposition figures who are attempting to convince ruling party members to join the protests and the impeachment.
RULING MEMBER: That is not how it works. No one will join you with that conduct. People will join if they see you have a legitimate agenda with trustworthy leaders. Instead, you are "ethnically cleansing" the citizens of Armenia [referring to one opposition speaker telling non-Armenians to leave] և հեռու չէ են օրը երբ դուք գուցե ասեք որ հայ լինելու համար պետք է Հայկ նահապետից տեղեկանք բերել: //

Yesterday the protest co-organizer Archbishop Bagrat Galstanyan said he received a report suggesting that the Deputy Rector of Yerevan State University supposedly urged deans and others to retaliate against students who joined the protests. Galstanyan said he was unsure whether the report was true, but decided to read it out loud anyway. On Tuesday he rallied his supporters to the backyard of the University where he demanded to speak with the Deputy Rector for clarification.
The Deputy Rector went downstairs and greeted Galstanyan, who shook her hand but wouldn't let it go for an uncomfortably long period, prompting her to ask him to let go of her hand. The Deputy Rector declared that whatever Galstanyan read about her was a defamatory lie.
GALSTANYAN: I never believed it myself.
DEPUTY RECTOR: Then you should not have said out loud something you did not believe.
GALSTANYAN: Listen, there is a recorded fact...
DEPUTY RECTOR: Where is that "recorded fact"?
GALSTANYAN: It was on the media. As I said yesterday, I had no verification that it was true, which is why we came here to clarify it. If it's false, then I apologize.
DEPUTY RECTOR: Thank you. //
The Deputy Rector urged the protest organizers not to enter the building or disrupt the classes, and that "anyone who wants to follow you can follow you, anyone who wants to stay in classrooms should stay in classrooms".
The angry Deputy Rector left. Another university official criticized Galstanyan for not checking the information before reading it to his followers. Galstanyan said he stands behind his words, and that he was "just reading what was on the media", but reiterated that he had no intention to insult the Deputy Rector.

Galstanyan and his supporters visited the monument dedicated to Operation Nemesis. He praised the figures behind Nemesis for "assuming personal responsibility". In front of the crowd, Galstanyan introduced Hambig Sassounian who recently joined his movement. He pointed to the Nemesis monument and said Sassounian is "one of the successors, one of the brightest people." In related news, on Sunday a ruling faction MP complained about receiving death threats with reference to Operation Nemesis.

My area is 5° F winter / 89° F summer design temp, and CoolCalc says my demand is 55k heating, 24k cooling. The house came with a 1989 Carrier 80% 80k natural gas furnace and ~8 seer 2.5 ton central AC. Ac died last fall, and while furnace seems to be working OK I figure 35 years was a good run and might as well replace it at the same time. I'd do dual fuel if I go with a heat pump, as natural gas is very cheap here. Other note: our power grid is not the best - I expect two or three multiple day outages each year that I use a portable generator to manage.

Hi all. I’m a single 25M and have been living in the Boston area my entire life. I grew up about 30 minutes outside the city, went to college at BC, and have been living near Northeastern the past 3 years since graduation.
There’s a lot of things I like about living here. Having 4 seasons, decent safety for a bigger city, great sports teams, various bars and music venues, unique neighborhoods, walkability and access to (unreliable) public transit, etc.
But my lease is expiring in a few months, and my roommates are not renewing. A lot of my friends and family are also leaving the area. I am considering a new start somewhere else as well. I don’t feel like finding new roommates, and I want my own place. But I also don’t feel like paying $2,200 a month for a dumpy 1 bedroom in Allston or somewhere else outside the city.
Obviously a lot of things I like about Boston but some things I dislike too - mostly the sky high cost of living. I feel I could get a much nicer place in other cities for $2,000 a month. Everything is outrageously priced. I’ve needed to live with roommates. No space for a car is hard because then it’s very hard to leave the city and the public transit is so unreliable. No car also means I can’t enjoy great things outside the city. It’s also tough to make new friends here as people tend stay with their high school and college friends (and I find that people here aren’t the friendliest). I had to get a fully remote job since the city is getting killed by tech layoffs. That also gives me flexibility to leave. Between 4 years of college and 3 years of postgrad I feel like I’ve done literally everything I’ve wanted to do here.
