Hey all,
I had my ASEL Private before the military.
Now I'm a military instructor pilot that used the FAA military competency rules to acquire my FAA commercial and instrument ratings after UPT. I flew T-6 and T-1 so I have Commercial Single and Multi
I got my CFI, CFII and MEI after my Instructor Upgrade in 2015. I let it expire, but recently used my last check-ride Form 8 to re-instate it.
I didn't check the ASE box on my application, but The FSDO gave me "Airplane Single and Multiengine; Instrument Airplane"
Is this correct?
I've been racking my brain with Category, Class, and Type definitions. I have one friend who told me based on 61.73 (g) Your certificate will match your Commercial Certificate category and class, for example

The CFR § 61.73 section (g) (see below) says "appropriate rating", but the IACRA application has just one box for aircraft that one has "logged pilot time or provided flight instruction (IP)."

§ 61.73 Military pilots or former military pilots: Special rules.

(a) General. Except for a person who has been removed from flying status for lack of proficiency or because of a disciplinary action involving aircraft operations, a U.S. military pilot or former military pilot who meets the requirements of this section may apply, on the basis of his or her military pilot qualifications, for:
(1) A commercial pilot certificate with the appropriate aircraft category and class rating.
(2) An instrument rating with the appropriate aircraft rating.
(3) A type rating.
(b) Military pilots and former military pilots in the U.S. Armed Forces. A person who qualifies as a military pilot or former military pilot in the U.S. Armed Forces may apply for a pilot certificate and ratings under paragraph (a)) of this section if that person—
(1) Presents evidentiary documents described under paragraphs (h)(1)(1)), (2)(2)), and (3)(3)) of this section that show the person's status in the U.S. Armed Forces.
(2) Has passed the military competency aeronautical knowledge test on the appropriate parts of this chapter for commercial pilot privileges and limitations, air traffic and general operating rules, and accident reporting rules.
(3) Presents official U.S. military records that show compliance with one of the following requirements—
(i) Before the date of the application, passing an official U.S. military pilot and instrument proficiency check in a military aircraft of the kind of aircraft category, class, and type, if class or type of aircraft is applicable, for the ratings sought; or
(ii) Before the date of application, logging 10 hours of pilot time as a military pilot in a U.S. military aircraft in the kind of aircraft category, class, and type, if a class rating or type rating is applicable, for the aircraft rating sought.
(c) A military pilot in the Armed Forces of a foreign contracting State to the Convention on International Civil Aviation. A person who is a military pilot in the Armed Forces of a foreign contracting State to the Convention on International Civil Aviation and is assigned to pilot duties in the U.S. Armed Forces, for purposes other than receiving flight training, may apply for a commercial pilot certificate and ratings under paragraph (a)) of this section, provided that person—
(1) Presents evidentiary documents described under paragraph (h)(4)(4)) of this section that show the person is a military pilot in the Armed Forces of a foreign contracting State to the Convention on International Civil Aviation, and is assigned to pilot duties in the U.S. Armed Forces, for purposes other than receiving flight training.
(2) Has passed the military competency aeronautical knowledge test on the appropriate parts of this chapter for commercial pilot privileges and limitations, air traffic and general operating rules, and accident reporting rules.
(3) Presents official U.S. military records that show compliance with one of the following requirements:
(i) Before the date of the application, passed an official U.S. military pilot and instrument proficiency check in a military aircraft of the kind of aircraft category, class, or type, if class or type of aircraft is applicable, for the ratings; or
(ii) Before the date of the application, logged 10 hours of pilot time as a military pilot in a U.S. military aircraft of the kind of category, class, and type of aircraft, if a class rating or type rating is applicable, for the aircraft rating.
(d) Instrument rating. A person who is qualified as a U.S. military pilot or former military pilot may apply for an instrument rating to be added to a pilot certificate if that person—
(1) Has passed an instrument proficiency check in the U.S. Armed Forces in the aircraft category for the instrument rating sought; and
(2) Has an official U.S. Armed Forces record that shows the person is instrument pilot qualified by the U.S. Armed Forces to conduct instrument flying on Federal airways in that aircraft category and class for the instrument rating sought.
(e) Aircraft type rating. An aircraft type rating may only be issued for a type of aircraft that has a comparable civilian type designation by the Administrator.
(f) Aircraft type rating placed on an airline transport pilot certificate. A person who is a military pilot or former military pilot of the U.S. Armed Forces and requests an aircraft type rating to be placed on an existing U.S. airline transport pilot certificate may be issued the rating at the airline transport pilot certification level, provided that person:
(1) Holds a category and class rating for that type of aircraft at the airline transport pilot certification level; and
(2) Has passed an official U.S. military pilot check and instrument proficiency check in that type of aircraft.
(g) Flight instructor certificate and ratings. A person who can show official U.S. military documentation of being a U.S. military instructor pilot or U.S. military pilot examiner, or a former instructor pilot or pilot examiner may apply for and be issued a flight instructor certificate with the appropriate ratings if that person:
(1) Holds a commercial or airline transport pilot certificate with the appropriate aircraft category and class rating, if a class rating is appropriate, for the flight instructor rating sought;
(2) Holds an instrument rating, or has instrument privileges, on the pilot certificate that is appropriate to the flight instructor rating sought; and
(3) Presents the following documents:
(i) A knowledge test report that shows the person passed a knowledge test on the aeronautical knowledge areas listed under § 61.185(a)) appropriate to the flight instructor rating sought and the knowledge test was passed within the preceding 24 calendar months prior to the month of application. If the U.S. military instructor pilot or pilot examiner already holds a flight instructor certificate, holding of a flight instructor certificate suffices for the knowledge test report.
(ii) An official U.S. Armed Forces record or order that shows the person is or was qualified as a U.S. Armed Forces military instructor pilot or pilot examiner for the flight instructor rating sought.
(iii) An official U.S. Armed Forces record or order that shows the person completed a U.S. Armed Forces' instructor pilot or pilot examiner training course and received an aircraft rating qualification as a military instructor pilot or pilot examiner that is appropriate to the flight instructor rating sought.
(iv) An official U.S. Armed Forces record or order that shows the person passed a U.S. Armed Forces instructor pilot or pilot examiner proficiency check in an aircraft as a military instructor pilot or pilot examiner that is appropriate to the flight instructor rating sought.
(h) Documents for qualifying for a pilot certificate and rating. The following documents are required for a person to apply for a pilot certificate and rating:
(1) An official U.S. Armed Forces record that shows the person is or was a military pilot.
(2) An official U.S. Armed Forces record that shows the person graduated from a U.S. Armed Forces undergraduate pilot training school and received a rating qualification as a military pilot.
(3) An official U.S. Armed Forces record that shows the pilot passed a pilot proficiency check and instrument proficiency check in an aircraft as a military pilot.
(4) If a person is a military pilot in the Armed Forces from a foreign contracting State to the Convention on International Civil Aviation and is applying for a pilot certificate and rating, that person must present the following:

…and what I mean by that is that like…
Ok. Look.
I only own, touch, pick up and use cellphone, computer and internet when going about without isn’t an option.
YES! I am well aware that the cellphone, computer and internet part of me is still 2009. Wait… No. I am of the year 1992 and at nine in 2001 my mom got one of them Dell Desktop Flatscreens that you usually find in a receptionist desk. I hated it. I never used it unless I couldn’t go about a certain who knows what without it.
Same in school; middle and intermediate; only when I couldn’t the old way without it would I ever. I wasn’t a go lucky and get ecstatic about using a computer.
In 2010 with the purple and red Verizon silver rectangle keyboard slide out; mine was red and I hated it. My brother started driving then and then in 2010 I was seventeen. I graduated twelfth grade at eighteen in 2011. But I would leave the cellphone in his car in the glove box and the grounding I got because of it because I was to be texting he is driving us home now every late afternoon when the school hours were done. Every weekend that was a do something I would leave it at home or stick it in my mom’s bag (Or excuse me conservatives; purse.).
This doesn’t count I’m deleting it soon.
I never social media. I never photos and videos. The wallpaper is the default on both Lock Screen and Home Screen. The ringtone is the default. The only customization I did and; or do is no sound for text messages, no sound for E-Mail and brightness. I keep the screen flip lock. I don’t want to hold my phone like an old black or disposable camera rectangle style.
I never YouTube except the knowing of it and my mom on that dell playing music. I stuck to the old ways and begged her with compensation to Apple Music when it comes out since there was word of it even then before the first iPhone. I had a stick iPod with an orange skin sticker and I hated ITunes as it is computer. HEEEEECK!
To this day other then the family computer; that Dell that I refused to go about… I never owned a computer and just did a borrow and I only ever own, touxh, pick up and use cellphone, computer and internet when going about without isn’t an option.
I have ALL the built in apps; never deleted. Apple Music or old ways for music.
My actual email app. ( I say actual because of cellphone email which by the way; the cellphone email isn’t your email. It is only to use the cellphone. Your actual email is the gmail that all the world is.)
A grocery list making app.
A coffee app. Amazon. A food app.
That is it.
No social media.
No YouTube.
No photos or videos.
The default I said.
The customization I said.
Call me an old lady for all I care. Go on. Do it. I’m technically young; as I’m from 1992.
I don’t care. I don’t care. I don’t care.
But.
Am I the only one?

2024.05.15 23:33 Educational-Tart149 2009 Toyota Camry VS 2013 Honda Fit

Hi, I’m shopping for my first car and need advice on what to buy and if the pricing seems fair. Also if you have negotiating tips or questions I should ask, please help, I don’t have a lot of guidance!
Choice 1: 2009 Toyota Camry(10k), 60k miles, 2 previous owners, no damage or accidents reported. I hesitate with this one because the dealership is selling it as is and it doesn’t come with a warranty. Also read that these cars tend to burn oil and am afraid insurance or my bank will pull out for buying an older car (is this a legitimate fear? Because the dealership told me no one would finance this car because it’s too old)
Choice 2: 2013 Honda fit (11,888), 64k miles, 2 previous owners, no damage or accidents reported. I haven’t test driven this one but it seems like a good deal. I’ve read that these cars have poor ac and a loud interior. I also know this car was discontinued, so I wonder if that will make repairs difficult in the future. However, I think this one comes with a 1 month warranty.
Potential 3rd option but I'm leaning no: 2016 Toyota Corolla (12,500), 94k miles, 3 previous owners, 1 minor accident and 1 other mysterious accident that lists no details on carfax. I like that this car is newer and is a Toyota. It’s also covered by a 3 month warranty from the dealership. Carfax also lists it as a great value car. I just don’t know if buying a car with accidents reported is a risk even if the damage was minor. Plus the second one has no details to it. However, I wonder if passing it up for this reason is stupid at such a good deal. I haven’t test driven it yet, but am thinking about going in for a test drive.

