Landlords are unfairly evicting tenants in Dubai to raise price. There is a huge difference between renewed and new leases in Dubai. Since they must follow the RERA calculator to raise the rent as per DLD guidelines if they renew with previous tenants, the landlords give eviction notices and hike the rents significantly.
I was evicted by my previous landlord after I received an eviction notice to sell the apartment. However, it came to my attention that the apartment was rented out again and the apartment was not sold. I fetched the ejari of the new tenant and proceeded to Rental Dispute Center (RDC) to register a case. First you have to register a case, in my case the timeline was as follows:
Day 1 – Registered case
Day 6 – Defendant to respond, the defendant asked to postpone the hearing
Day 14 – Online session with judge and defendant, claimant requesting for more time to submit justification
Day 15 – Submit justification
Day 23 – Verdict, Decision Approved, Defendant has to pay for damages
The Defendant must pay the difference of the tenant’s previous rent and current rent and any other charges such as transportation. Broker charges are not covered. The legal fees that were paid to Dubai Land Department (DLD) will be paid too. Lawyer fees I don’t think are covered.
After the verdict, the defendant has 14 days to submit an appeal, which got rejected.
You need to then file for enforcing the verdict and the time line is as follows:
Day 1 (24 dec) – Submit the case, there is a travel ban on the defendant and a notification is sent to RTA, DLD & DED.
Day 3 – Defendant requested to pay in installments, RDC approved it for 2 installments.
Day 7 – Due date for first payment
Day 11 – Defendant made payment
Day 14 – Amount received (Payment is made through Noqodi which takes around 2 days to transfer it to your account)

Hi guys, keen to hear your thoughts on a recent incident faced in NSW Sydney as tenants.
Been renting and living in a small duplex home with my partner for about a year and things were going well until the first inspection was carried out by our REA when lease was due for renewal.
She noticed there were shower leaks and some dampness around our bathroom walls near the floor. Apparently water has been leaking from inside the walls of the shower. I’m not sure if this is a common or niche problem in houses but it didn’t bother us enough for us to raise this observation as an issue to the REA. We genuinely did not know there was a shower leak issue that needs to be reported. Prior to this unfortunate incident we’ve been reporting things like AC not being cool and smoke alarm not working. We pay our rent on time and have not missed any so I’d like to think we are generally good tenants.
The landlord has covered the costs of the shower leak repair for both ensuite and common bathrooms. However in our master bedroom the floorboards (made of bamboo) have been damaged slightly with water leaking out from the shower dampening it. The REA said the landlord would like us to work on this repair. As bamboo tiles seems to be phasing out, it was tough looking for supplies in the market with the original coloured tiles and clip-on system. We looked for alternative solutions but failed to resolved as no handyman or service vendors were able to find supply of the original tiles.
The REA sent a vendor over to for a quote amounting to more than $2000 and that covers replacing nearly the full bedroom as the clip-on floorboards needs to fit in nicely one by one (like a jigsaw puzzle if you get what I mean). The area damaged was only a relatively small area covering less than 10 affected floorboards but now approximately 30-40 floorboards will need to be replaced.
Is it reasonable of us to put forth a request to the REA to split this floorboard repair costs with the landlord as the repair costs are way too high for us? Both landlord and REA are expecting us to bear full costs because as tenants we failed to report the shower leak issue in time to prevent dampening of the floorboards. Are we 100% liable if we genuinely did not know that water was leaking out from inside the walls?