I’ve been considering moving to an area elsewhere in New England with similar benefits as Boston (as I’ve listed) but more welcoming, community oriented, and with a lower cost of living. But I don’t know where to start. I’m open to move to pretty much anywhere in New England, but ideally some place that isn’t super rural and remote. I’ve looked at southern NH/ME and northern RI but those areas also seem very expensive lolll.

(Yes I work out and yes I eat healthy) My kids are getting older and have big kid problems. I worked through my pregnancies and plopped them in daycare at 3 mos old. I hustled. I have been teaching 18 years. I have another 25 years to go till retirement- age 65. (Yep that would be 43 years of teaching) And no health insurance when I retire- not the good old days anymore.
My work environment is toxic here. I wake up early and get home and I have nothing left for my family. I am emotionally and physically taxed. I am out of sick days. My mental health is tanking bc I am spread too thin. Work is killing me.
Middle School starts next year for one of my kids who has a learning disability/ADHD. My other has health issues. For once I want to focus on them.
I don't care what I do next, as long as it is flexible and somewhat less stressful. I am done breaking up fights, getting cursed at by students and yelled at by my admin and parents threatening to beat me up.
My husbands career pays the majority of expenses. Our gross is $279,000. I make $80k. He is trying to move up so he can start to replace my salary and we are cutting back on expenses by having kids drop travel sports, so I can be home more often and take care of what they really need. They need me- even for the next 8 years, till the first one (girl) graduates. We realize that travel sports are a luxury and the cost of living in NJ is not getting any cheaper. My husband now has to commute two days a week to work, 3 hours total and no longer will be available to get kids on and off the bus like he has been. I leave before them and arrive after they get home. That is also a concern. Since I am the one making less money, I can try to find something else that maybe is hybrid or part time so we don't have to hire someone to watch the kids. I don't know if his 2 days will become 3 or 4. Return to office sucks! Him being home was so nice.

On Feb. 9, 2022, I officially became "Homeless" on state record and applied for rent and housing assistance in Knoxville through KCDC/Section 8.
Per today's date:
Zeitraum = 825 days aka 27.123 months. This is exactly the length of time I've been surviving homeless.
It wasn't until THIS YEAR that my name "officially" has gone from being on their "PRE-waiting list": aka the long-ass waiting list you're on BEFORE graduating to the "OFFICIAL" waiting list.
*Btw, no one informed me of this being their process. I waited for many hopeful months while living out of my car, waiting to be called that I contacted them to get the news of only being on the PRE-waiting list- List. Good shit...
So, I decided to visit KCDC in-person last week to speak to them about my still pending status and ask if there were any actions I could take to help my chances of having a place to call home...
FYI: The Broadway location is ONLY for applying to any of their listed complexes. Unfortunately, ALL their waiting lists are also completely full.
*The Harriet Tubman location is for applying or relating to receiving vouchers for financial rental assistance.
FYI: you can ONLY APPLY for a voucher between their generous hours of 8AM-3PM only on the 2nd WED of each month, just fyi for any new applicants.
All I was told at each location was to "continue waiting" and that I would one day be contacted whenever my name came up.
The housing costs in Knoxville, especially have risen quickly dramatically even since when I very first began applying and they'll continue this trend.
**BTW, they're SHUTTING DOWN our Homeless Shelter on Broadway due to a LACK OF FUNDING (good timing), so yet another option we can all cross off our lists of any places to lie our heads down at night.

My Story: (if you've made it this far and give any shits about hearing it for the sake of context.)