2024.05.15 22:00 prm36 Advice on capital gains tax and property held in trust

I wonder if I can ask for some clarification of something relating to capital gains tax and beneficial ownership.
I have owned an investment property in my own name since 2009. We both lived in the property for several years before starting to rent it out in 2016. In 2016, I created a trust which confirmed that I held 50% property on trust for my wife, as follows:
“I, (My Name), declare that I intend to create a trust to transfer 50% of the profit from sale of the property described as (Property address) to my wife, (wife’s Name) , without the transfer of legal ownership. By making this declaration, I acknowledge that (Wife name) is entitled to 50% of any income derived from the sale of the property. This is a bare trust, no conditions or restrictions are attached to the transfer of beneficial interest. I understand that this declaration does not require registration with the Land Registry, nor does it necessitate the delivery or witness of signatures. The trust becomes enforceable from the date of this declaration.”
We have recently sold the property, which was registered in my name only, and on which I had a mortgage in my name only. There is a gain of about £80,000 before any CGT allowance/s. As far as I am aware, CGT is based upon beneficial ownership so, given the above trust, we ought to be able to use both allowances, with two CGT declarations.
As per HMRC (in its Capital Gains manual, at CG70230) lists the following as indicators that a person is a beneficial owner of land:
Aside from the fact that the above trust “confirms” my wife's beneficial ownership, she also received 50% sale proceeds from the disposal of the property. She did not hold legal title and did not provide funds for the purchase. Having said that, I am now not clear whether:
I've read around CG70230 including the various included links, and it looks like my wife is a beneficial owner of 50% of the property based solely upon existence/evidence of the trust of 1st April 2017, and we can make two CGT declarations, and claim two CGT Allowances.
I wonder if I could get any advice as to whether my interpretation is correct, and that we should each make a declaration relating to 50% of the gain, (or otherwise).
I hope the above makes sense, and am grateful for any help.

Many remember him famously deferring to teammates like Artest in the 2010 Finals. He perfected his scoring arsenal, showcasing mastery across all moves while excelling in individual defensive matchups against elite opponents. His championship run highlighted his independence from his past partnership with Shaq, reminiscent of Steph Curry's triumph without KD in the 2022 NBA Finals. Notably, Kobe faced the formidable late 2000s-early 2010s Western Conference, widely regarded as the toughest in NBA history. His consecutive victories in such a challenging environment show his exceptional talent and leadership.
Some things to point out about Kobe’s peak-
• Looking at his regular season and playoff averages during his prime, he put up about 30, 6 and 5 and shot 47/35/85 .. not bad for an “inefficient ballhog.” He also averaged around 2 SPG and a block per game.
• Kobe became just one of three players to ever win multiple championships (2009 and 2010) without a Top75 teammate by his side (Don’t get me wrong, Pau was definitely one of the better power forwards of the 2000s, but he wasn’t exactly making that much noise in Memphis.. he won ROTY and had a single All-Star Game selection in ‘06… that’s it. Considering both Kobe’s peak and his overall career résumé, it's reasonable to assert that he should be ranked around 3rd to 7th among all-time players.
His overall stats place him in an elite category among the greatest to ever do it.
Kobe's extensive career achievements firmly establish him among the top 4 to 7 all-time, far surpassing the modest rankings some detractors assign him within the top 10-15 players of all time.

Kobe is easily one of the greatest on-ball defenders in NBA history, despite the last two of his All-NBA Defensive First Team selections being sorta handed to him lol. The rest were completely well-deserved however.

One of the fascinating aspects of outsider reports and analysis is what they see. Given that at this point (1992) the internet was not yet widely available/accessible, this sort of thing would have been difficult to find. And of course SGI wasn't ever going to tell us the truth!
This will show you that SGI-USA (then called "NSA") was failing in recruiting far earlier than perhaps most of us in the US realized. SGI in the USA was basically a flash in the pan; it fizzled fast; and now it's just that rank stale smoke smell that lingers long after the fire's been put out.
This comes from Cults and Nonconventional Religious Groups: A Collection of Outstanding Dissertations and Monographs, "Nichiren Shoshu Buddhism and the Soka Gakkai in America: The Ethos of a New Religious Movement", Jane Hurst, 1992, pp. 150-151. Jane Hurst has some interesting research out there; while she tends toward being uncritically supportive of SGI, anyone who is making statistics available is a big help.
NSA members in the 1960s and 1970s were young (52% below age 30), more than half female (59%), and from a variety of occupations and social classes.
The Baby Boom generation were at most age 19 in, say, 1965 and at most age 24 in 1970.
This youthfulness is largely reflected in the early organization's origins in the American servicemen who returned from being stationed in Japan with their Japanese war-brides - those servicemen tended to be young and from a variety of ethnicities and backgrounds, as the draft was still in effect during that time period (ended March 1975). In addition, the first General Director of the US organization, Masayasu Sadanaga, initially targeted college campuses for recruitment by offering lectures on Buddhism. Sadanaga changed his name to George M. Williams in 1972, in obedience to the (short-lived) direction back then of Japanese leaders adopting American-sounding names (first AND last) in order to appeal more broadly to non-Japanese Americans.
The percentage of Oriental members steadily decreased as more and more white and black Americans joined NSA as seen in Figure 10, above.