2024.05.14 06:24 Japtime PSA: Negotiating Rental Increases in NSW
The more people who are aware of these resources, the more people will be able to pushback on landlords trying to rip them off. Share this with anyone you know who is renting, so that they have this info handy when times comes for Lease Renewal.
Here are a few tips that have helped me get better results out of these negotiations:
tldr; Generate a letter using the
Negotiation Kit and use this when responding to the increase notice. Make sure to do this as early as possible as NCAT only has a 30 day window from notice. Having other properties as examples can also help when negotiating.
1. Do Proactive Research - In the 6 months coming up to your lease renewal, do your research and get an idea of the avg. rent for similar properties in your area. Generally, we get an offer of about $30-$50 above market at the minimum
- I usually just save a search on realestate.com.au and check it out every now and then. Whenever you see something similar to your property, Screenshot as many details of the listing as possible (as it will be deleted). Do this with everything relevant you find. Won't be enough to hold up in NCAT but will help you get your point across
2. Respond Quickly - 30 Day NCAT Window - You will only have 30 days after receiving the notice to apply to NCAT for an excessive rental increase notice - FairTrading for reference
- NCAT isn't going to be the most stress-free route for you go through. However, this is realistically the most accessible method for you to dispute the increase. The property manager will take you a lot more seriously while you are still able to apply for this, so make sure to kickoff negotiations early
3. Tenants Union of NSW Negotiation Kit - The Negotiation Kit generates a letter outlining the avg. rent within a postcode, using rental bond data; and additionally outlines the factors taken into consideration by NCAT in determining fair rent
- This tool was ultimately what i believe got me across the line in my last negotiation. It provides hard evidence of the actual avg. rent in your area, while also reminding the property manager that you are aware of the fact that you can dispute the increase
- I would approach negotiations by generating a letter and attaching this as a part of your first response to the Rental Increase
4. Don't be a D**\*
- If you approach negotiations by bombarding them with messages and taking out your stress on them, you're just giving them a good reason to instruct the landlord to not budge on the price
- You don't have to be kind, but be professional. At the end of the day, you don't want to go through the stress of taking this to NCAT, or moving out and they know that as well
Following these steps seriously helped my luck with property managers. I am hoping it will also help you guys.

I live at Apartment X in Florida from August 2023 to July 2024, and renewed my lease for August 2024 to July 2025. Someone marked as an ownemanager from the leasing company signed the lease, sent it back, and that was it. Shortly after I renewed, the property was sold to new owners/management and the new leasing company said they are not honoring any of renewed leases the apartments tenants may have signed and if we want to stay for the new year we need to sign their own lease which has much higher rent. My renewed lease includes the verbiage "26.4 (g) This Lease Contract binds subsequent owners."
I contacted a lawyer thru Florida's Lawyer Referral Service and he said he will do something for $1100 but will not make any guarantees. My question is: Why? How is this not an open-and-shut? How can he lose this? The verbiage of the contract that was signed by both parties at that time says new owners are held to it, right? It seems pretty straightforward to me. I don't mind the fee if I knew that I'd be able to continue living here but the way the lawyer said no guarantees makes me think somehow this whole case is doomed and will just be a waste of my money.
Someone please shed some light on this.

Step 1: Establish state-wide zoning rules for residential and downtown areas that will be universal and simple. Create a highly permissive standard and ban more restrictive zoning rules.
Step 2: Subsidize housing construction by giving developers massive tax breaks for single family homes and multi-story housing units for a period of 10 years. Further tax breaks on purchase/sale of new homes built after law is passed within 10 year window.
Step 3: A property tax that gets higher for anyone owning more than one single family home. The tax goes up by 50% on additional property for each additional single family home you own. (To include sub-companies in which that person/entity have an ownership interest) This tax would be applied to snowbirds who live less than half the year in Maine. The tax would not apply to business properties.
Step 4: Render it illegal to rent out a single family home except one already under lease at the time these laws are passed. Those leases may be renewed with the individual tenants, but after they leave the properties can no longer be rented out. It will remain legal to rent out rooms within a single family home if you personally live in that home full time.