Around 1 year-deep into the COVID-19 pandemic, I had been living in an expensive house centered in the North Knox Historic District, working FT at a job I'd spent the past few yrs diligently climbing their ladder, and splitting the house payment with my then, Fiancee of 5 1/2 yrs. He began dating a different girl, had moved her into our house, while stating that "If I didn't stop being depressed, he was going to kick me out". Unfortunately, the house had been put solely in his name when bought. You see, my grandmother had just passed from COVID-19, my childhood best friend had just passed away, and I had been informed suddenly that my 84yrs-old dementia-ridden Father was getting worse and also nearing his last days. Not long after, my older sister contacted me acting upset, stating that he now needed to be on continual watch for FT care, so I packed my things, left my fiancee and my then home and moved in to care for my late father. Eventually, I had to leave my job to fulfill my caretaking duties but I don't regret being there for my father but it grew to be very difficult times, as it was for many those yrs. Dad passed away Jan. 31, 2022. My mother immediately inherited the house at his death, per their messy divorce agreement many yrs before. She so graciously left no time after me literally watching him take his very last breath in the bedroom down the hall from my own for her to serve me immediate eviction papers, now forcing me to leave the home that I grew up with my father in, while being raised. This house, I had only 1 year previous, agreed to my mother and sister when they had requested this of me, quit my long-term, FT job, losing all my sources of income in order to live with and solitary care for my father. (Everyone else- meaning my mother and 3 sisters -were all "too busy" to help me out or give even short breaks. I'm informing you of this, so that anyone that ever says to themselves, "why don't they just go live with family", can comprehend how that's not an actual option for everyone, so when the systems are failing, ppl aren't always on the streets or living out of their cars bc of drug problems or laziness or whatever other common misconceptions I've heard from ppl that are limited in grasping these situations for others. That last month that he was still alive, they all "forbade" me from leaving the house at all nor having any visitors "for his health", despite my deep despair from watching his health ferociously decline, resulting in my very rapidly declining mental health and massive weight-loss and over-exhaustion. Upon receiving my eviction notice, I then immediately began applying for Section 8 assistance. I had no one left and nowhere to go. It's like this for a lot of people. Don't assume ppl always have any other options available, is my point of giving so much backstory. Not exactly trying to "victimize" myself here for pity. I'm strong, I've got this. Just trying to get some points across for when you judge another's situation that you don't know.
Ok, here's the last I'll say about all this. Just humor me and try to consider what I'm pointing out here.
Every single one of us local TN natives have seen through the years how various homeless individuals will bravely step into some of our favorite local diners, gas stations, retail stores, etc. Them, asking employees permissions for maybe utilizing a restroom, some cold water or a drink, often after them walking around most the day (shelter kicks everyone out once it's morning), often after being in our unforgiving weather or high temps. Sometimes, they're asking even for a small bite to eat or leftovers from the kitchen. SO MANY times throughout the years, we've all been standing by, as we witness some enraged employee or the manager angrily decline, followed with often loud threats of calling the cops on them, etc in an attempt to motivate them to not come back asking later, as now they see how many of their annoyed paying customers are actively shaking their heads and shaming their whole interaction with rotten looks of disgust.
I mean after all, our businesses ABSOLUTELY can't be taking any risks of "losing their dedicated customers, just BC some "lazy bums" keep showing up, "always asking for free handouts" and "scaring away our business".
Really, it's best to just not give them anything in the 1st place cus ya know, just like strays, they'll "just keep showing back up"...
Right?
Excluding sometimes a random kind individual's exception, for the most part this mindset I'm highlighting here has most often worked as an sorta unspoken "Golden Rule" when we're relating to how we'll decidedly "handle" our large and growing homeless population.
Now that our housing prices have fully skyrocketed, with increases markedly on the rise almost immediately after the COVID-19 Pandemic that left so many of us without income that was supporting our access to necessities. Many, many "middle-class" individuals who were previously working averaging their 5 days/week (ty past labor strikes enforcing our allowance of 2 days off) and living comfortably on their 40hrs/week paychecks are currently struggling to find availability and also afford even a 1br ran-down apartment in our "lower-class" neighborhoods. Most are now working multiple jobs trying to keep up, and childcare isn't offered for free, so it keeps everyone from having opportunities to not only spend time raising their children vs random strangers who are also overworked, but how can you save money when you're losing part of what you earn, just to be able to go to work and not be fully abandoning your children to fend for themselves if left home alone?