Most of the original "Oriental members" were those Japanese war-brides, whose first efforts to recruit new SGI members were directed toward other Japanese individuals.
NSA members came from the major religious traditions of Protestantism (30%), Catholicism (30%), and Judaism (6%). At the time these 1971 statistics were compiled, all areas of American society. By 1983, the age span was even more broad, with 11% of the members age 50 and above, 62% ages 30-49, 24% ages 20-29, and 3% below age 19.

This means that 97% of the membership of SGI-USA was Baby Boom generation OR OLDER!

Take a look at Table 4.
Specifically, the Age cohort (%) category.
For the Converts, 26% are older than Baby Boomers; 61% are Baby Boomers. That makes 87% Boomer and older. Only 14% are younger than Boomers.
No wonder SGI-USA is aging and dying, with these kinds of numbers!
We are seeing, like, 90% Baby Boomers in the group photos we've looked at.
The pictures back this up.
Also, this comment by an SGI-USA leader a few years ago during Minoru Harada's visit (anyone know what year that was?):
They [top SGI-USA leaders] then went off on how when we create these big-ass meetings, we shouldn't have to look into the crowd and see, and I quote, "A bunch of old-ass motherfuckers" The words of my "superiors", not mine. I think this is when they brought up the idea of 50K to my co-leaders and me. Source
"Old-ass motherfuckers" is all they have. How 'bout showing a little of that appreciation and gratitude SGI bangs on about??
Worse, "old-ass motherfuckers" is all SGI-USA can get.
Further, again referring to Table 4, SGI-USA's membership is solidly 2/3 women. That means it's going to be very difficult for women in SGI-USA to find mates to marry, which means childlessness will be more of a norm than an exception. Child-free is a valid and respect-worthy decision, don't get me wrong, but a religion's most reliable source of younger members is its own membership's children. Since SGI-USA's female members don't feel any responsibility or obligation to bear multiple children (like those poor, stupid Mormon sheepwomen do), there won't be any next generation to take over.
There's a reason so many religions have traditionally exhorted their membership to have lots of babies, why they condemn birth control and abortion. A big part of it is to keep their own numbers up! Source
It's the same problem happening in Japan within the Soka Gakkai:
On the other hand, aging is relentless. In terms of the Soka Gakkai's membership demographics, the "volume zone" where most members fall is the baby boomer generation who joined by the 1960s. They are now late elderly. In the past, the management of centers in various places was handled by the "Gajokai" consisting of Young Men's Division members, but it is no longer possible to secure personnel. Instead, in 2009, the Soka Gakkai launched the "Ojokai'' consisting of "middle-aged divisions,'' scolding them as "young people in their 50s'' and rushing to mobilize them. Source

For perspective, note that SGI-USA was managing to recruit just "1,000 per YEAR" - including all ages - between 1991 and 1999. Eight years of only 1,000 members added per year, with no accounting for the deaths or defections. Were the years after that more successful, recruiting-wise? I doubt it.
[Then-SGI-USA's public-relations director for the East Coast Bill] Aiken says SGI-USA has attracted about 1000 new members per year for the past eight years. - from 1999. Only 1,000 new members - across the ENTIRE 360+ million-person strong USA - in an ENTIRE year. And this extremely low level of success for EIGHT YEARS IN A ROW!! Source
From 2018:
In recent years, the number of young Soka Gakkai members has been decreasing rapidly . Looking at the participants in the simultaneous broadcasts and roundtable discussions, the majority are of the grandparents' generation, with only a small number of young people in their 20s and 30s, and the number of teenage boys and girls is almost an endangered species .
Therefore, what I am interested in is the population of Soka Gakkai by age group. This time, I would like to estimate the current population of Soka Gakkai by age , based on information I have personally seen and heard and verification from others . Please note that this estimate is very rough.
First, the largest number of Soka Gakkai members are baby boomers (born between 1947 and 1949 [Japan's Baby Boom]). This seems almost certain considering the history of the development of Soka Gakkai .
Also, the total number of members has already been verified by many people, and is estimated to be around 3 to 5 million people. This time we assume about 4 million people .
And this is what I heard directly from a staff member at headquarters last year, who said , `` The number of activists decreases by about 1/3 with each generation.'' I think this is a reasonable rate of decline that can be felt by looking at participants in simultaneous broadcasts and roundtable discussions. It seems that members who have stopped being activists are less likely to have their children join, so this time we will use a value of 1/3 per generation as the member decline rate .
Also, regarding the number of years it takes for generational change, the average age for men and women to give birth to their first child is currently 30 years old. Considering that the average age of childbearing for both men and women when the baby boomer generation was born was 24 years old, and that there are cases where not only the first child but also the second and third children are born, the generational shift will take 30 years. Let's calculate it as if it would take a year . In that case, the annual membership attrition rate would be (1/3)1/30 = 0.964, or 3.6% .
It is unclear when this trend of declining membership started, but this time we will assume that it started in the year following the baby boom generation (1950). Source
And "Soka Gakkai is like an old people's club":
Regarding the problem of a decline in Komeito votes, or in other words, a decline in active Soka Gakkai members, many people concerned point out that the primary cause is the aging of Soka Gakkai members. The enthusiastic members of the generation who supported the growth of the society along with charismatic Honorary President Daisaku Ikeda are now elderly across the board. Most of the current new members are second- or third-generation members who join because their parents are members of Soka Gakkai, and they are not very enthusiastic about Soka Gakkai's activities. Today, many of Soka Gakkai's daily events are even derided by insiders as "like an old people's party."
And a more recent report (this year):
Back about 20 years ago a good friend and good guy, now deceased, from ChiTown, was commissioned by SGI Central Command to survey every contactable member of SGI in every district in America. The number he came up with was 5% of the number of Gohonzon passed out since, I guess whenever Gohonzon started to be passed out. The total number was about a million give or take, 20 years ago. These were contactable people, not practicing members. I remember going through lists of people we had on the books and trying to see if they could be reached. So the number we came up with was reported. Hearing nothing about it, I happened to run into my friend at some event at Soka U. He mentioned that he did the survey, and gave me the results. I believe he told me the facts. (Not everyone who practiced was a lying asshole.) So about 20 years ago SGI had about 50,000 “contactable“ people who had received Gohonzon. My estimate that about half of that number had zero interest in SGI. Thus 20 years ago, SGI had about 25,000 members still interested in SGI in some capacity. I think it’s the same number today. (2500 districts x 10=25,000.) Like I said before I went to FNCC twice last year, and everyone, including me, were old zany seniors. Neither conference was for old people. Conclusion: SGI is a senior citizen support group. When I joined in1969, we were all hippie ish, rejecting all the old shit, looking for something new and hip. Now SGI looks like old shit. Source