TL;DR need advice on how to go about contacting or how to find more contact info for my landlord that I just found out is different than who I believed.
Apologies in advance for the long-windedness. Questions are at the end
So I asked a question in this sub a bit ago about trying to avoid having to pay rent if I broke my lease because I knew they wouldn’t rent my apartment because they plan to flip it. Most people told me to just ask to see if they would be amenable to ending the lease early.
So I did that last week only to be told I would need to talk to the owner. I had been on the phone with the maintenance dept of the management company because of an ongoing issue they have still not resolved, so I thought they meant I just had to talk to someone else so I asked to be transferred. They said they couldn’t do that. So I asked if they had a direct line so I wouldn’t have to go through the automated prompts again. They said no. So I asked if calling the office or using the text line would be better. He said, “no, that’s all for the management company. We are hired by the owner. You would have to talk to the owner directly if you had a question about the lease.” I was a bit dumbfounded by this because I had never been given any other information. My former landlord sold my building at the end of February and just told us that we would be contacted by [first name last name] realty on how to pay rent for March. The next day I had a letter from [3 letters] management with an intro and how to pay my rent. We were given a phone number to call and a different one to text. Around that time I got a text from the text number who identified himself as same [first name last name] from [3 letters] management. So at this point, I assumed he was my landlord. I did ask the maintenance guy if he could just tell me the name of the owner and he said he knew it but couldn’t give out that information.
I was kind of at a loss at this point and venting to my friend and he told me I could look up the property records online. The owner is an LLC that was created about a month before buying my building. I only have a PO Box address in a city 2+ hours from my apt. I really don’t want to mail a letter asking for them to contact me about mutually ending the lease early. I had been hesitant just to ask the management company when I thought they were the landlord just because of how difficult they have made this. I have to imagine a landlord that hasn’t made themselves known and is also kicking out of everyone from the building to flip it is not going to be helpful. I tried googling and the AI overview states that a landlord must notify tenants who the new owner is but when I click into the articles, nothing I have found explicitly states this.
So my questions are:
Was someone supposed to tell me who my actual landlord was and how to contact them?
Are there other resources I can use to find out how to contact my landlord other than the P.O. Box?
Is it worth talking to a different person at the management company to see if they would be willing to give me more info?
Should I try to ask my old landlord for this info?
Has anyone else gone through something like this and what did you do?

To any or all future tenants who are thinking of renting with Avenue Living, I say proceed with extreme caution. I went from $991.00 as a move-in incentive back in 2022, then in 2023, they raised it slightly to $1151.00, mind you this is a 2-bedroom suite in Edmonton, Alberta, now, we chose to stay another 6-months to see if it's still a good fit for us, it's not. We made mistakes of renewing our lease, they hiked it up to $1591.00 per month and the baseline rent for this place is $1609.00 for the unit. We tried to get the office to call us back so we could lower the rent by changing the lease to one-year, but no one there has the gull to call us back so we can talk with them. Avenue Living isn't the best place but is any place out there a good fit for anyone nowadays without them having fun robbing us dry for their own benefit? Anyways, I digress. Our tub paint is peeling, we tried to get them to fix that, shocker, they won't. Our window got a crack in it, they won't fix that either. This place has cockroaches and bugs roaming around the place every one in a while. They quit their move-in incentives. Be careful where you tread should you go with Avenue Living, they aren't the greatest and won't call back upon request should you need something fixed or talk to the landlords. Just to let you know.

2024.05.14 03:01 seaweed-friend NYC - Moved out mid lease due to breakup. What do I do about the lease if he's staying, paying full rent with no roommates?
I moved into an apartment in Brooklyn with my partner at the time in the fall. We broke up in March. I moved out in April. He has agreed to stay in the apartment through the remainder of the lease and pay the full rent. He does not plan on getting a roommate.
Anyone know if you can break a lease with no issues if the existing co-tenant is staying and paying full rent? Landlord is a management company that isn't easy to deal with.
I don't think this will happen, but part of me worries that he may be late or miss rent, and I won't know since we don't talk anymore. I don't want to be responsible for whatever happens from here on out.
Are there any risks to letting management know?

I want to negotiate with my current apartment for a discount on my rent plus parking with my apartment.
When we originally signed the lease, we signed for 6 months. I was able to get us a $130 discount, but they did try to negotiate adding a parking spot for a higher price. They sent us a lease renewal and now to renew we would be paying more than we are now even if we sign a 12 month lease.
I'm trying to figure out how to negotiate down the price to a $200 discount with a parking spot / just the $200 even discount / or current $130 discount with parking. I'm not sure what points I could use to accomplish this. We've been great tenants, ofc. Originally, the distance from the city and going to another apartment, as well as it being off season for them was our leveraging points.