Often, homeless ppl can be seen all throughout our city, and guaranteed to be growing in mass numbers when inching closer toward that underpass leading up to the Historic Gay St./Downtown/UT campus/Cumberland Strip. *It's really fairly ironic I've thought, how so much of our income has always been made/spent here, however we're required each time, to first drive through the huge crowd of terribly unfortunate ppl left standing without their bare necessities, often left to sleep outside the packed shelter when it hits capacity, which is always a guarantee. They're not left outside strictly bc they're "on drugs", like a lot have been led to believe.
Lastly, but oh of such an amazing relevance-
**Here's some realism surrounding our cultures' universally pre-conceived (disconnected/egotistical and mis-informed), accepted stigma that states the following phrase:
"These ppl just won't get a job bc they're SO LAZY and just want to live off all us hard-working American's tax dollars...blah blah blah.." Employers won't hire if you don't have an address and the shelters fail to deliver anyone's incoming mail, nor do businesses want to hire a homeless person showing up without proper hygiene or attire or any kind of criminal record. Also, transportation is a bitch. KAT bus costs money, and is very limited on its area services. By walking such lengthy distances, not only can your safety be at risk (especially for Females or any shifts beginning or letting out after dark) but you're gonna be super sweaty and gross by the time you actually arrive to then work a full shift, if you can even somehow make it on time every day by walking for hours before and then after every single shift that you show for.
This isn't any kinda "new" issue for the poor, btw. Don't be such heartless fools, making someone else's situation about "you".
Life's realities can forcibly humble an individual, catching us off-guard for what we'll often end up facing. Always count your blessings and never assume you know anything about anyone else's struggles or how they got there. We're all just trying to survive in this place.

AM I TAH?
So for starters my best friend from kindergarten is mad at me. 19 years of friendship.
They recently started “ghosting me” (ignoring my messages/phone calls) this isn’t nothing out of the usual as she does have a mental disorder (BPD) we call it their “going rouge” episodes so I didn’t think much of it. They usually snap out of it within a month or so. Well it was well over 6 months and they’ve been active on fb, snap, and everything else. Ignoring my meme tags. That’s never been like them before. So I messaged and asked if they were seriously ok, and if I did something to make them mad… well I got a long message…
They said there was 2 main reasons why they weren’t talking to me anymore.
They said I was “acting better” than them bc I told them my car was 30,000 dollars more than theirs… just wait here me out.. they got a car that was a fraction of the cost of mine (nothing wrong with that at all) but they were crying to me on the phone when it had broke down and said they thought maybe it was a bad decision. I tried to reassure them that just because it may break down it’s cheaper to fix than buying a new one. As they claim they don’t want a huge car payment.
A brief explanation my car was 30,000 and it has had almost 9,000 dollars of warranty work done. (Thank god for extended warranties) My car has been in the shop more than I had it.
As they was crying to me overthinking their decision I tried to reassure them that hey, all cars break down. “My car was 30,000 and broke down so many times at least you will have way less than that put into your car after you get it fixed. (Their car needed a new head gasket). They claim I was trying to make it seem like mine was more expensive than theirs
I’m not saying this to be mean at all because I truly have tried to work with them with their diagnosis. But All our lives they’ve always made everything a competition. They’ve lived with a narcissist and their parent was diagnosed with it.
Their second reason to “ghost me” was recently they and their partner were looking at buying a house. The house next to me became up for sale. We both thought it would be a perfect idea. (Not knowing the price) They wanted me to ask the realtor how much they wanted for it. Come to find out it’s over quarter of a million dollar house. With 40+ acres. They advised me both of their credit aren’t the greatest and asked if I could put my name on the loan with them as my credit is almost near perfect and If I could help them with a down payment. (They know I have a good chunck saved up for when I buy a home)
I told them I was not comfortable doing it as I don’t even have my own home yet, and when I do go to buy my home it will show I already own a home. (Their home) I advised them that getting a mortgage is harder than just going to a bank and getting approved for an absurd amount as the average houses in our area go for 60-90k (we live in a very small run down town) they are both just starting out, no kids and this house is a 4 bedroom 3 bath house. I told them I don’t know if the bank would even qualify all 3 of us combined.