When I joined 50+ years ago the ratio of youth to MD and WD was about 80:20. Now it's the reverse. Our goal is to move steadily back to a youth focus again. Source

Youth? They've got to be fooling themselves!!! When I was still with the SGI last February (2023), I went to the kosen-rufu gongyo meeting at the center in my area. Mind you, the state I live in closed its center in 2021 for undisclosed reasons. That aside, the one I went to was in another state, and at that meeting, they had no byakuren, Gajokai, or Soka Group in attendance. Additionally, the only youth at the meeting were a few small children. Source
I feel that SGI is out of touch with anyone who’s younger than 60. The leaders are retired, have a lot of time on their hands and completely disregard the fact that people may work or have families. For young people it’s the old people taking nonsense. Source
The PROBLEM was already evident in 1983 - and none of the SGI-USA's big "Recruit-Youth-A-Thons", like "Victory over Violence" and "Rock The Ego Era" and "50K Liars of Just-Us" (everybody wants to forget the epic fail that was the "Gandhi, King, Ikeda" exhibit), has made the slightest difference in this demographic disaster. In fact, preparing for the 2018 "50K" event, SGI-USA likely had only 2,451 members in the 12-35 (or perhaps 11-39) age group, just 9% of the most generous SGI-USA active membership total (~30,000).
Ikeda could have preserved a "youthful" Soka Gakkai by passing the Presidency to a younger candidate, but Ikeda refused, because Ikeda was too focused on and obsessed with HIMSELF - his power, his prestige, his wealth, his status, his fame, his renown, HIM becoming leader of the world, his PERMANENCY, and his legacy. He refused to let anyone else come anywhere CLOSE to the power and control - he greedily, selfishly clutched it all tightly to himself and refused to share.
THAT is why the Ikeda cult Soka Gakkai/SGI is aging and dying. It's ALL Ikeda's fault, Ikeda's responsibility. IKEDA DID THAT.