2024.05.14 01:49 Rhase Asking for a credit card number and credit limit?
I've been renting in eastern mass for 3 years now, but this is new. I met the roommate with the posting, I saw the place. Everything matched. The rental application is an adobe PDF, which isn't too much of a red flag the owner of the property isn't a big time landlord. I would be subletting for a few months until the lease renews then added to it.
Why on god's green earth do they need my bank information and credit card information?
My gut's saying it's a small time homeowner just renting out their first home making mistakes and being unprofessional, but I can't help feeling like this is a giant red flag. I've rented a half dozen places and nobody has ever requested my credit card number and credit limit. I'm obviously not going to give it to them, once they see my income and credit report that's all they need to know I'm a reliable tenant financially.... But I am skeptical the place is legit due to that extremely weird request.

My tenant does not want to renew the lease. He wants to give him a few months until he buys a house. I.e. I will lose my prime time to rent the house out. My house is expensive and my realtor telling me if I don’t have it ready before September, you may not be able to rent it out. In a nutshell, I will lose a lot of money.
Any thoughts? Can I hold him liable for the loss of that not being able to rent it out (assuming after good faith effort, couldn’t rent it out).

I am a single mom (and currently a student). I have a variety of guaranteed incomes sources (over 1k a month in CPP widows benefits, child tax benefit, another few years worth of osap grants/scholarships, part time income from working for Instacart). My income per month equals out to over 5k a month not including osap grants which I receive every four months. I also have parents who are 100% willing to co-sign a lease for me, or even sign a lease and just list me as the tenant. I know my income sources aren’t ideal, but I have never struggled to pay my rent. I have the most positive landlord reference I could’ve asked for from my current landlord of 4 years.
My credit took a big hit after my husband died and I feel like this is where all my issues are coming from. It doesn’t seem like ANYWHERE will accept a co-signeanother person taking responsibility for the lease despite my parents having ample income/great credit/home owners. Property managers won’t even review my co-signers, they just say they don’t accept applications from anyone other than the tenant. Is this a new thing where co-signers are just outdated and aren’t seen favourably anymore? Or is this just an Oshawa issue. Thanks so much for any help.

We are in NJ. We bought a house and have to break the lease. Our rent was $2300. We renewed lease for $2300 for another year. In the event of breaking the lease, we have to pay rent until a new tenant is available.
But the landlord increased rent to $2900 for the new tenants. Is that acceptable? Because this makes leasing harder to find new tenants.
Also, the house was not maintained properly by the landlord. Carpets are older and there is water damage. This could affect the lease by new tenants.
What are our options at this point?

My tenant has been late on rent payment for over a year. I normally don’t mind because he pays within the month but I lost my job so I don’t have as much extra money just lying around anymore.
Each month I’ve had to remind him to send rent and I also include “please send the $50 late fee along with rent that’s included in the lease agreement.” He has never once sent the late fee.
I’ve incurred overdraft fees as a result because I have a separate account for this from my personal account. I’m not planning on renewing his lease when it expires. Am I allowed to deduct the late fees he owes from his security deposit? I’m not trying to be an ass I just wanna recover the overdraft fees.

Hello!
First ever Reddit post and hoping to get some good advice. I live in Michigan and My apartment complex sent out the following email on May 9th
“We are writing to bring to your attention some important changes regarding your utility charges. As per your renewal letter; water, gas and sewage charges will now be based on usage and will be reflected on your account accordingly.
Please be aware that these charges may fluctuate monthly based on your usage. However, in many cases, this new system can result in lower utility bills compared to the standard charges you were previously paying. It's essential to monitor your accounts for these charges, as they will now be included in your monthly rent payment and are subject to eviction for non-payment.
We understand that this is a significant change, and as such, we will offer leniency for this month as you adjust to the new water and sewage billing system”
The lease we signed had a base rate for utilities of $50 our lease will not be up until September 2024. They have not sent out an addendum to our lease as of today. They state giving leniency upon payment this month however I was under the impression that any changes like this needed a 30 day notice wouldn’t that push the start date back until atleast July 1st? Do they have to give us a 30 day notice? If they do not provide one what are good next steps?