I make 40,000 a year. 14 an hour. I work OVERTIME. Almost 70 hours a week. 66 hours regularly. More if I get called in on call.. I am single and asexual (a little tmi but it matters here) I do not plan on having a partner in the future. So I will be a one income person. So I need to save up as much as I can now so I will be able to afford my mortgage with a good down payment when time comes. Their significant other makes 15+ and they make 14+ an hour. More than double what I make, they both live with their parents with hardly any bills… (some but not to the point they shouldn’t be able to save) I have bills, car payment, drive a lot for work I spend a lot in gas and pay rent. Neither of them have major bills.
They’re seriously mad at me for telling them I can’t risk not being able to afford to live comfortably. I can’t take that risk. We grew up and still live in the 5th poorest county in our state. We all got lucky to get good jobs as most around here are minimum wage jobs. I seriously do not want to grow up in poverty like we did growing up. It may sound silly but my goal in life is to own my own home and be somewhat financially stable and not have to live off the government to survive as all 3 of us had to do growing up. That is my ONLY goal in life.
In my closing statement I really love them to death. We literally grew up together. Our families are so bonded we are all a family. It hurts me they are not talking to me because “I made my self look better than them” and “I made it seem like they won’t go anywhere in life” I’ve NEVER thought that at all in my life. I AM their biggest supporter. We see our selves siblings. I’m hoping this is just something we can get over.
So am I the asshole for trying to comfort them letting them know even if they fix their car it’s still the best route as all cars can have major break downs like mine, and for telling them no for putting my name on a mortgage that wouldn’t even be my home?

So, this has been going on for 5 years and I'm reaching the point of explosion!!!!!
I'm (35) married to my husband (55)
He has a son (22) who has just gotten married to his wife (20). His son is a narcissist and has been that way since the day I met him. He is very talented at a number of things (motocross, golf, etc.) And he is a hard worker. By all outward appearances he's a good person and can be very kind at times.
The issue is that he is very spoiled and has always been given the best of the best. ($1,200 phones, $7,000 dirtbikes, the nicest clothes and shoes and blah blah blah)
His mother is loaded and buys him cars, clothes, coach backpacks, $400 shoes for no reason, spends $2,000+ on his birthdays and Christmases and just bows down to his every want and need
I was raised with the power getting shut off every 3 months bc my single mother struggled to keep the lights on. I shopped (and still shop) at thrift stores and I've NEVER cared about having flashy expensive THINGS. There is more to life than stuff.
Anyway... his son will always say things like "where did you get that shirt? Wish?" He will pick on me about my hobbies. Pretty much saying the things I enjoy doing are lame.
If I started talking about politics or any kind of REAL issues going on in the world he would dismiss what I'm saying and say that I'm a conspiracy theorist (meanwhile, his world revolves around tic-tok and video games)
After he got married things have gotten much worse. Keep in mind, his wife is 20 and I'm 35.
He will compare how she looks to how I look. We went on a boat trip and she wore a bathing suit while I wore shorts and a tank top. I'm not fat by any means, but I would LOVE to lose around 15lbs and have the flat little tummy I once did.
His wife is 4 inches taller than me and has huge boobs and a completely different body style. I never once compared myself to her or envied her in any way, but he will say things to me like "how much do weigh?" And then ask her how much she weighs...and then say "how do you guys look so different when your only 5-10lbs difference" he makes me so self conscious and insecure comparing me to someone who is 15 years younger than me FOR NO REASON EXCEPT TO HURT ME.
She says things to me too.