The upcoming 1.21 update for Minecraft, Tricky Trials, is expected to arrive in mid-2024. TL;DR:
  1. Realtor.ca claims the average sale price of a house in Fredericton, NB is $288,300. My own calculations point to the average being approximately $543,878.
  2. Realtor.ca most likely calculates it average house price using the average for houses and vacant land. My average for houses and land was $288,540, only a $240 difference, making this the most likely explanation.
  3. Realtor misrepresents graphs and averages through market capture, pay gating, and could be violating the Competition Act.
**Background**
I have been looking to buy a house for the past several years in the Fredericton area and have been checking the online listings regularly through Realtor.ca since it is the most common real estate listing website used in New Brunswick. What I liked about Realtor.ca was its ability to provide the average sell price for a house every month with graphs that showed the average sell price for a house in Fredericton for the past 12 months and 10 years. Looking for a house for an several years, I felt that I had a good idea of the market conditions and price ranges. My anecdotal evidence was that the average house price was much higher than Realtor.ca’s estimate of 288,300. I wondered if my anecdotal evidence could be supported by data.
The objective of this report is to collect list price data from all available listings within the Fredericton area. Once collected, I can take the average price and see if it matches the average price shown by Realtor.ca.
**Average/Median Methodology**
When you use Realtor.ca, you can filter results by the property type. There are six property type categories: Residential (single family home), condo/strata, vacant land, recreational, multi-family, and agriculture. For each of these property types, the asking price and address were copied into an Excel file. The data was collected on May 10, 2024, and included all listings within Fredericton; duplicate listings were removed.
Once all data was collected, the average and median for each property type was calculated (Table 1). I compared my calculated average to the Realtor.ca average to determine if my anecdotal evidence of thinking the average house price was higher than what Realtor.ca said was justified.
**Results**
There were 107 listings for residential houses (referred simply as “house” in this report), 245 listings for vacant land, 5 listings for recreational, 7 listings for multi-family, 2 listings for agriculture, and 10 listings for condos (Figure 1).
The average listing price was $543,878 for houses, $177,026 for land, $227,080 for recreation, $826,100 for multi-family, $829,450 for agriculture, and $317,410 for condos. The median listing price was $474,900 for houses, $64,900 for land, $229,900 for recreation, $799,000 for multi-family, $829,450 for agriculture, and $289,900 for condos (Table 1).
**Realtor.ca MLS System Average House Price Claim**
When you search for “houses for sale in Fredericton, NB”, you will see the top search results show Realtor.ca. This is not uncommon since Realtor.ca and its Multiple Listing Service (MLS) have the highest number of listings of any other online real estate listing service for the Fredericton, NB, area. Having most real estate listings concentrated on one system can provide users with a general idea of greater market conditions beyond individual listings, such as averages and trends for cities. Realtor.ca provides this data in the form of “Market Price (CAD)” price trends for the past 12 months, and price trends for the past 10 years (Figure 2). These figures are prominently displayed at the end of the first page of the Fredericton real estate listings (URL: https://www.realtor.ca/nb/fredericton/real-estate).
This leads us to the first claim by the Realtor.ca MLS system claim and our initial objective of this report.
Claim: The average market price in Fredericton sits at $288,300 as of May, 2024.
Analysis: When a user views these figures, it is a safe assumption that when a price is displayed, the user is inclined to believe that “Market Price (CAD)” is the average house price in Fredericton. This is further reinforced if the user reads the description above the figures which states:
“Use our home price trends to better gauge local market conditions and plan your next move. The graphs below show benchmark or average prices of homes sold in the area. Data generated by MLS® Systems and the MLS® Home Price Index (HPI) — Canada’s most advanced tool to gauge local home price levels and trends.”
This small paragraph specifically states, “The graphs below show benchmark or average prices of homes sold in the area.” Based off the graphs and their statement, we can safely interpret that Realtor.ca is explicitly saying that the average home price in Fredericton, NB, currently sits at $288,300; leaving no room for interpretation on how the data can be viewed. The reason I wanted to be explicitly clear on this thought process is that if you look back at the results section of this paper (Table 1) and see that the calculated average of all house listings was $543,878, it represents an 88.65% difference. A couple assumptions that could explain this difference are:
  1. The listings used in the analysis are only a snapshot in time and could not represent an accurate or precise representation of the monthly price average.
  2. Houses that were listed below the average could be selling more quickly, giving us a skewed data set that is not representative of all listings that have been posted.
  3. Realtor.ca gives the average sell price for houses in Fredericton and not the average listing price. There could be a large discrepancy between sell price and list price, resulting in my calculated average being inflated.
The three assumptions made above introduce bias into my conclusions, but given the magnitude of those differences, it could be reasonable to assume there might be an alternative reason causing these discrepancies.
Since there is such a large discrepancy in my calculated average and the average from Realtor.ca, I expanded my analysis to other categories. I combined my residential house data set with the other five property types to see if it would alter our initial average and how close it would come to the calculated Realtor.ca average (Table 2). Realtor.ca claims the average house price in Fredericton was $288,300, which seems to be closest to my calculated average for the combination of house and land listings. With the addition of these combinations, it suggests that Realtor.ca calculates average housing price using houses and land listings.
Realtor.ca MLS’s claim of the average house price in Fredericton, NB being $288,300 is a misrepresentation of the true market value and conditions. If a company were to calculate averages of an entire real estate market within an area, why would they only include house and land and not the other 4 categories?
**Misleading Representations by Realtor.ca**
The conclusions made from my analysis were made with plenty of explanations and assumptions. Given that the MLS system is a pay gated system, and their patented house price index algorithms are private, I feel it is reasonable to assume that my data is closer to true market prices. This leads us to the next question, if my data isn’t correct, why are the figures, calculations, and methodology misleading users on market conditions? The average user is not going to spend a significant amount of time manually collecting data and putting it into Excel to double check Realtor.ca. The company is the largest multiple listing system used in New Brunswick and holding that status comes with some form of implicit trust that the public holds for information it publishes. In this section, I will lay out sections and guidelines from the Competition Act and why I believe that Realtor.ca is violating the Act.
**Competition Act**
For the below, I will be using the most updated version of the Competition Act R.S.C., 1985, c. C-34, last amended on December 15, 2023 (https://laws.justice.gc.ca/eng/acts/C-34/page-1.html) and the “Application of the Competition Act to Representations on the Internet” published by Competition Bureau Canada (https://publications.gc.ca/collections/collection\_2010/ic/Iu54-1-2009-eng.pdf)
*Section 2.2, Paragraph 4 of the Application of the Competition Act to Representations on the Internet*
“Businesses should not assume that consumers read an entire Web site, just as they do not read every word on a printed page. Accordingly, information required to be communicated to consumers to ensure that a representation does not create a false or misleading impression should be presented in such a fashion as to make it noticeable and likely to be read.”
Explanation: Section 2.2 applies to the average house price and accompanying figures (Figure 2). Realtor.ca shows the average house price in text and graph form but does not disclose that these are house and land price average if my calculations are accurate.
*Section 4.1, Paragraph 1 of the Application of the Competition Act to Representations on the Internet*
“If qualifying information is necessary to prevent a representation from being false or misleading when read on its own, businesses should present that information clearly and conspicuously. Businesses frequently use disclaimers, often signalled by an asterisk, to qualify the general impression of their principal representation when promoting their products or services. As mentioned earlier, the general impression conveyed by the representation, as well as its literal meaning, are taken into account in determining whether a representation is false or misleading.”
Explanation: Section 4.1 applies to Realtor.ca house price indices and other methodologies. A disclaimer in this case would be located within the same small paragraph above the figures. Instead, they use their own house price index to obfuscate their methodologies (Figure 2). Another option they give is below the graphs as “Ask a realtor for more detailed information” which creates an additional barrier to the users right under the Competition Act. Specifically, the “to qualify the general impression of their principal representation when promoting their products or services.” The “ask a realtor” hyperlink brings you to an additional page where you can find their realtors in your area. This is incentivizing the user to use their services over others to access more information. Realtor.ca has a majority market share in New Brunswick which further reinforces their monopolistic practices over real estate that hurts consumers.

“Businesses may effectively draw attention to a disclaimer so that it is more likely to be read by using attention-grabbing tools to display the disclaimer. In doing so, businesses must be careful not to design attention-grabbing tools in other parts of the advertisement in such a way that they distract the consumer’s attention away from the disclaimer, making it unlikely that the consumer will notice the disclaimer or recognize its importance.”
Explanation: Section 4.1.3 is further evidence of obfuscation and misrepresentation of their graphical aids and calculations. Similar to section 2.2 in the Application of the Competition Act to Representations on the Internet, Realtor.ca placed those figures at the bottom of the first page of listings to draw the user’s attention to their interpretation of data.
*Section 52 (1) of the Competition Act: False or misleading representations*
“No person shall, for the purpose of promoting, directly or indirectly, the supply or use of a product or for the purpose of promoting, directly or indirectly, any business interest, by any means whatever, knowingly or recklessly make a representation to the public that is false or misleading in a material respect.”
Explanation: Section 52 (1) is the main argument for this report. I believe that Realtor.ca knowingly or recklessly misrepresented the average house price in Fredericton using deceptive graphical aids and created a home price index to further obfuscate the methodology.
I am not a lawyer, so I could be misinterpreting the sections of the Competition Act. I believe Realtor.ca has reached the threshold of violating the Competition Act since Section 52.1.1 states:
“For greater certainty, in establishing that subsection (1) was contravened, it is not necessary to prove that (a) any person was deceived or misled; (b) any member of the public to whom the representation was made was within Canada; or (c) the representation was made in a place to which the public had access.”
This amendment to the Competition Act removed the threshold of proving that an individual or the public were deceived or misled. I believe that Realtor.ca has violated all three elements of section 52.1.1 ensuring that they have met the threshold of violating section 52.1 of the Competition Act.
**Conclusion**
I have given numerous caveats to my analysis, so it is possible I have come to the wrong conclusions given the lack of transparency in methodology and limited time frame. One thing I can conclude with certainty, is that Realtor.ca is misrepresenting market conditions through their figures displaying average house prices, pay gates to information, and methodology disclosures guised as a patented as a housing price index. I believe that Realtor.ca should make it clear to the user how their housing price index is calculated. Realtor.ca and the MLS system has succeeded in market capture and fights to keep this information pay gated to only people that benefit from these misleading claims. Regardless of their reasons, these monopolistic practices only benefit anyone under their system through the restriction of information to shape the way the public perceives the market conditions, a clear violation of the Competition Act and a disservice to the public.
There was a lot more I wanted to cover like if Statistics Canada (u/StatCanada) sourced their data from the MLS system and the broader implications of sourcing data that could be misrepresentation. Again, I could be wrong and would welcome any additional relevant information.

**Background**
I have been looking to buy a house for the past several years in the Fredericton area and have been checking the online listings regularly through Realtor.ca since it is the most common real estate listing website used in New Brunswick. What I liked about Realtor.ca was its ability to provide the average sell price for a house every month with graphs that showed the average sell price for a house in Fredericton for the past 12 months and 10 years. Looking for a house for an several years, I felt that I had a good idea of the market conditions and price ranges. 2009 - In an official statement issued today, The Jacksons (Jackie, Tito, Jermaine, Marlon and Randy Jackson) have denied they were in any way involved with a proposed Jackson 5 reunion concert in Texas on July 3rd claimed this week by New Jersey concert promoters AllGood Entertainment.
According to The Jackson's manager, Danny O'Donovan, The Jacksons, were never approached about participating in the purported Texas concert event with Michael and sister, Janet.
"The Jacksons have said they will support Michael in fighting any legal action brought by AllGood Entertainment with regard to the promoter’s claim about a July 3rd concert in Texas Stadium", O’Donovan said “There is absolutely no merit in this claim, and we had no knowledge of any contract with anyone, for a so-called family tour reunion. In fact, The Jacksons were never even approached about it and no offer was ever made to them.”

2009 - Michael attends a business meeting at the Beverly Hills Hotel with his parents, Randy Philips, his business associate Paul Gongaware and Leonard Rowe.
Jackson camp is there to talk Michael into doing the Family Show, AEG camp is there to tell the Jackson camp that it won’t happen. Randy Phillips didn’t like Leonard Rowe and he had no problem letting it be known. In this meeting, Phillips asked Rowe “who is paying you?” Rowe replied “That is not your concern”. Leonard Rowe then grilled Randy Phillips about ticketing for O2 shows and Phillips wasn’t happy to be answering Leonard Rowe. Michael is quiet and indifferent through the meeting
Later he goes shopping with the kids at Tom's Toys. He also goes to Dr Klein’s in Beverly Hills.