We were playing pickle ball today. First time I ever played and I was doing so-so
My team was behind and she hollered out to my team mate "do you want me to come out there and take her place" (talking about me)
If I try to have a discussion with her about anything she will find some way to argue with Mr and tell me I'm wrong and it's impossible to have any kind of real diologue with her UNLESS IT IS ABOUT HER AND HER INTERESTS
It gets worse
Me and my husband have a 4 year old daughter who was born with a cleft pallette in the roof of her mouth and she's had surgeries and is taking speech therapy and is doing great
Well, my stepson and his wife just had a baby (5 months)
My stepson (in front of like 6 people/family members) said to me "our son is perfect, what's the matter, why can't you have a perfect baby too"? THAT IS HIS FUKKIN SISTER!!!!!
I race motocross with them every weekend. It's my husband's son/family and we see them often
LITERALLY EVERY SINGLE TIME WE SEE THEM ONE (OR BOTH) SAY SOMETHING CRUEL TO ME.
I'm a very encouraging person. My stepsons wife gained a lot of weight after her pregnancy and when she started losing the weight I'd tell her "you look so pretty today" or "you look great"
I have TRIED to lead by example and treat them how I want to me treated.
They NEVER tell me "good job" or say anything nice/positive to me. They feed off of hurting and picking on other people to make themselves feel better. They talk shut constantly and I'm nothing like that and don't want to be.
I smile and pretend things dont hurt me so that I don't rock the boat. I don't stand up for myself and don't even know how to.
Normally when I'm around toxic people like this I avoid them and cut them out of my life, but I'm at a loss for ideas and don't know how to move forward.
Any advice or encouragement would be most welcome. I've talked to my husband but he doesn't know how to handle it and doesn't want to talk to his son because his son picks on him too and my husband doesn't seem to care. I don't think he understands why I am so hurt/upset by it in the first place.
Mt husband always says "he was just joking" or "he didn't mean it"....THE GASLIGHTING IS UNBELIEVABLE!!!!!

Period: 1900-1908
The South Asian population in Canada grew by 5000%, with most of the new settlers being Punjabi Sikhs living in British Columbia, often working in nearby towns in Washington.
Anti-Asian Riots in Vancouver (1907)) - 10,000 white Canadians attack Japanese, Chinese and South Asian Canadian residents, homes and businesses in Vancouver. Most South Asians in the city were former military vets who kept weapons in the house, so they protected themselves from most of the violence that was inflicted on the Chinese and Japanese communities.
Bellingham Riots (1907) - inspired by the riots in Vancouver, 400-500 white men "threw the East Indian workers into the streets, beat them, and pocketed their valuables." 125 Indians fled the town.
Continuous Journey Act is Passed (1908)—In response to anti-Indian sentiment in Canada, the government passed a restrictive immigration act requiring Indians to travel directly to Canada from their country of origin. This was done to try and make immigration from the subcontinent essentially impossible, as ships from India would stop in Japan or Hawaii on their way to Canada due to the distance.
Period: 1967-1981
After Pierre Trudeau's "points system" to immigration, the South Asian population in Canada grew by 3295% - unlike in past decades, most new South Asian immigrants in this period came to Ontario instead of BC.
W. Pitman's 1977 report to the Toronto Transit Commission, Now is Not Too Late, highlights that out of 31 racially motivated attacks on transit, the vast majority have targeted young men of "Indian-subcontinent origin."
In 1976, South Asians living in Toronto reported rampant discrimination in the workplace. In 1977, South Asians protested against racism at Toronto's Queens Park. News articles from the same year show random acts of violence against people of South Asian origin in Ontario, including agitators forcing their way into homes and throwing bricks at South Asians in a city an hour west of Toronto.
Current Period: 2016 - Present
The growth rates have been nowhere near what they were in these other two periods. Based on immigration and census data, this period probably saw the South Asian population grow by between 45% and 55%. What's different this time around are:
  1. Numbers: This ~50% growth rate represents an addition of about 1 million people. The highest gains to the South Asian Canadian population in history was seen between 2016 and 2021, and the 2026 Census may reveal even higher population growth in sheer numbers.