DEN OF GEEK: "When Russell T Davies announced he’d be getting back on his throne as the King of Doctor Who, he had lots of new ideas, but also, some that he never got around to. We already know that episode five of this series is based on an idea that was too expensive to film last time.
In his memoistack of emails that got turned into a book, The Writer’s Tale, written with Benjamin Cook, Davies writes “I would so love to see the Doctor on board the Starship Enterprise, puncturing all that Starfleet pomposity with his sheer Doctor-ness.”
He goes on to say that “When we began in 2004, Star Trek: Enterprise was still on air, and I told [producer] Julie [Gardner], in all seriousness, that I wanted to do a Doctor Who/Star Trek crossover. It was on our list of plans, until Star Trek: Enterprise was axed.”
It was an idea that Davies loved so much he went back to it for the Easter special that would eventually become Planet of the Dead, in an episode that would have potentially seen the TARDIS land on a starship Endeavour, with crinkly forehead aliens and all the Trek tropes. But eventually Davies discarded the idea as too much like parody – if you can’t land on the real, actual Enterprise, what’s the point?
But sadly, for Davies’ tenure, there was no real, actual Star Trek anymore. Let’s be honest, even Star Trek: Enterprise wasn’t proper Trek, with its faintly industrial looking, submarine-esque sets and its NASA jumpsuit-inspired costumes, the prequel never really managed to be the iconic Trek show of our imaginations.
But now Davies is back, and so is Star Trek, and not just any Star Trek.
Strange New Worlds is an episodic show whose tone is a mix of drama, comedy, and high science fiction concepts that would gel well with new Doctor Who, and has already demonstrated that it is not above a little bit of crossover horseplay with last season’s Lower Decks overlap.
Strange New Worlds also offers the Enterprise. With all due respect to all other Trek iterations, if you are bringing the actual TARDIS into the world of Trek, you don’t want the Doctor getting to know Saru, or Boimler, or even having a drink in Quark’s Bar, as great as any of those things would be to see. You want the Doctor on the actual Enterprise 1701 no-bloody-A,-B,-C-or-D. You want him meeting Spock, and Uhura, and more-often-than-seems-statistically-likely Kirk. And that is what Strange New Worlds has to offer.
So, before we all run off and start writing our fan fiction of what that episode might be, the question is “Could it actually happen?”
Davies is the first to admit such a crossover, between multiple huge media franchises and everybody’s lawyers and writing teams, would be a logistical nightmare. Talking about it to The Times in 2009, he said “Can you imagine what their script department would have wanted, and what I would have wanted? It would have been the biggest battle.”

First and foremost – Doctor Who and Star Trek both span half a century of various media, with entire wikis full of lore. For instance, if the Star Trek: Enterprise crossover had taken place, the Doctor might have wondered why Starfleet wasn’t busy trying to repel the Dalek invasion of Earth.
And it would have to do this while also dealing with the fact that Doctor Who has mentioned Star Trek, the television show, quite a few times in continuity. The comic mini-series spends a lot of time dealing with this, concocting an elaborate plot about the merging of universes, but it’s all just a little bit unwieldy for 45 minutes of family entertainment.
But even beyond those logistics, which can be pretty efficiently handwaved away, the big issue with the comic series was that the Doctor and the Enterprise crew quickly become just too damn chummy.
Back in The Writer’s Tale, Davies acknowledges that “In an official crossover, the Doctor would have had to learn that Starfleet is wonderful, but that’s a small price to pay.”
But the big issue that any crossover would have to contend with (and also, frankly, the big reason for doing the crossover in the first place) is that the Doctor and Starfleet are natural enemies.
You want to see how Starfleet would handle the Doctor? There’s plenty of Trek episodes to give you a clue. We don’t just mean the Star Trek: The Next Generation episode “A Matter of Time” sees a time-travelling historian turn up on the Enterprise and generate no end of trouble, or the Enterprise episode, “Future Tense” that sees it find a time machine that’s bigger on the inside.
The character that most resembles the Doctor in Star Trek is Q – a (sometimes) exiled member of a stuffy order of beings that transcend space and time who turns up in Star Trek at random times to flirt with the Captain and generally cause trouble.
Meanwhile, if you want to see what Starfleet looks like through a Doctor Who lens, one need only look at the legions of generic space explorers who turn down the Doctor’s help with a curt “Thank you, funnily-dressed weirdo, but as a highly trained team of professionals, I think we can handle this ourselves” before they all get horribly murdered or eaten.
As we’ve already said, the fundamental values of Trek and Who are the same. Exploration, empathy, communication before combat, a desire to learn and enjoy the wonder of the universe. But at its very heart, Star Trek has always been a workplace drama, about professionals who are doing a job. Just as intrinsically, the Doctor is a tourist on a gap year that never ends.
Starfleet’s Prime Directive, for better or worse, is to never interfere. The Doctor’s prime directive is to never interfere unless he feels like it (which is all the time).
And that’s why it would be good! Watching the Strange New Worlds Enterprise crew scanning stuff with their tricorders while the Doctor wanders around licking things and pushing random buttons, and seeing Pike agonise about the Prime Directive while the Doctor just casually overturns a system of government he dislikes, sounds like real fun.
Moreover, Strange New Worlds and the current incarnation of Who are both franchises operating not only at their peak, but also almost in their most platonic forms. Seeing that come together would make an unforgettable hour of TV."