  2. Location: Facing strains on affordability and in the job market in traditional immigration hubs like Toronto and Vancouver, much of the new migrants are moving to outlying areas. As many are coming to Canada first through the community college system, they are accepting offers in areas without an established South Asian community. Visibility: Where past generations of Desi blue-collar immigrants worked in factories and warehouses in Ontario, and in the lumber mills, construction and canneries in BC - new migrants tend to be in the customer-facing service industry (fast food, retail, delivery). While population figures have increase significantly, many Canadians may only interact with South Asians in these places, which leads them to believe the rate of population growth is much larger than it actually is.
  4. High Profile Negative Media Reports: From the 2018 Humboldt Bus Crash to the Killing of Harjit Nijjar to Extortion by South Asian Criminal Syndicates. I don't to have to spell out all of the negative press lately, but aside from the Lower Mainland Gang Conflict - South Asians have not had such a negative image in the public eye.
This is not some conclusive peer-reviewed study. History is a great teacher though.
Will it get better? There are things we can control like advocacy, unity and standing up for ourselves and others. If there is a link between mass immigration and racism, it's beyond our control. The government is restricting the number of student visas issued starting September, 2024. As it stands, there doesn't seem to be any media reports about how South Asian Canadians are discriminated against due to the rapid growth in immigration, though many of us feel it. I think this is a conversation that needs to be heard by politicians and journalists as the sentiment could affect everything from employment, to social lives to housing. This may just be something we have to endure for the period, as generations in the past have had to as well.
TLDR: We are currently experiencing rapid immigration-driven population growth in the South Asian community in Canada. There seems to be a link between this growth, especially to places where we have not already had a presence, and the racism directed towards the community by those who live in those areas. If people's attitudes and exposure don't change as fast as the community grows, this could be a major cause of the racism many of us experience.

Hi everyone,
I have been trying to call into the show but have no luck getting through so turning to Reddit and Facebook for advice.
My wife and I are debt free. I am 32, she is 37. I have a job where I make $230,000 per year and she makes $60,000 for a household income of $290,000. We have $80,000 saved up and are adding about $7,500 per month to savings after living expenses and taxes (50%).
We currently rent a two bedroom condo in Vancouver, BC for $3,600/mo but got notice that our landlord is selling at the end of September. At that point we would have about $130,000 in savings.
Before asking my question, I want to preface it by noting that my job security is extremely unstable. I work in an industry (forecasting analysis and media) where my job is dependent on my audience and my audience attention is directly tied to performance of my predictions. It's competitive and everyone is always one bad year away from becoming far less valuable.
I am looking for advice on our best path forward. The options I see are...
  1. Continue to rent in the $3,500 - $4,000 range where we are comfortable, live in an area we love and not be tied down to a home. Save as much as possible for as long as we rent. Invest the $7,500 a month in mutual funds. If work holds steady until I am 40 and wife is 45, we would live where we enjoy the country the most and have $1M in investments at 6% return.
  2. Buy a condo in the area. There are options in the spot we like at the $900,000 mark, which would put us around $5,200/mo at current rates at 25 years. I know Dave recommends the 15 year fixed, I honestly can't find one in Canada with lenders (advice here is welcomed too). That would put us around $7,000/mo if we can get a 15.
  3. Move to another area (Saskatchewan where I am from) and buy a detached house with a yard for $400,000. Wife and I are not opposed to this, I have family there, we would have friends, but we would be back in winter for 6 months a year (which we moved here to avoid).
Everything I read around me pushes me towards buying a home and that would be exciting. I do feel like the stress and emotional turmoil of getting one, feeling like the place is home and god forbid having something happen to the job and not being able to recreate the income would be a disaster. If we buy and I lose this job, there is no way we can afford to live in BC. Saskatchewan would be much more realistic. The chance of that happening in the next 3-5 years is probably 15-20%. The other 75-80% would be that income increases in which case it's a dream to own a home where we are in BC and not that stressful at all. I don't know if it is worth the risk?
On the other hand there is huge risk that comes with investment. The idea of having $1M in investments at 40 with no debt is amazing, but I am the last person on earth to know where the market is going to be 10-15-20 years from now.
I don't know what to do here! What's your take?
